I can't stress enough how bad this place is. They don't care about their tenants, just their bottom line. Any "improvements" they've done have just been window dressing. Don't let them fool you. This place isn't worth it. Run away. Find somewhere else to live. People get murdered here and then they go and complain about our plants on the railing (the only place they can get some sun). Oh, and the only reason they care about this now is because the owners are coming by the property. They're only getting 1 star because I have to choose something. They cleaned out the mold from their office, but don't care about how much mold is in the apartments where people actually live! This goes to the CEO: why aren't you supporting your people? For those of you thinking of living here, DON'T. I read the reviews before moving here, and I thought they were disgruntled tenants; you know, without basis. They were right, this place sucks. And to be fair, the apartments are not bad, and some part of it is good. The problem is the people that runs it. There is Dianna (property manager) who DOES NOT CARE ABOUT ANYBODY (I know you are busy, but you act like you don't care; just ask for support). And there is Suzane (district manager) who acts like she cares, but never follows up (just tell your CEO he/she is not supporting you). And you are probably thinking, what happened? I'd tell you (this is for the CEO, feel free to go all the way down for the good part): I. July 4 around 3 AM water was shooting out from the ceiling and flooded the apartment causing damages to the apartment and personal property. * Called the San Jose fire department immediately when it happened. * Two fire trucks showed up to find out the root cause. It was determined that the toilet pipe connected to the toilet busted causing the water to shoot out and flood the apartment; also causing damages on the carpet, ceilings, walls, and to the downstairs unit. * Firefighter turned off the valve to stop the water as a temporary "fix" until the plumber maintenance showed up to assess the issue further. II. Dispatcher only sent a technician from the Advanced Restoration company to assess the carpet, floors, walls, and ceilings for damages. * He showed up at about 5:45 AM. * He cut up the carpet to take out the wet sponges/paddings that were damaged. * He set up fans and dehumidifiers in the living room/dining room, closets, bathroom area, and bedroom. III. Maintenance/Plumber technician did not show up until about 9 AM A. He replaced the broken valve for the toilet. III. Another Maintenance technician showed up before 12 PM B. He checked out the toilet to see what needed to be done but we told him a technician already showed up that morning to replace the broken pipes. C. He also spoke to us briefly about what will be done and let us know the carpet cleaners were to show up July 5 sometime to carpet clean the affected areas of the apartment. D. Carpet cleaners stopped by between 10:30 am - 11 am on July 5 III. Called the technician from the Advanced Restoration company this afternoon to follow up on the status on how long the fans and dehumidifiers needed to stay on. Was told need to be on through Monday morning to dry out the apartment completely. Here is the good part: After all of this (FYI we stayed at a hotel for 4 days), NO ONE contacted us to fix the carpet, OR ANYTHING. After we contacted Dianna and Suzanne, they said they will "fix it;" I am still waiting for the response... it is July 22, 2024... This is on of the many issues I have encountered since I moved here. This was the worst experience I've had renting an apartment so far. I got a 1 bed and 1 bath for about 2000$ a month which is too much. I recommend people find a house to rent from for on Craigslist for half the price The main problem with this apartment is the manager. There is only 1 manager so if she is not in the office you can't speak to anyone else about your problems. She also never picks up the phone and sometimes arrives to work late. I came to see the place while she was on vacation and her replacement showed me the place. I signed papers and when I came to move in, the replacement never told her I signed papers for that apartment. I spent a whole week calling the office because I knew this would happen but the manager never picked up and I was in another state. She then gave me another apartment because the one I was originally shown wasn't cleaned. The apartment she gave me was roach infested! I tried killing them but they were coming from behind the sink and was all over my kitchen. I even found a roach egg sac next to a dead roach because I put roach bait out and it gave birth before dying She then gave me the original apartment I saw and had to move all my things to that new apartment from the roach infested one, sign papers again, redo the whole move in process etc. also I was wrongfully charged on the websites payment portal because of the switch and her lack of organization and had to speak with her. I even considered entering litigation for what i was put through. The complex also has a lot of trees and such so there were a lot of bugs right outside your door. A giant spider made a web between the sides of my front door The complex is in a bad neighborhood that 3 cars were broken into over 5 nights with the window smashed in. People posted on the community forum they couldn't believe this because it's a gated community even though anyone can enter when a car opens the gate and the manager did not comment on the forum about any of this There is no visitor parking if you bring friends over. They automatically take out half of the security deposit no matter what. Please avoid this place. I am now renting a house with other people from a private owner for half the price, cut down my commute by 25 minutes, and have no problems. Just received my security deposit refund on 3/19/2028 after moving out since 2/1/2018. Our of a total security deposit of $1075. I got back a whopping $189.51 since lol. What a joke. We cleaned every Saturday like it was our own home. Patched every single nail hole from hanging pictures. We even cleaned the carpets religiously! Ah well it's water under the bridge now. We are officially done with that place and couldn't thank God enough for getting us out. Just do yourself a favor. Don't come here unless it is your absolute last resort. The new lady that works in the office is rude! I live with my mom and she locked me out of the apartment just my luck. Anyways I saw the office lights were on(this is at 10pm) so I decide to see if maybe someone there had a spare key since idk I assumed they would. The lady came out and said 5time "I'm not working right now" so I said "oh I'm sorry I was just wondering if you have a key to my apartment since I'm locked out" with attitude she responded "call the emergency number I'm not working right now!" And slammed her door, So I say "thank you and leave". I have been living her for awhile and things have been improving. They installed new smart locks so we don't need keys. The staff have been more responsive to our requests. Hats off to the new manager and the guy in the office, they got a leak repaired quickly and had the patch painted to look uniform with the ceiling. The rents keep getting higher in SJ but at least this place has rent control. Wish there were more affordable housing the in bay though. read more

Pros: In-unit washer/dryer and dishwasher, pool. The maintenance team is very nice and quick. Cons: Zero parking all the time, homeless wandering through the complex daily digging through all of the dumpsters, and sleeping in the bushes by the units. -Cars get broken into and motorcycles are stolen (yes even with a locked gate). -Bottom units can hear everything from the upstairs neighbors like when they cough, snore or fart. -Cockroaches everywhere in the kitchen even after they spray. -Noise from highway -Homeless started four fires in their encampments across the street during the short time I lived there. -Located on a one-way street where you have close your eyes and pray that you don't get rear-ended every time you try to turn into the driveway. -My lease break fee was over $3500 and they returned less than $150 out of my $1250 deposit. -Located next to a nearly abandoned shopping center with homeless sleeping in their cars. A guy was stabbed to death in the parking lot during the day while I lived there. -Complexes behind this one were super ghetto and have multiple drive-by shootings per year. Definitely not worth the price and they take you for everything when you move out. Do not recommend it! read more

Update: After spending 2 years at Vista and recently moving out, I have updated my review. Management changed for the worse in my opinion. Pros: -Still no problems with package theft -Relatively quiet neighbors. -Assigned parking, although you do have to pay for any additional spots ($50) -No pet rent -Pretty good price for an apartment complex that is gated -Close to the freeway, which is good if you need to commute. Also somewhat of a curse since you can hear the cars most of the time. -Did not any issues with roaches or normal food ants on our 2nd floor unit. Cons: -Management is kind of unresponsive at times. They also sometimes are not quite up to date with the status of work being done on buildings. For instance, one time we had our water turned off for service, and I asked to be notified of when it would be back up and running since I was working from home. Water was operational at least an hour before I was notified. Not ideal for when you are wondering when the next time you can pee is. -It has been over a month since I moved out, and I have not heard on if I will get any of my $1500 deposit back. -Had issues with theft. 95% sure I've had a valuable necklace and ring stolen by maintenance folks or other apartment staff. I had my necklace for over ten years, and one day it was just went missing. My ring was in a keepsakes box that I had mistakenly left on my computer desk on the day we had approved maintenance work while we were not home. I never wore that ring and simply left it in the box for safe keeping. One day I went to find it for a nice dinner, and it was gone. But of course all of the cheap looking jewelry in that box was still there. -One time service workers entered the unit without permission to work on our tub that we DID NOT REQUEST. I have no idea WHY they thought it would be fine to renovate our tub that was working 100% fine without even ASKING us first. This was after the issues of theft, and we wanted to avoid any maintenance while we were not home. They botched the work and left cosmetic scars on the tub and the wall of the bath. -Not the best neighborhood overall. Definitely not the "let's go for a nighttime scenic walk" kind of neighborhood, although the complex seems perfectly safe. -Most units have no AC. Heating is very "meh". Walls and windows are thin and it gets very chilly in the winters. I can agree that the windows do accumulate a large amount of condensation and drip. We had to clean the mold off from time to time. -Although no roaches or ants, you do get these stink bugs and large carpenter ants (at least I think they're carpenter ants) trying to explore your apartment every so often. Not as gross as normal ants or roaches I would say. Overall, it's a decent place to live for a bit. You can definitely find better deals if you are patient and look hard enough. read more

Very good apartments to live at, lately they have installed new light poles and I have to say I feel very safe walking my dog here at night. The only thing I don't like is the landscape but was told they are working on it soon. So far Elias the Maintenance tech here has been great in responding in a timely manner when I've submitted service requests. Overall this is a pretty good place to live for your money since it's getting very expensive here in the Bay Area. read more

I recently moved in to this complex and I just have to say that I am so amazed on how easy the process was made by the office staff Dianna and Tim to the Maintenance Supervisor Elias who took his time to show me all the apartment features such as wall switches that control certain outlets & how to reset breakers incase if one ever tripped. Elias also took care immediately of some minor issues I found in the apartment. This has been one of my best move in experiences ever!. read more

Moving in to Vista was a breeze. Diane and Tim were so helpful with the move in process and left me lots of small welcome gifts to make me feel right at home. My apartment is clean and spacious and perfect for me and my cats. My parking space is covered and located right by my apartment and the grounds are always kept beautiful and clean of debris. LIved here for about 4 years. Nice community. Surprisingly quiet for being so close to the freeway, and surprisingly quiet neighbors, even though they are kid-friendly. Good management (Thanks Desiree for being so friendly and cooperative!). Keep the property up and clean. Maintenance staff knows what they are doing. Freeway access is AWESOME. 280 nearby, 30 seconds from 880, and 5 minutes from 87 or 101.All around a nice place to live. If only San Jose wasn't such an expensive place. I lived at the Vista apartments for 3-ish years Pros: - Very nice and friendly maintenance staff who are quick to respond and fix whatever broke. Rocky & Mike are the best!! - Nice landscaping. There's plenty of grass and trees, especially for the pups in the neighborhood - New appliances and the apartments are nicely updated - Prices aren't too bad for the South Bay - I got my deposit back really quickly - You can pay rent and request maintenance jobs online - Friendly management. I mostly dealt with Dianna and she's super sweet, although the newer lady is nice and very attentive as well Cons: - Complex is on a one way street - Right next to the freeway exit/entrance where people love to speed, so it's a bit harder to get in and out of the complex - The pool is never heated - One free covered parking spot, pay an extra fee for a non- covered spot inside the gates. Been living here over 4 years, and have had a great experience. Desiree is professional and accommodating. Maintenance staff is prompt. One of the few places that is kid and dog friendly, but surprisingly quiet at the same time. The location is great with easy access to the freeway or light rail. Units have their own washer/dryer, extra closet space and a patio. The apartments are clean and spacious, and the landscaping is lovely. An added bonus is birds in the spring time. This place listed a two bedroom two bath on Craigslist for $2166. The price seemed low, so I gave a call and spoke with Dan who confirmed that is the correct price. I scheduled an appointment and met with Dan at 1:30pm. When I asked him for all the prices of their available two bedrooms, he said $2400's -$2500's. I told him when I called he told me $2166. He said it was his mistake that he was reading what the previous tenant paid. I work in property management and Sack Properties needs to learn how to hire someone that knows what they're doing. My wife and I had a very short tenancy but our stay here was great! Being close to the highway cut down more time than expected on my commute. The walls are very very thin which is why I dock a star. When winding down we could often here people walking up and down the stairs and early in the morning it was easy to hear birds, closed doors didn't seem to make much of a difference. The place is rent controlled which is a rare find and perk! We left since I was relocating for work as we were expecting. read more

Since the previous manager departed there is zero urgency or care from the management team. I've submitted a few notices via the Vista portal and unlike Desiree, the current management team won't even respond, let alone take action. When you enter the community you are welcomed by complete darkness as none of the lights in the immediate carports are working nor is a vital light on the Western property trash receptacle area working making it very dangerous at night and a perfect place for the homeless and the like to congregate. Pitbulls and larger breed dogs seem to be free to roam the property with no leash at night making it literally a life or death situation should one want to depart from their unit in the evening. Tenants leave trash bags outside of their doors for hours at a time and specifically near my unit I am now seeing an abundance of cockroaches and ants and some have even made it inside the unit. Lastly, there are tenants who feed the feral cats with wet food or kibble and leave it outside their door and this is only exacerbating the Cockroach and ant problem. One last note, when we moved in we were told about the importance of making sure that our patio followed cleanliness guidelines but as you walk the property you will clearly see that that is not truly enforced. In fact, there are patios which have diaper bins on top of them making it truly a situation in which insects rodents and the like will gravitate towards. This place can be so much better with a responsive and caring management team and with equal enforcement of patio guidelines and a serious and rapid approach to notifying tenants who have pit bulls or larger breed dogs of the importance related to ensuring a stable and solid leash or that adults are the ones walking the pet who presumably should be able to handle the task. It is very dangerous at night I can't not emphasize that enough! read more

From my very first call into Vista Apartments, inquiring about the property to moving in, move-in, issuing work orders, confirming rental charges, and needing assistance with remembering the rent payment url, Desiree, the Leasing Manager has been fantastic!! I work in customer service and O have high expectations on what service should be. It is rare for me to find an individual that cares deeply about the service they provide. Desiree does just that. She responds to every email or call, promptly. If she doesn't have an answer right away, she will at least follow up with me. I have been living at VISTA for about 2 years and it truly feels like home. The maintenance workers and staff members are all very welcoming and helpful. I have lived at larger luxury apartment communities however, I have to say I prefer this smaller type of apartment community; the landscape is very green and feels homey. The maintenance staff Tim and Ted respond to request very promptly and make every attempt to fix an issue, they also do a great job of keeping the apartment community looking clean and tidy. Desiree, the property manager, is always available to answer any questions and responds to emails promptly, she is also very warm and welcoming and always greets everyone with a nice smile. When I first moved here I was concerned I would hear the highway noise/road noise since the highway and road are right next door, however I have to say that has never been an issue, and having the highway so close by is such a bonus when getting around the city. The cons to living here would have to be that there is no visitor parking and the apartment community is on a one way street. read more

I have lived in the Vista Apartments for 1.5 years and I must say that the main office is always closed without personnel, (literally closed for 3 consecutive days during office hours when I went to ask for some information). I have gone 10 times the whole year and 9 out of 10, the current office personnel has the office closed even when she's there during office hours. I would like to give a 5 star shout-out to the maintenance manager, Mike. He has been so helpful with any issue in the apartment. Call/text him and he will take care of the problem super fast, efficiently, and perfectly. I have even seen him help my grand mother every morning at her walks. He doesn't only do his job professionally, he also gives a very positive vibe to the community! He's seen me struggle with my car and he even taught me how to fix it and recommended a trust worthy place to take it to around the neighborhood! He makes sure to make the complex as best looking, neat, and livable as he can along with his new assistant! Mike stays way into the night even after hours to finish the tasks at hand! We had an appointment back in February to tour an apartment here. When we arrived, office was locked shut, and calls were not answered. We got stood up. We called the corporate number to tell them what happened and they said it was a "bummer." Yeah, bummer indeed. We left our last apartment due to lazy property management and we weren't looking to deal with that again. The next few days we signed a lease with a complex about a mile away. read more

Well, I made an appointment with their central office to view the available apartments. Made the appointment two days in advance. Get to the apartments about 5 minutes early. Nobody in the office. Waited 15 minutes, still nobody. Called central office, they said to wait more as there is nothing they can do. Waited about 40 minutes total until we left out of frustration. If that's how they treat potential tenants, would rather not like to find out how they treat you after you Dibb the lease. read more
