    The transfer between the old management company and Inland was a trainwreck…read more If you signed your lease with the previous company, you can expect your rents to increase 20% on renewal. Information such as your deposit with the previous management company probably will go missing. In my case they managed to lose information about the dog I moved in with. This did not, of course, stop them from billing me for him. Work orders now take forever. I had a pipe leaking so badly it saturated my carpet and warped the kitchen flooring but when I called emergency maintenance Antonio (the new manager) told me that there wasn't a leak, and told me that I didn't want people coming in and ripping up my floors over it. When it predictably started flooding my apartment again a day later, he conceded that there was a leak. It took over a week to get someone in to professionally clean the carpets. They also left the hooks where the carpet connects to the wall exposed because the carpet has been ripped up so many times that it's too frayed to reconnect. The buildings have a "no smoking" policy, which was the entire reason I moved to this complex in particular (I am allergic to tobacco and my ability to breathe is pretty important to me, probably more important than a clubhouse go figure). However, I have had issues with this. Apparently the non-smoking policy is not communicated to new residents, so once my old neighbors started filtering out I started having issues. I asked to end my lease early due to the above and ongoing harassment by several neighbors. I was first given the run around and not provided the documents I would need. I was busy at the time and couldn't deal with it. I finally had another incident with a neighbor I had managed to avoid between soaked-carpet panic and early November. I, having already wanted to be done with this for numerous reasons, finally got off my butt and said I needed to leave as soon as possible. Tonya was very nice and sweet and told me I didn't have to move and I could transfer to another unit. They agreed to waive the 500$ transfer fee because the previous company wouldn't have charged it. (Not because of the documented smoking damaging my health, harassment, or maintenance issues though.) She said that she could keep my rent the same and that my lease term wouldn't be extended.....VERBALLY. I was told I needed to pay new deposits for my dogs and for the apartment, which I did. I would need a walkthrough of my current unit, which I was OK with. They didn't schedule the walk through in a timely manner. I filled out documentation the first week of November to move. I became concerned. I would still need to set up utilities (especially internet) and couldn't do that without knowing that I would have a lease. So after a week of calling and asking when they were going to move this along I had a bad feeling. I asked about the lease terms.... They were going to raise my rent 170$ a month and extend my lease another year. NOPE. For what they charge I can buy a place. I rushed over, crying to fill out a SECOND notice to vacate form because the first one wouldn't count, and Tonya tried to talk me out of it in the most condescending way, like I was a high school student. I finally snapped and said I wanted the documents. Management is either ludicrously disorganized if I'm being extremely charitable or lying if I am feeling particularly salty. Either way, this is not appropriate for anyone providing housing and certainly not at this price point. No amount of amenities justifies this behavior from the maintenance manager or the leasing staff. The relief I feel knowing that my lease will be up soon (for 90 days rent) is immeasurably small compared to my frustrations with how this was handled. At this price point, just go buy a condo and at least you'll be able to fire any plumber who comes in and tries to tell you that your sink isn't actually leaking.

We can't wait until the end of our lease with Inland Real Estate Group so we can never do business with these jerks again. If you find out this company manages a commercial space you are interested in, don't walk away... RUN!

I paid per my move-in breakdown $2850.09 to include the pro-rated amount of $1270.08 for rent, $750 for security deposit and $1580 for an additional deposit/fee (which also happens to be the monthly rental rate minus tech fees). For full transparency, the property ownership/management has changed 2-3 times since I have been living here to include rental payment portals, property name etc. The property is currently now called Onyx at Westgate and unfortunately, it is run by Inland Residential Real Estate Services. I really wished that I would have read some of these reviews sooner but here is my story. I am due to transfer at the end of December, so I filled out my Notice to Vacate and turned in supporting documentation (PCSing to Florida per the Military) on November 27,2024 to the Property Manager Zindi Silva. She stated that everything looked good and because I owed no money or had any existing balances that I just needed to clean up, return the apartment to its original state and be gone by December 28,2024 and there would not be anything else that was needed. Both parties understood instructions, or so I thought. I returned home on the evening of December 05,2024 to find a 5-day notice of intent to terminate lease stuck inside my door implying that I had to pay $1833.25 now. I honestly thought it was a simple clerical error and not a scam/con until I went into the office on December 06.2024 and spoke with Zindi Silva. This time she acted confused and as if she did not understand that I was currently amid my 30-day notice and paid the fees above to include last month's rent. We went back and forth as I again reiterated those facts and showed her my move-in paperwork to include the cashier's check receipt. I could not understand how I had given proper notice and was expected to pay rent even though last month had already been paid by me upon moving in. She stated that the money was in escrow and could not be touched until I moved out and they were attempting to convert the last month's rent into part of the security deposit even though the move-in paperwork clearly shows that amount as $750. Again, I am not sure what kind of swindle or fraud they are trying to run, but I have obtained legal counsel the SCRA laws and JAG legal division. It really sucks because Arizona is a chill place, and I have never had any issues here as a tenant until now. I have never been a person to avoid paying what I owe, but I am not a fan of being swindled. To all perspective tenants please beware of IRRES's tactics and I can attest that these reviews are true due to my current experiences. I am extremely fortunate to have access to free legal advice per my job, but I realize that not everyone does, If I can help just one person avoid this headache then I have done my job. I purchased a home in March 2019 and provided the required 2 month early lease buyout on March 29, 2019 after I fully vacated the apartment. I turned over keys and the apartment fully clean, no damage and in good condition after living there 3yrs plus on March 29, 2019. I received my first detailed statement of final transaction and deposit dated April 26, 2019, that in error reflected my last day as April 24, 2019. I phoned the management office to get this corrected. I haven't received any corrected statements until today after several calls and attempts to reach corporate office. I received another statement along with a check for a partial return of my deposit. This statement has the same moveout date of April 24, 2019, along with additional charges for final power, trash and water for April 2019. I didn't live in the apartment in April. I moved out and turned over the keys on March 29, 2019. This entire process has been a nightmare and does not follow Florida law in providing an accurate statement to me to review and dispute any additional charges against my deposit. I have been very patient but have gotten nothing but the run around concerning correcting this matter. I need to speak to someone in corporate that will get this corrected once and for all and my full deposit balance expedited to me promptly. We're way past the appropriated days by law to settle this correctly.
