The office staff never answers the phone! As a resident of a property managed by Peabody this is a problem!

Extremely bad management here They fail to properly communicate with their tenants. Walk into your homes without permission, just to be nosy The main lobby smells like dead rats and Trash which they have not been able to maintain at all. In the course of 5yrs I have seen multiple people in and out of the management office. One of the assistant managers thought it was okay to call people disgusting and shout at them like they're beneath him. This is not okay. Very rude behavior and unprofessional. read more

Peabody management continues to make conditions worse, not better. The only time anything gets fixed is when HUD is coming and they need to secure funding.Outside of that, tenants are left dealing with serious violations while management looks the other way. At the same time, they are quick to threaten eviction/violation even when tenants are doing exactly what they're told. Everything is about money and control, and the situation keeps declining. Recognition, opportunity, or employment seems to depend more on who you know than what you know. Once again, we see a system where white ownership controls urban communities while continuing to receive government grants under the claim of "keeping rent affordable." In reality, if housing were truly affordable and there weren't so many barriers placed in front of minorities, both in housing and employment, people wouldn't be trapped in these conditions to begin with. They find money for cosmetic fixes and unnecessary spending, but real issues that affect tenants' health, safety, and quality of life are consistently ignored. Reaching out to anyone in power is pointless, they don't listen, and they don't care. At the end of the day, this isn't about community or residents. It's about money, control, and maintaining a broken system. read more

I have had a leak in the roof that leaks down through the walls, causes water damage to the walls, and leaks through the ceiling in my kitchen and into my pantry. I have been sending emails and posting service tickets on the client portal for SIX MONTHS, since December of 2024. Every time it rains it rains into my kitchen. I have had MINIMAL communication from management about this. It was basically "we are working on it" for every 10 attempts at reaching out to them. Recently, they send someone out to put some TAPE on the roof. This was supposed to fix the leaking. It has not at all. They continue to be non-responsive. I am very upset at this horrible joke of a property management company. They don't even seem to try at all to provide any customer service in the slightest. Shame on them. read more

Have been living at my location for 5 yrs and things are just going downhill. Not worth the money. The rugs are ancient, elevator breaks every other month, washers and dryers are crap, tenants can't give input or participate in the building decor or decorations (though we live here and pay rent) and crazy enough our maintenlance man had confused his role and swears he is a property manager. I applied for their new property Walnut Knoll in Foxborough, MA. They sent email inviting me to make an appointment because my application had been approved. Next day staff sent me another email asking me to disregard their email. Who wants to live in a property managed by clowns like those ones, Peabody Properties? This company is digusting! They miss management of buildings is horrendous! We have a major mold issue through out our building. They say " its and old building", or you can move if you dont like it. Seriously! We are human beings and deserve to have a safe, healthy environment to live in! Especially for the price of rent they charge. Low income...NOT. read more

Juliana and Mirna was wonderful to me. I also worked with Yvette for my pre-lease paperwork. All three women were lovely to me. I will not hesitate to rent with Peabody Properties for my first apartment. As long as I follow the rules, federally and state rules and regulations, this company will work with you and help you. They don't return phone calls, they don't respond to emails and they don't even respond in person. I have called, emailed and I even went IN PERSON to Harbor Village in Gloucester recently and asked the woman running the office if she could look at my application for a 1 bedroom apartment (I applied over a year and a half ago) and if she could give me some idea of how long I might have to wait. She told me she was busy on the phone and she would call the following day. I gave her my name and my number (I watched her write it down). I SPECIFICALLY ASKED HER...."You ARE going to call me...right"....she replied, "yes I will". Well take a wild guess.....she never called me. If they're this negligent with simply responding to inquiries about apartments what are they like as landlords? Bloody Hell!! read more

I did everything that they requested and required but kept giving me the runaround!!! The disabled as far as they are concerned do not exist!!! Very disappointed in Peabody Properties. They promise the world but give you a sinking island. Just one example, a building under their care was leaking and rodents getting in the attic area for ALMOST A YEAR, before it was corrected. Check their management credentials ... I leave it to you. You need to update the elivator certificates, this is seriously a health issue. You need to pay more attention to your updates with safety inspections. They haven't been updated in almost 2 years. Check your so called managers work building reports with tenants requests of complaints. How does this happen when you have no time to provide protection for the safety of the tenants? The Braintree office oncall also has no idea how to handle the problem. Unbelievable! read more

I put in an application over two weeks ago for one of their units and have made a phone call after phone call to try to get an update as to what's going on nobody returns phone calls emails answers the phones or anything else just so unprofessional very disappointing since affordable housing comes far and few between and this is the company they have dealing with these sort of units read more

Update - June 14th 2019: I decided not to rent with these people and thank God I didn't! But the best part is they're so shady. They still have my deposit when I asked for it back on June 4th. I'm not quite sure why there are negative reviews about Peabody. Staff are gracious and bend-over backwards to help residents living within their communities. I especially appreciate the safety and security measures they took during the COVID-19 pandemic. Highly recommended. read more

Called, emailed and faxed this place FOUR times about an apartment they advertised!! NO RESPONSE! Why post the listing if they have no intention of replying ! It is INCREDIBLY frustrating and unprofessional to have this lack of communication. Also, my very good friend is in an emergency state with her 10 year old daughter... she too gets no reply!! Why??/ I have email and fax confirmation of their receipt of my contact with them. We both also used THEIR WEBSITE contact form!! YIKES!! read more

The apartments are nice, if things are wrong they get fixed pretty quick, the trouble is the apartment manager, Pamela D'Mingo I think that's how you spell it, you give someone a little power and it goes to there head. one thing that got me pissed off is she stopped deliveries to our building, she said someone's packages was stolen, It's not right to not get deliveries, I called Peabody Properties and the guy I talked to went along with what she said, she lied to him she said she came over and picked up packages on the sidewalk, never happened, If she comes in her hours are 9 to 5 she is never here that early or late. she told him the doors lock, outside door locks at nine pm and unlocks at seven am, no deliveries come at those times they are always in the afternoon. I got a package and she made me show the label like she didn't believe me she knew it was mine. she degrades people like she is above all, she has kiss asses that she treats ok. she laughed in a couple of tenants faces when they asked her for help, she did come through but no need to laugh in people's faces. From my time with that guy from peabody properties I think Peabody Properties works for her, not the other way around. Property management seems to be an important service more for the developer and to a lesser extent residents or consumers. Peabody properties although extensive in terms of the number of properties they service seem to be lacking in the care they afford to their residents as opposed to the management of the physical property. Community is espoused in their corporate structure but seems to be failing In a number of their properties. Buyer beware in reviewing what seems to be offered and the reality of how details play out. The questions should be asked, just know the responses are generally from the script and perhaps not clear and subject to misinterpretation. read more
