How I want to use all the cliché terms and not sound too much. This place is an oasis in the middle of the world city. SoCo is just a few metres away, the destination for live music bars, restaurants and high end stores. Yet, when you are in your cottage it feels like you're on an island with the courtyard garden and pool giving off a chic look that only a lifetime of investment can pull off. Everything in the cottage has been painstakingly assembled. We surprised ourselves by playing 1970s Monopoly (U.S. edition) that was kept in one of the cupboards. Keeping with the 'keep it weird' theme Austin lives by, you'll find a magazines dedicated to chickens, chandelier hanging from the tree, an old camera on a tripod (manual hanging from it) being used as a lamp and much more. The daily breakfast is made from scratch and is always a pleasant surprise as it varies everyday. That with a garnish of conversations with Shakti is always a great start to the day, as she is a repository of tips to make the most of your visit. The breakfast was incredible! I'm vegan and gluten-free and Shakti specialized every breakfast to my restrictions. Incredible food! The environment of the b&b is just as amazing: calm fountains and blooming roses outside of our private cottage, pillowtop beds and rustic stylings. Calling this a "bed and breakfast" simply doesn't do this place justice, because while it has both a bed and provides a breakfast, those facts are only the beginning here and staying here was the highlight of our vacation. Park Lane is more like a meditative retreat near the lively SoCo area of Austin that just so happens to offer a quiet bed and bountiful breakfast. The Park Lane is located in a quiet and peaceful residential neighborhood. This small facility has a guest room in the main house in which the proprietor lives, and three other buildings - we toured all three. The carriage house was huge and was a full fledged apartment that you could easily house four people while the Vicky house was a bit smaller and had a bed on a loft. Given my fear of heights, I took a pass on that. We stayed instead in the Carriage House which was a delightful studio apartment that opened up to the pool area. Inside was a full coffee bar with a drip, espresso and french press depending on your morning coffee preference and a small assortment of teas for those so inclined. The filtered water pitcher was a nice little touch. This place was all about nice little touches: from the fountains around the facility to get you in a peaceful state too the ethically sourced toiletries. Even the toilet seat was heated. Who thinks of a heating toilet seat when setting up a guest house? Shakti does, that's who. Shakti was everything you look for as a proprietor: welcoming, informative and extremely helpful She takes pride in the fact that she rehabilitated the facility and made it simply gorgeous. The style is antique and rustic creating a soft and inviting atmosphere. Although the weather was warm here in January, the pool isn't heated and we couldn't enjoy a nice swim. Shakti told us some people like the brisk refreshing dip in the cold pool followed by the heated outdoor shower. While I love animals, I'm not a polar bear. Those afraid of animals need to think twice before staying here. The adorable dogs greet you each morning and walking around you'll hear a wide variety of birds tweeting throughout the day. I love animals so that was a big highlight and I really enjoyed the chicken coop located in the garden. A sustainable ecosystem is one of the nice touches here. Sitting out on the porch, listening to the pool and waterfalls, and eating a delicious vegetarian breakfast made me forget that I wasn't travelling to Austin to go too this retreat, but rather to see and experience all of South Congress, which is only walking distance away. If I would have known how tranquil Park Lane was, I probably wouldn't have planned anything else for my visit. Really relaxing place. Conveniently located a couple blocks from South Congress, we just parked our car in their driveway and left it there until we left Austin. Their courtyard/pool area is really quiet and a great escape from the hustle and bustle of the main streets. They welcomed our two dogs, as well. They have two friendly dogs themselves. Only request they have is the dogs go with you when you go out (unless you crate them). Not much of an issue since Austin is so dog friendly. They provided us with some amazing breakfasts. All made from locally sourced ingredients and stuff from their garden. Their chickens made some tasty eggs, too. Here's what: After a month in Texas, the hubs and I are finally home. Now. When your spouse's family invites you to visit them in Austin, you weigh your options carefully. The options in our case were as follows: one - stay with your husband's family and other visiting relatives, share bathrooms, and run the risk of tiffs with family members in an enclosed space. Or two, get a B&B, a room to ourselves, and a delicious breakfast served to us every morning. The decision was easy!! We stayed in a number of B&Bs this month (June and July being high season), but our favorite was this one. The rooms were quaint and charming, the breakfasts were fresh and delicious (eggs straight from the resident chickens!), and our hosts were accommodating and kind. The garden area and pool are beautiful, and the property is really quiet and peaceful at night. The location is so convenient that we were able to get from place to place using public transit and rarely needed a car (even though we'd rented one... less stressful when you don't have to drive!) There are chickens, dogs, and beautiful fruit trees. There are always birds chirping and the sounds of nature make you feel like you're in an eco-forest. We appreciated the privacy, the company, the service, and the kindness. Next time we are in Texas, we will definitely come back! read more

I'm going to keep this review brief, because I just want to point out something that I did not come across in the fine print as I made my reservation here. That is, if a person stays in the main house, there are no locks on the doors. And the front door is also unlocked until the proprietors go to bed at night. This was a deal breaker for me as single traveler, and something you should know if you plan to travel to the PLGH. I will say that once I protested to the no-lock issue, the owner offered me a spot in the back carriage house (which did have an old-school lock on the front door) for the same price as the front room they had me staying in (about $183/ weeknight including taxes). #goodkarma. Still, I didn't find that place to my liking. The bed was up in a loft with a 12-step ladder (give or take +/- 2) that simply wouldn't work if a traveler had a single mobility issue. Also, the iron didn't work. Small detail, but big bummer if a person just happens to be presenting in front of a crowd during the early afternoon. At (($259/week night OR $299/weekend night) + taxes)) as the regular price for the back cottage I stayed in, I have to say I would expect more. The biggest pro to this place is that you are in the coolest, most hipster-y of hipster neighborhoods in Austin (South Congress). But determine your priorities before booking. read more

Before this trip, the only B&B's I have stayed at are in Ireland. I was in for a treat! Tucked away in a quiet residential neighborhood, you get the feeling of what it's like to live in Austin. This was my first trip to Austin, and I'm glad I got to experience it like this! Vegetarian breakfasts every morning, a deep soaking tub with organic bath products, a private cottage, great linens, and warm hospitality. What a relaxing little gem off of SoCo! The Park Lane Guest House is wonderful - and cozy! We stayed in the Garden Cottage that had a large living room, kitchen with gourmet coffee, nice bathroom - the best feature about the bathroom, and I was pleasantly surprised at the heated toilet seat! The bed was also like sleeping on a cloud. So much so in fact on a rainy day we didn't really leave it except to eat the awesome breakfast that Shakti, the owner prepared for us. I had the pleasure of staying here with my family earlier this month, and it was a very enjoyable experience. We stayed in the Garden Cottage, which was spacious and full of light. It was pretty pricey - $267/night during the week and $293/night during the weekends, for three guests. The location is fantastic- it's in a quiet residential area just a short walk to the shops and restaurants on South Congress. The pool area out back is quaint, and has a very "Austin" feel to it. There was an armoire in the living room full of books, DVDs, and Austin guidebooks. There were even free passes to the Austin Museum of Art! They provide a vegetarian breakfast each morning (much to the dismay of my super carnivorous father), which was delicious. The owner is a fantastic cook! The toiletries they provided were organic, and smelled amazing. Bonus: They have a small chicken coop in the yard, and it was full of chicks when we were there. Adorable! read more

We stayed here 5 nights during the first week of March 2010. We had a spacious 4 room "apartment" with home cooked healthy breakfasts (included) every day in a nice neighborhood 2 blocks from an intriguing area of South Congress. Shakti the owner and the dogs were great additions. Price was reasonable but ask for a discount if you are staying as long as we did. The area and accommodations were far more interesting and pleasant than most commercial hotels. You will need a car unless you love the neighborhood so much you don't want or need to explore further. read more

The Park Lane is an awesome little b&B tucked away in a quiet street just off of Congress St. It can be a bit tricky to find at first but when we finally found it, it was as if we found our little patch of peace and quite amidst the bustling city that is Austin. We stayed in the Florentine, which is a tiny room in the main house. The room wasnt tiny at all - I just like using the word tiny to describe just how dainty and quaint and altogether awesome the room was. Inside the room is a TV, a desk and a bed. Pretty standard, but there are also little personal touches - like DVDs, guidebooks and books. The stay in ParkLane comes with a scrumptious, home made breakfast in the morning, a coffee maker that is available all day, everyday, awesome toiletries and all the privacy one will ever need. We never even felt like we were in the main house because everyone just let us be. I like that the ParkLane is walking distance to a lot of stuff on Congress, which includes shopping, food and hangingout. All in all, we had an awesome stay at the Park Lane, and we will be back for sure! read more

Husband and I came to Austin for a short vacation and also to explore the city, since we are considering moving there. Wanted a place to stay that was more in a neighborhood and would give us a feel for what Austin is really like. Park Lane achieved this for us and more. We spent our first night in the SoCo room in the main house and the next two in the Vicky, a tiny, cozy little cottage behind the other guest houses. The SoCo room was comfortable and cozy. We moved to the Vicky for the last two nights and enjoyed the solitude, reclaimed lumber (the way to a preservationists heart), and flowering vines on the porch. The gardens are beautiful, peaceful, and lovely to relax in. The pool was cool and felt good on our tired feet. And breakfast was just delicious. We ate on the porch of the Vicky and enjoyed everything. Love that the food is all vegetarian, organic, and local. Overall, we loved the cozy, homey feeling at Park Lane Guest House. It was welcoming and relaxing. The neighborhood was pleasant and pretty and very close to all the stuff to do on SoCo and the bus routes to get around to the rest of the city. Location means that there is no reason to rent a car. Would highly recommend. read more

My wife and I booked one of the private guesthouses for two days. I disclosed, at booking, that I traveled with 2 small service animals and was sent an email confirming my reservation. A few hours later I received a call from the owner, Shakti, that she was going to cancel my reservation due to my service dog. I explained that this was illegal and she did not care. These people are going straight to hell.This was the email that was sent to me after our phone conversation; Not at all what I would have expected based on how they portray themselves on the web site. Book at your own risk!! "Dear Michaela, First , please let me apologize. You are right, I do not know anything about the ADA. In my 20 plus years running Park Lane Guest House you may be surprised but I have never been confronted with how to address service dogs. We are an environmentally sensitive Band B and have learned about how to serve the needs of people with environmental illness. This has been a big focus of our attention . We have been able to host many Guests who have been unable to travel away from their home due to the toxicity in hotels. And as a result, we have designated only certain rooms for Guests traveling with their dogs. That way we can honestly say to a potential Guest that there have not been any dogs in the bed in that room. So although I thought I would be able to make an exception to hosting you and your dogs in our Tiny House and I understood that they would be kenneled when you were not there, I now understand that they would need to sleep in the loft with you . I am sorry. I am limited by my options as we only have 3 cottages and the other 2 , which are dog friendly , are not available for your dates. Wow! What a perfectly outstanding 3 day holiday! The accommodations are impeccable with every attention to detail! The garden and pool are so beautiful my husband and I will have to return when it's warmer to enjoy them. The linens and kitchenware and decor are all very thoughtfully selected. And the location in SoCo is ideal for walking to restaurants and shopping! Each morning our breakfast was even better then the day before! Everything is locally sourced and the freshest possible- including the grapefruit from the tree in the yard and the eggs from the chickens roaming the garden. We received outstanding advice about restaurants and nearby state parks for hiking. Overall this was a particularly remarkable place to stay. We felt incredibly safe and well looked after. First, this local Bed & Breakfast is amazing. My wife and I had an amazing staycation for our 4 year wedding anniversary. It was also our first time away from our 18 month old since she was born. Shakti is a wonderful host. The home and bed & breakfast she's the owner for over two decades is such a special place. The room was so cozy and relaxing from every single detail. I've lived in Austin for over 15 years and just realized this place even existed!!!! The location is perfect and an easy walk to south congress. We relaxed by the pool and I took TWO outdoor showers! Yes, there is an outdoor shower! The freshly prepared breakfast was so delicious. I've never liked grapefruit. Shakti prepared a grapefruit from her very own tree. It turned me into a grapefruit lover the moment I took the first bite. From the freshly squeezed orange juice to the quiche everything was delicious. From the chicken's and chicken coop to the gardens and 200 year old tree, this B&B is one of the nicest I've ever stayed at. It was such a treat for me and my wife and we'll be back. I can't recommend this place enough if you want a peaceful slice of heaven in a beautiful local Austin setting then this is the place for you. Second, the reviews I've read on hear from the first page on 1 and 2 star reviews are absolutely unacceptable and disregard these people. I understand people get frustrated because they don't get what they want all the time but Shakti has her bed & breakfast kid free and certain cottages pet free for the customers she offers her home too. That and if you're coming in from out of town to stay in a local person's bed & breakfast and property she can charge whatever she wants, don't complain about it or stay away from our beautiful city. Negatively reviewing someone's livelihood and beautiful home because you are too sensitive to understand is why I don't like YELP sometimes. My friend gave my wife and me a gift certificate to Park Lane for our wedding, and we were excited to take a break from life in Houston and head west to Austin. My brother and a few friends live there, so we always enjoy a trip there. What I hadn't realized when he gave us this gift was that he had done some excellent research. Park Lane Guesthouse is a sustainable, vegetarian friendly bed & breakfast. The food was incredible. The first day we were there we had a delicious omelet made from eggs hatched just outside our room, with fresh squeezed orange juice to top it off. Even the coffee in the room is organic and fresh and delicious. Shakti, the owner, was wonderful, and, unlike many B&B owners, recognized that I'm on a holiday with my wife, and after a quick friendly chat, left us alone. (Many B&B owners seem more interested in chatting with guests than guests are to chat with them, in my experience.) We stayed at the biggest room, and it was worth it. It was practically a house - very comfortable for a long weekend. The A/C was a bit loud at night, but not a big problem. (Also, there is free Wifi, but I found that 3G through Sprint was faster.) Great location, great food, great company. Highly recommended. Can't wait to go back! read more

I'll start it by saying that I've stayed in a lot of B&Bs. I lived in Southern California for many many years, and stayed in my fair share of oceanside and cliffside B&Bs up and down the coast. And then I moved to Austin. My boyfriend found this place and booked two nights in the Vicky House for a romantic weekend, and at first I was a little hesitant - Austin doesn't have many B&Bs, I've been to so many before, blah blah blah. I was SO WRONG. I got there, and walked in to the sweetest, friendliest, comfiest place.... The Vicky House is an experience that I've never had before - it's a little house with a bed that you have to climb up a ladder to get to, and it's totally worth it, because it is the BEST bed you've ever slept in. Sure, it's hilarious to watch yourself climb down a ladder for the first time in over 10 years, but it's so wonderful. It makes you feel like a kid again! It feels like you have a little hideaway, and nobody can bother you. And the breakfast? Delicious!! Shakti was incredible kind and sweet to us our entire weekend. I seriously couldn't have asked for a better experience. I highly recommend this place --- and I used to work at a bed and breakfast in college! It's definitely a MUST if you want to have a unique, friendly, romantic hideaway in Austin. read more

My husband and I just returned from our visit to Austin for a anniversary/bitrhday/pre-birth of our first child getaway. We absolutely loved our time at Park Lane! In fact, I think we spent more time relaxing, swimming, napping, and resting in our room more than we went out and ventured Austin. We stayed in the Vicky House. It was really lovely. My husband and I had a brief stay in the Vicki House. Our stay was brief due to our schedules, but if we could have stayed for 3 days, we would have been very happy. The Vicki House is quaint with quite a bit of character (even more after we talked with the owner regarding the history of the house and the property in general). You can definitely feel the stress melt away the moment you step foot onto the property. The breakfast provided in the morning was local, organic, home-grown and tasty--all the thing a breakfast at a Austin B&B should be! We visited in the winter, but we'd love to come back in the spring or early fall and enjoy the shaded pool area. We are happy B&B'ers! read more

My friends and I had the best time here last weekend. We had 4 people staying in a cottage with 1 bed, so I slept on a pullout couch which was surprisingly verrrry comfortable. Shakti was awesome and made us feel at home. The outdoor area with the pool and the trees and chandeliers is super instagramable- especially the gorgeous outdoor shower. The location was ideal for us too- it was so nice to be able to walk down to all the food spots and shops on Congress Ave. Lovely walkable neighborhood with cool architecture. Lots of great things about Park Lane- the location is nice with easy access to South Congress, short cab rides or walk to Downtown and the river. The house itself is beautiful and in great shape with cool and fun furnishings. A couple of things were not very apparent from the website or reviews. First, if you stay in the main house you're literally in a guest bedroom. It's comfy and you have your own bathroom, etc. but you're sleeping in the same house as the host, down the hall from the kitchen. Second, the dogs..... I love dogs and have one myself. The two mascots of park lane are just the type that I don't prefer. Small dogs that enjoy the sound of their high pitched yapping. We were woken up every morning by them. Wouldn't be an issue for those staying in the cottage, folks that are up early or are used to little dogs. For us, it was a bit of an annoyance in the morning. Overall the property is beautiful and the host, Shakti, is very welcoming and genuine. I'd stay again for sure, but only in one of the cottages. read more

The B&B is in a great location: tucked away in a quiet residential neighborhood, but a short walk from the South Congress area and within easy distance of a bunch of other fun places in Austin. The place has several rooms: a guest bedroom in the main house, and separate cottages. Both are pleasant places to stay. The rooms are quiet and have good blinds for making it dark at night; even though I can be a bit noise-sensitive, I slept great. This will be a plus for anyone who likes animals; they've got two small dogs (very friendly) and several chickens. There's a nice garden area where you can sit on a lounger next to the pool and just chill. Oh, and their wireless/Internet connection is solid and very fast. the Park Lane is a lovely little oasis in the Travis Heights section of Austin just a couple of short blocks from the cool shops and restaurants of E. Congress St. We stayed in the Garden cottage which is the largest accommodation and it was delicious, not just the perfect breakfast in the morning but the cottagey decor, huge shower and one of the best beds I've ever slept in-it looks a little nothing when you first drive into the back parking lot but once your in the cottage and discover the inner garden and pool you'll be very happy-Just don't go in the middle of summer when its 105 degrees in Austin read more

Let's see, where to start...we are not avid travelers, really prefer the peace and quiet of home with all of our pets. Faced with planning a 5 day trip to Austin, to attend our son's wedding, we started early and longed for a place that would provide peace, quiet and comfort. Impossible you say? No!!! Park Lane was all of that and much much more. Beautiful surroundings, with serene relaxing sounds throughout the day and night. The pool with its soothing fountain, and adjacent bamboo shoots rustling as you float over beautifully designed mosaic tile is amazing. Beds that are so comfortable, we slept like logs and were ready to help with wedding prep and meeting our new family. The breakfasts were simply delicious and so satisfying (fresh eggs, hearty vegetarian ingredients and homegrown goodies made with love can't be beat). Especially nice was eating among the trees, listening to the mourning doves, and gentle chimes in the breeze all while relaxing and having any questions we may have about ANYTHING addressed by our host, Shakti. Her love for the area certainly shows and she read our needs perfectly with recommendations about what to do. We walked and scootered to South Congress which has amazing shops and delicious food of every variety. Hungry for a pizza? Burger? Asian? Ice cream? Food truck options? It's all available close by or to bring back to your quiet oasis. Needless to say, with new friends and family to visit in the Austin area, we will be returning to Park Lane Guest House, and we can't wait!! read more

My wife and I spent a good deal of time in Austin during college. We like to "get away" to Austin every now and again to recharge and enjoy the city. My wife loves the SoCo area of town, so this year we decided to try a B&B in the area instead of a boring old hotel. I hoped we made a good choice with Park Lane, and wow! Were we ever pleased! The service (as others have said) is impeccable and invisible. Breakfast arrives at a prearranged time with a knock on the door and it is wonderful. Park Lane is just two blocks off South Congress, but you'd never know it by the quiet of the neighborhood. The Carriage House was perfect for the two of us, with the pool literally right out the door and the great outdoor shower right there, too. I'm a Northern Californian who has stayed at dozens of fabulous inns around the country, ranging from beachfront to mountains to city to country. I pay attention to details and I go for gestalt, from the Innkeeper's manner to the design and decor of the rooms to the food to the gardens. Park Lane has it all. Shakti has (literally) built a marvelous experience. I stayed in the little house "Vicky" which is an adorable teeny Victorian with a lofted king bed across the lush garden from the main house, other cottages and pool. Breakfast was a delicious spinach and avocado omelet with gingered honeydew melon, hand delivered on a heavy wooden tray. Many quintessentially Austin shops are on South Congress, right around the corner, make this an unbeatable Austin Inn experience. I could come back to Austin for a lot of reasons, and when I do I would want to be nowhere else but Park Lane. read more

We called and checked in late. They were very accommodating! The room was very large and so nice. They had a great pool and trees all around! I loved the chandeliers hanging on the trees! They are a "green" bed and breakfast which is very cool! I can't wait to stay there again! Its tucked away which made it feel more private and secure! Very highly recommended! read more

Horrible customer service and cancellation policy. I made a reservation almost one year in advance. yes, the fine print says I need to cancel 60 days in advance. I was given no reminder, just my credit card charged 10 months later. I gave cancellation notice 1 day late for a 3 night reservation and told I could not cancel any of the reservation (even though I gave 60 days notice for part of it.) They were rude and unforgiving. Then, when the first 2 of the 3 nights were booked by someone else, I was charged the full $100 rebooking fee (even though just part of my reservation was rebooked) and still not let out of the 3rd night they had adequate notice for!!! Even though they knew I intended to come if no one booked the room, I was then left paying $100 and choosing between moving rooms at their establishment part way through my weekend or moving hotels. Both horrible options. I ultimately ended up paying to stay somewhere else in Austin my entire trip (despite them keeping a ton of my $) because I couldn't handle even staying there after the horrible way they'd handed the whole situation. They have a ridiculous cancellation policy, were very rude about it, but the worst part is they twist every aspect of it to serve benefiting themselves. BEWARE! read more

My wife and I stayed here 4/15-4/17. GREAT place. Very quiet and extremely relaxing, yet only a couple blocks to SoCo. We stayed in the garden? cottage, which has two rooms. Bathroom had a great shower. Rooms are stocked with high quality tea and coffee and the breakfasts were fantastic -- fritatta one day and waffles with Oaxacan chocolate, cinnamon and chili powder (WOW) the next. Shakti (the owner) was accessible and friendly without being obtrusive in any way. Her two dogs were fun and friendly too. I highly recommend Park Lane Guest House! read more

This is my first yelp review and as the existing yelpers know, when posting for the first time its got to be really good or really bad to begin this process. I am happy to say that my first yelp post is a positive experience. I recently traveled to Austin via a business/pleasure trip and through the reviews on yelp I found this b and b. It seemed to be a place that would truly satisfy my wifes tastes. From minute one, I felt I hit the jackpot. I was definitely gloating about how great this place was.. We stayed for 3 nights in the one bedroom cottage, found it very comfortable. We were served a very nice breakfast every morning. We enjoyed the view of the garden and pool in the backyard, a little shangri-la. The surrounding environment and the overall peacefulness provided for a wonderful experience. If you are familiar with Austin, then you know the location on South Congress is fantastic. If you are traveling to Austin for the first time, staying here will provide you the experience that defines what Austin has always been to me, very chill. regards, read more
