They use Ram Jack which was minimally invasive. They truly run their organization like a well-oiled machine. Our project manager, Brett Everling, was excellent. He kept us informed every step of the way, from the project planning to the city permits and construction schedule. Communication was outstanding, and everything proceeded exactly as promised (and even a little ahead of schedule). For a project of this size and complexity, it's remarkable that everything went so smoothly. The Foundation Solutions crew was punctual, hardworking, and incredibly diligent. They hand-dug the excavation areas, which was no small task, and they treated the property with care. The amount of concrete that needed to be removed was kept to a minimum, and the concrete repairs afterward were done nicely. After multiple back and forth and with SF Bay Engineering admitting they aren't familiar with the requirements, they terminated the contract. They refunded their engineering fee, but the architectural cost remained my responsibility. I brought the matter to small claims court, and the court ruled that because I retained the plans, reimbursement was not warranted. After the plans were released and payment was made Lokesh remained very responsive to requests as they come up. I would definitely use Prostruct again if I have another structural engineering project.

It's possible that they'd been there for a long time, but I uploaded the photos to Claude and it strongly recommended getting a structural engineer to assess the damage. I put out several inquiries and ProStruct responded very quickly. I had a free phone consultation with Irvin Chua of ProStruct and he said that he could have an engineer assess the cracked beam and to look for any other sources of damage. Note, that one will need to pay upfront ($875 is their standard fee), which gave me some pause but moved forward as there didn't look to be many structural engineers with a Yelp presence. Irvin arranged for their engineer, Francis, to make a site visit. Francis was professional and confirmed that the foundation and support beams all were in good shape aside from the crack. He went over his recommended repairs and noted that a handyman could handle it and we didn't need a contractor, which saved us money. The report provided was clear and detailed and the handyman had no problems following the recommendations. Repairs are now complete and we have peace of mind that our housing support is solid again.

I found there are three types of companies. The first type will do the minimum to chip out the rusted rebar, throw some fresh rebar in there, patch it up with a "band-aid", and charge you handsomely for a quick in-and-out job. The second will glance at your foundation and immediately tell you it has to be replaced, for an even more handsome price, of course. And then there is Avalon Structural. They will perform a comprehensive and highly structurally sound repair, removing all compromised material, charge a fair price, and stand behind their work with a strong warranty. If you visit their website, read the articles, and watch the videos explaining the right and wrong ways to perform foundation repairs, you will be well-equipped to choose the right company for your foundation job. What was going on and what was happening if I had any concerns, he addressed them immediately and make sure that they met my expectations. I would use Wise Builders again and I would request Marc to be my project manager again on any future jobs that I had. He worked really well with our designer Jocelyn, I appreciated having a designer. Having a designer to bounce ideas off have her expertise on fixtures and toilets was amazing. Jocelyn did an excellent job working with me and when my daughter had some changes to this design, she was very receptive to those changes and helped me update the changes in our design The only thing that could have been better is, if the tile supplier had communicated with Marc that the tile for the guest shower floor was backlogged. Marc worked really hard to expedite the tile and was in communication with me along that process. In order to give us options besides waiting for the tile, Jocelyn, our designer gave us an alternative tile. Looking at the tile floor now I like it better than what I had originally chosen. I have done other remodeling projects and I would have to say that working with Marc has probably been one of the easiest remodeling projects that I have done. I appreciated that I did not have to be so hands-on in the project because I trusted that Marc would get it done.

Jocelyn spent time in our home, drafted plans, took me shopping, and sourced all the fixtures. From her spreadsheet I was able to find less expensive options for some items. I appreciated the input and control I had on these expenses. Since we needed to move out, I had a tight timeline for the project -- mid October until Thanksgiving. Marc and the team did their best despite City of San Jose delays with inspections. We were able to move back in before the final inspection. Every member of the team was kind and courteous. Marc also did a great job working with the window vendor that specializes in older homes. I'm rating the experience a 4.5 out of 5 for two reasons. I was disappointed that the medicine cabinet, switch plates, and hooks were initially installed unevenly (it was corrected). I expected more attention to detail. And I was disappointed in the wear & tear that happened on my wood floors as well as the overall dust in my dining room. I was warned that things would get dusty -- but didn't understand the extent and would have packed away more things. WISE offers lots of support with design -- they could also offer as part of their package a full cleaning! I offer this feedback to help others calibrate their expectations. Given that this is a 30-unit hotel project, going with a different firm now will mean a complete re-design of the project; an absolutely painful exercise that will set us back months. So it's absolutely shameful for them to act in a way that would even suggest that our only choice is to get the entire project re-designed by another firm just to have it keep moving forward. So much for "we respond to emails within 30 minutes and always answer phone calls" as outlined on one of their online profile.
