Peppertree Inn is under NEW MANAGEMENT so I wouldn't pay attention to previous comments. I stayed 5 nights this week and it was one of the best experiences I've had at a motel/inn. Don't let the outside fool you! They have renovated the inside. It has everything you need from a dinning table, desk, fridge, microwave, iron, ironing board and even a tooth brush! I love when hotel's provide free breakfast in the morning. It wasn't extravagant but it got me by every morning. The place is dog friendly. There is no surrounding buildings so it's a huge field (be cautious of the highway). We also noticed that there is a bunch of solar panels on the roof. Kind of a nice touch. Bottom line, if you are looking for an inexpensive hotel to stay at, this is the place. Other motels/inn that are near have had bedbugs problems. This place has NOT had any history of bedbugs. Worse hotel experience ever! This place is absolutely as janky as you can get! Came back to the hotel after an event I was attending with my mother for her birthday to find a trailer in the parking lot with people sitting in camp chairs with a small grill cooking hot dogs,,,,their kids running all over the parking lot in the dark and some blocking the handicap parking spaces. We had to ask the kids to move to be able to park as the adults just sat there and did nothing. Then when we get out of the car noticed their plates, cups and garbage all over the curb and sidewalk....we asked one of the hotel workers if they are aware they are out there and they only respond yes they do. So for the best part ....we were awoken suddenly at 4:30AM to the sound of a lot of water hitting the floor in the bathroom. We get out of bed to go check it out and the light fixture is falling out of the ceiling, water all over the floor and the toilet. We were staying on the ground floor and obviously there was something going on from the floor above! We called the front desk and they had nothing to offer other than to say they will make a note to tell manager for when they arrive at 7:00AM and if we wanted to pack up our stuff at 4:30 in the morning half asleep we could move... We didn't want to deal with it in the middle of the night so instead called to talk to manager at 8:00AM who was extremely rude and snarky when we explained the issue and that we didn't feel safe showering in there due to not wanting to turn light on since it was falling out of the ceiling and not to mention there was water still falling from the ceiling right above the toilet so if you needed to go to the bathroom water was dripping on your head. The manager was not once apologetic but instead acted like we were making it up so said until the maintenance guy checked it out she would not do anything for us...when the maintenance guy arrived and went in the bathroom and saw the light and ceiling & tried fixing it another huge gush of water came crashing down on to the floor...he then went upstairs to the room above and verified that in fact the toilet upstairs was leaking...they had already charged my mothers card even though we had not checked out yet so you better believe I made sure they refunded her credit card. Avoid this place at all costs!!! Lots of road noise, lots of sirens all night, paper thin walls to the point you can hear people sneeze, super outdated, uncomfortable beds, very rude service, leaking ceilings and faulty light fixtures!!!! read more

This motel is great I Stayed here this passed weekend from October 18th to October 21st the room was clean and look like it had been updated the bed was comfy and the staff were great it was and easy check in and check out the only down side this hotel is bit on the outside of town so it is a little hard if you don't have a vehicle but Uber and Lyft fixed that for me this motel it right off the highway and the continental breakfast wasn't to bad either so if you want to rest your head for a night I recommend going here read more

2.5 stars I did sleep Please don't, unless it absolutely fits a budget, you are a "heavy sleeper," look forward to a place to stay that has thin walls, squeaky floors, close to the freeway, and just plain bad construction. It's not all bad though The Peppertree had a good coat of paint, decent interior designer to spruce up the place; convincing me to at least stay the night, a pool, and a decent internet connection so that I can book at a better place. At first sight, I was apprehensive, because normally my wife and I will spend a little more to get a good night rest. I did, that is with the aid of a noise machine that drowns out most of the sound when I sleep. Surprisingly, I did get a full six hours, that was amazing to me, but that was because the neighbors went to sleep at 12:30 am after listening to them bang one out, followed by the upstairs neighbors dropping what seemed like hammers at 6:30 am. on a Saturday during the Memorial day weekend. RUN,RUN AS FAR AS YOU CAN FROM THIS PLACE...... Husband was booked for 2 nights. Ended up not staying at all due to an emergency. He canceled 2nd night and was told they'd remove pet fee for 1st night as she never even entered the room. The 2nd night was never to be charged. He was given receipt showing what full charge would be and additional receipt showing credit. Our bank account shows full charge. He's now tried for over a week to get this fixed. Told the manger is only person who can take care of this. Now she won't be in til next Thursday which will be nearly 2 weeks since this mess started When he tried AGAIN today, desk clerk can barely communicate. Broken English so bad near impossible to understand. I also called today and desk clerk giggled like a child. NOT SURE WHY MY HUSBAND BOOKED AT THIS HOTEL BUT A HUGE MISTAKE. Complete incompetence with this hotel. Booked room with two beds. Our company is no longer doing business with this establishment. I booked 2 rooms. 2 people per room. Under booking information you only get to put one guest name down. I put the second guest under special requests. Apparently, the wooden tooth guy at the front desk does not accept that. I have crews working down in Portland area all the time and we probably have over 100K in room costs just in that AO a year. Now guy is standing around in lobby while I try to change booking. I do this everywhere else no problem. Not amused with them. The rooms suck anyway and they charge for a crappy Continental breakfast. Go to Shilo. read more

Not sure if you can give a zero review but this Inn is absolutely the worst. Booked and prepaid one night through Travelocity. I was charged a second time at the hotel and then a $100 additional hold for "incidentals". By the way there are no incidentals like mini bar or food. But wait it gets much worse. At 3:40 AM my door is opened and only held back by the safety lock. I start screaming bloody murder and the door slams shuts. When I calm down, I get dressed and go to the lobby to have someone call the Police. I tell the night desk clerk what happened and what room I'm in. He looks and me and finally admits it was him. He claimed that someone had called who had occupied that room and left his wallet. He said he forgot to check to see if it was occupied. I turned around and left the lobby. Unbelievable! Who checks a room without at least knocking first and then doesn't announce themselves before or after they discover someone is occupying the room? Who calls at 3:30 AM about a lost wallet? The morning staff were apologetic and just said they would check into "it". Well there was no sleep after the incident. Stay there at your own risk. read more

Wedged between the freeway and a vacant lot this motel has seen better days, perhaps in the 1950s. I could see structural dry rot on the balconies just driving around the property. The only guest I saw looked like a meth addict. Although on Expedia they claim they allow pets, they don't specify a limit and when we arrived they kicked us to the curb because we have three small dogs. They wanted $30 for an early check in at noon when check-in is at three. That means the room is available but I just want your money. The attitude of the front desk staff was deplorable. She actually stared that the thing she cares the most about is keeping her job. We ended up at Homewood suites for a few dollars more a night. Not only did they welcome our pets, The property is new with a generous suite. Why stay at a dump when you can stay at a nice hotel? read more

The property seems ok at first sight but the staff was rude, not just to my party but to other guests as well. When I called to say we had no hot water they said "there is nothing we can do about that". When I needed to get my water bottle and charger from the room, TWO HOURS before check out, the woman at the desk wouldn't let me in the room declaring that I had already checked out! The bed and pillows were hard and lumpy and the cover insufficient. All of that could be over looked but the lack of hospitality was beyond the pale. Avoid this place! read more

Why are there only 3 reviews for this? It sits right off Hwy 217...lit up like a Christmas tree, right off the exit! I digress... Late one night- about 3 weeks ago- looking for some alone time with the girlfriend, we called around town, finding out 100$ and up was the status quo for Lake Oswego motels/hotels. Fortunately, Beaverton is right down the road. We had stayed in the Motel 6 off of Canyon once before (EWW!)... so we looked around and found the Peppertree. The front door was locked, but quickly opened by a friendly middle eastern guy that asked me what I needed for the night. He not only gave me a decent rate (61$ for two people), but also figured out what room we would be most comfortable in and most convenienced by. We went right up and enjoyed our night with the tv, ac/ heater working great, and hot showers and ready, clean towels waiting. The only low points on this were the slight musty/ dusty smell of the room (not aired out I think) and the one used wash cloth on the shower rod. To be fair, the wash cloth was hidden in part of the shower curtain, so I don't think it was purposely left there. In the morning we left early and even were able to grab a bite of the free continental breakfast before leaving. Compared to the high rates of the Motels in Lake Oswego and the moldy room at Motel 6 on Canyon, this was great- and the guy was super friendly. read more

One of my friends was getting married in Beaverton, and my girlfriend and I needed a place to stay nearby as we are from out of state. Keeping our budget in mind, I took a little bit of a gamble on Peppertree. I would say it paid off; the staff was friendly, the room clean, the pool quite nice, and parking was a breeze. Location was convenient, as well. The hotel was recently renovated, as per what they had listed online, and white it's obvious the building is older, the renovations really did breathe new life into the old place. The only major downside would be the noise levels; we were located poolside and could hear every jubilant cry from every child swimming. Nighttime was still fairly quiet, no rowdy neighbors. TL;DR A nice choice for those with budgets in mind, just avoid poolside rooms if you want a daytime nap. read more

My husband and I stayed here last night the bed was comfortable and the room was clean. But when I turned on the TV it just gave me blue screen and was in Spanish. I called the front desk and Maureen, the nightshift desk assistant came to the room, figured out the previous occupants unplugged some cable so fixed it for me. The next morning she was still there when I went in to l grab a quick bite at the Continental breakfast. Maureen was still there and with who I believe was her manager they were both very nice and said goodbye when we left. It was a nice stay. Thank You. read more

I have been driving all night and I'm exhausted. They won't let me check in early like around 9am-10am without charging a large fee doubling the rate, despite having available rooms. The managers tone of voice got very rude when I asked. Was not vey hospitable or welcoming and definitely not accommodating. Or Maybe I'm just used to better customer service being from California. read more

Wow this place sucks, at 8:30 this morning construction crews came and started banging on the roof. I don't know what kind of management these people have but it is not a good one. He made it all the way into the breakfast room and right passed night staff. And then again past him on his way back out the front door. The night staff didn't even budge! Please read all the bad reviews, they are accurate. The first night we arrived from our flight at midnight we were given a room facing the highway... Needless to say, there was no sleep that night due listening to trucks and cars outside the room. In addition, I reserved a queen bed... they put a double bed in the room with a queen headboard. I argued with the manager that it was a double and she insisted it was a queen. Buyer beware... I know the difference between a double and queen She looked at me as if I was an idiot. Day 2, I was willing to give it another try if they moved me to the other side of the hotel away from the noise. OK, better, the room looked like there was some renovations done, fairly clean etc. Then at 8:00 I woke up to painters spraying out side of our building and had to listen to the spray guns go off all morning. On top of it all, on a windy day they are air spraying the side of the building around everyone's parked cars. And, the faucet in the bathroom was stripped, the maintenance guy fixed it with a screw driver, but you can only get a little hot water, so the showers were lukewarm at best. Clearly there is a market in this area for an economy hotel or it wouldn't be filled, but this is ridiculous. I wish I had the money to buy this place tear it down and build a nice little motel that is clean and convenient.for the area. Otherwise, stay away, unless you like staying in truck stops. read more

The motel really only deserves 3.5 stars but I'm rounding up because so many people here are unfair. It's a bit of budget hotel for the area anyhow - certainly the cheapest anywhere nearby that we've found. Have made a couple stays due to a family member being extensively at Providence St. Vincent's nearby. Rooms are simple and clean - a bit dated and tired but everything worked, there were no bugs or a smells or unsightliness. The gent at the front desk who helped us in the evening was aces - friendly, efficient, all around good fellow. We slept fine. I'm a fan of the neon lighting around the motel at night. :D That's about it - a good old motor hotel. It's just fine unless you're a whiner. read more

This review is based on service and price. The very poor and uncaring customer service. The room came equipped with a broken refrigerator and was way way too expensive for the small room in a nowhere location. I lost $60 in salmon I've been schlepping from fridge to fridge for three days until my flight home because of the fridge, and when I brought it up to the front desk, there was apparently nothing they could do to help. They made no attempt to help and and refused to offer any sort of discount. The room is clean and there is some beautiful landscaping. That's about all the good I have to say about this motel. Pleasantly pleased by this nice Motel. It's one of those courtyard style Motels with a pool in the middle of the complex. Also loved the Hydrangea and other flowers. Our room was a little steamy because of the humidity but we turned on the wall AC unit and that helped even it out. I loved having a mini fridge in our room. The bed was large and plush and comfortable. My husband thought it was a bit soft but he slept really well so whatever. The room wasn't as small as the previous hotel we had stayed in. I would say around 500 to 600 square feet. And for around $90 and close to the freeway but with hardly any noise it is a very nice place to stay. It perfectly fit our needs as a place to stop for the night and spend the evening. read more

After 10 hours of driving on a recent tour we arrived at the motel tired and ready to check in. Unfortunately, not Long after we checked into our rooms there was a robbery attempt or some kind of assault in the lobby directly next door to our room. The door was kicked out of where they serve breakfast in the morning less then 10 feet from where I slept. The rest of the evening was filled with the sounds of police sirens and walkie-talkies as they investigated. While the staff did agree to comp our rooms the manager was very rude and spoke to us as if we were trying to take advantage of the situation. She actually said the words, "this is not our fault" and "go to your room". While the crime that took place may not have been "their fault" it did take place at their establishment and we are/were paying customers. As an added bonus the waffle machine was not working, there was no butter for the toast and when I made toast it set off the fire alarm. I don't recommend staying at this hotel. While I highly doubt another strong arm robbery will take place in Beaverton anytime soon if any problems do take place the management will not be accommodating and will most likely make you feel as if you are a child who did something wrong. Well, my friend slipped on the mat in the shower, and grabbed and broke the curtain on the way down. We went out for the day apartment hunting, and came back to a non-responsive key card-we were informed that we had 'burnt the shower curtain(obvious blackish molding due to these not having been cleaned in a while)' and 'partied on drugs all night(untrue)' and that we were being kicked out. We came back in the morning, and they only refunded $250 of the $400 weekly rate we put up (we stayed one night at a $50 a night rate and were charged a $50 damage fee, so where did the other fifty go?). Wouldn't recommend, and you can find a similar rate in other motels which are closer to everything as well. read more

I unfortunately didn't listen to the bad reviews I read before booking my room so this is probably my fault. Although I wasn't expecting a 5 star hotel, I was very frustrated with my stay here. Not only did it take the toilet tank about 2 hours to fill after it was used, but the shower was not great. When I turned on the faucet in the bath it was nice and hot. When I switched it to the shower it would take about 5 minutes just for the water coming out of the shower head to get tepid. So I gave up and took a cold shower. When I told the staff about the issue with the shower on checkout, the response I got was "Yes, we are aware of that and have a plumber coming." ???!!!???!!!??? why in the world would anyone rent a room with this issue. The one thing I want after traveling all day is a hot shower and I'm sure I'm not alone in that. Ugh. Won't be staying there again. read more

Came to this motel planning to spend a week here while we were house hunting. Slipped and fell on the anti slip shower mat (there was NOTHING to grab on to catch myself.) Broke a few cheap plastic curtain hooks and hurt my side. Left in the morning to view a house and came back to a locked room. They said we burnt the curtain and charged us $50 for those plastic curtain hooks, and kicked us out. Had to sleep in the car on my sore side..... Thanks for cheating me. Wow people can be jerks. My husband and I travel ALOT. We've stayed in the finest hotels, executive suites ....we've also stayed in budget motels. The Pepper tree for us is solid. Is it the ritz?? No. But fair price, comfortable bed, comfortable room. Sure sometimes there can be some over sights in one particular room, but you cant base that on the whole hotel in general, and if you find something like a previous poster had found and didn't try to have the amazing staff her try to remedy it for you, then, well, I guess it wasn't as bad as you say. The front desk staff has always been nothing but professional. It's a fair priced motel with all the amenities you would need. If you want the Ritz, then go down and pay 300-400 dolllars a night. I stayed here for a little over a month. The weekly rate was one of the best I could find close to my temporary job. That is about the only positive. The continental breakfast isn't too bad especially if you don't mind waiting in line to use the one waffle maker when they get busy, and some days the breakfast isn't ready at the appropriate time. During my time here I stayed in several different rooms, the beds in the rooms that I stayed in were okay. There was a different size TV in each room. And not a whole lot of channels to choose from for being cable TV. The Wi-Fi was different with each room I was in. My biggest gripe is housecleaning, no consistency whatsoever. One thing I will say is if you check into this motel, check the walls and counters carefully. After moving into a new room I discovered dried stuff on the wall in the bathroom by the light switches. After informing the front desk, the front desk attendant had to clean it because the maids wouldn't confess to who cleaned the room. The carpet also feels almost sticky to Bare feet. The final straw was the increase of the weekly rate by $20 a day which equals $59 a day plus tax and fees. This motel in my opinion is definitely not worth it, especially at that price. read more

There were almost as many flies in that room. So gross. Left immediately to find a different place even though it was late at night. Ended up at the Embassy Suites. read more

Complete crap! People ODing here all the time! I was here 2 weeks and the PD was there most nights.

The room seemed clean enough, the refrigerator worked and the bed was good, but too many fixtures had problems. This was a room facing the pool. People (including some shady-acting employees) hung out in the courtyard drinking after the 10 PM shutdown time. You got the impression they saw it as their own private resort, with guests being somewhat of a chore. Rooms away from both pool and freeway would be the quietest. The shower output was very weak (despite strong tub flow) and hot/cold water was intermittent. You had to wait 5 minutes to get a borderline stable temperature, then it took 20+ minutes for a decent shower due to the weak flow. They blamed an outdated water system which apparently won't be fixed soon. Also, the bathroom fan was wired to a heat lamp, which made for sauna conditions in hot weather. The bed was jammed up against a wall outlet, bending the power cords and making the wall plate loose. Why not use flat plug adapters and avoid a pointless hazard? The AC/heater temperature dial spun freely, so the setting was a mystery. Fortunately, it gave enough cold air to make the room semi-comfortable on a hot day. At first, wi-fi was fast but crawled one time until they rebooted some device. The microwave turntable didn't work but it cooked OK. A bathroom fan in a neighboring room emitted rumbling that robbed sleep. The cement walkways needed a power wash and someone had painted the rails without a drip cloth. If they took maintenance more seriously this could be a decent place. Customers notice these things and effort pays off. P.S. At the time of this review it was called the "Peppertree Inn," not Motel, but it looks like new management has taken over (as of 2013) and will hopefully run a tighter ship. read more

I am very glad I read the reviews for this place on hotels.com instead of here. We stayed two nights in September in a very clean and comfortable room right off the pool. The continental breakfast here was better than most places; I had a muffin, a waffle, orange juice, and some yogurt but there were plenty of other choices. The wifi worked well the entire stay. I didn't have much interaction with other guests but none of them seemed exceptionally grubby or scary looking, just standard travelers like myself and my friends. We were traveling on a pretty strict budget because we wanted to be able to do as much as possible on our vacation (we also spent several nights on the coast) so the surprisingly low price of this hotel (right around $60 a night) made me pretty wary at first but hotels.com had some pretty good reviews. We risked it and I'm glad we did, it was cheap and very comfortable and its location is awesome, just a few exits down from the zoo and the Japanese Gardens. I've had bad luck with other hotels, trying to go cheap, but Peppertree didn't let us down. Assuming it's still in the same condition, I'd highly recommend this hotel for a (cheap) good nights sleep. read more

We live in Beaverton and due to a broken pipe at our house we would be without water overnight. So my family and I decided we would stay the night at this place. It was horrible! The carpet was so filthy that my daughters and I had to throw out the socks we wore in the room! I believe we could've walked outside in our socks and still not have had them as dirty as they got walking on the carpet in the room. There was poop on the bathroom wall. The blankets on my bed smelled like body odor. I called the front desk they brought what I thought would be clean sets of sheets and blankets. One had a stain that I was scared to wonder what it was. I discussed these issues with the front desk, he didn't look surprised at all. I wished I checked yelp before going there. NEVER again should we need to spend the night elsewhere, we will just camp out. It's cleaner and less expensive. read more
