They charged me $1000+ in addition to my whole deposit for carpet replacement, even though only a single spot was noted during two final inspections. I went to court and lost the case. I thought it was an obvious and easy case and didn't prepare for hearing but they did. I will continue to fight with them through further legal procedures. If you want to roll your dice and unexpectedly go south, let me know and I'll spit out all the hard lessons I learned from dealing with them and the lawsuit.

Upper levels are all 3 bedroom 2 bath and the downstairs levels are all 2 bedroom 2 bath units. Each has a 1 car garage. Some of the 3 bedroom units include solar. It's tucked way back off Burbank Ave so it's quiet and feels secluded. Residents are friendly. Have you ever seen someone walk a cat and a dog at the same time? So rad. The property manager Debra does a great job addressing issues professionally and effectively. The other lady Nichole is great too. The community has an Xfinity bulk account they can bundle your WiFi into your rent. I transferred mine right over from my old house. Trash service is through Recology, you set that up yourself and have your own cans. Water is individually metered and through City of Santa Rosa. PG&E is individually metered and not bad here thanks to energy star efficient stuff, good insulation, new windows, etc.

She wasn't just friendly, she actually asked us about our life, answered any and all questions no matter how many times we called, & was even willing to FaceTime us from a unit. This was invaluable, especially when we couldn't physically be in the state before moving and making our decision that this was the place we needed to be. Upon arrival, we were pleasantly surprised at just how homey these apartment homes feel. I've never lived in an apartment that truly feels like a home. It's such a nice change, & the website virtual tours truly gave us an idea of what the inside looked like-plus gave us all the measurements before we chose our unit. We were on the fence between the 2 or 3 bedroom but decided to save our knees and go with the downstairs 2-bedroom. One downside I've noticed, was the construction. Theres one fairly significant error to our unit that unfortunately isn't a simple fix, our driveway. The concrete slab to get into our driveway is about 2-3 feet inward to where we have to angle in and drive over the plants in the front by the street (we try to miss them). It is not lined up, and our unit is the only one like this. This has made parking in our driveway hard, especially since we don't want to destroy any of the new landscaping but also need to utilize our driveway. Another downside is the noisy neighbors upstairs. I'll just say this, when we first moved in, they were up every night for the first 5 days, until past midnight, with a small child. Our walls and light fixtures were shaking from the amount of loud noises that we just about rang their doorbell at 1 am! Our baby's room (front bedroom) is right below the dining room/living room and it definitely keeps her up when it's time to go to bed. We hadn't had the opportunity to officially meet our neighbors prior to this, but fortunately, we did learn that there is overnight security patrolling and we can utilize them for noise complaints as well. It's definitely not sound proof as living in any apartment isn't, but it's a reminder that these units are connected. Overall- we are happily surprised at the location, the neighborhood so far, & excited to see more neighbors get into the spirit of holidays and decorating their units!

Anywhere where places are reasonably priced it should only cost hast this much. That said, you get what you pay for and here that means you get a nice, large, clean, quiet apartment. The pool was supposed to be heated year 'round but that didn't work out. After burning out two pool heaters and having an electric bill that was way higher than anyone expected, they've decided to quit trying to heat the damn thing in winter. The hot tub however is still hot enough to boil a lobster. Or so it feels to my poor skin. My wife thinks it just right however. Damn women and their "it must be boiling or it's not hot enough" attitutde.. hehe. Vince the manager is awesome. When we first moved in a year ago there was another management team but the place sold and now we have really great management. There is an on-site fitness room that is kinda small and doesn't have all that much to offer but it's enough to get you buy and it doesn't cost you $40+ a month like the local gyms so I'm not complaining. Only downside really is the parking situation. Everyone gets a reserved spot and that's just fine. If you have more than one vehicle however, be prepared to walk because you might have to park quite a distance. Then again it really depends on which building you are in. I'm on the popular side. If you live on the back side then there is lots of convenient parking. Bottom line: I don't think you'll find anything else this large for this amount of rent. The other places I looked at were all quite small and at 1,326 this isn't huge, but for a 2 bedroom apartment it's perfect. EDIT: I originally gave this place five stars but it's continually gone down hill. While I used to be able to overlook the minor annoyances, the problems continue to pile up. First, the pool... it's not heated. Sure they advertised that it's heated year round and for the first 10 or so months it was heated just fine. Since that time it's been a crap shoot. Their excuses range from the heater breaking to they just can't afford it. What? They can't afford it? It's an amenity that the residents here pay for. The gym... basic equipment and it used to have a tv in there. Then the tv supposedly got stolen. First we were told the previous owners took it with them when they place sold but then the story changed and we were told someone stole it. It took a year for a new one to be put up. A year! That one worked for a month and then the cable service was off. Then the cable box was gone. Now we have a tv hanging on the wall that isn't connected to anything. That's real useful. We've had four managers since I've lived here. The current one, Jim, is apparently on administrative leave, as is the only maintenance guy. Rumor is they got into it and both are off pending an investigation. The great thing about our wonderful manager is he likes to gossip. He gossips about us residents. Latest gossip is that the two lovely ladies living above me are escorts. He doesn't know this for sure but they wouldn't tell him where they work, just that it's in San Fran. So he assumes because they are pretty, they must be escorts. Then he tells other residents about his suspicions. Real classy. What else? Some of the residents are idiots but I guess that's to be expected. I don't like having 20+ people running up and down the stairs next to my bedroom at 2 am but thanks to my wonderful neighbor and his late night parties, that's now to be expected. We've also had some non-residents jumping the fence and using the pool and hot tub... that was a couple weeks back when the pool was actually heated. They didn't cause any trouble so I didn't say anything but apparently there have been a few times with other non-residents have been there eating and drinking in the hot tub and they were asked to leave. Since when can you rent an apartment and not list your employment information? That's ridiculous. Have they quit doing background and credit checks? I loved the place when I first moved in and overall it's not terrible but the little stuff is really starting to piss me off. If the pool wasn't heated for a week or two, no big deal, but this is getting ridiculous.

The pool heater is broken and has been since year 2 of us being here. The past few years I have asked if it'll be fixed. I was told yes until recently when they suggested I go to a sister property to use the pool since they have no intent to fix and the pool is extra cold even during the summer. The one thing they have going for them is there maintenance guy is amazing and works hard to keep the property pristine.

The Capri Creek is very thoughtfully cared for and always looking beautiful. In the front office, is Blaire - an engaging and friendly manager who is always helpful, fast and thoughtful about maintenance requests and is a keen problem solver and someone who keeps their word. And I've got to give a shout out for Kelsey - our maintenance man - who has been very sweet, always upbeat and has solved or repaired any issue we have had in our apartment.
