If I could give no stars they would get no stars. Kimberly Sektnan is the property manager and she sucks. She is rude, unprofessional, and condescending. When speaking with her on the phone she will yell at you, and try to hang up on you. I reminded her that she is the worker and I am the customer. This old grandma needs to go back to a customer service training because she has no manners and common sense on how to treat people. She should be less worried about how her fake lashes and botox look and pay more attention to fixing herself internally. What an ugly person she is inside, and well honestly outside too. The home was dirty upon move in which required me to clean it myself. When I brought this to our "manager" she offered cleaning after the fact and when I told her that was not an acceptable resolution, she quit responding. Kimberly also threatened parking violation charges without providing a written legal notice first and when I questioned the times, dates, and photographic evidence of said violation along with the cleaning follow up she ghosted again. LANDLORDS: DO NOT FOR A SECOND CONSIDER WORKING WITH PPI! I own a single family home in SW Portland and I placed it into PPI management in October 2024. There were significant problems with showings. As one example, the PPI employee who showed my home did not coordinate a repair need that he discovered and that did to permit a full viewing of my property. He tried to show the property, it could not proceed due to the problem he found, so he led the people out (after now seeing the entire property) and that was the end of it for him. Nobody at PPI cares about how a showing goes unless there is a lease contract to write. Later, the same problem became an emergency situation and Ashley Neubo tried to bill me for a preventable problem that PPI personnel knew or should have predicted would cause problems. On November 1st, my tenant moved in but was not given a mailbox key in an envelope that contained the house keys. She contacted PPI immediately and repeatedly, but PPI did not respond. She discussed this with me and I demanded that PPI immediately deliver either the first key or the second key Ashley said she would make, but Ashley refused. Then Ashley told me that the post office workers change locks on private mailboxes when they realize a new tenant has moved in. This is patently untrue! Rather than accept responsibility for her ineptitude, Ashley blamed the tenant, then she blamed the USPS, and all the while she was content to allow a continuing violation of the Oregon landlord tenant law. PPI just does not give a damn about professional communications, customer service, property management, doing the right thing, or Oregon landlord tenant law. On December 1st, I terminated the management agreement immediately and for cause. But Ashley refuses to acknowledge this. And she will not provide me with the pertinent documentation I have requested repeatedly as attachments to emails AND she will not deposit the funds due to me into my bank account. Kimberly Sektnam is the principal broker at PPI and she wrote in email to me that she does not want to be included as an addressee in continuing emails about these problems and/or other ones. Maybe she will behave differently when the Better Business Bureau complaint shows up. Or maybe she will take seriously the one from the Oregon Real Estate Agency. Others who have problems with PPI should file written complaints. Or if PPI is out of compliance with Oregon landlord tenant law or Portland requirements, tenants should file small claims court actions against them and collect damages! read more

Renters - If you are going to rent from these guys, make sure you document EVERYTHING. Take pictures before you move in. Document all of the repairs and costs. I had one issue after another with this company. The house that I was renting (for $2300/month) had non-stop issues. Plumbing, appliances, filthy carpet that was original to the house (20 years old), etc. I discovered black mold behind the dishwasher and under the kitchen floor. I advised them of this upon move-in but they did nothing about it. A broken backyard fence that was never repaired, even after multiple requests. Old electrical that was unsafe. Awful experience renting with this company would not recommend. Communication from the start was poor and only got worse when we found they rented us an inhabitable property. They did the bare minimum to rectify the situation, and it took a lot of time and energy on our end to get updates on the situation and eventually our money back. They terminated our lease and gave us less than a week to vacate the property leaving us with no place to go scrambling to find housing as we had already given our notice to our existing living situation. I honestly don't understand people's negative reviews. As renters, we had nothing but positive experiences with PPI. We rented the home sight unseen from New York. That process was easy and the staff only made it easier. The process only got easier with the hand-off of the keys and taking possession of the home. When we took possession of the home, we found a few items that the homeowners did not take care of. One of them being the filter in the fridge. It was not operational. We went to Home Depot, purchased one for $75 and PPI deducted it from our rent. Throughout our tenancy we only had a few maintenance issues for which they took care of within a reasonable amount of time. Kimberly Sektnan was an amazing manager. If you end up getting her as a partner, you will be in good hands. We did go through a few property managers which was a little frustrating but they all took care of things as they should. That would be our only real complaint. The move out process was pretty easy. We had a checklist for the final clean up that we followed. Spent the last day cleaning up and making sure the house was cleaner than when we found it. It was important to us to ensure we got our maximum deposit back. Getting the deposit back took almost a month but I would say it was worth it. We got all of our expected deposit back! Suggestion - take photos when you move in, document document document. Take photos of when you leave. Some things could be missed on the move in checklist that they will ding you for on the move out. read more

I will start off with character building of myself. I am a 35 year old married father of 2, professional holding a senior management position at a fortune 500 company here in Portland. I have owned a home before, I have rented that home. I have been the property manager myself and have used a property management firm when I moved out of town. From the start I had a bad feeling about Performance Properties as a renter. They are a machine and will not treat renters as people. First of all they would not accept anything other than a money order for my deposit. I was new to town, did not have a local bank yet and needed to secure the house because the market was moving fast. I already lost 2 houses I liked. So as a result I had to go to the sketchy 711 and hand over $2000 in cash for a money order. Not fun. Then I submitted a maintenance request twice on their online system and never got a response. I had to call up, and they claimed they never saw the request. To their credit, most of the other maintenance requests were handled quickly. Multiple times I emailed our property manager Trina directly and she did not respond. I received a letter in the mail explaining what I need to do to prepare the house after I leave. It notes detailed instruction on cleaning behind the stove and dusting the blinds. WTF DID I PAY A NON REFUNDABLE CLEANING FEE OF $400 FOR? Now I am moving out and breaking the lease. I don't know what possessed me to sign the lease, maybe it was desperation to get a house for my family, maybe it was the pregnant wife and stressful job, but the lease claimed they would charge me $3000 if I broke the lease. Regardless if they would loose money in rent or not. As if life is not stressful enough to have to deal with getting robbed by "reputable" companies like this. I have been renting from Performance Properties since 2016, and my experience has been exemplary. I've had a single maintenance issue in three years, and the maintenance staff responded promptly and thoroughly within 24 hours. It is evident that they take care to manage their properties. They inspect them often and, without even having to tell them, they visually see problems and correct them before they become a big deal. For example, nobody in my little triplex complained about a bamboo landscape feature which had gotten out of control, but as soon as our inspector identified it, it was corrected. To receive that level of service in the kind of apartment building we live in is unusual. The resident portal is easy to use, and the one time a job change/ pay period switch complicated getting my rent in at exactly the right time, their accountant Sonja Snedeker did everything she could to make sure I wasn't charged a late fee. There are some negative reviews about Performance Properties here, as there are for many property management companies, but I have only had the most positive experience renting from PPI. read more

Fair warning: If you rent from this property management company you will not see any of your deposit again. If you are already renting from them when you leave be ready for a fight. They took my whole deposit of 3400 dollars and claimed that, I owed more. Right know I'm in the middle of getting all of my paperwork together to take them to small claims court. We had some issues with this company when we first moved up to Oregon. We were given an acceptance letter and we paid all fees for a home in Beaverton when PPI told us that we needed to provide additional info or we would not be able to move in...this was after we had already paid for a rental truck and packed everything up. After threatening a lawsuit based on their acceptance letter, they allowed us to move in. Our rental agreement listed all appliances, including a microwave....however the home did not have a microwave and our PPI manager said that was a mistake in the contract, so we needed to buy our own microwave. Other than that, I can't complain much...they are quick to respond and fix any home-related issues we have had since we moved in. read more

It says a lot that all the glowing reviews are from owners, and all the 1-stars are from renters. There's a very good reason why that is. Don't expect to get your deposit back, even if you spend weeks cleaning the place yourself and whoever you lease from tells you it all looks fantastic, and "you can't even tell kids or cats lived here!" I wanted to be able to leave a good review. I did. But when I'm assured at our moveout walkthrough that "everything looks great! We won't even need to bring in cleaners! This carpet looks fantastic! The paint needs to be touched up, but nothing beyond normal wear and tear!" ... and then I discover I lost over $1,500 to - wait for it - cleaners, carpet cleaning, and painting? No, now it just looks like you lied to me. Now instead of being able to take care of things with my deposit, I have to decide what to do about the fact that their property manager's assessment of "normal wear and tear paint touchups" equals $1,350 in painting costs, $650 of which I had to eat. I have to decide what I'm doing about the fact that your carpet cleaners nickel and dimed me so hard that their base $250 fee ended up being $800, for carpets that the property manager told us looked "excellent." I'm not even touching the cleaning one because honestly, you can see the trend of deception here. On top of this, it was not disclosed to us that we were moving into a HOA neighborhood until we'd already given them a double deposit and were signing the lease. Our lease was incorrect for two years, stating that the HOA managed the front yard (it didn't). When I asked about that, I was just told it was wrong and to ignore it. You know, ignore what's in your lease. Great plan. Our original property manager instructed us to be "grateful" we had a HOA that was so nitpicky about things like patio chairs and neatly lined-up bikes, because then we don't live in an "undesirable" neighborhood. (This HOA, by the way, fined us for 'improper outdoor chairs,' ie chairs that didn't look expensive enough. They fined us for having dry grass - not dead, just not country club green - during 95+ degree weather. They fined us for our children's bikes being neatly lined up IN OUR DRIVEWAY.) When we were informed our lease was being terminated - no cause given, of course, and I never was able to get a reason out of anyone - they terminated it three weeks early, which is an astonishing lack of attention to detail. After reading reviews here, I made sure to confirm three times in writing that we weren't going to be charged the exorbitant fee for early termination, so I guess the meager silver lining here is that at least they didn't do that. read more

This one is a doozy! The owner hired PPI to rent out their property...but it was not ready. We accommodated the owner and PPI to the tune of 6 weeks lead time before move-in giving them $4500 deposit 6 weeks in advance. The owner wanted to do renovations. With 3 days to go before move-in the property was nowhere near ready and they terminated the lease, when they knew we had to vacate our home based on the agreed time-line. These are bad, bad people, period. They got humongous deposit 6 weeks, in advance, could not deliver, and terminated, knowing we had to vacate our current home. Your concerns will be treated with disdain. If you complain you are red-flagged (their term, not mine). This is the reason they terminated the lease, I was not a "good fit," because I complained about the terrible service. You will get the same treatment. This company has operated for years and year with the same old story. How are they still in business? Tell me, what kind of people do this? You will surely be treated the same way. Beware and don't say you were not warned. No matter how much you like the property, PPE will give you nothing but heartache. read more

Our son was applying for a property this company manages and needed me to cosign for him, he had 2 other roommates as well whose parents were also cosigning. We submitted everything and a few days later I received a call saying my cosigner application had been denied and therefore they were moving onto the next application, I tried to ask why it was denied as it seemed odd as I have recently cosigned for another one of my children with a different rental company and there were no issues. The woman on the phone just said there was insufficient income and therefore the application was done. I tried to get clarification because my son and his roommates had been in another rental with higher rent and had no cosigners so it was confusing to me why they would have insufficient income for this place as there were 3 of them plus 3 parents cosigning. I wish the company would have mentioned this up front as they charged each person a non refundable $55 application fee up front. read more

This is the 1st time I have ever written a negative feedback on a service, but I was simply overwhelmed with frustration about how Performance Properties Inc does business. - First, Performance Properties made me reach out to my employer to reassure them about my work location. I don't see how this is any of their business if I want to live in one place and work in another. - Then, they ran me through incredible hoops to approve my application after denying it just because my bank reported my credit history to one system (Experian) instead of another (Transunion). Alternatively, they suggested, I should move $57,500(!) to my checking account to prove my ability to pay rent, which I did... - Then, and only after paying $90 application fee, they notified me that I must put down a non-refundable check for half a month's rent without seeing a contract that details my obligations and theirs. They said I can see the contract only 24 hrs before move in. Excuse me, but that is unacceptable business conduct!! - Finally, they said I can only pay that sum with an overnight check or, in the words of their administrative assistant, "I am moving on to other applications". Being busy with packing my stuff in another state, I was not able to meet that deadline even if I was willing to. Wouldn't you think that once they accept the application, they could allow 2-3 days for down payment, even if that someone is dumb enough to send them a $800 non-refundable check without knowing what they are signing on? I sent them this message, hoping it will not fall on deaf ears. I hoped they would at least have the decency to send me a check for my $90 application fee after what they put me through. This company is, like the other reviewers have noted, despicable. Our house was sold to them mid-lease and we have had many problems since. They are very slow to react to repairs, evasive on the phone, etc. We are also about to move out and they are already charging us fees that were not disclosed in our original lease. For example, we did not pay a cleaning deposit- it was out job to clean the house including carpets. They are now saying that we have to get the carpets professionally cleaned ourselves and provide a receipt or they will take it out of our deposit. I foresee that my deposit will be long gone very soon since they are already being sketchy and we haven't even left yet. AVOID AT ALL COSTS! I have also experienced the barrage of hate mail from them and the lease extension problems that others have reported online (eg. rent goes up, charging for garbage all of the sudden, etc.) Look elsewhere unless you want a head ache. read more

I moved out of my place recently and while I expected the worst, I have to admit I was somewhat surprised, hence three stars. I received majority of my refund but felt I deserved more considering I had documentation of move in condition and I left the place better than how I found it. They agreed, and issued an additional refund. I appreciate them doing this, but I do wish we didn't have to email requesting more, it felt like they might just ding for small stuff (Yes, even lightbulbs) and hope people don't come back arguing it. Either way, I did get my deposit back so I was pleased. Move in was easy, I felt they were friendly, helpful, and professional. The one exception: Their "Accountant". This woman is the absolute worst to talk to. Sadly, I had to speak with her a couple of times regarding fees and money being withdrawn after my 30 day notice was given. She treated me like I was bothering her, continually interrupted me while I was asking questions, and was just overall horrible to talk to. Based on my sour impression of her, it started to skew how I felt about the company and I almost left a scathing review on here. My suggestion to the owners is to get that woman some Customer Service training, she may be good with numbers but she's terrible with people. Overall, I think had it not been for the Accountant I could have given them 4 1/2 stars. Also, I do suggest reading some of the "Not Recommended" reviews on Yelp. I think I got lucky with my place but there are some well written reviews where people have had major issues. Do your homework on the rental company and the property you're looking at. read more

I wish I could give negative stars! AVOID! AVOID! AVOID! My wife and I and our newborn traveled from Nevada to Hillsboro Oregon to see two properties of Performance Properties Inc. I spoke to John about BOTH properties and set up appointments for a saturday a week and a half away. We waited at the first property for 45 mins and called him every 5 mins for the last 25 until he finally answered. John told me that we had never made an appointment and that the house was all ready rented! All ready rented?! This house is why I drove to Oregon in the first place. They could have called! He said he was in route to the second house that we set up an appointment for and would only be there for 15min to show us the house. We all got back in the car and drove across town as fast as we could...we were late for the second showing because we waited so long to hear from him at the first house. When we got there...no John! We he finally showed up he had no information of the house other then what the website listed because, "it was not HIS property" Do not waste your time with this company as a renter or as an owner! read more

Would never recommend to anyone. They took over our property when cascade (the original people we rented from) got shut down. Performance was incredibly rude on the phone, even hung up on me before. Raised rent $100 each year we were there. And when we finally couldn't afford it anymore and didn't resign our lease they started showing people our house before we had even moved out. They wouldn't tell us when they were showing and would do it when we were gone. I'm talking, all of our crap inside and could have easily been stolen. They charged us over $200 when we moved out for a piece of carpet to be fixed in the garage that was literally messed up when we moved in. Just absolute horrible service. read more

We had an ongoing issue with our tub not draining properly for years and when they would have someone come fix it they would blame us and give us a large bill. Not even a month later it would clog up again. This happened on numerous occasions. Most of the time when taking a shower or getting in the shower their would be inches of dirty cold water in there, but we couldn't afford to continue paying the landlord hundreds of dollars to "fix" it. Paying two hundred dollars for a plumber to spend 20 minutes unclogging our drain each time when obviously there was a bigger problem was really frustrating. However, hundreds of dollars later we get a new landlord that actually takes care of it. They spend $250 and permanently fix the problem by replacing an old pipe. Had Performance Properties done this up front it would have saved us hundreds of dollars and hundreds of gross shower experiences. Fill free to send us a check anytime Performance Properties. Oh and there was a really short guy there that had a Napoleon complex. There was also this lady that worked there and I forget her name but she seemed bipolar. DO NOT EVER RENT FROM THESE PEOPLE!! I was a tenant with PPI for nearly two years. I always paid my rent on time and kept to myself. The one day I got a notice telling me I had sixty days to move out. So I of course got on the phone with PPI looking for an explanation. It took four days of repeated phone calls to finally get someone to talk to me. I was told by someone named Brad that the owners wanted to "phase out" the tenants so the could remodel the entire building. Well that sucked but fine, they own it so what could I do? Two weeks later I moved to a new place, cleaned up my apartment and dropped off the key. Fast forward six months and I have a massive ding on my credit report from PPI saying I owe them over a grand ( in addition to the $900 cleaning deposit they kept) for a new paint job on my old unit. I tried to talk to them about this but was treated very rudely on the phone and was hung up on several times. If the owners were indeed renovating, why did I have to pay for a new paint job? Even if that weren't true, since when does it cost two thousand dollars to paint a 400 square foot apartment? I never even hung pictures on the wall and believe me when I say this place wasn't exactly luxurious to begin with. Whenever I call and ask to see proof that the new paint job was needed, or to see an invoice for the paint job I get nowhere. I've been renting from PPI since fall 2013. In that time I've moved homes to another PPI rental and was given a full, I repeat Full, refund. In fact, our property manager helped us find another rental when the owners of our original home moved back from Alaska. Who else can say they had their landlord find a house for them in this crazy PDX rental market?? Tony and the maintenance crew have always been courteous and eager to help with repairs. Our rent hasn't gone up in the 3 years we've been in the new house. We've gotten married and had a kid in this time, and PPI has always been there for us. I rented a house last month in Portland. I had put in a maintenance request for a small plumbing issue which turned into an awful drain backup in my shower. Performance Properties had great communication with me concerning the plumbers arrival. In the morning they returned my call, assured me the plumber would get here earlier than originally planned and they would send out someone to clean my bathroom. PPI has been managing a rental home of mine since 2008. I always thought their fees were adequate, since they were able to fill my home with a few short-term, but good, tenants. This most recent tenant had to be evicted. While she didn't trash the inside of my house, she trashed the outside. My only concern was that PPI did not let me know that the tenant was not maintaining the yard. If they had, I could have tended to the blackberry bush problem before it overtook the back yard. That said, they were able to get me back the security deposit, to pay for the cleanup and missed rent. In the past 6 years, they have been good about filling my home rather quickly, with only a missed month of rent between tenants. Sometimes I feel they are a little finicky about how the home looks before renting - being just a rental - but I get that they want to get the most rent money for you. It also serves them well, since they get a percentage of that. And what I mean by "Being just a rental" is, I feel that most people don't expect brand new carpets in a rental home, so long as they are clean and spot free. If renters were that fussy, they'd probably be buying their own home. However; I do get pressure from PPI to buy new carpets (after 6-8 years), even though the ones in my house still look pretty nice - especially after their cleaning guy got through with them. I am free to say no, and I did, but only because new carpets cost thousands of dollars and the small profit I make towards plumbing and roofing repairs. The things the law states make a home "habitable". I only wish I had money for cosmetic upgrades! I feel that they do a great job keeping me informed about my tenants requests and tardiness on rent. They also have people contracted out to do repairs, if you need that. The painters and cleaners charge a little more than what you may find online or Craigslist, but you get what you pay for. All in all, I am very happy with them managing my house and I really like all the gals in the office that I have dealings with. They are friendly, courteous and get back to me really fast. For some reason it has been extremely difficult to even get a hold of someone to schedule a viewing through this company. After speaking to someone on the phone they gave me one possible time in the morning the very next day. I asked multiple times to schedule a viewing in the early evening after work and they gave me one other morning time. I said that wouldn't work and they told me to have a nice day. FURIOUS OWNER WITH A CONTRACT I hired PP 4 years ago to manage my property. 4 years later I'm terminating them. They don't manage property instead they come up with boogus things to charge both the owner and the tenant for so they can make money. 1. They raised the rent on my tenant twice without my permission. That normally would be good but they raised it so high we lost A GOOD tenant. They never communicated with us. 2. They took out a rug off good quality with some smoke ordor and put in the cheapest rug so thin it looked like a placemat. We expected them to communicate the replacement & we would have put in a quality product. but they want it to wear out fast and they would make money. putting in another one. They mark up THE PRICE OF ANY REPAIR TO A POINT OF RIDICULOUS. 3. They put a solid stain on our deck before a rainstorm, it bubbled & now it's a big mess. Then they charged the tenant $850. 4. I, the owner, inspected the place BEFORE the tenant moved out & AFTER they moved out. I came up with a few things that had to be done, but they came up with nearly $2,000 worth of items. Now, as the owner, I would have appreciated their zealous WORK but after the tenant moved out & got the bill, many things were listed that NEVER TOOK PLACE. I live next door to the property so I can see their trucks come and go, no one came to repair what they listed. No receipts or invoices were attached to their completed list of repairs except for a rug cleaning. They didn't have proof of the work being done yet they still billed the tenant over $1200 FOR THINGS NEVER DONE. 5. Between tenants, I had floors redone in 3 areas due to years of wear. Then they charged the tenant $238 for damage to the area when they knew, new floors were going in. We, not PP incurred the cost for worn out flooring which needed to be updated, not repaired. My floor installer hauled away all debris which he did bec I inspected after he left. The tenant left behind his grill and he was charged for removal of that 1 item to the tune of $120. They also listed repair of the electrical box to the tune of $300 without an invoice to back up work. We doubt anything was wrong. 6. They wanted to repaint the place and it had been painted only 3 months ago but bec it wasn't macadamia white but a pale blue, they wanted to repaint it so they could make money. I told them NO. 7. It got so bad between tenants that my carpenter ran off PP people who were coming to do unauthorized work. 8. A new tenant moved in and I terminated the maintenance part of their contract and told them if I see their work truck I will call the police. SO APARTMENT OWNERS, DON'T HIRE THESE CROOKS, THEY WILL CONNIVE TO GET MONEY OUT OF YOU AND THE TENANT WHILE NOT PROVIDING GOOD QUALITY MAINTENANCE SERVICE OR ANY SERVICE AT ALL. read more

Very poor performance by "performance"properties. They treat the tenants very low with no respect.Make sure to make your payments on time and never to expect any repairs done. If you are satisfied with doing all maintainance yourself and ok with having your property/car damaged by a garage door opener falling and hitting your car and then having to fix the damage yourself, hey you do have a perfect rental. They seem very nice at the start till you sign the lease, then do not expect to hear back from them. Also forget getting your security deposit back. They change the carpets and paint the house with your deposit even though they were damaged during your move in! read more

I called the number listed to inquire about a property and never heard back. I also emailed the address listed with a few questions and the response from Performance Properties leads me to believe they didn't read my email at all. After reading other reviews, I'll just keep looking and avoid this dumpster fire of a company. read more

Horrible, greedy place, beware! Think twice before signing anything with PPI or giving them any money. Don't get wrapped up in their troubles (see below): First: 1. You will NEVER get any of your deposit back, no matter how clean you leave the unit. In fact, you will probably get an additional bill for hundreds of dollars! You have to sue. They play a numbers game and since 99% of people don't sue (many have moved away) they keep deposits and use them to placate property owners who are pissed about the number of chargebacks they get from PPI. 2. They will act very nice and accommodating to get you to move-in, then want nothing to do with you once you tell them you are moving out. My church transferred me and I moved out at Christmastime 2013. 4 months later I have still not gotten a penny back despite the fact that I only slept in the unit and cleaned for 2 days after moving out! BTW - I was contacted yesterday by an attorney in Lake Oswego who is contacting former and current tenants of PPI. He is getting ready to file a huge lawsuit alleging that PPI systematically and wrongfully withholds deposits, gets their "preferred" companies to do unnecessary cleaning or repairs and charges tenants. He said PPI does "charge-backs" to the property owners as well, getting everyone from both sides without any risk to themselves. He said he is also opening a case with the Oregon Attorney General's Consumer Protection Department. This is not a very Portlandia type of company. most places in PDX are cool, this place is awful. Stay away... UPDATE: The L.O. lawye is looking to talk to people sent to collections by PPI. Seems they do not follow federal law and he can get you TRIPLE the amount sent to collections. read more

We rented from Performance Properties for 1 1/2 years. They give the appearance of professionalism but avoid having to do any work in a very slick way. They kept most of our $2500 deposit and have refused to explain what the charges are for. (They just say "carpet" but refuse to provide documentation of the carpet age--which their guidelines claim is critical to figuring out what pro-rated part of replacement charges must be paid by the tenant. In any case, the carpet was fine.) We sweated blood doing an incredible cleaning job on the place. They make the tenant do their inspections for them and figure out what they need to fix and what's wrong with it. (In other words, they don't do anything until you complain, and then not always.) For instance, the sprinkler system hadn't been inspected. One line leaked and tripled our water bill. They did not provide the locations of critical systems, e.g., the water turnoff and/or sprinkler turnoff's and the air filter. Their lease was for a generic property and many things were inapplicable. They forced us (given that we did not want to move) to sign a second yearly lease--wouldn't you think they'd already had their protection against new tenants coming and going, with the first lease?--with a delay between the first lease and the second so that it could be a new lease, with changes: No roommate changes allowed and no going month-to-month. This meant that when we had to break the lease due to losing jobs and they didn't allow us to find tenants for them, they also didn't allow us to find roommates, even though one of us would have stayed to maintain the legal obligation. (In fact, they pretended to allow us to find roommates and we found a couple with a lot of money whom they rejected without looking at their application--after stringing us along for a couple weeks, advising on the process, etc. When the refrigerator wasn't working, the repairman said we'd left something in the door. Just defrost and don't do that. When it happened again they sent the SAME repairman. For over a year we defrosted that self-defrosting refrigerator. We didn't have a dryer most of time we were there because the outlet was for an oven and it took us a long time to diagnose the issue. (We first bought a 3-prong cord, thinking it was an older standard, but it didn't fit, either.) They refused to help us figure that out--claimed no one else had had the problem--and in fact it's out of code and dangerous if the breaker were also oven-sized. We asked if the enormous old trees were dangerous, but they did nothing. When the owner got a new landscaper that person told the owner they were dangerous--THEN something got done. When they did house inspections they never tested the smoke alarms nor looked at the air filter. Owners think they're getting a good deal, but PPI only fixes things AFTER they're broken, rather than avoiding problems by providing help and information. And losing out on good tenants by refusing to allow tenants to find someone to take over the lease gets PPI "finder's" fees from the owner. I suppose the lease-break fee and retaining the security deposits do help owners--but if PPI ever tries its shenanigans on people who are willing to sue, it's the owners who will be sued over PPI's behavior because the owner is the one contracting with tenants, not PPI. I may just be the tenant to take them to court. read more

They called before end of term and asked why we had not dropped off our keys. Some of our requests for routine maintenance were ignored. When moving out they charged us 500$ for repainting, even though we were very kind to the walls. If you like paying for routine maintenance to a property you are renting, use PPI. Avoid them at all costs! read more
