We had the worst experience with Addie at this company. She was quick to react & very pushy. She called for a rental reference on my husband and asked our former landlord a bunch of personal and professional questions about where my husband works, does he own a business, how much he gets paid etc?!?! Addie is diligent as a property manager. She takes care of her responsibilities and expects renters to do the same. She is respectful and allows a good amount of autonomy & privacy. Ms. Jackson, you were so good at returning my initial phone call, then you pretty much ghosted me; especially after learning we are looking for Section 8. You do know that it is illegal to discriminate against prospective tenants who are on housing assistance don't you? All it would take is 1 phone call to the office of Marcia Fudge (Sec. of HUD in D.C.) and your boss would be in big trouble. You might possibly lose your job. I'm considering it. Hopefully you'll learn a lesson from this. Section 8 is NOT a bad thing like most people believe. It is guaranteed income for the owner through direct deposit every month. They pay 60% and the tenant pays 40% of the rent (roughly). There are other benefits for the owner of the property as well. We are older, looking to retire and have an excellent rental record, credit rating and NO criminal background. This same property was vacant a year ago in June, and it's still vacant? I was visiting a friend in Morro Bay and noticed my old place was up for rent. Of course I looked it up online to see what they were charging for it now. WAY TOO MUCH! It was too much years ago when I moved out and now it is definitely too much! $925 for a teeny tiny place which only inculdes water and trash. The place I am in now is twice the size, cheaper than that, nice neighborhood AND awesome landlords. Plus the management company is a joke. The shower could barely fit a person in it and only the bottom foot of the shower was tile, the rest was PAINTED WALL! Of course water got behind the paint and it would bulge into a bubble after showering. I called several times to have them repair it and it never got done while I lived there. Other than not repairing things, the management company and owner of this unit are both bullies. I came home on my lunch one day to find the owner (who does not live in this area) at my door with a key in the lock. He looked shocked and claimed he was just checking to see he had the right key because he needed to have copies made. WRONG!! That is NOT ok. He would also stop by randomly unannounced. I would also see the Pedersen Realty van driving by my place on several occasions. I lived in the unit for about 4 or 5 years. They never painted or repaired anything, but they kept almost all of my deposit knocking me for things that should be regular wear and tear. To sum up, awful place to rent from. read more

I would give zero stars if I could.... it was a horrible experience renting threw them. They didn't take care of anything that went wrong and made us pay for all of it. The roof leaked and they had been informed. Never fixed it, and it broke my Tv. I had to pay for it. Garbage disposal broke, I had to pay for it. AFTER I moved, someone dumped stuff on the property, and they took it out of my deposit. The new owner Lorain is a bully. She is mean and aggressive to people to get them to back down. They treated us horribly and have made me cry so much on how much they have robbed me and how bad they've treated me. NEVER rent from them. You will be robbed. It is very surprising to read about the negative experiences people have had with Horizon Realty. We have had a very different experience. It is understandable that expectations may not have been met or perhaps there were misunderstandings (by those who posted negative comments), but we believe that Lorraine and her staff are honest and fair in their business practices and seek to respectfully resolve unsatisfactory issues. We are very pleased with the professional service and personal support we received from Horizon Realty, in particular Lorraine Sterkel. We could not have asked for a better realtor and property manager. As residents of another town considering a move here to Morro Bay, we relied on her services to update us regularly on the housing market in this area. Lorraine patiently worked with us for almost two years, and when we made the decision to make the move, she arranged for us to rent a vacation home for two months while looking for a home to buy. Lorraine and her office staff were always friendly and responsive to our needs as renters. When we had a minor leak issue, a plumber came the next day to fix the problem. In addition, two months after we moved out of the rental, we were pleasantly surprised to receive a partial refund on the cleaning deposit because Horizon determined that they did not need to utilize the de-flea service. It was a joy working with them during this major move, and we will continue to recommend their services. read more

Used this management firm to manage the renting of a home which was neat, clean, and in great condition. The house took longer then expected to rent because the agent had scheduling issues, lost the key, etc. They were given specific instructions to only allow one small pet, if any. when the house was finally rented, it was rented to a couple with a large dog. Further, any attempts to contact the agent after 5 pm on a Friday yielded a return call, at best, the following week...mid week (after several follow up messages). Pederson was unprofessional and did not represent the interest of this home owner in a professional manner. Would not recommend them. read more

They have an F with the BBB. I left the apartment much cleaner than I found it. Yet most of my deposit was applied to frivolous cleaning, i.e. outdoor and indoor screens, oil leak in drive way from former renter, and "mold treatment". !!!? Kick-backs galore. The second beef I have with them is the poor condensending attitude of the management. Hell, i did a tour of duty in Desert Storm, now going to college. I don't care if I"m liked, but please respect me as I do you. Be one day late with rent, the eviction ball gets rolling, taped on your door for all to see. Pay late and the fee' s plain robbery. Great profits for Pederson right there, cash or money order only, to hide from the taxman. Better run units are easy to find in SLO county, talk to the tennants before you move in. read more

I recently contacted Jeff Emerick about one of his listing in Chumash Mobile Home Park. I ask about the condition of the Roof, Electrical and Plumbing. He indicated this unit is an Estate Sale and He nor the seller had this information. Is it being sold "as is"? Mr. Emerick should have or get the information from the seller. Pedersen Realty used to be our property manager. We signed the agreement that they prepared. The problems started when they wanted to charge us management fees for months they didn't collect rent. According to our agreement, they only earned a fee based on rent actually collected. It is also standard in the industry that property managers only collect fees when rent is collected. Some work needed to be done after a tenant was evicted. The work took months! We were presented with estimates for some larger items, but not all of them. The property management agreement provided that any work required that would cost more than $300 would only be done after authorized by the owners. Pedersen Realty did not follow their own contract in that respect either. When we thought we were done with the work, we sent money to cover the authorized cleaning, carpet cleaning, repair and replacement of blinds, and painting of the entire interior. After we fired them for asking for management fees they were not entitled to, we received a bill for $1,300 for more cleaning! What more needed to be done? On top of that, money we paid to cover the other work was paid to the cleaning company, and not the vendors we authorized. We had to pay for that work twice. We still don't know what required $1,300 worth of work after all the other work had been done. We didn't have an opportunity to see the condition of the home or get a second opinion as to the cost. They should have sent pictures. They also should have asked for prior authorization before incurring this cost on our behalf. That is what the property management agreement they proposed said they would do. I ended up in a lawsuit with the cleaning company. We brought Pedersen Realty into the case. We won the trial. But they appealed. We just couldn't afford to fight it. Being a working single parent living 300 miles away, there was nothing I could do. The cost of paying child care overnight, traveling, taking time off work and the stress on my young children wasn't worth it. They took advantage of the fact that we live 300 miles away and were relying on them to take care of our property. We now have a different property manager. We have a great family living in our property. Rent is collected diligently on the first of the month. We even get pictures of our property on a regular basis and recommendations for repairs. Be very careful about working with Pedersen Realty. I found them to be not at all honest. They took advantage of me and I hope they don't get away with doing that to others. read more

These people act as if you are bothering them , do not return calls and when you do get in tocuh with Lorraine Sterkel ...well .....I can't even begin to express how horrible this person was and that she can still be in business. We rented a house from Pederson (now Horizon) for about 18 months. Management was always responsive to requests for repair and maintenance, and the office staff was unfailingly polite. We expected an automatic rent increase on our one year anniversary in the house, but it never materialized. We left the house clean when we moved out, and received nearly all of our deposit back (except for the cost of carpet cleaning as expected, and about $60 for minor surface cleaning). We have no complaints about Horizon and would recommend them. read more

We rented from Pedersen Realty several years ago and only stayed in the apartment about a year. We spent two days cleaning everything shining so we could get our thousand dollar deposit back. Nope. They sent an independent cleaning service in before the walkthrough and charged us 250 dollars to clean the already clean kitchen. Then they charged us to replace all the carpets in the entire unit because there was a small stain in the living room. Their excuse was that they wanted all carpet to match throughout the entire apartment, and they don't so patches. Then they charged 250 dollars to clean the already clean mini blinds, baseboards and window sills, and told me I was "lucky" they were only taking the thousand. I was beyond crazy mad. I threatened them with a letter to take them to court, and Addie told me they have attorneys on retainer and they do this all the time, and it would cost me more money to fight it, because I cannot win. I sure hope they get a conscience at some point and learn to be honest and have integrity. People are just trying to get by and can't afford to own, so they save up for a down payment, only to have it robbed from them. They are thieves. Oh, yes, and they only accept cash and money orders so it can all go under the table, as another reviewer pointed out. Shame on you, Pedersen. read more

Just found this site because I needed to send in my Mortgage payment book to Pedersen Financial!! I'm quite surprised at the comments!. I've had two rental properties with Pedersen Financial for close to 25 years, one a 3 unit property and the other a 4 unit property. Repairs were handled promptly for tenants, units were always cleaned painted and recarpeted if necessary for new tenants and appliances brought up to good operating condition or replaced. I have been totally satisfied with their management and maintenance of my units and vetting of tenants renting out the units. It is unfortunate in today's atmosphere that one has to be strict / tough in regards to rental payment timelines!! However, at the very beginning of our management with Pedersen Realty we had a separated couple that we gave the benefit of the doubt to regarding late payment and had to evict several weeks after the rent was past due unfortunately he husband moved back in and the court made us go through the eviction process a second time. Three months later and with no deposit we finally were able to go in and clean up the apartment! It was at that point I understood the need for at least an immediate need for a "Notice" to avoid the fiasco of this nature a second time!!! Not necessarily to evict but to warn the tenant of the consequences on non or late payment and to avoid a two or 3 month delay similar to what we had to go through. They are a professional well run family operation I would rent from them or place my property with them for management!!! At one point I was able to keep an eye on my property close by for well over 20 years and can back up what I have said, since that time I have "Retired" with my wife and moved out of the area to enjoy the mountain life and skiing out of state in Utah but their service and management quality has not changed on my property!!! read more

My real star rating is negative five. I have never written a yelp review but this experience was so horrific and I was so disrespected that I had to share so that as many people as possible can avoid the same fate. I could go down the list of things that were never accounted for nor taken care of by them. Lorraine does business extremely unfairly and without regards to her tenets. She will not care about you and it is impossible to get your full deposit back no matter how hard you scrub every corner. I spent hours and too much money on making my apartment immaculate; every, screen, door, window, blind, wall, base board, floor, and tile in the tub etc. to be charged 250 dollars for their cleaning service. If you do rent from them, document all conversations with them through email and take pictures of everything no matter what. They will screw you for everything they can and will lie if a claim is not in writing. The bottom line is that Lorraine and her staff are lying, cheating, untrustworthy, rude people that I would never recommend to rent from. I do feel bummed, naive, and robbed after my renting experience with Horizon Realty but at the same time so relieved to be done with the nightmare of Lorraine and her minions. read more
