Capri Creek Apartments is a charming location in East Petaluma with a resort-like atmosphere nestled between: - a wonderful strip mall (featuring a very nice grocery store and several nice shops) - and a beautiful 4 to 5 mile walking trail with incredible views. The Capri Creek is very thoughtfully cared for and always looking beautiful. In the front office, is Blaire - an engaging and friendly manager who is always helpful, fast and thoughtful about maintenance requests and is a keen problem solver and someone who keeps their word. And I've got to give a shout out for Kelsey - our maintenance man - who has been very sweet, always upbeat and has solved or repaired any issue we have had in our apartment. read more

I have lived at Capri Creek Apt. since 2022, I do love it here, the grounds are beautiful and the amenities are great. Recently, my car was vandalized and I know it's not the first time this has happened here. I wish there was better lighting in their parking lot. I did call the police and they are aware of this type of activity in our neighborhood. I'm not blaming the owners for this type of criminal activity, because I know it can happen anywhere. I also put in a maintenance request about a leak in one of the bedrooms, they came and fixed the leak but I still have a hole in my ceiling. Maintenance says they are still in the process of working on it. It's been over a month now. read more

Initially, we tried to rent with a competitor of Capri Creek, but they took so long to close our lease, we ended up going here. We were in the market to purchase a home, so we only needed a three month lease. Mimi at the front desk got us closed and into our apartment in a day or so which was great, but unfortunately put us into a false sense of security. We were pretty floored that they were going to charge us almost a thousand dollars more than their competitor for literally a one bedroom one bathroom apartment, but they knew they had us over a barrel. We were the first people to move into the unit since they remodeled the block, and everything was brand new which was the best part of our stay here. Repeatedly, we had to call the Petaluma police due to really creepy stuff happening just outside our apartment at the park. We had a lot of weird interactions with people who were sleeping in their cars and were really territorial of the park, which made it hard to take our dog out. We had people tearing down signs, yelling at people, and different dogs off leashes who aggressively jumped us and our dog multiple times despite the park being a on-leash only park. Right off the bat we had issues with our neighbor. She left her barking dogs home alone all the time, and they pooped and peed on the patio right next to ours. There was so much dog poop, they would roll across and end up on our patio. When it was sunny outside, the smell would waft out and stink up our whole apartment. We sent this issue up multiple times to management and Mimi said it would be taken care of, but despite that, until the very last day we were there, it remained an issue. Ultimately, between the smell, the dogs barking all the time, the problems with management and the safety issues at the park, we decided to move out early. We let Mimi know we were leaving and despite us giving them notice and only having signed a three month lease, she told us we would be charged for another full month AFTER our lease was over unless they found another tenant. I found this absolutely ridiculous but they had already charged us about 3k over what this apartment was worth, and we had no way to get resolution. They kept our whole deposit despite us leaving the unit in pristine condition, which is total baloney. If we hadn't been in a situation to need a short term apartment, we definitely wouldn't have gone here. I felt like they hugely overcharged us despite being active duty military, having a service animal, and having moved out because management wasn't responding to our health and safety concerns. We sent photos and documented our issues, and they ended up basically ignoring us. Terrible overall experience, and not disability/military friendly despite what they may say. read more

The following are my opinions after living there for a year: Good: The best location in east Petaluma! Adjoins the Community College and Leghorn Park. The apartment accepts pets and is a 2 minute walk to Safeway, the famous Chunky's Taqueria, Starbucks and Great Clips. There is also a huge open space just behind the college that is one of the best kept secrets in Petaluma. The pool and outdoor BBQ area are both nice amenities. Repairs were done promptly. There was no crime we were aware of while we lived there. Not so good: We experienced a lot of noise from the upstairs tenants' young children. We felt the apartments were overpriced for the value. read more

I'm going on a year of living here. The surrounding area is what keeps me here. Park, grocery store, and safe community. Unfortunately, I've been having such a hard time getting maintenance issues resolved. My lights would randomly work off and on since March. It's September now. They fixed it two days ago but left my place dirty and didn't put furniture back in place. I cant physicallymove my coiches back. Two grown men can easily move the couches back but didn't . My shower faucet is still not fixed. We pay for water, and it's not a small little drip. it's a significant amount. Also, what a waste of water. We had issues with our laundry appliances, which took over a week to get fixed. It's difficult to get a hold of anyone to get help with maintenance issues, but when it comes to getting the rent money, they will not hesitate. AC also sucks. As a whole, nobody has good AC here. For what they charge you in rent and fees they need to be more reliable. Also, pet peeve maintenance will refuse to take off shoes and don't bring shoe covers when entering home. I have small children and need clean floors, not gross work shoes. The maintenance people are nice. The employees are nice here, but they do not have enough people working or im not sure, but that shouldn't fall on the residences. Overall frustrate with not having something as basic as lights and leaky faucets working in "luxury" apartments. read more

One of the most beautiful properties I have seen in a long time. The pool is lovely and spacious and extra points always for hot tubs. The pool house/community center is so gorgeous, literally looks like something out of a magazine. The upstairs is so awesome especially the pool table, bar style counter space, great for gatherings, hosting parties or even meetings inside the corporate style meeting room. It's pretty incredible how well thought out the space is. The management is top-notch professional, EXTREMELY helpful, friendly, and responsive. Did I mention there's a plaza across the street with Safeway, cafes, a park, and more. A true hidden gem. read more

While this apartment complex appears to be nice from the outside, what you don't know when you sign up is all the hidden fees that they charge you for along the way. Our lease was only for eight months yet we had to pay an annual assessment fee For a box to accept packages that we didn't want to be a part of. When we moved out there was absolutely nothing wrong with the unit yet they charged us hundreds of dollars for painting, painting is some thing that is a landlords responsibility within normal standards not the tenant. Price gouging at its finest. The amenities are nice, but make sure you don't live anywhere near the pool due to the excessive noise and people coming in after hours. I applied for an apartment and received an email requesting more information. I called and emailed to find out what additional infromation was needed and received no response. I ultimately decided to withdrawal my application and have my $250 holding deposit refunded. After calling and emailing multiple times, I have been told that there are no direct numbers of anyone that can handle the refund process for me. These people are IMPOSSIBLE to get ahold of. I don't suggest applying here unless you are CERTAIN you will be approved right away, or you might be out additional money. BAD BUSINESS!! read more

Capri Creek is an amazing place to live. I am sadly moving out of Capri Creek, but looking forward to being closer to my family in San Francisco. Capri Creek took me in after a near-fatal car accident. The management converted their show apartment to an amazing space where I have called home for a year or so. The aesthetic of the apartments is incredible. It features European inspired white exterior with red tile roofing. There is an incredible pool, hot tub, gym and fire pits to explore on the outside. Inside, the layout is open in a circular format with perfect placement of laundry next to the bathroom and closets. There is ample storage space, covered parking and a fantastic community. I will very much miss living here and it has been a wonderful experience. In my opinion, these are some of the very best apartments in Petaluma. Whoever gets my apartment after I leave will be very lucky! read more

Preface; I NEVER use Yelp for reviews, but this time is an exception. My experience cannot go left unsaid. Prospective tenants seeking an apartment at Capri Creek, beware. It's a darn shame I feel the need to write this as Capri Creek is an incredibly pretty and well kept complex. At least landscape maintenance does their job. I was so disappointed in my application process and CC's management. I filled out an application online after choosing the perfect unit. I followed all directions as per instructions and I supplied all necessary financial information/income verification, with a requested hold and move-in date in June. I expected a response from a manger within 48 hours, which is par for the course in my experience. However, I had no response whatsoever from the leasing consultant or management. The days were closing in on my move-in date and I needed to solidify my application and tenancy. I continued to make inquiries about my application status with the leasing consultant as time was running out, which, to my surprise, led to a very frustrated tone from him towards me when I FINALLY spoke to him on the phone. Apparently, he was not able to get clear answers from his managers that evaluate applications because of some sort of "event" that was being held. Really? REALLY?! This is not how any business is conducted. THEN I was ultimately told by the leasing consultant that I needed a co-signer, which is absurd as I have multiple sources of income that far exceed what is required to qualify. Any seasoned leasing manager who evaluates applications properly would have seen this. All of my income/financial backup was organized and forwarded to the leasing consultant two weeks before my move date, which was procedure, and I received proof of receipt from his end. He assured me via email this would be forwarded to his deciding managers. If there was any question about my qualifications, I would've expected an inquiry directly from management for further clarification. That did not happen. Apparently they were too busy at this "event". It became very clear to me that none of the financial data I sent was reviewed properly, if at all. In fact, I was completely dodged and ignored as I continued my efforts to get answers about my application. My last interaction with the leasing consultant was a debacle. That is when I decided it was in my best interest to withdraw my application because of unresponsiveness, not to mention extreme rudeness by all Capri Creek parties involved. Management at Capri Creek became of great concern to me. Red flags everywhere. The next thing said to me was the clincher. Apparently, the leasing consultant was told by one of his managers that they had already spoken to me, which is absolutely untrue and ridiculous. I received ZERO communication from any manager. I even suggested that "they must be confusing me with someone else", but I was completely cut off by the leasing consultant. I was speechless at the unprofessional behavior. Was I dealing with a spoiled child because it certainly felt like it. The leasing consultant, at that juncture, was far too defensive towards me to continue a productive conversation and follow through with my application process at Capri Creek. It was as though he was caught in the middle between providing me proper customer service and the unresponsiveness of his upper management. I was completely taken aback. I even said these words to him. In fact, his tone ENCOURAGED my application withdrawal. Who does that?! This is beyond unprofessional. When a leasing consultant is given false information by his manager(s) and becomes defensive with a customer/applicant who is legitimately seeking answers about her paid application status, there is definitely a problem. This is NOT how apartment leasing is done. This not how customer service works at all. I am still considering legal action. I implore any person who is seeking an apartment to stay clear of Capri Creek. There are plenty of other complexes to choose from in Petaluma. These people act sweet and interested in you on the outside, but don't be fooled. They are not nice people. Capri Creek is managed by Sack Properties/Sack Management/Sack Capital Partners. Do some research. Sack isn't look'n too good. Get it together, Sack. You're ridiculous and foolish. You're' lucky I didn't give names because of have them all. read more

Eek! Methinks not! Oh my god, I hate this place. I've lived here only 4 months and I think it's killing my cat. No seriously. There is mold EVERYWHERE in this apartment, and he started coughing and wheezing just weeks after we moved in. The managers have said to keep the windows open, keep air going through the place, make sure the fan is on when you shower....but they FAIL to just own up to the fact that the moisture and persistent mold is due to the shitty construction. Yep, that's right folks. We've got a pig covered in lipstick here. You may look nice, Capri Creek, with your fancy fountain on the corner and pretty flowers. But just walk around the grounds and notice the chunks of wall missing where they have had to entirely replace the sheet rock, drywall, and stucco due to mold. Oh, and I would be remiss if I didn't mention--this place charges a pretty penny. I've looked and found way nicer places around Petaluma for cheaper. And THAT'S why I'm moving out of here just as soon as I can. read more

Avoid this place at all costs. Here are my issues: In the last year rent increased over $600. Washer is in the unit, but it has ruined all my cloths. There are holes all over my favorite t shirt. Garbage and water are overpriced and are charged separately. They require you to purchase rental insurance. Beware of early lease break penalty and month to month is over $3k. No way to turn off water heater, so even when I traveled PG&E bill was over $50. Spotty cell coverage. read more

I called the office in the morning and scheduled an appointment for 1:30PM and confirmed the rental rate for a 2 bedroom. I received an email confirmation with this time. On arrival there was a note saying "back at 2pm". I tried calling other numbers but the only person I got said I would have to wait because the leasing office was out to lunch. When I finally got a hold of Nicole at the office, she claimed there wasn't an appointment scheduled even though I showed her the email. She then went on to tell me that the actual rate was going to be 2x what I had been originally quote. What a scam. read more

I currently live at Capri Creek Apartments. Two bed, two bath, washer and dryer, dishwasher, no air conditioning, $1590. I am a college student and needed a cosigner, so its $45 per month for the cosigner. This is a nice/pretty place to live. It is a two minute walk to G&G market and good Mexican food, a good burger joint, and SRJC petaluma campus is our neighbor. There is a nice pool and hot tub, which unfortunately close at 10pm, so no late night dips. There is a small gym with two treadmills, one elliptical, one recliner bicycle and a stair master. No weights so if you are looking to bulk up for free its not going to happen, here at least. I have had a few bad experiences here though. We just found out that the water billing company has been reading our down stairs neighbor and charging us for their water. $150 a month for water. We are finally getting it resolved after complaining for 7 months. Our down stairs neighbors are EXTREMELY loud and yell at their kid all day and night and we have complained and called the cops on them, but the apartment complex has done nothing to fix or help the situation. Oh ya and its July (currently) and 100 during the day, we are dying at night. Oh and the only cable that we could get in our apartment was At&t direct tv, $85 a month, we were given no options for cable companies because our unit wasn't hooked up for it. I do have to say that the maintenance guy is awesome and he fixes things super quickly. read more

I don't know why there are so many bad reviews listed here. The staff is frindly and helpfull, the apartment is nice and pretty quiet as well. It's close to the freeway and has a nice pool. Washers and dryers are included. Compared to equivalent apartments in Petaluma, rent is good. Only complaint is there is no air conditioning but it doesn't really get very hot here since we are close to the coast. Yes it gets 90 degrees every once in a while in the summer but if you open your windows at night and close them in the morning it stays cool all day. This will be my third year year, I like it. read more

My biggest problem is that I don't feel it is worth the money spent in rent. Capri Creek are some of the most modern apartments in Petaluma and they know it. That translates into excessively high rental rates ($1800 for a small 2 bd/1ba). We had issues with maintenance the entire year we lived there, including major delays in getting simple things repaired. Additionally, our refrigerator stopped working and rather than calling me to let me know, they turned off the fridge that was full of food. I lost over $100 in food because it spoiled the whole day while I was at work. Capri Creek refused to compensate us for this ineptitude of their staff. They are nice apartments but not worth the money. read more

I am a current resident at Capri Creek and this is really a beautiful complex, the staff is amazing and willing to get the job done. I myself like things to be perfect, and this complex exceeds perfection. Close to the grocery store and a great park. I have never once had an issue with parking. Sure maintenance could be better, but if its urgent they take care of it ASAP. Units are clean and have a great layout. Everything about this property is great! The neighbors are awesome here. I recently moved from NY to CA, and to be honest, this is my first poor review. I was flown out here by my prospective employer for a working interview, therefore only having a few days to find an apartment. I visited Capri on a Sunday and was very impressed. Pet friendly, within my price range, w/d in the unit.....I called the general number and spoke with a very nice lady whom I informed that I wanted to sign a lease for the unit in question. She asked when I would like to come down the following day to fill out paperwork- I told her I could return whenever, but if time wasn't an issue I'd come back at noon. When I showed up promptly at 12 the following day, a less than friendly, quite stuck up lady informed me they'd rented the unit earlier that morning, not even apologetic. Saddened by this, I asked to be placed on a waiting list, to be contacted when about the next available apartment. To this date I have not heard back. I experienced more pleasant customer service in NY....that says a lot. read more

I occupy a 1-br/ba unit in the Capri Creek Apartments. My unit has mold coming through the walls. AT&T cellular coverage is extremely weak/spotty here. It's overpriced at $1095/mo and they're likely to try to raise my rent again like they did last time my initial lease expired. Last time I didn't have enough saved up for a deposit on a different place, so I kinda had to suffer/accept the increase. Lesson learned. Moving out of this dump. When I told them I was being crushed by student loan debt and was struggling with the rate and asked them to renegotiate the lease rate/term, they basically just shrugged their shoulders and said tough shit. Beware of the lease break penalty clause they put in their boilerplate lease agreement. If I moved out early, notwithstanding the fact that they've admittedly got a waiting list of people wanting to live here that's like a mile long, if I broke the lease early, not only would they force me to pay the rent for the entire remainder of the lease term, they would additionally insist that I cough up a $2500 penalty that clearly has absolutely no connection to the damages they could reasonably expect to suffer (i.e., $0.00) from such an early lease break. The one positive thing I have to say is that I've enjoyed having a washer/dryer in-unit. If not for that amenity, I'd rate this place 0 Stars if I could. Other than that, this place sucks. Do yourself a favor and live somewhere else. read more

I am not an avid yelper. But when it comes to utilizing resources like this i think it might be helpful to management of the business and protecting future residents or clients. If there was zero stars I would of done it. However my experience here was unsatisfactory. If you decide to consider this place make sure you ask who and what neighbors you will have. Specifically apt 212. We were sold convinced this is a quiet community, even the voicemail recording highlights it. We filed a complaint to the property manager regarding this concern. Our neighbor is very rude and inconsiderate. I have kids that wake up scared because of the loud noise. I get it we live in an apartment and that is part of the package. But if there is a way to have "being loud and inconsiderate" as a status on your future resident resume I would make sure her name would be in there. If you are paying overpriced for an apartment in Petaluma that has cheap appliances and non functional layout at least give me a better way to file my complaint to the managers and be acknowledged that something has been said. Which comes to conclude the support and management we need in this complex is negligent. How are we supposed to feel comfortable in our overpriced apartment when we dont even have the staff in the office to talk to. By the way this excludes the handyman. They are great and my tour and signing was actually done by the same guy that fixes my lightbulb. read more

Terribly managed and extremely overpriced under renovated units, this is Capri Creek Apts. Moved in to a 7 month lease happily since in the contract it allows you to go on month to month when your lease runs out. At the end if our lease we were informed that our $1820.00/mo rent (2BR 1Bath) would be increased to $3,895/mo to continue month to month... What a scam! Maintenance was the only high point, all issues were dealt with quickly through an online service form and the maintenance employees were friendly and knowledgable. After move out they withheld our security deposit past the 21 day limit allowed by CA law. Still involved with that dispute... read more

I am currently a resident at Capri. Wish I had paid attention to the yelp reviews before moving in. Starting with price... it's high... but it's The Bay Area.... everything is expensive. The apartment itself is "nice" nothing special... but no air conditioning....and I am told... no fans or portable air conditioner units will be allowed in the window. The back end of G & G Super Market faces the side of the community. The industrial air conditioner is running 24/7/365! You canNOT escape the loud rumble of the air conditioning unit going on ... and on ... and on! Finally to the staff. the maintenance guy WAS the redeeming employee of this place but he found a better job (not that difficult to be better than here) and is gone. The young woman who is the manager is absolutely THE most uncooperative manager I have EVER encountered... there is NOTHING this woman does for the community. She is on her cell phone with friends EVERY time I have gone to the office and has NO room for wiggle.... she is strictly a yes or no answer girl... mostly no. Parking is compromised by being next to the JC. There is only one assigned spot per apartment (we have a 2 bedroom... and 2 cars!) . Our unit is about two building lengths away even tho there are empty spots right below our balcony. When asked if she could reassign our spot to be closer to our unit... NO was all I could get. This place is a joke. Seriously consider living somewhere else. Maintenance sucks and takes forever to look at anything and when they do they say it's fine and don't fix the problem. Our fridge was ruining our food and it took them over 6 months to replace it. Our washing machine was ruining clothes and it took them a year and a half to replace it. When you put in a work order to have things fix they close it out before anyone comes to look at it. Our dishwasher sounds like a Diesel engine is running it and it has broken our dishes. They have yet to fix that. We just had maintenance come look at our heater vent that makes a loud noise when it shuts off. They came and said it didn't make a noise when clearly it does every time. There are always spiders and other bugs crawling in our unit. There is no air conditioning and rent is outrageous. Our rent went up significantly our last lease signing. Now it's even more if you want to live here. Frikkin rip off, over 2400 for a 2bd 1bth is a JOKE for these places. Seriously people, do not live here you will regret it. The only reason I gave it one star is location. Other then that it doesn't deserve any more stars. read more
