I think, overall, this is a solid apartment complex. This is especially after being here for 1.25 years now. Not much has changed since my last review edit, but I haven't really had any other major issues I needed addressed by management. I just live here quietly, and my neighbors are largely quiet as well. My only real concern almost every day is just getting to the freeway. The turn onto the main street is a huge pain, and can take 5-10 minutes just to get off of the apartment's street onto Chapman during the heaviest traffic times. This is annoying since we have no dedicated turns (light or stop) to allow us to turn left to get to the freeway, so you have to turn right and then pull a U turn at some point soon in order to get to the freeway. It is a major pain, but that is in no way a fault of the complex owners/managers. Another thing is that there is a regular occurrence of the water being turned off for periods of time. I don't know why there are so many issues with the plumbing, but it doesn't seem normal. read more

I lived here back in 2005-2006, and it was a total nightmare. I wouldn't recommend this slum to my worst enemy!!! I moved here because I accepted a job in Santa Ana and needed to find a place fast- in 1 week- so I thought this one would do... It was awful. First there were minor annoyances... the neighbors who sat out on the patio and drank while their kids screamed and knocked over furniture for hours until they go drunk enough to go scream at them (yes, we heard it all). We paid for an extra parking space (yes, we had to PAY for parking... in ORANGE COUNTY!) and they oversold the spaces and we had to complain. No one was allowed in the pool area except for residents. My mother came to visit from out of town, stayed a month (which I had to get permission for her to stay with us) and she could not use the pool. Stray cats roamed the property and used the space under the stairs as litterboxes (which smelled AWFUL). My shower broke (no hot water), and when I went to complain, the owner (who was at least 90 years old) and instead of sending someone to fix it, he said "Well, you did turn it to 'H', right? You know you have to wait a while for it to warm up". I was infuriated... I told him that I know I am Female, but that doesn't make me retarded, and I'm quite sure I knew how to use a shower. They sent someone up to fix it, but I went without a shower for two days. One Sunday night a note appears on the door at 5pm that says "We will be replacing the piping in all units with copper piping, starting tomorrow. It could take up to 20 days to complete." Already, I was annoyed for the lack of notice, and the fact my mom was visiting from out of town, and they were going to tear my place apart. At 8:15 pm there was a knock at the door. One of the ladies from the office is standing there. "I wanted to let you know they'll be starting your apartment tomorrow". The next day we went to work. My husband calls around 7pm. "Um, there are holes in all the walls... Not under the sinks like they said. And there is water coming from the ceiling. They put a bucket under it, but it's only catching part of it. It looks like the leak has moved and there's water coming from other parts. It's over your DVD case and CDs." I asked him to move the furniture and put another bucket under the other leak, and try not to worry. They'll fix it, right? He called back an hour later. "They came and fixed the leak, and poked holes in the ceiling to drain the water. The rug and carpet are both kind of wet." I got home, and there were holes in every single wall of my apartment EXCEPT in the bedrooms. The family room had at least 5 holes in the walls, and the ceiling is stained and ruined from one wall to the other from the leak. There were insulation and dry wall crumbs and wood splinters on every surface of the bathroom, and carpeting. All of my furniture and belongings were stacked in the center of the living room, on the couch, coffee table, turntable, on the dining table, dining chairs... And the office.. our office was so full of stuff you couldn't walk into it. The linen and hall closets had to be empties and holes cut in them too. And the shelves were ripped out of the linen closet and left in a heap on the floor of the closet, nails sticking out. All of the linens and items from the closet were stacked in the office chairs, the desk, on top of the printer, on the floor, on the book cases, everywhere. The next morning I stopped by the office to inquire on when they would have everything repaired and back to normal. "We need to have the city inspect everything before we patch". She says. "Do you mean that you need to do all 100 units before the walls can be patched?" I ask cautiously. "I'm not sure, but I think so" she says. I laughed about it all day the first day. The second day I worried. The third day I cried. And somehow crawling around the attic these morons disconnected my internet connection. And even though they finished the pipes in my apartment they had to access the attic through my apartment, so every day they traipsed in white dust and black dirt. They unplugged my things and left them unplugged. And lord knows what else they did while I was at work. And maybe I should have been grateful I wasn't my neighbors downstairs. They had a hole from their living room to the outside. I saw it on the outside of the building. The apartment was like this for 4 weeks. So when they finally came in and painted the walls, the paint they used is flat, when the original paint was glossy. So there were spots of non-shiny paint everywhere, even above the shower. The ceiling repair was really bad. They only cut out part of the damaged ceiling (leaving other damaged parts), put dry wall up, put the popcorn stuff on and painted over it with white paint. The yellow stains still showed through the paint, & the popcorn was applied sparingly and looked odd compared to the rest of the ceiling. I moved out a week later. read more

Just moved into Orangewood Villa Apt. Homes. This far are experience has been great. The management team has made this process feel comfortable all the way thru. Are Apartment was upgraded with a remodeled bathroom and new granite countertops. Any issues (which were very little) were dealt with in a timely professional manner. The community is quiet and the neighbors are friendly. Plenty of parking which seams to be a issue everywhere. The grounds are well kept and security cameras keep the crime down. We've been renting here since May 2018 (~7 months), and we love it here. Some quick notes: - It's a super quiet neighborhood - It's right next to the freeway (easy travel), and there's no freeway noise (due to large buildings being between the apartment complex and the freeway) - It's a short walk to the Grocery Outlet Bargain Mart, our new favorite (super cheap) grocery store - There is a ton of room for storage (you get a detached garage with additional overhead storage, and there are multiple large closets in the unit) - It's very inexpensive for what you get (safety, cleanliness, convenience, quietness, nice stores nearby, etc.) - The building management is professional and responsive - We love living here read more

I lived in Orangewood Villa Apartments for a year while in school. Overall, it was a fine experience with the grounds and management as a whole. The folks in the office are very nice and generally attentive. The grounds themselves are very nicely landscaped and are taken well care of. The landscapers were always nice and said hello. There are nice neighbors as well, including families with little ones. Location was very close to the freeway, but is not too loud at all. There are apartments that are nicely upgraded, though I did not live in one of those units. From what it looked like, they were very nicely renovated. My unit itself was okay. It wasn't nicely upgraded and didn't come with appliances. The cabinets in the kitchen were painted over many times and were stuck together, which made it difficult to open and close the drawers. The bathroom was nicely upgraded in the unit with granite countertops. I'm assuming that it is the same that is in the renovated units, so it looks nice. Overall, this was a good place for college students. It is gated and has many security cameras so it feels relatively safe. However, I wouldn't recommend going for a late night stroll through the adjacent parking lots. The complex is overpriced in my opinion for what you get, but since Chapman is nearby, it seems that unreasonable rents spill over into nearby apartment complexes. read more

I have been here 1 yr and a half and am very content and comfortable. This was the first apt complex I looked at, and was so impressed that none of the others even became a consideration for me. In the time I have settled in and lived here, I have found much needed peace and serenity in a chaotic and hectic world. I have a very stressful job and it is a joy to 'come home' to comfort, security, and peace. I have found the staff to be kind and friendly, and very efficient in maintaining the property. I am impressed by the emails and phone calls they so courteously provide when doing any major tasks on the property, which are handled in a timely and professional manner. The ladies in charge take time to chat and interact with me, and I appreciate that so much, while respecting their professional boundaries. I love being surrounded by my favorite things and my guests are impressed by the lay out of my apt which is so welcoming and comforting. Street parking and freeway access is also very convenient, another important aspect for me as I work in several O.C. locations. Being a nature lover, I enjoy the various birds, trees, flowers and greenery on the grounds. Don't spend your hard earned money on renting from this place. Screaming children running wild with no concern for the other 100 families that reside here. These are young kids playing at all hours into the dark screaming at the top of their lungs. Absolutely horrible feeling to put up with. When you know every aspect of your neighbors in detail 6-12 hours a day, clear as crystal, including tantrums, fights, and shouting it is not right to endure. I've known several people to be fed up with it. Management lacks. Complete nightmare. Leaf blowers, hammering, sawing, yep, even on occasion into the weekend for hours. I work very hard and I don't want to be woken up at 8 am on a Saturday from yard work 10 feet from my bed! The apartment itself is in livable condition with things here and there that need fixing. And yes, many things are still functioning but they are on their last leg and need to be replaced. No refrigerator included and for the rent price it should be. Contradictory with how they handle "disputes". Property Manager always "out of the office" and rarely communicates. Overall very disappointed, angry and leaving. Don't rent unless you want to be annoyed and have your blood pressure rise, stress on a daily basis from inconsideration while residing in the "comfort of your own home". read more

I reply to a post in craiglist,the add reads one bedroom with garage, it also reads that the apartment is above the garage....well it is only a partial truth- Kayle showed me the apartment but no garage included - she said the garage was rented to someone else and there was no garage abailable, I would have to park on an unasigned space, not even a carport. It appears they get more money renting the garage to someone else, I asked her if the rent price changes because there was no garage and she said by $10.00 less....??? the apartments are on a dead street and close to the freeway so I submitted my application, only to get a deny to rent in the mail, they mail me the letter on the same day I submitted my application, according to them there was an eviction under my name, which is not true, when I call them the next day a guy answer the phone, he was very rude an yell at me, than I spoke with the assistant manager and she said she will search further, she call me back and told me there was an error but no apology for the error, I decided not to rent the apartment because I do not want to live in a place where they have dubios, dishonest practices, they only took my money. April 2014- update I received in the mail the paperwork I have requested from the assistant manager M. Mitchell, information with a sticky note letting me know they had the wrong information and that they have updated the file still no apology or a thank you note- the wrong information didn t even match my name nor my SSN. Sorry to say but the information only corroborate how unsuited they are to perform their job- a simple call before the denied to rent should have been place- on the other hand because of this incident I have found a much better place to live.
