There was one property, two units. Front unit: 4br, Back unit: 2br. Both newly renovated. I applied for the 2br with the intention of getting a roommate, since it was really expensive. I had the most professional lease-signing, walk-through and inspection I've ever experienced, all courtesy of Sterling Property Management. Could not have been happier with their service. Then the drama with Arvand started. Phase I: AFTER I had signed the lease, he tried to strong-arm Sterling into making me sign a different lease with a month-to-month instead of a 1-year term. I'm military, high credit score, zero foreclosures. So not only was this totally unreasonable (maybe he wanted my lease terms to be the match the 4br unit for simplicity?), but it was twice-illegal. I can only guess that Arvand flew off the handle in his totally aggressive and unprofessional way of doing business, because Sterling terminated their relationship with him, not the other way around. Phase II (has nothing to do with Sterling, but helps discredit the bad review): Since there were still workers onsite and I had 20 days compensated at the Navy Lodge, I was very straightforward: I did not mind waiting for the renovations to be completed before moving in. I was assured several times by Arvand and his mother, Massy, (who was managing the renovations?) that the unit was done. So I moved in. It was not done. It wasn't wired for cable, the windows didn't shut, there was no outlet for the dryer, and one of the bathrooms was unfinished. Even worse, Arvand's mother barged into the unit unannounced at all hours of the day. She was scatterbrained, and would task workers with things they'd already done, or didn't need to be done. Never remembered when we'd coordinated something and would show up several hours early and ring the bell 14 times. Not hyperbole. Complete mess. Also, pretty shady. She had Mexican workers sleeping overnight on the ground in the unfinished front unit (I'd bring them gatorade and snacks, I felt so bad for them and they were really sweet), people drilling and propping ladders up against my windows at all hours... it was mess. By the end of the month, after 20 days with no cable or trash service (apparently during the renovation, Arvand had violated the trash policy so bad that the city of Monterey placed a moratorium on trash services for both units), not to mention CONSTANT privacy and lease violations, I asked for $500 (20%) off the rent. It was an overpriced unit, the renovations prevented me from getting a roommate, and 20 days without trash, cable or wireless?? I think it was justified. Arvand's response: "no, but you can move out". Literally. So I sent him a lease termination form and moved out. This is my seventh apartment since the Academy: Arvand was by far the worst landlord: abrasive, arrogant, and sketchy. He treats tenants like crap, so I'm sure he's worse with PMs. Phase III: Sterling manages my current unit (downtown area) and they're fantastic. My oven broke and I've locked myself out twice (I guess I can be scatterbrained too): Sterling is always quick, responsive and professional. I'd recommend them to anyone. As far as the one-star reviewer goes: My old unit was next occupied by an adorable couple with a newborn; they moved out almost sooner than I did. Last I checked, both units are effectively frat houses.

If anyone is looking to purchase 400 Sonoma Ave. in seaside please be aware that this company did not even bother to get rid of the mice! This company disgusts me. Not once did I ever receive a call back or any communication from them in any way. They have zero cares for people. Also, the gas line in the kitchen and fan for the oven I believe are illegal and not up to code however they had zero problems renting it to the elderly. In response to the owners reply. The rent was $500 when you guys "took over the portfolio". You guys jacked the price up so high in such a short amount of time that it is absolutely in no way a reasonable price. If you deem it unrentable then no one should be paying $1,950 for it. That's absurd. I called a total of 5 times in the span of a month and left a voicemail every single time. I was never even once able to reach a live person. So check your messages and you will have all the record you need. You guys were 100% aware of the condition of the home. Not only did you demand tons of photos of the inside and outside of the home every 6ish Months but you also did several walk throughs inside and outside. Each time you guys deemed it rentable. That is not looking out for senior citizens that is abusing their inability to fend for themselves. Your company should be ashamed of themselves as well as the owner of this property.

    They don't respect your time…read more They scheduled a 4:30 showing for a unit and there were a few of us waiting to see it. Waited 15 mins, no one's there yet. Called the office number and told them about the situation and she said the person on the way is caught in traffic. Another 15 mins passed, still no one. It may seem like a minor problem but it just feels disrespectful. 30-45 mins of your time just wasted. These are the type of people you would be dealing with, if you choose to work with them. If it was the other way around, e.g. you're late on rent, I'm sure that they would quickly give you a fine.

I had to send weekly emails for two months before I got my deposit back. They did not perform any repairs while I was renting a very expensive unit, and would get annoyed if I tried to ask for any type of repair and would tell me how busy they were. There were lights out in the hallways, no lights on the stairs , ceiling leaks, and issues with appliances. I know we don't have a lot of options on the peninsula, but you will be better off with any other company.

Aside from the obvious challenges of buying from overseas, the aftermath was complicated, to say the least. When we first engaged Craig and his team at Mangold, we believed that very minor repairs/renovations would be required before getting renters in. As these repairs progressed, it became clear that the work would be much more involved. While we weren't even technically clients, since it wasn't possible to have renters in the house, Craig made numerous trips to our property to check on the status of the work. When the months kept dragging, Craig personally intervened with our contractor and kept things on track. Again, this was all without earning a penny from our property and went on for several months. The repairs that Mangold assumed were completed quickly and efficiently and renters were in literally within days of completion of the project. It was the best news we'd had about our house in 10 months. We could not be more grateful to Craig and his team. Aside from the technical work, Craig recognized how disconnected we felt from everything and maintained constant contact with us. Every time we had a questions or possibly just needed to vent about the financial and emotional strain of the situation, he was there to reassure us and offer sound advice.     I would not recommend CPM based on my experience as a property owner. If I could, I would give them…read morezero stars. Throughout my time working with them, I felt that my concerns were not taken seriously and that tenant interests were prioritized over protecting my property. Despite a clear no-pet agreement, a dog was allowed on the property. I was informed that the tenants were advised by CPM to obtain a doctor's note identifying the dog as a "therapy" animal. Meanwhile, neighbors reported ongoing issues, including the dog behaving aggressively and attempting to get through the fence. At one point, I was told after an inspection that no dog was present. Later, when neighbors continued to report the dog being there, the explanation changed. I was told the dog belonged to the tenant's brother. Regardless, the dog remained on the property. The backyard sustained damage, and I was left responsible for repairs without additional pet fees being collected. There were also financial concerns. The rent increase never took place, I had to ask for it to be increased due to all of my expenses for the home going up. Additionally, despite the home being recently remodeled inside and out prior to tenancy, I continued to see charges for what I considered unnecessary repairs. I frequently had billing questions and accounting that didn't add up or make sense. Communication was another major issue. I was initially told by the business owner, Carrie, that neighbors would be provided with contact information in case of issues, but according to my neighbor, that never happened. I ultimately had to provide the neighbor with CPM's contact information myself so they could report the dog concerns directly. Working with the office staff was frustrating. It was often difficult to reach the assigned property management contact Susan Correa, and most of the time she did not have answers to my concerns. Eventually, I began emailing Carrie directly because I was unable to get clear answers. When I informed her that I intended to terminate services, I did not receive a response. Overall, I felt unsupported as a homeowner and dissatisfied with the service and communication. They do not care about your property, you have to advocate on your own! Based on my experience, I would highly suggest you to not pay this company for the WORST service!
