My husband and I have lived here for 5 years now, and I can't speak highly enough of the staff here. We recently transferred from our studio to a one bedroom, and Nitzia, Marcela and Serg went above and beyond to make sure it was a smooth transition. They've been incredibly attentive, and they truly work their tooshes off. My only concern is I hope staff are treated well since I've noticed a high turnover rate throughout the years, but that's just an observation. The location is GREAT! You have easy access to the 405 & 101 freeways, and there's a Vallarta, Food4Less and Trader Joe's near by - a great variety for groceries. As for the buildings themselves (can only speak for the first and main buildings), they are decently kept and we've noticed some improvements and upgrades being made (they're currently remodeling the pool & jacuzzi area). We haven't had much issues except for the elevator and the electric gate in the first building. All in all, when an issue is brought to the staff's attention, they really do try to get things resolved as soon as possible. Overall, we've really enjoyed living here. :] I've read some reviews and have heard things from people regarding the deposit - I can't comment on that yet as we have yet to find out how much we're getting back. I do know we really take pride in where we live and try & take care of it as much as possible (OC soul here ^^'), so we'll see what the outcome is. The property itself is very clean, well-maintained, and offers all the needed amenities. It feels safe and is conveniently located near shopping centers. However, the management team (Rebecca, Nicole, and Jennifer) enforces extremely strict rules on credit, even for applicants who have stable income. Noura is exceptionally cordial and helpful when something needed to be done in my apartment. Fernando and Carlos are so nice and efficient with their job. I lived here for two years, thought the place was decent. However, don't expect your full deposit when you move out back. I did a deep cleaning and was still charged many cleaning fees for stuff that was there before I came. I was also charged a late fee because the final month check has to be money order and the lady never told me that(while rushing me to sign the documents so she could help a potential renter). I gave her my check well in advance of the due date, but by the time corporate received it, it was far past and they said it has to be a money order. When I talked to management, they said not to worry about it. But now I'm paying a late fee for it. Finally I called Carlo Inc corporate and Vivian essentially said it's my fault, I should've read the fine print(while being rushed out). Horrible service for a loyal tenant. read more

Living in an apartment means that it's not going to be perfectly 100% to what we might envision our "home" to be like. I actually disagree with the some of the reviews listed here. I will describe our almost 2 year experience while residing at the Parkview Apartments... Management Personally, I have moved many times and have also experienced different types of managements. Also, customer service, organization, professionalism, and a good deal are very important to us. I am a mother and that makes me a little more careful about decisions we make-- one of them being our residence. John, Sherry, Chris, Dawn, and the maintenance staff have been amazing. How you may ask? First off, kindness in service; very informative, helpful, patient... and they are organized. I've dealt with management where either there's lack of information; organization; communication... but, at Parkview-- you notice by even their detailed folder with paperwork that it's very well-organized. When I witnessed how organized they were and knowledgeable about rental agreements, etc.-- that made me know that I can TRUST the management, which is so very important. We haven't had major maintenance issues but if/when there have been minor ones, they will have someone check out and resolve your problem immediately. I mean seriously-- immediately. The managers are on top of it. Maintenance The maintenance staff are great. Very professional and kind. Do you ever have that experience when maintenance people come to your home and you feel like you have to get your mop or vacuum out after to clean-up afterwards? Well, let me tell ya that with the maintenance staff at Parkview-- it's not the case. They're very considerate of keeping your place clean and leaving it the way that they've first seen it as. Periodically, the staff will check if you need anything and make sure that your alarms are working and also replace air filters, if necessary-- which is so awesome. I used to wonder what our rent money paid and honestly-- I see it. Obviously it pays for the actual place we're renting and other things but I do appreciate how well-kept our building is. Staff cleans the floors, the laundry room, the elevators... I appreciate cleanliness and the attention to details! Amenities We have the "Central Park of the San Fernando Valley" literally a hop and a skip away! It's awesome. As a mother, it's totally helpful because I go for walks with my daughter. The park offers so much-- there's a running path (I think 4 miles or more if you do the entire route); plenty of places to picnic; playground for kids; bike/rollerblading route; golfing; japanese garden... and MORE! It's pretty awesome. Laundry room-- spacious, clean; coin-operated. The washers and dryers are not always full and if they are, tenants are usually great about keeping their time and removing their items promptly. Exercise room-- haven't used it but it's well-kept and has basic workout machines. But, honestly-- who needs an exercise room when you've got Central Park across the street and also pool/jacuzzi? Pool/Jacuzzi-- Again, very clean. The pool is pretty big and usually is not full. I have not experience loud tenants at the pool. Also, the jacuzzi is a pretty good size not tiny like most apartments would have. Garage-- tandem parking, if you're in a 2 bdrm and 1 parking space, if you're residing in the other ones. I think that you can get another parking space for an additional price. Mail room with an outbox, which is helpful. Weber BBQ grills and patio area-- it's a common area and that's nice. Have wanted to use the grills but haven't yet. They installed new Weber ones, which look nice. Have definitely smelled delicious food being grilled on it! Apartment Unit Info We live in a 2bdrm unit and I have to say that it is quite spacious. The living room is very big. There is a lot of closet space. Our bedrooms are located next to each other but the closet in one of the rooms allows for "space" between the rooms. There are 2 bathrooms and they're both similar in size. The walk-in closet is very big. There's also a closet near the entrance that is big enough to make into another room! We put tons of storage type things in there (e.g. boxes, shoes, etc.). We do have a balcony that we will walk out onto but that's pretty much it. Location and nearby things This building is at the border of Encino and Lake Balboa. It is very close to Ventura Blvd., which has a lot of eateries and stores. Also, it is very close to the 405/101 Freeways. Markets, restaurants, stores, dry cleaners, etc. are very nearby-- like 5 minutes or so or less. One thing that I really wanted was a residential neighborhood nearby. I know that that's hard if a building is off a main street. There is a cute neighborhood right behind our building with nicely paved sidewalks to walk/run and parking, if needed. I have been living at ParkView apartment for year and a half now. I was bit worry about the cleanliness of the building in the beginning because of its age , but I am VERY HAPPY and SAFE and feel at home with ParkView Apartment . The Management, John , Sherry and Albert are on top of everything with super efficiency , keeping this place clean and immaculate ! And the maintenance team, Lee and JP are THE BEST ! Professional , Knowledgable , Considerate and Kind . Takes care of your place soon after you have any problem at all ! Very impressive , wonderful people ! Can't say enough about how truly fantastic everyone is at the ParkView Apartment ! And the huge park is right across street for running , biking or just sitting around on the beautiful pond watch birds and people is big plus too ! read more

I have to say that I really enjoy living in these apartments. The view that I have from my balcony and bedroom is worth the price of admission for sure. It's so nice waking up to see Balboa park and not a bunch of other apartments in front of me. That's the thing that got me to move here. I do a lot of running in the park and now I don't have to drive, just walk over there. I have a junior 1 bdroom, or whatever they call it. It suits me and the price is right for the location. They have a pool, Jacuzzi, washers and driers everywhere and a work out facility. The management folks are very nice and very accommodating. I haven't had any problems at all. This is the first apartment I've lived in since moving to SoCal and am very pleased but nothing can beat the prices in Michigan lol. read more

I recently landed a job in the area, and my fiance and I needed to find an apartment right away. Because we are relocating from Pittsburgh, PA, we were only able to check out apartments on one Saturday (flew out for the weekend). Yumi at Parkview Apartments made the process SO easy. Out of all of the apartments we were viewing that day, she was one of THE most friendliest. She got extra bonus points for us as well because she was on top of her appointments and very informative. She called the day before to ensure that I was still planning on visiting, and was always very polite and understanding that we were on a time crunch. The apartments were cute and clean, and we liked that there was always someone available in the office during the week and weekend. Yumi was also able to grab us another parking spot for my fiance's car. Ultimately, we decided on another apartment closer to my new job. Even when informing Yumi that we decided on another apartment, Yumi was great and wished us well on our move. She was happy that we found something so close by! Credit score and income wise- my fiance had a lower credit score than expected (he had just paid off his only loan - his car - and closed one of his credit cards) and at the time of application, I was the only one with a verified income. We got approved, and would have paid a little more of a security deposit (which is understandable with our situation). We were concerned about the approval process, but had no problems getting approved. read more

I moved here March 2021. I love this apartment. It's extremely clean, has a clean pool, new appliances, friendly office staff available 7 days a week. It's right across from lake balboa. I feel safe. There is a store not even a block away. I can walk at anytime and feel safe. I sometimes go running around lake balboa. It's a very fun area. I live in a jr one bedroom with a great view towards lake balboa and my bedroom also has a nice view into the center courtyard. Moving here was the best choice. read more

Today, Mane, the lone employee in the office on this day, helped make the process of moving painless and stress free. All while juggling others who needed to see apartments, renew leases, and move in. She helped us all, all by herself, and everyone had a pleasant experience. Honestly, the nicest, sweetest and most understanding person at Parkview Apartments is a woman named Marcela Pasut. She is always so helpful and I try to ONLY communicate with her when I need something. She's the BEST!! However, cooperate are crooks. I have been staying at Parkview for going on four years I cannot wait to move out!! They raise your rent high every year, even if you have been a loyal tenant, paying on time for 4 YEARS and have caused no problems. I tried to negotiate with a woman in cooperate and she could care less. I'm sure they are going to find a reason to not give me the majority of my deposit back as I have heard from other tenants how they are when it's time for you to move out. I will definitely hire a lawyer and take them to small claims court if I need to. read more

The Parkview Apartments are deceiving. Outside they are old and not attractive as they always keep a flag and balloons up for their " move in specials." However what they lack in esthetics they make up for with customer service. Maricela and Laura are the consummate professionals. They literally kill themselves to keep the property running efficiently answering the needs of 175 units. Laura in particular makes you feel special and has her hands on every detail. Maricela manages the property with charm and care. I even received a move in welcome basket that was done with detail to the needs of the consumer. I am proud to be a new member of the o Parkview Apartment community. They have maintenance on call 24/7 and full time repair available Mon - Friday from 10-6. Moved to Parkview after the Northridge earthquake & lived here 17 years. The manager then was below par. The managers since have been great; when something is needed, they are prompt, competent, & courteous. I retired the end of last year; with the increases through the years, I can no longer afford to live in the 2-bedroom, 2-bath apartment, which I would like to do. If move to a one bedroom unit, would lose most the storage area I have. As much as I like it here, considering looking elsewhere. read more

Let me start of by saying the good. They have security, at night, the pool is kept clean and the apartments are very clean when you move in. That's about it. I lived here for 4 yrs. Every year the rent went up and they were not simpathetic about giving you a break. John and sherry were absolute crooks. I broke a glass cup by accident and it fell down the garbage disposal by accident. They called a plummer and tried to charge me for "negligence". They did not care it was a accident. So because i was tired of arguing back and forth I' agreed to paying half the bill of 120. I watched 2 times people breaking in to the parking garage. The garage door on PV3 is broken so anyone can just push the gate open. The security is only there 5 days a week. So two days a week our cars were vulnerable to thiefs. They do absolute everything possible to keep your deposit. I was charged 120$ for two carpet stains. I'm glad I bought my house and don't have to rent from those crooks again. The apartment director Valleen will work with you to a certain extent. When is comes to repairs she is heartless. They upgraded the sliding doors on the apartments that face victory. But for the ones that face the alley they left alone and didn't replace them. even after I told them I kept gettin sick because a wind draft would go in thru the old sliding door. Things likes these is why I'm giving this a 1 star. Don't bother renting here. You will be dissapointed. read more

I wasn't expecting less than 5 star for this apartment. The outside isn't appealing but what matters is the inside. I'm new a tenant. I admit that i had my doubts in the beginning but as soon as I got in and greeted by staff I was quite impressed by their welcoming gesture and their customer service. The place is nice and clean. They are very attentive. There is also a security staff in place that keep the place secured. I work everyday and I also go to school at night so safety is my main concern. I also don't like bugs and that was one of my biggest concern when i was still looking for an apartment but during my visit when Cyrus gave me a tour around the place and provided me details of how they maintain the building in a pleasant livable place I was impressed. Cyrus is very approachable and pleasant to talk to. Their customer service goes above and beyond by making sure I got everything i need including something for me to consider in setting up my internet thank you. He has a lot of knowledge in that department by the way. Also, if i have a question esp. on weekends Im glad someone is there to answer. It's been 2 months since i moved and I love it. I just have to say how supportive, kind, and professional Marcella, Laura, and the other ladies are that manage the grounds here. Let me begin by first saying I lived in parkview apartments for approx. 3 years. They sold me with all their "amenities" even though their prices are higher prices than other nearby apartments. As soon as the yearly contract was over they raised the rent but not just by a couple dollars. They increased it by A Lot. There was no negotiating with them. Second year came to an end and again another increase. So I decided to look in to purchasing a home. A year later found the house of my dreams. Moving out was terrrible. It was 104 degrees out and the movers did not move as quickly so it took a little longer that it should of taken. When I told the manager about it she had no sympathy and said it simply does not matter and she would charge me a day of rent if we were not out by 6. it was 4 at the time and you cannot park in the street at that time or you get ticketed. It was a lose lose situation. A couple weeks have passed and I received a note indicating I ruined their apartment and was being charged a large amount and they were keeping my down payment. And accusing me of doing horrendous thing to the carpet. Stay away from this company of apartments. They sell you with kindness and their amenities and then they rob in the end. read more

While we actually decided to get an apartment with a sister building, Yumi, the manager at the rental office, was extremely helpful and courteous while we were looking at apartments in this area. She was flexible in scheduling appointments, she knew as much information as possible about the status of the apartments and their conditions, and she was able to refer us to peripheral needs (e.g., finding a fridge). She worked with us on what our needs were and helped explain how Parkview fit those needs. The apartment itself was beautiful and was about to get all new amenities in the apartment. However, we ended up at their sister building, so the management in general is amazing as we stayed within company. Thank you Yumi for all your help, support, and kindness. read more

Hello I had an appointment to view the apartments here, Wendy was late to our appointment and had the nerve to give me an attitude. She seemed very uptight and I did not enjoy our tour... She didn't apprieciate my questions about the unit we were in because she was busy "standing by the window for reception" on her personal phone call and didn't want to walk away from that corner during the tour... I didn't stay long after the tour just got my Id from the office and left... Your apartments location is great for my work but I cant imagine living in a complex with someone so unaware working the office. DONT RECOMMEND read more

Everything is great save for management. While the staff was incredibly congenial and helpful the management was rigid, uncooperative and rude. The apartments and area including the amenities are wonderful but once payment begins to be discussed the charm wears off quickly. The security deposit is based on inflexible standards of reviewing even excellent credit. If it seems worth the price the apartments are beautiful but only if you are willing to to double the advertised deposit or rent price. read more

I am currently a tenant of Parkview Apartments. I am personally dissatisfied with the way the management and maintenance handles requests to enter the apartment. I've asked them to call me before they need to come into my apartment to fix something or for any reason and I'd say half the time they actually do this. The neighbor(s) are nosy and it feels since each apartment is open outward instead of being closed inside with a security or fire door, that your privacy is minimal. The rent is reasonable and that is the main reason why I moved in. However, the management is not so great (to put it mildly) and I had an incident with the manager walking into my bedroom which was a bit disturbing to say the least!! read more

Lived here for 2 years. I honestly do not think it's worth that much to live here. Every year they raised the rent by about $100 which was ridiculous. For the price you are paying for one bedroom there, you can get a two bedroom somewhere else and even nicer (reason why we decided to move out). First, it seems like they are always changing the management people. Second, there used to be a security guard at nights, which we liked, but when he was no longer there, tenants personal stuff starting to get stolen in the garage. My door mat got stolen, brought it up to the management and they did not even follow up with me about the situation. Also, there is always a dryer or washer out of service. And all the gym equipment is old and rusty. So not that impressive with their tiny little gym they have there. Lastly, they will charge for any little thing, so say goodbye to your security deposit. They had Marcela (new assistant) do the final inspection with me and she had no idea what she was doing. She told me everything looked good and I was set to go. You would think they would send someone more experience to do the final walk through so nothing would get missed but nope. Well they took $400 from security deposit for "fees" Honestly we left our apartment looking spotless and they still charged us. So I would not recommend this apartment building. You can honestly find something cheaper and with the same amenities this apartment building offers somewhere else. read more
