From a prospective client/ property owners viewpoint: Why on earth would anyone choose to use a…read moreproperty manager that does the bare minimum (all online/ automated) but most importantly has no interest in meeting prospective tenants in person?? I own a few properties in Silicon Valley, which I manage myself, and I absolutely prefer to meet my prospective tenants in person (to better get a sense of whom the applicant is, as I truly care for my home). From a prospective tenants view: I initially introduced myself in a "resume" style email and asked to meet the property manager Matt Collins, whereas I was directed to an automated system. I viewed the property through the automated system and reported back to Matt that I had liked the home. He then encouraged me to apply for the property which I promptly did. The entire process from viewing to application was online, automated, which I understand is becoming standard these days- but found it odd could not get the property manager on the phone nor did he have any interest in meeting me person. He did however reply somewhat prompt to my emails. After a few days I asked for an update and he noted he was sorting through multiple applications. Then was told shortly after another applicant was selected (someone also very qualified, but whom had submitted an application before me). Very curious why would this company encourage applicants to continue to apply at the point in time where they already had a qualified candidate (or multiple)? It makes me question whether they are "selectively" discriminating between qualified applicants or simply capitalizing on the multiple application fees. For reference I am a homeowner/ property manager in the Bay Area, and recently moved here for work. I have a 798 credit score, and have an income that is 4x + the rent of the property I applied for. I am also a meticulously clean person, a non smoker, and have stellar references. I feel like I was given the total run around and time wasted chasing a lead on a property that was "already taken". Not the worst PM company in the area, but definitely far from the best, nor someone whom I would trust with my home based on their bare minimum work ethic and screening methods.

If anyone is looking to purchase 400 Sonoma Ave. in seaside please be aware that this company did not even bother to get rid of the mice! This company disgusts me. Not once did I ever receive a call back or any communication from them in any way. They have zero cares for people. Also, the gas line in the kitchen and fan for the oven I believe are illegal and not up to code however they had zero problems renting it to the elderly. In response to the owners reply. The rent was $500 when you guys "took over the portfolio". You guys jacked the price up so high in such a short amount of time that it is absolutely in no way a reasonable price. If you deem it unrentable then no one should be paying $1,950 for it. That's absurd. I called a total of 5 times in the span of a month and left a voicemail every single time. I was never even once able to reach a live person. So check your messages and you will have all the record you need. You guys were 100% aware of the condition of the home. Not only did you demand tons of photos of the inside and outside of the home every 6ish Months but you also did several walk throughs inside and outside. Each time you guys deemed it rentable. That is not looking out for senior citizens that is abusing their inability to fend for themselves. Your company should be ashamed of themselves as well as the owner of this property.

They don't respect your time…read more They scheduled a 4:30 showing for a unit and there were a few of us waiting to see it. Waited 15 mins, no one's there yet. Called the office number and told them about the situation and she said the person on the way is caught in traffic. Another 15 mins passed, still no one. It may seem like a minor problem but it just feels disrespectful. 30-45 mins of your time just wasted. These are the type of people you would be dealing with, if you choose to work with them. If it was the other way around, e.g. you're late on rent, I'm sure that they would quickly give you a fine.

If you already have, make…read moresure that you document everything related to your move out- they lied about damages (but I had taken photos and a video) and claimed that I turned in my key almost a week late (I dropped it off and handed it to them, so certified mail is probably the best option). I had to send weekly emails for two months before I got my deposit back. They did not perform any repairs while I was renting a very expensive unit, and would get annoyed if I tried to ask for any type of repair and would tell me how busy they were. There were lights out in the hallways, no lights on the stairs , ceiling leaks, and issues with appliances. I know we don't have a lot of options on the peninsula, but you will be better off with any other company.

I rent from this company they are horrible people. Because of their incompetence we were given an…read moreeviction notice when we paid our rent 2 weeks in advance every single month on time. Clay lied to the landlord about me then emailed me an apology when the landlord told me what he had said including the lies that we were dragging our feet to get a contract in. In 1 year he never sent the contract I asked for time and again. They used this tactic so they could charge us 5% increases per year instead of what they charge everyone else in the building ie 3%. We had less than 30 days to move out so we had to say 'yes' to it. We caught a handyman spray painting rat urinated & pooped drop ceilings white. He said Jill, the landlord, did not want him to buy new ones & told him to spray paint them white to hide the stains. I told him I would call the health department. A few days later he came back with new ones. That is when they started their discrimination toward us. A senior lady downstairs had to buy a rat zapper as rats are nesting in the drop ceilings, dropping rat pop in their office and the landlords do nothing. Anytime you want something fixed, forget it Jill's mantra 'it costs to much money'. Yet she lives in luxury with a winery. We waited over a year to get a warped door that was leaking water and dirt into our office replaced. 2 months ago, a girl who 'works' for a tenant downstairs told me that my lease would not be renewed for another year. This is someone who has nothing to do with my company, my contract and is the person who plugged up a toilet costing 365.00 in plumbing for the building. I had to call the police bc she was sleeping like a street person downstairs for weeks making lots of noise while we are on conference calls with clients. Bc of this person we were billed a portion of that plumbing bill even when our contract firmly states we have no obligation to do so. I have asked repeatedly for them to remove it; nothing. Last week I emailed Clay about our lease low and behold we are not getting renewed or extended. So a cleaner who has nothing to do with my company contract knows what this property management company is planning with my business. They use intimidation, they lie and the landlords are slumlords. STAY AWAY. They should have their license removed.

I would not recommend CPM based on my experience as a property owner. If I could, I would give them…read morezero stars. Throughout my time working with them, I felt that my concerns were not taken seriously and that tenant interests were prioritized over protecting my property. Despite a clear no-pet agreement, a dog was allowed on the property. I was informed that the tenants were advised by CPM to obtain a doctor's note identifying the dog as a "therapy" animal. Meanwhile, neighbors reported ongoing issues, including the dog behaving aggressively and attempting to get through the fence. At one point, I was told after an inspection that no dog was present. Later, when neighbors continued to report the dog being there, the explanation changed. I was told the dog belonged to the tenant's brother. Regardless, the dog remained on the property. The backyard sustained damage, and I was left responsible for repairs without additional pet fees being collected. There were also financial concerns. The rent increase never took place, I had to ask for it to be increased due to all of my expenses for the home going up. Additionally, despite the home being recently remodeled inside and out prior to tenancy, I continued to see charges for what I considered unnecessary repairs. I frequently had billing questions and accounting that didn't add up or make sense. Communication was another major issue. I was initially told by the business owner, Carrie, that neighbors would be provided with contact information in case of issues, but according to my neighbor, that never happened. I ultimately had to provide the neighbor with CPM's contact information myself so they could report the dog concerns directly. Working with the office staff was frustrating. It was often difficult to reach the assigned property management contact Susan Correa, and most of the time she did not have answers to my concerns. Eventually, I began emailing Carrie directly because I was unable to get clear answers. When I informed her that I intended to terminate services, I did not receive a response. Overall, I felt unsupported as a homeowner and dissatisfied with the service and communication. They do not care about your property, you have to advocate on your own! Based on my experience, I would highly suggest you to not pay this company for the WORST service!

She guided us through every step of the process and helped ease any anxieties that came up along the way. Her communication was always quick, and she was very accommodating of our busy schedules. Maha helped us find our dream home in Monterey! Her knowledge of the Monterey Peninsula is truly invaluable. She actually guided us toward a home that wasn't originally on our radar, and we are so grateful she did! We also had a very short turnaround for inspections, but thanks to Maha's strong network and local connections, we were able to get everything scheduled and completed quickly, which made a huge difference. When we were going back and forth between multiple properties, she provided expert guidance every step of the way and helped us confidently narrow down the best choice. When it came time to negotiate, Maha and Joy were knowledgeable, strategic, and a strong advocates for us. Their expertise made a real difference, and we felt supported throughout the entire process.
