Obtaining the services of a real estate agent is much more than "finding someone to sell your…read morehome". This is especially true if you are selling an inherited property as I was earlier this year. A good real estate agent will know the area, know the laws and rules and will help assess your home and get it listed and sold for a "good price". A great real estate agent is a counselor, a partner in your effort, someone who "has your back" throughout the process in addition to doing all of the real estate work. Philippa Main is an *outstanding* real estate agent and an even better person. My father passed away leaving a home in Woodbridge, Virginia - the home in which I grew up and which contained almost 50 years of possessions. I contacted Philippa in March of 2026 to discuss its potential sale even as the house was in significant disarray while I engaged in the slow process of cleaning it out and sorting through the many things my parents had accumulated over the years. When she visited the home, I looked around and threw up my hands. Philippa looked around and said, "we can make this happen." I sought her out specifically because she mentioned having expertise in sales of homes that are inherited - a particular niche that involves a delicate dance of handling family dynamics, wills, probate laws and determining what, if any, money should be put into renovations or improvements that will get a reasonable return on the investment. From our first conversation over the phone - which she took time to do in the middle of a busy weekend - Philippa was incredibly personable, easy to talk to and anticipated many of my questions and many of my concerns as we talked. By the end of our conversation, I felt like I was chatting with a friend who had expertise I needed. Over the following three months, she was a (rapidly-responded-to) text or phone call away as I navigated getting the house ready for sale. She helped outline a schedule and a plan to list the home. She connected me with a large network of trusted service providers from junk removers to contractors to painters to flooring experts from whom I obtained estimates and some of whom I contracted to help clear out the house and prepare it for sale. While she always reiterated that she would back any decision I made regarding the house, I always sought her counsel when making major decisions such as whether or not to spend money on renovations and, if so, which ones were most important. Of course, there were obstacles - some amusing, some less-so - but Philippa helped me handle each one with a confidence borne of having "seen it before". That is an incredibly valuable thing when dealing with a stressful situation. In the end, the home was listed in June and had nearly seventy showings in three days. The house sold for well over its asking price and after all of it I know some things: The home could have been sold by another agent. But few, if any, others could have been a partner in the process the way Philippa was for me. She was a trusted resource, a confidant, a person who knew when to inject humor into a situation and when helping me vent was what was needed - she understands people and the process of selling an inherited home in addition to being a brilliant real estate agent who knows the area and who knows how to get the job done. I couldn't recommend her more for ANY real estate work but, especially, if you face the task of preparing and selling an inherited property.

From day one, he truly listened to our needs and gave thoughtful recommendations about what would be a good long-term investment versus what might end up being a money pit. He wasn't the type to push for a quick sale--in fact, he pointed out property damage and issues we might've missed on our own, which really built our trust. He stood out among all the other real estate agents we attempted working with. Thanks to his guidance and expertise, we ended up getting our top-choice home in just eight days! The process was seamless from start to finish. Even recently, when we needed to relocate, Peter offered to help us find renters and has continued to be supportive. We'll absolutely be working with him again when it's time to sell. As first time home buyers, we felt we got amazing value for the services provided. Highly recommend Peter and the Red Cedar Real Estate team for anyone looking for a knowledgeable, genuine, and reliable agent.

The best way to describe Peter and Red Cedar is high touch, white glove - concierge service. Peter knew the market and had a powerful team of equally adept realty professionals. Nothing happened without Peter's knowledge and he always focused on what was best for us: Initially meeting through closing. Here's where the professionalism goes to another level - Peter builds relationships with his clients, throws mixers, and checked up on us a couple of times per year. And, he DIDN'T ASK US FOR THE NEXT DEAL each time he subtly checked in on us over 5 years! He and his team cares about you - long term not just to get a sale. After 5 years of relationship building, we called Peter and the Red Cedar team for support. He came over. We completed representation paperwork, his AMAZING 360 degree Ariel and interior video/photography genius turned up and transformed our house into a buyer's beacon that sold our home within 24-48 hours of posting - FULL PRICE OFFER!!!! This is Red Cedar - all day long. After getting an offer, Peter and his team coordinate every document, appointment, and follow-up like a well oiled machine. The signing appointment was completely painless without any hiccups in the paperwork or payout - again, Peter and Red Cedar are professionals and the service providers (Ex. Title Company) were exceptional too. Thanks Peter and Red Cedar for your exemplary support, education, and caring over 5 years!

HE IS THE PERSON WHO HELP US TO FIND THE HOUSE JUST WITHIN THE 2nd OFFER in NICE AREA! My husband and I met Franky at one of the open houses in Washington DC. At that time, we didn't have any idea about the home-purchasing process. Even Though we searched online, we still got lost since we didn't know what the first step was and what our priority was. Franky helped us to understand the overall process, and encouraged us to think about our future life to set the goal of home-purchasing. Even Though we were not his clients at the moment, he gave us a 1-hour presentation of the whole process with the pamphlet. When we decided to go with Franky, he tried his best for us to find our FIRST HOME with some of our considerations. Since both of us work full-time, he made house-tour appointments or meetings (regarding making offers) after work hours. After our offer was accepted, Franky and his team gave sufficient advice regarding everything, such as locking the mortgage, depositing, final walk through, and the settlement! It took only 6 weeks to move into the new home since we started to look at the house to buy. As you can see my name, I am a foreigner and the whole process seemed overwhelming for me. However, Franky helped my husband and I to relieve the stress by communicating with the selling agent and title company. (Oh, I heard that he speaks English as well as Spanish). If my friend who came from foreign country asks me to recommend any agent, I will recommend FRANKY and his team! I am writing this review in my new, cozy room, where I dreamed about since I immigrated here. I can convince that if you work with Franky, you will never regret.

When I decided to move out, I emailed asking what I needed to do in order to leave, and they said I must give 30 days notice. (I was several years beyond my one-year lease and was living month-to-month.) After finding a new apartment a few weeks later, I emailed to give my notice and was informed I had to give 30 days from the first of the month -- new information I hadn't received despite specifically asking them previously. I requested they let me leave in 30 days anyway because I had been a tenant so long, was month-to-month, and they had given me incorrect information, but they refused and, not only that, began advertising the unit for availability far beyond my requested move-out date -- essentially forcing me to pay rent beyond my desired date. I instead listed the unit for immediate availability and hand-served them several viable tenants in one day. Even though I did their job for them, they tried to go around me, offered the unit to tenants who had already applied for my desired move-out date, and gave them a lease for one month later, then tried to make me pay to return the unit to "move-in ready" despite the prospective tenants agreeing to take the unit immediately and as-is (which I had in writing and signed by them at the open house). This situation could have been simple, quick, and pleasant, and instead they did everything in their power to attempt to keep my deposit and force me to pay rent I didn't have to pay. It wasn't until I threatened legal action that they returned my deposit in full. Frank Emmet does not value their good tenants, and some of their office staff seem to care very little about people -- namely Sonya and Clara. I'm not sure how difficult working in an office and preparing leases can be, but they are quite comfortable sitting at a desk not being bothered. I have been a renter for 17 years and lived all over the world, and this is by far the worst move-out experience of my rental career. In fact, this experience was so upsetting and stressful that I instead decided to buy my own home. Surprise: I didn't use Frank Emmet Realty. I am giving this company 3 stars only because their maintenance staff was excellent the few times I needed them, and they ultimately returned my deposit in full.
