Management overprices these units, they tend to enter your place with out permission and for all issues they say "we are working on it". I had to deal with violent neighbors, overcrowded parking lots even thought they make you pay for parking. We had black mold, big scary jumping spiders, rat and cockroaches. Go somewhere else. They made sure her mortgage was paid, kept track of her insurance and taxes, kept track of her. I was living far away and Mangold gave me peace of mind. We've been living in a Mangold property for a few years now, and they have always been quick to fix things and easy to work with. The ladies who answer the phone, Maria and Olga, are very nice and professional and take care of what you need or transfer you to where you need to go. I recommend 'NOT' moving into this place. When I moved into Mangold Property located at 456 Dela Vina in a one-bedroom apartment, I signed the various forms an agreement with the property manager. I received a nice bulk envelope for me to read at my convenience. When it was time for me to move out of the apartment two years later, I conducted a walk-through with the property manager representative. It was standard stuff such as clean this, clean that and don't forget this and that. Not once did the representative mentioned, I am required to paint the entire apartment. During my conversations on the last days in the apartment, I discussed patching the picture pinholes in the walls. The property manager informed me that the painters would do that, so I am not worried about it. Once again, not one mentioned I was required to paint the entire apartment. The furniture in the apartment was moved out on the 24 May, and I had cleaners (apartment and carpet) scheduled for 26 May. My wife encouraged me to patch the picture pinholes, so I am not charged for additional work by the property manager. On 25 May, I went to the apartment to repair the pinholes. I ran into the Property Manager's husband. He informed me that I did not have to clean the apartment since I was there for two years. I will not be charged for the cleaning. I told him I had cleaners coming the next day. He confirmed multiple times I did not have to clean the apartment. Once again, painting the entire apartment was not mentioned. So, I turned in all my keys on the 25 May and texted the property manager about the conversation. She later confirmed via phone call that I did not have to clean the apartment. Again, no mentioned about painting the entire apartment. I received the Mangold Property itemized deductions from my deposit plus a check. I was charged for the following: * Cleaning - $325 * Painting - $500 * Carpet Cleaning - $80 Not only was I charged for cleaning the apartment, but I was charged for painting the apartment. I have rented places for more than a decade and was a property manager for almost a decade. I never charged someone or been charged to paint an apartment. After I complained about the charges, I was informed that the painting is a requirement outlined in the lease agreement. The property management representative offered to reimbursement $50 on the apartment's painting, which I told him to keep it because that means nothing to me. He also offered to reimburse me for the difference in the cleaning between what I would have paid and what I was charged. I accepted that, but I should have gotten compensated for all of it based on the information the property manager provided. I went through my paperwork and found the painting requirement. I do not remember being briefed on the policy when I moved into the apartment. I talked to another residence at the apartment complex; he ever heard of this policy. This policy is not briefed. The painting policy that comes with the paperwork breakdown: * Up to 12 months stay - 100% of the painting cost * 13-18 months stay - 75% of the painting cost * 19-24 month stay - 50% of the painting cost * 25-36 month stay - 33% of the painting cost * Over 36-month stay - no cost The paint policy is terrible. It puts up to 100% onus on the renter, and the renter will not know until they receive the itemize cost 2 to 4 weeks after moving out. read more

As a current tenant I am glad that I reserved my assessment instead of posting a review upon move in as requested by Mangold. My initial experience during the leasing process with Erika was pleasant. However, since then I have had some less than pleasant interactions with Steve the property manager for the unit I rent. He is unprofessional, condescending, and is a poor reflection of the company in my assessment. The first contact I had with him was when I moved in and as previously mentioned he was abrupt and condescending. More recently after being a tenant for almost a year I arrived home to a car parked in the one lane entry drive directly under the signage affirming NOT to block said fire lane. After several minutes I beeped and his response was to refuse to move forward and turn around and instead require me to back up so that he could move. When I questioned why he was parked there, he failed to identify himself, nor did I received an apology. On the contrary, Steve began to question me about whether or not I was a tenant and proceeded to condescendingly state "Have a nice day." The most recent and increasingly unpleasant interaction occurred yesterday (Sunday) mid morning when I receive a loud knock on the door. Initially no one responded or identified themselves. Upon a second request he finally identified himself. When I open the door I was greeted by Steve who appeared unshaven and disheveled. He questioned whether I had a water leak. I confirmed that I had no leak. He continued to question me, inquiring about whether a plumber had already knocked on my door. I again affirmed having not been contacted and having no leak as he continued to ramble. I finally asserted that I was preparing to leave. He appeared unnerved and asserted that he was only there because of a purported emergency, "having keys to my unit," and because he lived across the street. He then departed the porch and had a conversation directly below my unit with a somewhat nefarious looking man before they both departed. I was never contacted by phone which feel untoward. Additionally, I pay the water bill for this unit so them being alerted to a possible leak before me is very unlikely. I agree wholeheartedly with many of the older posts and assessment of Mangold. Unfortunately, the challenging housing situation on the central coast appears to have emboldened this management company to view tenants as replaceable and their requests for new tenants to complete a post upon move in has offset previous and less than favorable assessments and their overall rating. I urge anyone who is looking to rent to take all of these reflections into consideration. I will continue to provide reflections of my experience as a tenant to provide a more comprehensive view the spectrum of tenant experiences. read more

Worst experience I have ever had with any property mangament company!!!! From the rental property to the customer service this business is by far the worst business. I have only been in this rental property house for 6 days and I have numerous incidents and issues already. This high end rental house ($4400 per month) was advertised as "move in ready" which clearly was not move in ready. The day I moved in I found out the refrigerator was broken and a new one was to be delivered the next day. I drove 4 hours to get here and I had groceries that needed to be refrigerated. I ended up throwing 3 large bags of food away. The communication was very poor from Mangold Property Management. If they knew the refrigerator was broken the day before I came they could have called/emailed me and informed me that the refrigerator was broken, a new one was coming in a couple of days and not to pack any perishable items for there is no place to store them. I could have given my 3 bags of food away rather than packing it and letting it spoil. Besides the broken refrigerator there was no microwave in the kitchen. 6 days ago when I signed my lease I was told a microwave should be coming but they had no clue when it is suppose to get here. 6 days later and still no word on the microwave. Dennis the manger of Mangold Property also told me that the place would have a full clean from top to bottom before we moved in. That was not the case. In the master bathroom, old urine was clearly visible around the bottom base of the toilet. The carpets were so old and the smell was so bad it made me nauseous. We called Mangold Property and they sent someone to wash the carpet which was nice, but this should have been taken care of before we moved in. The bedrooms are all upstairs and the 2 bedrooms where my kids sleep are connected to an outdoor balcony. The balcony doors in both bedrooms do not lock which seem like a serious safety issue. My kids are 3 and 5 and I do not want them having free access to a 2nd story balcony. I temporarily solved this issue by placing both of their dressers in front of the balcony door preventing the door from swinging open. There were also these old armoires that are broken, wobbly, and tilting heavily to one side that could have been a disaster if it were to fall. They weren't attached to the wall and the most of the pieces were all broken. They have removed one of the the armoires to the garage and their still is one more upstairs that needs to be removed. So instead of having an advertised 2 car garage it's really a 1 car garage because of the furniture that was left over. The oven had a broken knob so we could not turn the oven on. STEVE ( horrible customer service) from the Mangold Property was sent to my rental to do an initial inspection today. He figured that we would not use the griddle as often so he removed that knob and placed it where the broken oven knob was. The knobs have different numbers on them so that quick fix did not work. It actually just filled the house with gas. I mentioned to him that the whole house smelled like gas now and he replied, "I don't smell anything". I complained as well as my 5 year old that we smelled gas around the whole house. I opened all the windows and told him he needs to call a professional to take a look at the oven. Steve was very RUDE and argumentative. It seemed like he became more frustrated as we pointed out everything that we found was an issue in the house. He left 1/2 way through the inspection and SLAMMED the front door! Steve is the most unprofessional employee I have ever met. Clearly, I was also upset because of the gas situation in the house so he said I'll come back another time. I told Steve that I do not want him ever returning to my house and to send some one else over to do the initial inspection. Now I need to clear my schedule out again to meet another employee from the company when ALL of this should have been done before we moved in. Once again, advertised as "move in ready". Time is very valuable and in the 6 days that I have been here I had to be here for the refrigerator delivery, then the next day for the carpet cleaning, another day for a wasted 1/2 inspection and another day for the other inspection and another day I need to clear my schedule to meet the microwave delivery whenever that may be. I just don't understand how I'm paying $4400 a month for a rental house that was advertised as move in ready. No refrigerator, no microwave, dishwasher that isn't working correctly, 80% working oven and furniture that can be easily tipped over. Just for pure safety reasons, I do not recommend Mangold Property. If Mangold Property was thorough in their part 100% of these issues could have been dealt with before a tenant moved in. This company does not answer emails or phone messages. They also did not have virtual tours or photos of a rental I was interested in. When I finally called and got someone on the line she told me they just take applications (for a fee) and will rent sight unseen. This is a racket: they don't return your application fee and are basically just pocketing the money from applications without even considering inquiries. They had multiple approved applicants, suggesting they are collecting fees from people they don't even intend to consider. I wonder if property owners know the agency is operating this way. Their unavailability raises questions about how to contact your landlord in an emergency as well. read more
