Tina in the office was of excellent help in finding the right apartment for me here at Pebble Creek. Her patience, knowledge, honesty and kind nature is a rare gem nowadays when dealing with leasing agents at apartment complexes. She gladly accommodated all my questions and needs. The apartment complex itself is charming and small, meaning it receives a ton of consistent care from the groundskeeper(s). The landscaping and pool facility are especially nice. A quiet and clean place to live where parking is plentiful. read more

I work from 9-5 and my girlfriend is a stay at home woman woke up this morning to a sixty day termination of lease.... No reason given Went to the office to ask why and got a shoulder shrug. My girlfriend is due on February 18th so they are kicking out a family with a newborn. Never late on rent etc. that is scary to think that here you have absolutely no confidence that you will have a home to come home to. Even if you are a good renter. I will keep you posted on deposit return. I'm sure a place like this will keep it. I could tell by the old half ass carpet cleaning when we moved in.... You know the kind where the stains come back two days after you moved in because the carpet is just fluffed up. Don't be fooled by the appearance when you go on a walk through. Cabinets are from the 60's with a white paper covering.... If you look inside they are falling apart. Our bathroom floor slanted also and the vanity doors are broken. There is no AC either. Just a little one in the living room. Basically we were kicked out for no reason. The only complaint I ever heard was when management called me because my very friendly cat walked in someone's house. And this is supposed to be pet friendly. This place is an armpit anyway glad to go. Not worth the very large 3000.00 price tag. **** update**** As you can see from the response just your regular wanna be professionalism. And going to corporate just gives you the run around. No problem. Me and my pregnant girlfriend will be leaving yes 5 days after her labor. What a cut throat community. No need to speak with the office about the condition of my apartment I know what that is. After these notices and the lack of basic human compassion or respect. I don't even want to be here now. Patiently waiting to move out. Sorry about the rant people but people should know about places like these. They are over priced but the get you with the cheep move in price. They also get you with the flat rate water bill 97.00 a month and pet deposits of 50.00 each per month "pet Friendly" and they will complain about your pets. 2700.00 rent. This property management is unprofessional to say the least. The level of knowledge of the employees here is unsatisfactory. only 6 washer and dryer combos for over 60 units. Only decent amenity here is the pool, which isn't heated during fall or winter. inadequate waste management also. Tweaker traffic during night hours with no security presence. read more

This is literally the worst apartment complex to live in. I will name all the reasons why . First off property managers are never here on their scheduled in times. The turn over rate is literally beyond ridiculous . The only good manager that was here Julia left and no idea why . She was the best . Then there is no security on sight no cameras nothing . There have been numerous occasions when someone was parked in my carport and management did nothing I had a newborn baby at the time too. They let gang bangers live here and three cars were on fire the day of my daughters birthday . The cars were left in the carport for over 10 days .. I literally had enough and called Campbell health and safety code because the smell was too much for me and my baby this happened on sept 15. They do these deals where there is 0 deposit and who knows what trash they are letting in . I was given a freakin 60 day notice to terminate my tenancy August 1 when I have been a resident for almost 3 years . Literally beyond me but I'm happy cause this place is so unsafe and so poorly managed . The only good people are Victor and David. Now let's get to Tascha she is beyond ridiculous she parks in the new renters car port. And she has been harassing me with phone calls and emails after I made an verbal agreement with when I was going to pay rent they decided to low ball me . Wrong person to do that to . I got an attorney and they are handling my case now . The list could go on they also make up their own rules about rent ... I looked up rent legislation and this email is laughable . Do not rent here ! Go to cedar glen or anywhere else but here ... I'm thankful for the friendships I made but so happy to be getting out of this . I want to give a big shout out to the Pebble Creek Apartment complex where I recently moved to 6 months ago. This place is awesome and here's why... (I had a checklist to find the perfect place to live) 1. Aesthetically pleasing- Check Their set up has all the apartments in kind of a circle with a courtyard in the center with lots of trees, plants and flowers. It's so beautiful and relaxing. There's a pool and hot tub too. 2. Clean - Check This place is kept spotless at all times! All vegetation is trimmed and swept daily/weekly. I love just walking around the place. It looks and smells clean always. 3. Quiet - Check This is the quietest place I've lived at! And there are kids here too! 4. Great floor plan - Check My floor plan is open and bright and just a great set up. 5. Management - Check They recently hired a new manager named Julia Oleson who lives on site. (The other managers didn't) Having someone live on site is a plus because they see and hear what we residents do and she's a big part of our friendly community! Julia is one of those special people who, when you meet her, you like her right away! She is so friendly and personable. She's always here, she listens to your needs and takes care of what we need or ask right away. She's also professional and efficient. Myself and my neighbors just love her and I hope she's here to stay! Julia has lots of great ideas and is the best thing to happen to Pebble Creek! I had a terrible experience with Pebble Creek apartments. I never even made it to the lease signing. After applying online, and placing a $500 deposit to take it off the market, I was told that I would not be able to see the unit until TWO DAYS before move-in because they were replacing the carpet and paint. Upon visiting the unit 10 days later, I was very disappointed. The walls were covered with multiple layers of paint, and the carpet was very poorly installed. The kitchen and appliances were nothing like the ones you will find in the photos on their website. I could also hear dogs barking nearby. After walking through the unit, I asked about utilities and was informed that NOTHING is included, not even water. The water bill is based on the square footage of the apartment and not what you actually use. Rip off. I decided that this was not a good fit for me, and the woman at the leasing office said they were going to keep my $500 dollars because it had been 10 days. There is absolutely nothing in the application documents stating anything regarding a forfeiture of deposit after 10 days. Needless to say I have filed a dispute with my bank regarding this charge. I highly recommend staying away from this property or any others owned by Lyon Communities. The rent is way too high for what you will be getting. There are other property management companies with better complexes in the Campbell area. read more

Not the worst place to live, but can definitely find better. First, the air conditioning is terrible. 1 in wall ac unit in front room only. Does not reach back of apt. They also reuse carpet from previous tenants many times over. We moved in and there were pet stains. They cut some pieces out and replaced with patches from other carpet. We lived there for a year then they charge us for steam cleaning it so they can rent to next person. They should have ripped it up and put in new carpet. Can you say GROSS??? Do not rent here. The incompetence of this company is only exceeded by there greed and dishonesty. They hide fees and bend or out right violate many California renting laws. There are so many negatives , but here are some highlights: They expect 60 DAYS notice of moving out even if your lease is up, or you are month to month. They WILL charge you for every one of those 60 days when you leave. Even if you have a pre-inspection they will take all of your security deposit. In our case they unilaterally decided to replace the carpet and now say we owe them money, ins spit eof the fact that we had it inspected by them. Very rarely is anyone in the office, when there is its a temp!. DOn't expect any messages you leave to be delivered, even if it involves forwarding addresses or move out date. Everything in the apartment is the cheapest possible. The carpets are poor, the hardware is crappy, the drains back up all the time and the air conditioning is old and completely inadequate. The shared facilities are always in disrepair. They have an enormous number of fees that tack on including a "water fee" that covers the whole property and goes to some shady holding company out of state. In spite of being good tenants we have been treated very poorly whenever we were finally able to reach someone. Just STAY AWAY. You can do better. read more

Although we didn't end up here, the staff, in particular Yasmine, were incredibly helpful, friendly, and professional. They followed up with me consistently throughout the application process. Managed by Lyon Communities, which means run, don't walk from these places. Lyon is famous for screwing over their tenants. On top of rent, they charge you for the following: Sewer, and Water, and Trash, Heat to Energy Fee, and Hot water fee, and Laundry Card Fee, and a few more I can't remember. Furthermore, they force you to pay for renters insurance! Furthermore, the very second your lease is up they raise your rent. Very un-clean apartment complex too. We have been living in Pebble Creek for 3 months and really like it here. The management is friendly and the maintenance is fast. The complex is very beautiful with all the trees and always clean. There is central heating but air conditioning is just a wall unit in the living room. We were ok with no central AC during the summer. I think California summer is bearable without AC but I guess it depends on personal preference. There are also no ceiling fans/lamps in the bedroom or living room. Ceiling fans in the bedrooms would be nice for those few days in summer. It is also annoying to have to buy a lamp for all the bedrooms. We don't have any complaints other then the ceiling fans and we knew about it before we moved. So I am giving them five stars. I will come back and revise my review if we encounter any problems. read more

First off, any 5 star reviews are from management. This place is absolutely a rip off. You get charged up the wazoo, and management doesn't care who lives here or how dishonest their business practices are. We've had drug dealers living next to us who have all kinds of illegal activity going on - management has been notified through multiple sources, and they're still there, filling the complex with drugs, prostitution, etc. etc. If you have a family or care about being safe, this is not the place to live. We'd LOVE to get out of our lease, but we're stuck. We will be moving out and pay for an empty apartment just to get away from this hell. read more

Is there a 0 star review option? I work remote from home and was guaranteed previous to signing a lease I would be able to get high speed internet at Pebble Creek. Not true. Xfinity was out 14 times in my less than 7 months in the apartment and I was told many times there is nothing they can do since it is Lyon Living's responsibility to replace the wiring from the street to the hub and also from the hub to the 17 units that had little to no connectivity due to 1970's wiring. Also several times, while I was taking my dog out, I had seen a homeless man using the bathroom in the laundry room during all hours of the night to use drugs and at times the light was on in the bathroom all night long and is sensor activated. Completely unsafe as a single mom with a teen daughter. I also never got my deposit back after I was told my the mgmt at Lyon Living I could break my lease due to the conditions, Julia was awful, mgmt is incompetent and person who I rented from was not able to be contacted since she moved to another Lyon Living locations. Do not rent here, they do not follow through with commitments. Shortly after I moved they updated the Pebble Creek website not to include high speed internet. I got a 3 bedroom house by Pruneyard for less than I paid at Pebble Creek. Also no security, I can't count how many times cars were broken into and when my tires were slashed and I contacted management no follow up and additionally they are not responsible for what happened in their own car ports. read more

I just recently moved out of Pebble Creek Apts but I have to say I really enjoyed my 7 month stay there. Management and the facilities people are very nice and attentive. I lived here for close to 6 months before moving, and the negative reviews I've read are true. This is due to the unresponsive office staff, who break or move around appointments that were set in advance and then hold the tenants responsible for the change. Don't expect to get your deposit back-- it will be your word against theirs when it comes to the "condition" of the apartment. I agree that nobody answers the phones, and on the rare occasion when the office staff does answer, they are unprofessional and resort to phrases like "there's nothing I can do about that-- it's up to my manager" to "solve" problems. There are much better apartments out there. Please don't be lured in by appearances-- you will pay for it in money and frustration. read more

The place has some good things about it, best thing being Steve the maintenance man being honest and efficient!!!! The remodel job is a cover up job, but not the worst! The worst thing upon moving out, after spending 7 hours going back and cleaning, after they gave me a long list of what to do!! They hired someone to clean anyhow and nickeled and dimed me when inspecting the place and took almost all of my deposit $1700!!! I did have some potty damage to cheap rug in small living room and more to small dining room and some scratching to a bathroom door!! Otherwise very clean with small amount of wear and tear!!!! I am a divorced single mom trying to make it, and now I have nothing for a deposit to give to my new landlord in form of a deposit????? Very unhappy!! My last pet friendly did not charge me pet rent and gave me back most of my deposit!!!! :( read more
