Pros: -There's a dog park within the community which is cleaned and soap washed daily....huge reason for moving in. -Work orders are handled same or next day. -There is a resort style pool with some BBQ grills. -I've had no issues with deliveries or office management as other reviews mentioned. -Onsite cafe lounge with fresh coffee/tea machine. -My gym and Costco are across the street. -Inside apartments are relatively new looking with newish appliances and plenty of storage space. Cons: -One thing that can be improved is some hallways have a strange odor and floors need to be cleaned along with stairwells need a good sweeping and cleaning. read more

Price wise it's on the high side. And yeah the front desk leasing agents are just ok. Not very responsive. Not very nice unless you catch them in a good mood. But as for the apartment itself I like the layout and the "Las Vegas style" pool is really nice. I noticed a lot of packages left in the open. And yeah doors often left ajar. I feel for the Delivery folks because they have a hard time getting in. I did not witness any Parking theft. But folks parked in reserved spaces and many without stickers so I don't think they enforce parking much. I'd stay again if the price point was better. Realize leasing staff can always change so even if you have someone you like now it may change by the time you check out (and vice versa it may get better). Their chill room has a shuffle board table and there free coffee downstairs. read more

DONT MOVE HERE If I could give this complex zero stars, I would. Lived here for a year now and will not be renewing my lease. The day i moved in my car got broken into, window smashed and everything. Leasing office did not care at all and we seemed to be an inconvenience asking about security cameras which they claim they have (they don't). The third month i was here they slapped an extra $250 on my rent for the month and blamed the charges on electricity, despite me having a contract with payless power. Leasing office was not helpful at all and couldn't explain why i was charged due to them switching systems. wtf??? Tenants are so disgusting, constantly seeing dog piss and shit in the hallways. Random ear splitting fire drills for no reason?? White guy that works in leasing office is very rude, not helpful, and seems to really hate his job. This place is also horribly overpriced. read more

I am beyond happy with my experience at the Pearl Greenway. My partner and I have been at this Apartment complex for the past 2 years and we love it! You truly can't beat the area where you are literally 15-20 minutes from everything Houston has to offer (Midtown, Galleria, Washington, etc) for the style and cost of the apartment. Work orders are taken care of promptly, as is valet trash and there's always parking available. I would also have to say a bit thanks to Stacey and her team! She's super helpful with whatever you need and the leasing office is always inviting and have the willingness to answer the phones for any questions you need! Definitely moving back if I find myself in Houston again. read more

I FEEL BAD FOR THE TENATS. I just left this community, ISMAEL PENALOZA was so rude. He scheduled me for 115 and when I arrived he wasn't at the property. The lady Staci wouldn't show me the available unit due to her having a meeting. I gathered my things and left the property for Ismael to call me to come back, when I asked why would he schedule me to 115 if he wasn't going to be there he hung up in my face... I went back to the property and asked for his information. I WILL be reporting him to his corporate office. I don't even live here and I was treated with no respect. We lived here for 2 years, at first it was good but the management here is the WORST we have ever encountered. The location is great but there are way better complexes within a couple of blocks, save yourself the trouble and look at those instead. They ripped us off for $175 AND our entire deposit when we moved out claiming that we had stained the underside of a carpet in our bedroom but were unable to provide any evidence that the carpet was stained by us as the top of the carpet was completely fine. Not to mention, they blamed our pet who we had already paid a $600 non-refundable deposit and 2 years worth of pet rent for. The doors here NEVER work. People used to prop the doors open because you would end up locked out of the building and their solution was to put cameras pointed at the doors to stop people from leaving them open. There were times only one door in the entire complex was working and sometimes it took DAYS to fix. There are a bunch of REALLY aggressive dogs in this complex, management do nothing about it and some people refuse to leash their dogs and let them go around attacking other dogs without having any control over them. The dog park also always smells like pee and some people let their dogs bark all day. The parcel pending by the dog park is always overflowing and your stuff gets left in the hallway. Lastly, the hallways always smell like weed and once you tell them you are moving out, they will not respond to any work order that you submit. read more

I guess it's true, people only write reviews when something they deem bad happens. But not me, I LOVE this complex, the management staff and maintenance crew. My fiancé and I moved from Australia to Houston 10 months ago, we looked at over 11 different apartment complex. When finally, we met Lidia, who went above and beyond to help find us a two bedroom apartment that we would love and be happy in. It's not easy moving from the other side of the world when you don't have a social security number, I was quite stressed with the whole process. Lidia walked me through each step and answered any questions I had along the way. I cannot say thank you enough, we would not be living here today, without you. The management staff Nicole, Julia and Casey have been fantastic also, with timely communication on community matters and prompt responses to any questions. Nothing is too big or small for them. The maintenance crew are prompt and polite, I often pop in a request and have someone knocking at my door within a couple hours - even if it is just a simple light bulb. I love the monthly community events, weekly fitness classes (especially yoga - fantastic instructor) and of course the residents, they all so friendly. Pearl Greenway just has such a great culture, we can't imaging living anywhere else. read more

I have lived in so many apartment complexes over the years and this is by far the WORST place I have dealt with. My move out process was horrific. The service is awful and the staff is extremely unhelpful. I was charged an absurd move out fee for carpet that "had to be replaced". I asked for proof and was sent photos of a carpet that had nothing but normal wear and tear. The carpet had no stains or rips, and it only had the furniture marks from my bed frame and traffic marks in the entry way. I explained to the assistant manager (Stacey) with screenshots of my lease agreement, the Texas Law code stating they were not allowed to charge me for normal wear and tear, along with examples of what normal wear and near included for carpets. Instead of acknowledging that I was correct or even attempting to prove to me how the carpet didn't meet that criteria, all I was given was an apology and that I would be sent to collections if not paid. They can't even prove to me that I am wrong. I was sent the invoice and was told to pay within 30 days of move-out and not six days later they are already sending me reminders that its due. There is obviously shady stuff going on and they are just trying to take my money. I have seen other reviews of people who faced similar problems. The place is not kept up with. The hallways are always dirty and the wood floors damaged. Their prices for rent are not worth it. Please save yourself the major headache and look elsewhere. read more

Really nice apartment complex. The leasing office was always helpful with any question/concern or packages that I may have had. The area is ideal, you are basically in the middle of everything in Houston. Nice gym, nice pools, nice dog park (although I would suggest changing the fake grass once in a while, the whole area reeks). The dog park is ideal for when you wanna walk your dog at night, you don't have to leave the property which is great. As far as safety you need a key to move around so that is reassuring. Yes the vegas pool gets loud on the weekends, so I would suggest don't move around the vegas pool if you don't want to hear it. read more

The leasing office staff is extremely rude. Specifically Ismael Peneloza and Stacey Collins. I am appalled by the lack of customer service & disgusted by the way I was spoken to and treated as a resident. When I spoke to them in person regarding a simple to solve problem, they were rude beyond imagination. I have never been treated in such a very dismissive, condescending, rude manner in all my life. I have been a resident for several years & recently regrettably referred my mother who just moved in. She rented a storage unit in addition to her apartment. On the day she moved in the storage unit was filthy. It had not been swept or cleaned out of dirt and debris. The light was also not working which meant the movers she hired had to move her things into the unit in the dark! She called the office at 3pm and simply asked for the light to be fixed. She was told by Ismael that she could submit a maintenance request for the light and they'd get to it within 72 hours! She is an elderly woman who'd hired movers to lift and place heavy things into the $100/month storage space. To be told that she'd possibly have to wait 3 days to have a light bulb changed was audacious. It was a simple request from a new resident. I went to the office to find out why she was being told it would take 3 days. As a resident I've never received such sub par treatment as I did in that leasing office. I went in to explain why I was there to assist my mother in the matter through her frustration with the stress of moving. I was trying to explain to Ismael how pertinent it was that she have a light so movers could place her things in the unit where she could identify and access her items to which he kept trying to interject what he told my mother over the phone while I was still talking. I was not finished speaking and someone talking over another person is super rude. Stacey came out and when I told her why I was there she said she'd call the maintenance manager but she was leaving for the day. I asked her if she could make the call while I was there so she could let me know yay or nay if they'd be able to come fix the light. She proceeded ignore me, pack up her things & just leave the office at 3:45pm stating she had to pick up her child when I asked why she was just waking away. She left without simply making the quick call to maintenance. The other two associates went in the back as soon as she left and they left me standing alone in an empty office for 10 minutes without telling me what they were doing to resolve the matter. I was stunned by this blatant display of awful customer care. When they finally came out of the office Ismael walked right past me and told the other associate to follow him so he could show her something on the front door. I said excuse me and asked for service and he put his had up in a dismissive gesture and walked away from me to the front door. It was disgusting and disrespectful. I told him he was being extremely rude to me and that I've never been treated so poorly for just asking for assistance. He said to me "oh I can speak now?" in a very condescending manner. He told me that I was being rude to him and so he would be rude right back to me. Not once did any of the associates call maintenance while I was there. I asked when the manager would be in so I could speak to her and was told vaguely by Ismael "within the next two weeks". I asked for his last name and he handed me his card. I then asked for Stacey's last name and he told me "no". I then asked the other associate for a Stacey's card and Ismael interjected while I was talking to her and told me no, that I could not have it and that if I wanted her card I'd have to come back another day when she was there and ask her for it. It was the most frustrating and horrifying exchange I've ever had from a person who's job it is to service residents. The negative way I was treated over a simple light bulb replacement request was more than upsetting. Imagine being belittled at your own home. read more

It was fine. Thin walls and questionable maintenance, but I have LOVED living in Greenway Plaza, and the location is unbeatable.

Now that I've lived at Pearl Greenway for more than one year, I wanted to rewrite my review so that it more accurately represents our experience. My main complaint one year ago was in regards to poor communication. Apparently in the state of Texas there are annual fire alarm inspections that involve turning on the alarms for an entire floor of apartments, while the inspectors walk from apartment to apartment ensuring that the noise is audible and lights are flashing in every unit. This obviously takes a long time and you DO NOT want to remain in your apartment. Last year, I got caught in our apartment with a feverish 4-month old during the testing. It was really, really terrible. However, this year Pearl Greenway definitely listened to last year's complaints and communicated very clearly about the testing. They sent multiple updates and let each floor know roughly which day/time their alarms would be tested. Thanks to their detailed communication, we were able to avoid the testing completely. We love that Pearl Greenway is safe (gated garage, courtesy officer that lives on the first floor, nice neighborhood, great fab/door lock-system throughout the building) and clean (valet trash pickup, they mop the common areas all the time, nice landscaping, nice grills and beautiful dog park and pools). I also really love the Parcel Pending locker system for picking up our packages. The location is great, a few bus stops, an Uber pick-up area, and you can technically walk to a lot of restaurants/shops/offices (though coming from Michigan, I don't think Houston is actually very pedestrian-friendly). They also have fitness classes and a lot of nice events for the tenants. I think the rent is very fair, considering you have a washer/dryer and all appliances are new. The maintenance team is also amazing, and they fix everything so quickly. No apartment is perfect, and the two downsides for us are the overall craftsmanship and quality of the apartments, and the fact that it's not a family-friendly community. In terms of quality, we had our kitchen sink collapse (when it was filled with water) because it was only held in place with glue, and we had a lot of problems with big gaps in the flooring and baseboards. There have also been a lot of random nails sticking out of the baseboards and window sills. Pearl Greenway is definitely home to a lot of young, working professionals, and not many families. Out of 300+ units, I bet there are less than 15 families that live here. When our son was a newborn, and more inclined to cry at all hours of the night, one of our neighbors enjoyed banging on the wall "to get him to stop crying". Obviously, no parent wants their baby to cry, especially in the middle of the night! So I found her banging strange and pointless because we were already doing everything we could think of to get him to calm down and go back to sleep. I spoke with her, and the management, and it stopped. More recently, the woman BELOW us started banging on the ceiling around 7:30 am random mornings (sometimes weekdays, sometimes weekends). I also spoke with her and she said it's because she doesn't wake up until 9:00 am and that our 1-year old is a "heavy walker". She suggested "having him sleep in later", taking him outside every morning until 9:00 am, making him wear socks on the wood floor, as well as discipling him more. I had a good laugh after that conversation. I will say that management abides by the Fair Housing Act, as well as the state and federal anti-discrimination laws, since we have never been spoken to about our son's crying or "loud walking". However, I don't think I would choose this place as a more permanent home because it's just not a kid-friendly community. read more

The management here is atrocious. I have been broken into twice. Security issues with this place is ridiculous, the entry doors off the street are inoperative more often than not. Anyone can gain access into the building because of it. People who do not live here follow other cars into the garage to gain access. People smoking marijuana out on top level of the parking garage. The construction is so poor, you can hear everything from the floor above and talking in the hallways. You can always count on finding empty beer bottles and broken glass after a weekend in the pool area, vomit that goes unclean for days in the elevator and people passed out in the hallways. This place reminds me more of fraternity house. EVERY TIME I have gone to the office about my concerns regarding the security of this place the answer is always that... this is a big city and things happen. Unfortunately, I still have some time left on my lease before I'm able to leave this place. If you're looking for a place with management that doesn't care, security that is non existent and loud noises that go on until all hours of the night THEN this is the place for you....my suggestion is keep looking, don't let the nice floor plan and location fool you. This place is anything but a PEARL... it's more like something you'd find in a litter box. read more

The amenities and apartments themselves are very nice. Pearl Greenway was actually our top choice because of the amenities and new appliances in the apartments. They can be a little pricey for the square footage that you get, but ultimately we thought they were worth the price during our tour. Unfortunately, the leasing agent we toured with never got back to me after several attempts of contacting her regarding our interest with the property. Our second choice had a deal that was not going to last long so we ended up signing with them over Pearl Greenway. I don't know what it's like to live here, but given the fact that I already had trouble communicating with management/leasing when we were trying to sign a lease.. choosing a different complex was probably a wise decision. read more

I was planning on moving here and even went through with the application process but several things happened prior that should have been a red flag and I am glad that things went the way they did since they prevented me from living here. 1) I toured with Lidia twice. The first time it seemed like she couldn't answer most of my questions or said she would get back to me on that (never did). I assumed she was new since she was very polite. The second time (nearly a month or two later), I had to wait 30-40 minutes to get a tour and she still did not answer the questions I had for her during the second visit. 2) Since I still assumed that she was probably new and not trained properly, I proceeded to the application process that same day on the apartment that I had liked and toured. Unfortunately, someone had signed the lease for that apartment already (which no one informed me of) so I went ahead and picked my second option but sent an email regarding some questions about it. 3) I sent 2 emails to Lidia as well as the email listed on the website with a simple question regarding move-in date.... It has been nearly 2-3 weeks and I have not received an email or call....... I have taken my business elsewhere and am thankful that I did... I found a nicer apartment complex that is even cheaper that does not fail to answer questions in a timely manner in which, in my opinion, says A LOT about how they will treat you once you actually live there. read more

The staff has no idea what they are doing. I have had nothing but issues since moving in and now they are straight out attempting to steal the deposit by claiming it was never paid. I recently moved out and they send me an outrageous bill for $700 to clean the apartment. But what's worse is they tried to claim I never paid a $300 deposit and it will not be paid against the bill despite the fact it's clearly written on my signed lease, on my move in statement receipt from them stating a $300 deposit, and I have emails from one of the staff Lexi specifically talking about paying the deposit. After I sent over all of these documents plus proof from my bank statements of all my total move in costs they agreed to credit the deposit back to my account, with no explanation for why it wasn't there in the first place. Makes me wonder how many people's deposits they have stolen over the years because people didn't read the statement hard enough. On top of straight out attempting to steal $300 the bill itself is laughable. $400+ to clean the carpet of a one bedroom with wood floors and carpet only in the master bedroom. On top of that they added a charge of $100+ for an ozone generator to purify the air and 100+ for cleaning. To be clear there was no stains or damage of any kind to the carpet nor was the apartment dirty or smelly. A couple hundred dollars to clean everything would have been totally reasonable as the apartment was relatively clean but I did not have it professionally cleaned. read more

When I decided to move to Houston after living in NYC for several years, I was faced with the daunting task of finding a new place to live in a new city. Although Houston is my hometown, a lot had changed since I moved away. I knew that I wanted to live in a pet-friendly, central location, inside the loop, with all of the amenities that would make life enjoyable. Enter the Pearl Greenway. This is hands-down the BEST apartment complex in the city! First, it is a Morgan Group property, which means it is the best of the best from top to bottom. Second, the apartment complex is not even three years old as of the date of this review. The apartments themselves are spacious with top of the line finishes -- in fact, you get your choice of three (3) different finishes: modern, metropolitan, and modern ranch. It's the only building that I know of in Houston that has multiple options of interior finishes to choose from -- with most of the apartment complexes in the city, if not all, you're stuck with the one set of finishes that the builder installed. Each apartment contains the following: beautiful wood floors, open floor plans with kitchen islands, a Bluetooth integrated surround sound (which produces INCREDIBLE sound when playing the music off of your iPhone -- even better than Bose in my opinion), stainless steel appliances, quartzite countertops with beautiful backsplashes, spacious walk-in closets (which, after living in NYC, I fully appreciate now), and some come with a patio or balcony. Third, the complex has every possible amenity that you could want and then some. Clubhouse with after hours common areas -- check. Social Room with TV and sound system that you can reserve for parties or gatherings with your friends and/or family -- check. Cyber café with large screen TV and coffee station, that also includes a lounge area with Wi-Fi -- check. Vegas style pool with cabanas and gas grills poolside for those times you want to bbq outside -- you bet. Dog park and athletic club with all of the latest workout equipment -- the list is endless. Fourth, location, location, location! The Pearl Greenway is centrally located inside the loop within a 10-15 minute drive wherever you want to go in the city, whether it's Midtown, Downtown, Montrose, River Oaks, the Galleria, West University, or the Heights. Plus, it's within walking distance to a number of great bars, restaurants, and shops, as well as the Edwards cinema nearby. And I saved the best for last. The staff is, unequivocally, the most awesome group of people ever assembled to run and manage a residential property, period. Ruth, Melissa, Mark, Kathryn, and the entire maintenance crew are so professional, courteous, and accommodating to every single tenant, and always go the extra mile to ensure that you have the best quality of life at the Pearl Greenway. I rented here for 2 years and loved living here. The property is well kept and the amenities are very nice including the gym and pools. I really like the units here--I went with a contemporary style but there are more traditional styles for those who favor that. The neighborhood is growing with plenty of places to walk for dinner, drinks, movies, retail shops, etc. The staff is friendly, helpful, responsive, and proactive. I would highly recommend living here if you are apt hunting. read more

Today, I walked in to check out some one bedroom floor plans. After waiting for about 10 min, a lady came around the corner and said hello. I mentioned I was interested in a one bedroom floor plan and she immediately told me that we could not do a tour today due to some resident issues going on. I asked if I should make an appointment when it was at a more convenient time for the property and she stated I could. However, she mentioned that even if I did make an appointment for tomorrow she would be the only one and could potentially not be able to give me a tour. I'm not the most knowledgeable in customer service, but this act of unprofessionalism doesn't seem to be a good practice. I had high hopes for a Morgan group. I'm not sure what's going on with the "resident" issues but I hope they can get it together and maybe the next person that walks into this office gets a more enjoyable/welcoming experience. read more

Terrible. Do not like the office staff, they were rude and unhelpful. They towed my car despite being parked in visitor parking lot. There were no signs indicating any rules about the visitors parking lot or any restrictions on the guest parking. I was using my boyfriend's car for a few days, so my car was in the visitors parking lot to allow him to use it in case of an emergency. When I called about my car, I spoke to Nicole and Lexi, and they were unhelpful and mean. To make it even worse, I asked for compensation and Nicole threatened to make false accusations regarding our living situation in return. I asked for someone higher then her, and I did not receive a answer. I called another Pearl to get her boss's number and her boss, Susan, did not provide any compensation . The staff is not friendly at all. If you want visitors to be able feel like their safe in the building, do not rent from this place. Also, they have a dog area that smells terrible, especially when it gets hot. The area is made of turf, and they keep the same turf all year, with lots of dogs using it daily and it is very loud there. read more

The girls at the leasing office are so helpful and the Maintenance guys are always nice and quick. The amenities are awesome; my favorite place is the pool. I've been living here since April 2015 and I really do like this apartment complex. It has great amenities such as a gym with fitness studio (all top of the line custom equipment with individual TV screens), 2 pools, 6 outdoor grills, a dog park, air conditioned walkways - perfect in a Houston summer, and even a little sitting area that one can study in or grab a free cup of coffee at any time during the day. I've read some of the negative reviews and while everything may not be perfect, there are some situations that the office and maintenance staff does an excellent job of repairing right away or at least keeping residents in the loop about when the repairs will be complete. They also hold a once a month community networking event, which is great to meet other neighbors as at times it is difficult to meet people if you are a transplant. Lastly, Julia King with the Pearl Greenway does an awesome job at going above & beyond each time. I always feel appreciated when I see her as she remembers by name & unit number, so excellent customer service that makes you feel at home. This is an excellent community and I certainly will be looking at extending my lease in the future. read more

I lived here for about 2.5 years and was less than impressed with the complex and manager. There were numerous times I needed to call security for noise complaints and security was non responsive or if they responded it took them so long to handle the situation that it was not helpful. The first year I was there the maintenance staff took forever to fix any issue I had called in about. The second year it was getting better however there was a couple instances that left me unsatisfied. The first one was when they came into my apartment to fix something and left my door unlocked afterwards, so it was unlocked all day long until I came home from work. Other times they would leave their tools there which isn't a huge deal but a bit annoying. I finally moved out at the end of last year and have since been battling the manager over some fees that were put on my account. My move out was a bit abnormal as I was being stalked by someone sending me packages in the mail. This person was sending me something every month from an online store but was unwilling to give me any details on who they were (I requested from the online store, who called the sender and the sender denied the store the approval to give me their information). I submitted a police report for the situation. I had asked every person that knew my address or where I lived and no one was the guilty sender. I lived on the first floor by an outside door. It would have been very easy for someone to watch my every move, so once I started receiving these anonymous packages I felt very uncomfortable. I let the manager and staff know about the situation but the manager (Nicole) did not take it seriously at all. I wanted to move from my location due to feeling very unsafe ( I am single and lived alone) but Nicole was really very unresponsive to this request until she talked with her manager. Only then was she willing to discuss how I could move out. They required the police report that I had submitted to even begin to believe that I was telling them the truth, even though they had seen all the packages come through that I received. Regarding the fees, I have been discussing them with Nicole for the past 3 months. I had questioned some of them but had also offered to pay for partial in the meantime. I requested the information on how I was to pay the fees as none was given with the final invoice. They did not give me any information on how to pay the fees at the time I asked. During one of our email discussions recently I asked again how I can pay them and they told me I could only pay by hand delivering a check or mailing a check to them. I have been sent to Singapore recently for work and clearly have no way of hand delivering them a check at this time. Nicole suggested that I have a friend pay the fees for me. I felt that asking me to have a friend pay my bills for me especially when I had requested the information on how to pay almost a month prior (when I was still in Houston) was a bit ridiculous. Had she offered me the information on how to pay when I initially asked, there would not have been an issue. I have lived here for several months and everything about P.G. is Exceptional. The ladies in the leasing office(Kathryn, Julia, Melissa, and Ruth) are extremely helpful. They have exhibit the highest level of professionalism with any questions or issues that arose. The maintenance has been prompt with resolving any minor issues I had with my unit. The complex overall is kept clean and SAFE(security guard present at night). The have community events where you can meet and socialize with your neighbors. Great community features too(a basketball court. fitness center, lounge and the Vegas Pool. The surround sound in my apt is my favorite in unit feature(playing Taylor Swift while I apt clean lol). All the neighbors I have meet are friendly. Overall, this has been a great place to live. read more

I have been living at Pearl Greenway for over 2 years and its okay. Julia was a superstar and they have recently ran her off so the place is not nearly as great as it was when she was here. I go to the office with certain requests and the service isnt what it used to be. Please find a way to bring Julia back. Only reason for my 4 stars. Wish the new staff cared about my needs as much as she did. read more
