What I thought would be a short stay (under a year), actually evolved into 2 years at Avalon Marlborough. Not knowing the area at all, I decided to opt with a high end apartment management community because moving is stressful and I knew with Avalon, that at least some of the related moving stressors would be removed. I was right - move in was a breeze and the apartment was in immaculate condition. I chose my floor plan, did all my paperwork online and arrived right before the office closed to get my keys, all super easy and pleasant. Due to the Covid crisis and other personal reasons, I needed to move back to RI and really miss my great apartment and the awesome Avalon community area and management. I lived in a one bedroom loft style apartment and it was very lovely. Modern kitchen with stainless steel appliances, thoughtful decor and stunning ceilings. My neighbors were very nice and I loved the dog friendly neighborhood vibe (even though I didn't have a dog)! One of my neighbors had a golden retriever who got to know me and it was so sweet to see her get excited when we bumped into each other. :) The amenities were also excellent - modern gym and beautiful pool area. They have strict rules but they are necessary to keep the partiers at bay and disturbing the peace we all enjoyed. It was also nice barbecue-ing at the pool and lounging by the outdoor fireplace. The management team is on top of it here. If anything broke - it was super easy to submit a request and it was handled immediately. I miss it there but unfortunately life moves on. I wanted to write this review because moving out was also easy. I had accumulated more stuff so it was a harder move back, but maintenance stopped by and told me not to worry about cleaning the place and all I had to do was leave my keys on the counter and ensure all my stuff was out. They did all the cleaning after I left. I expected some funds to be taken out of my security deposit and was a bit concerned because we didn't do the walk out inspection (I didn't follow up on it due to the Covid crisis). But I did receive the whole deposit back and want to express my gratitude to the managers and entire team at Avalon! I highly recommend this community over all others in that area. Side note: they just built even more brand new apartments that look even nicer then mine. Also - location is great. Right off of 495 but far enough so that you don't hear it. Right down the street there is a drive through Starbucks, grocery store, B of A, and a couple of restaurants for all your needs. If I ever need to live in that area again, I'd return to Avalon. Maybe I'd get a townhouse next time!

    The apartment itself is nice and comfortable and full of light and my neighbors are nice and I love…read morethat there is such diversity and it makes me happy to see all the kids outside playing and all the people walking their dogs, but there are multiple things that do not work for me. This apartment complex is for you if you are fine with: - poisons being sprayed all over the common green space areas where children play and people and dogs walk; - "landscapers" mercilessly mutilating what could be beautiful trees and flowering shrubs into small lumps; - the super loud sound of leaf blowers; - alarms going off for months without maintenance doing anything about it and them acting like you are the problem for asking them to fix the alarm and make the horrendous noise stop; - maintenance not communicating about the work they did, nor seeking clarification with you about the work that needs to be done, nor when they will be in your apartment doing the work, and then maintenance accusing you of being disrespectful for requesting clear communication; - automatic toxic room "fresheners" in the fitness rooms (I had so been looking forward to using them but did not want to breathe the toxins); - crazy loud HVAC units constantly blasting noise making you feel like you are in a non-stop giant engine room in your own home; - ridiculously bright light pollution that is hard to block out at night and visually assaults you when you look out your windows or open your door; there is no reason for such a multitude of super bright, white lights and it is a waste of electricity. When I moved in, there were several things broken in my apartment and things that still needed to be cleaned. Over the first month, maintenance was responsive and did the repairs and cleaning (like the ceiling fan that I could not reach to clean was caked in thick dirt and dust and grease, and the bathroom fan did not work because the painters sprayed the bumpy ceiling paint spray all over it), but they left all the dirt and debris for me to clean up. I never had that experience before where maintenance workers expected me to clean up their mess. It would be useful for them to have a checklist to go through before a tenant moves in to make sure that everything is working and clean. Other than that, the location is good. Visually the aesthetics of the buildings are okay. There is plenty of parking. I like that there are many trees around and I can go for long walks in the neighborhood. I like that they plant flowers at different locations there. The price is expensive but bearable.

    Pests: Every season there is a new pest in our apartment…read more Whether it's ants, earwigs, spiders, and now MICE ! :( We keep our apartment tidy and they still come. I would hope Windsor Ridge apartments were sealed properly, guess not since critters always find their way in. There was also a bee nest outside the window, inside of the brick. We called the team to deal with it, but I'm not sure if they did. It was there for a year. Central air: The central air does not work in the upstairs of the apartment. We bought a digital thermometer for upstairs and it's always 10 degrees hotter upstairs than it is downstairs in the summer, freezing in the winter. Fire alarms: The fire alarm always goes off in the summer for no reason. Even when they replace it with a new one, it still happens. Clearly they need better fire alarm systems, because it's frustrating getting woken up in the middle of the night for no reason. ---- With all this being said, please know that the maintenance team is super nice and friendly - they always do what they can. I just wish corporate took better care of these buildings, especially since we're paying such a luxury premium ($3000, utilities not included) to live here.

Now some AI bot decides how much information you need to send them. They wouldn't come fix a light because we hadn't taken a picture of it for example. - They raise the rent on you significantly after your first year. We started at $3450 per month, then got ours raised to $3900 if we wanted to stay. Our same apartment is now available for $3200. - Management is professional, but ultimately unhelpful. Overall, we were disappointed with Windsor. I think anyone would be better off avoiding this place.

The apartments themselves are comfortable, and the property is generally well maintained. Unfortunately, there are several ongoing issues that have added unnecessary stress to daily living. The biggest concern is parking. There is no assigned parking, and despite paying a significant amount in rent, residents often return home to find no available spaces near their building. It is not uncommon to have to park on the opposite side of the complex and walk a considerable distance home, which can be especially frustrating after a long day or during bad weather. Another issue is the trash and recycling situation. There is only one centralized trash disposal area serving the entire complex. On weekends, when trash collection does not occur, the dumpsters frequently overflow, with garbage and recycling accumulating outside the containers. This creates unpleasant odors, appears unhygienic, and raises concerns about attracting rodents and pests. Additionally, there appears to be inconsistent enforcement of parking rules. We have observed individuals parking in handicap-designated spaces without displaying the required handicap placards or license plates, seemingly without consequence. This is concerning and unfair to residents who genuinely need those spaces. While the apartments themselves are nice and spacious, improvements in parking management, waste collection, and rule enforcement would significantly improve the overall resident experience.

They are very professional and haven gone out of their way to ensure that our new home is perfect.     I have been a resident here for 16 years and have used the pool every year it has been open. Over…read moretime, it seems that new rules are being added each season, but the most recent change is particularly concerning. Residents are now being told that it is a Massachusetts state law that everyone must leave the entire pool area whenever the lifeguard takes a break. During these breaks, all residents are required to wait outside the gate for approximately 10-15 minutes until the lifeguard returns. In previous years, the rule was simply that swimmers had to exit the pool and remain clear of the water while the lifeguard was away. At no point during the past 16 years has there been a requirement for all residents to leave the pool enclosure entirely. I have reviewed information from Mass.gov and other sources and have not found any state law requiring all patrons to leave the entire pool area during a lifeguard break. If this policy is based on a specific state regulation, I would appreciate being provided with the exact citation or source. My concern is not only whether this rule is being accurately represented, but also why a policy that is now described as mandatory was never enforced or communicated in previous years. If this is a local policy rather than a state requirement, residents should be informed accordingly. I respectfully request clarification regarding the legal basis for this rule and the reasoning behind its implementation.
