I just moved out of Landing 53 after 4 years and I am so sad to go! Life circumstances made it so it just didn't make sense to stay any longer but I am truly grateful for my time there. Takes your money and your well-being We haven't even lived here for a year and the fire alarms have been going off almost once a month or more, the latest waking us all up at 3:00 a.m. to evacuate the building. When there was nothing to evacuate for other than a false fire alarm. Besides this being annoying it can also be dangerous for obvious reasons. That is something more recent but when we first moved in here there was also leaking from the indoor garage that got rust all over our car. We do have pictures of this and confronted the manager and all they gave was an apology. Instead of giving us any compensation or help with any of the problems that I have talked about here they just say sorry and avoid the question. Don't get me wrong, this used to be a nice building about 5 or 6 years ago. I had a friend who lived here and these problems never occurred until recently. I don't know what's going on with this building but everyone is moving out and nobody is staying anymore. There's probably more stories of other people who lived here but there's just nowhere to talk about it. On their website you can't leave any reviews and have to talk to an AI chatbot to even get any contact with them and sometimes emails take days to respond. DO NOT MOVE HERE !!! read more

We lived at Landing 53 for 2.5 years and enjoyed every minute. The staff and management was spectacular in making you feel at home. They were always quick and courteous when responding to issues or concerns. The location and amenities made it worth the cost. read more

I've never experienced a more disorganized office/managerial staff. I've come to learn (from absolutely everyone I've met, thus far) that due to extremely limited access to elevators and stairs, limited parking, and un/loading, etc., the move-in process has been deemed "a nightmare." The apartments have nice looking fixtures, but windows are cheap. SO noisy and drafty! I don't even want to know how much our heating bill will be this winter! I gave this place two stars because it's clean, brand new, and pet- friendly (hard to find). I really don't recommend this place. read more

Toured with Erica yesterday and she is dedicated to her job and residents. She is a great manager! The apartment community is a friendly vibe and it is priced fairly based on the amazing gym and pool. Not to mention the other amenities of parking and community rooms. The worst manager and employee I have ever seen. (1) don't have ability to solve the noise problem and keep throwing balls to others for months. (2)play tricks on the resident and lie, they can even deny something they said yesterday. (3)keep delaying things with too many excuses. I thoroughly enjoyed living in Landing 53. I moved up from Florida and this gave me that same vibe - NEWER (so hard to come by in the Boston area), pool, gym, everything! Across the street from the East Braintree/Weymouth Landing commuter rail stop which was SUPER convenient for me getting into South Station. You are also across the street from 7/11 and some great restaurants/salons and I took full advantage of that (pre-COVID). Dog poop WAS an issue, but bldg management instituted a "Doggy DNA" program a while back and that has alleviated the problem immensely. Management socially distanced the pool so we were able to use it starting in July, which was really great. Erica and Tony are always eager to help with any questions or concerns and maintenance requests are taken care of quickly. One negative thing I will say is, either the ceilings/floors are very thin or my upstairs neighbors were elephants... or both... so I would recommend the fifth floor if floor plan/budget permits (that was my goal - to move up the building ranks and have a deck someday haha). I had to move out due to cost/COVID unemployment, but if I am ever able, I would move back in a heartbeat! :) read more

Lived here for 2 years before we purchased our house. Loved the location , amenities and staff.

This is the worst apartment that I ever lived in for 10 years!!! First of all, I move in to 1 bedroom the building at the very first beginning after it built. It was quite and nice at the beginning, and then I realized the window is not strong enough to block the noise from the outside traffic so I have to move to another 1 bed room on the other side which increased $300 per month and $250 one time payment for moving. That's ok for me because I get into more relaxing area. Secondly, the parking space is very small and I am so afraid to scratch my car so I normally park outside behind the building, and then one day my car got tolled because the management changed the parking lot to residential parking and you need sticker to park there for only 3 hours between 9am to 11pm. I didn't notice the email that they sent out the day before. I have no problem at all for they changed to resident parking until my friends stop by and I found out there are no guest parking at all. Thirdly, one day(I believed that a Wednesday or Thursday) my toilet is blocked. So I called the office to request a maintenance. And they told me that the maintenance guy is not unavailable until next Tuesday!!! wow.....I said ok because I spent most of my time in my other property. So I guess I just need to stay away for a week then. When I returned to the apartment, it looks like the maintenance didn't come to fix the toilet but it works by itself. Fourth, the management in the building never do the cleaning! There are dog pee and dog poops everywhere! That's absolutely disgusting and I have to watch my step very carefully after step out of my car. Especially on snowing day, you can see those yellow dots everywhere. Last but not least, I finally survived for the 12 months leasing!!! And as policy, I gave them more than 60 days notice for moving out, and they start to have someone to knock my door to show the apartment. On the first time, when I was still sleeping, the manager Tony came with another couple knocking my door, and start showing my apartment that I am here. I let them in even though i felt uncomfortable and unsafe because I am living here alone by myself. However, this is not the end. Few days later, I got an email from them said they need to show the apartment again to someone else. I try to communicate with them that I would like to reschedule because I won't be home at that time. They reply me that I don't need to be home. Unfortunately I felt extremely uncomfortable this time that they keep bringing some strangers to my apartment before my lease end. I told them my concerns regarding without my presence, I do not want to show my apartment to those strangers because I don't know who is going to responsible for any potential damages or lost since all my values personal staffs in the apartment. Especially they said they need to show 5 times a week if necessary. At this point, it really leave me no choice by consulting a lawyer and be ready for the future action. What they are saying is they are the owner of the building, so they have all the right and policy to do whatever they need to do. As a resident who is paying $2200 per month, I do not even get to live in a safe environment with my privacy. If you are ready to live here, I can only say: Good luck! read more

I wouldn't live here for free if it was an option. The noise from in between the floor of the upstairs apartment and our ceiling is a major issue and the building has done nothing to enforce quiet hours. I've had to call Braintree police dept to file a noise complaint at 1am on a Thursday with loud music and a party going on upstairs. The people who live there are rude and know exactly what they are doing to disturb the peace. The carpeting in the hallways hasn't been professionally cleaned since the building opened a year and a half ago and there are spills, crumbs, other collective dirt and trash in hallways and stairwells. There is dog pee covering the lawn area at the back entrance of the building and dogs aren't supposed to be allowed in the courtyard on the turf grass area but many residents don't obey this policy and the building once again does nothing to enforce it. This building has a lot of work it needs to do if they want to keep their residents happy. We can't wait to move out. read more

This was the worst rental experience I have ever had in my entire life. The price you pay is absolutely not worth it. They don't heat the pool- just FYI. The property management team has zero customer service skills, and they do not care about that. There was a robbery in the building when I lived there - it was horrible. A woman was screaming and people were attacked. There was blood in the hallway for quite some time. We all panicked and called 9-1-1. The management company basically kept this a secret. I advised some other tenants on a message board - which management would not allow my post to go up. The door in the building are always broken - never secured. I had to terminate my lease early due to a very serious family matter, that was heartbreaking and they did not care ONE bit, sent my information to their attorney and charged me 5k to leave. It's in a terribly busy traffic area as well. It's pet friendly, but there is nowhere to even take your pet to go to the bathroom. The place is a joke. read more
