    **** Do Not Rent Here**** **** be sure to read the not recommended reviews also at the bottom of the page there are some recent ones and they are mostly one star**** We are a quiet family. I work from 9-5 and my girlfriend is a stay at home woman woke up this morning to a sixty day termination of lease.... No reason given Went to the office to ask why and got a shoulder shrug. My girlfriend is due on February 18th so they are kicking out a family with a newborn. Never late on rent etc. that is scary to think that here you have absolutely no confidence that you will have a home to come home to. Even if you are a good renter. I will keep you posted on deposit return. I'm sure a place like this will keep it. I could tell by the old half ass carpet cleaning when we moved in.... You know the kind where the stains come back two days after you moved in because the carpet is just fluffed up. Don't be fooled by the appearance when you go on a walk through. Cabinets are from the 60's with a white paper covering.... If you look inside they are falling apart. Our bathroom floor slanted also and the vanity doors are broken. There is no AC either. Just a little one in the living room. Basically we were kicked out for no reason. The only complaint I ever heard was when management called me because my very friendly cat walked in someone's house. And this is supposed to be pet friendly. This place is an armpit anyway glad to go. Not worth the very large 3000.00 price tag. **** update**** As you can see from the response just your regular wanna be professionalism. And going to corporate just gives you the run around. No problem. Me and my pregnant girlfriend will be leaving yes 5 days after her labor. What a cut throat community. No need to speak with the office about the condition of my apartment I know what that is. After these notices and the lack of basic human compassion or respect. I don't even want to be here now. Patiently waiting to move out. Sorry about the rant people but people should know about places like these. They are over priced but the get you with the cheep move in price. They also get you with the flat rate water bill 97.00 a month and pet deposits of 50.00 each per month "pet Friendly" and they will complain about your pets. 2700.00 rent. Stay away from this place also cars are being broken into in the back lot.

It's super close to the Campbell community center which has an outdoor track / tennis courts, but also a reasonable walk from the Pruneyard. We LOVED living right next to downtown Campbell for the restaurants and farmer's market! Our unit was definitely on the spacious end for a 1 bed / 1 bath, offering plenty of room and an abundance of kitchen storage, which was a huge plus. And we had assigned parking which is always nice to have in the Bay Area. What really made our time there exceptional was the outstanding support we received from our landlord, Abbas. He was incredibly friendly, attentive, and always quick to address any questions or concerns we had. It's clear he genuinely cares about his tenants and the property. The only reason we ended up leaving was due to a job change that required us to move out of state. I would highly recommend Gateway Apartments to anyone looking for a great place to live in Campbell. You get reasonable rent, an amazing location, and excellent property management!

It is a small-medium sized community built in the mid 80's with modern Mediterranean architecture. Coming from the property management business, I must say that none of the communities I worked in the past that falls into this category will be a match. I rented a 1 bedroom apartment with a bonus room (retreat), washer and dryer hook-ups, granite counter tops, upgraded cabinetries, ceiling heated system, recessed lights, carpet and lino combo, corner unit, storage in balcony and parking right across the unit. This place is very quiet, clean and organized. (and newer). Behind the community is actually downtown Campbell which means a breeze to the weekly farmers market and the dining and entertainment establishments. Heritage Village Apartments is very competitive in pricing. For the cosmetic and functionality qualities, it is worth the money. I must mention, however, that the coolest part of all of these is the manager, Joanne. She is very professional, very nice, and very prompt. She is one of the main reasons why I rented. I'm glad I did -- I've been here for about five months and love it! Location is perfect. Within walking distance or a ten-minute drive there's a bounty of stores and services: wonderful Ethiopian restaurants (Zeni's and Mulu's), Trader Joe's, the Campbell library, delicious tea leaf salad at the Burmese restaurant Kyusu, Whole Foods/Whole Body, UPS and USPS offices, the Campbell Community Center (where you can take classes on yoga, spinning, Spanish, ESL, piano, etc.), beautiful John D Morgan Park, the Sunday farmer's market, badminton court behind Fry's, Kaiser (if you are in their health care system), Mitsuwa and Lion Market (for Asian groceries), and lots more. At this time, rent for my one-bedroom (with sitting room) is $1970, which includes water and garbage. The unit has its own washer and dryer, with two sunny enclosed patios and hardwood floors in the kitchen, dining, and living room. The apartment was in good shape when I moved in, walls repainted and carpet cleaned. The only negative experience that I had was a pervasive chemical smell (could have been from the paint, carpet treatments, or pest deterrents), which gave me strong headaches and some nausea the first two weeks that I moved in. (Perhaps some air purifiers might have helped?) The neighbors have been quiet and respectful -- there is seldom noise after 9:30 pm (with the exception of one neighbor who seems to be a frequently outraged sports fan). Since I live on the first floor, I can hear people upstairs when they walk quickly or drop things, and when they are running the dishwasher or shower. I got used to the muffled sounds quickly, though, so that's not a problem for me. As for heat -- there is no A/C in the unit, but it remains quite cool on the ground floor, and when it is 100 degrees outside, I am comfortable inside with the windows closed and the fan on. Also important to note, I've had no issues with pests/critters so far (i.e. no fleas, silverfish, bedbugs -- just the monthly spider visit). If you work in Silicon Valley, are daunted by the high rent in Sunnyvale, Cupertino, and Santa Clara (roughly $2100-$2500 for a one-bedroom), and don't mind a slightly longer commute, Campbell -- and Heritage Village Apartments in particular -- is a good place to consider. (Note: At this time, Apple shuttles do not stop in Campbell, although they do in Los Gatos.)

    I'm a first time tenant. I've been living here for almost 4 months now, and I have very few to no…read morecomplaints. With the few issues I do have, they weren't enough to take away a star. Let's start with the negatives: 1. The complex is older, so some of my appliances needed to be repaired frequently when I first moved in. I had issues with my toilet constantly making flushing noises, and my garbage disposal and microwave had issues as well. The onsite maintenance fixed them in less than 24 hours after I made a call. 2. The buildings have no water filters for the sinks or showers. I tested the water, and despite the lack of filters it's very clean, especially compared to other apartments I saw in the South Bay. The only things that came back positive was some chlorine, and the water is very hard. I should mention, this is very normal for South Bay water. I spoke to an onsite handyman, and he recommended for me to get an attachable shower filter for my shower hose from AquaBliss. This made showering very soothing, takes away the chlorine smell, and softens the water a bit. For less than $40, it was a very reasonable investment. 3. (Not really a negative, more like an FYI) Depending on where you are located in the complex, you may not get a lot of natural light in your apartment. For those of you who are plant parents, or love natural light, take this into consideration. I have snake plants, so this isn't an issue for me. Positives: 1. This is a gated community, so it's very popular with families with young children. 2. The rent here is much, much lower than other apartments in this area. A studio apartment here is less than $1800 a month! The rent also includes water and gas. You just have to pay for your internet, electric, and load your laundry card. Even the 2 bedroom apartments here are less than $2800 a month. 3. Your parking spot is covered. 4. It's in a great location. Across the street is Safeway, within walking distance there is a UPS store, 7-Eleven, Starbucks, and many restaurants. If you're willing to walk 15-30 minutes, you can hang out at Downtown Campbell. Valley Fair and Santana Row are a short drive away. There are many bus-stops too. 5. This is a pet friendly community. There are breed restrictions, you are limited to 2, but the pet rent is not outrageous by any means. 6. They are slowly upgrading the complex. In the 4 months I have been here, (I moved in late March of 2021), they have added Amazon Hub lockers, and they have also upgraded the community laundry room. 7. You can pay your rent online. You can make an account on the complex website, and pay with a credit/debit card the day before the rent is due. This way, there's no question of whether or not the rent was received. 8. This complex is like a hidden garden. You are surrounded by trees, shrubs, bushes, flowers, and lawns. It's no surprise the outside has lots of squirrels and birds everywhere. The city is also planting more trees in the surrounding area, so it's very pretty. 9. Before you move in, they repaint your apartment. 10. They have a pool. Overall, my dog and I are very happy living here, and we hope we don't have to move out anytime soon. As long as I have to stay in Silicon Valley, I hope I live here! Despite being an older complex, you definitely get the most for your money here, and it's very well managed!

The whole building both inside and outside has serious S_E_W_E_R system problems especially in the back of the building including the garage almost every day. You will love this place if you love to live in S_T_I_N_K_Y and M_O_L_D_Y place from S_E_W_E_R gas which can be smelled blocks away. Management is perfect if they do their job. When we walked into the apartment there were tools left over, dust everywhere, and it was not cleaned. Our second day living there, we went out to walk on the creek trail around 8 pm one night. We returned only to find out our keys did not work to let us back into the apartment. We had to JUMP the fence to get back in. After about a month or two of living there we got an email from the office lady saying that we didn't clean up our dogs poop. We are extremely vigilant about this and would never allow this to happen. The next day we walked around the dog park and noticed lots of smaller dogs poop, mind you our dog is 95lbs. Trust me when I say if we left his poop out you'd notice. She was extremely rude in the delivery of this. About a month before we moved out, the ceiling on the first floor caved in due to a pipe breaking. This blocked off access to the mailroom for about 4-5 days. The trash room is always disgusting and full of boxes. Do not live here - save your money
