We have mutually agreed to part ways as they refuse to properly manage the property and don't like being called out on that front. They have tried to spend our money frivolously, not responded to us or the tenants in a timely manner, and most recently caused damages to our finished basement by ignoring a tenant request to see to a broken sump pump. If you have anything other than a flop house I would strongly wncou are you to steer clear of Lone Eagle Management.

They managed our property for 5 months and during that period we have only received less than 3 months worth rent from them. They have never paid or send us details on what they did with the rest of OUR money. We replaced them with a new managent company about a month ago and they are still not sending the breakdown of what they did with our rent (free for all to guess) and NOT TRANSFERRING THE RENTER DEPOSIT to our new management company to this date. Ron is totally untrustworthy and not worthy of anyone's business. He thinks he is too important to do his job for the money he receives. All those transparency about sharing what goes in/out with their online platform, a total lie. We never receive an account in 5 months we had to deal with Ron and his team. What will you write under my comment, Ron? As I imagine you will not like my honest comment, either :) Here is what I have for you. I hope you get what you deserve in your life sooner or later.

    There have been so many issues that I honestly don't know where to start…read more.. -We have had issues with ants in the apartments and cars, theft of property, and car break-ins -The water gets shut off several times a month for a line break, then the residents end up paying outrageous water bills because the property is not maintaining the plumbing... The property manager kept informing all of us tenants that Conservice (third-party utility biller) was issuing a credit and we tenants would see a credit soon. About a week later, the manager, office rep, and several maintenance personnel had put their 2 weeks' notice in. I'm sorry, but a statement like this clearly shows there are even more problems we don't even know about.....other than $250 water bills for a family of four!!! -They try to fix problems in the cheapest way possible. Our neighbor had a refrigerator leak they had put several work orders in for, the solution was to tape the back (three times) until he threatened to call the Better Business Bureau, then finally they agreed to replace his fridge. Afterward, the old fridge sat outside our doors for two months (which was not safe for kids due to sharp plastic and metal pieces). -Our refrigerator door handle broke about a month ago...and it's completely understandable why..... there were screws on top of other screws. (photo attached). -Our carpet was coming loose from the transition slip that separates the laminate floor from the carpet. There were nails sticking out and, after four weeks of notifying them, they showed up to put a band-aid on the problem. The short nails he used were coming up a week later. I am still having to pull them out of the carpet so the little ones don't get cut. -The gas water heater had a leak for months before we knew about it. We ended up having gas bills doubled for a year and tripled for three months. I received a partial credit, but I sent documentation clearly showing a credit was still due $460, but they said there was nothing they could do.. so we residents pay the price of their negligence. -I have requested documentation several times regarding the water bills, a request to speak with a supervisor over the property manager, and work orders for a list of items (not even listed) and have gotten no response Please do your research before moving in!! Google Westminster Mgmt LLC and Conservice and you will clearly see review after review on several properties poorly owned and managed.

    ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me

I've tried talking to this tenant, being a neighbor all to no avail! The tenant knows they can get away with excessive noise...tenants in the next building complain about their neighbors and we are told...it's between tenants!!!! I've called the cops three times, banged a broom numerous times! To no avail ...10:30 pm at night work and/or school night...bang bang, thump thump and sometimes caboom!!!! I can't even take a nap on a Saturday or Sunday afternoon because there is never any quiet time from these people.... I bet if they are fined it will stop!!!! 5 years this has been going onI hate it here and should be compensated either through my HOA or moving expenses...no one gives a crap here, no one!!! I've done everything possible to handle this issue...I'm 65 years old next month and at this point it's elder abuse...neighbors tell me the old lady before had issues with the same broad...that should tell someone something, you would think! This issue is not being addressed properly, period! As I write this I dread going to bed because come 10:30 this broad gets a second wind and there goes the noise. I had three reasonable questions: pool hours, landscapers leaving food scraps (including chicken bones) where my dog could get them, and the lack of color choice for deck staining. My pool-hours suggestion was simple: since the pool is currently open noon-8pm every day, why not close earlier on Tuesday and Thursday--when the pool is rarely used at night--and use those hours to open earlier on Saturday and Sunday? The pool used to open at 10am on weekends, and I suggested returning to those hours rather than paying lifeguards to sit at an almost-empty pool until 8pm on weeknights. When the main agenda ended, however, the meeting was abruptly dismissed with no public forum. I waited until the other homeowners left and approached Steve from Wilkin Management to ask my questions. His response to my pool-hours suggestion was rude and condescending. When I explained that the idea wasn't just for me, he continued speaking to me in a mocking tone. When I asked about the landscapers, he repeatedly looked at his watch and mumbled under his breath while I was speaking. I finally told him that his behavior was rude, dismissive, and disrespectful--and I left. Later that night, Steve emailed me, continuing to defend his behavior in the same condescending tone. He also explained that homeowners must all use the same deck stain color because "uniformity" attracts people to condo living. That one honestly made me laugh. Then came the icing on the cake: I was charged a $25 late fee even though I always pay on time. Wilkin claimed my August maintenance-fee check wasn't received until August 13. I sent it July 28, so I checked my online banking. The endorsement stamp on the back of the check is dated August 7. So, Steve, how was my check supposedly not received until August 13 when your own endorsement stamp shows August 7? Rude. Arrogant. Dismissive. And, based on the check issue, not exactly trustworthy. I would strongly recommend staying away from this company!

HARBORTOWN…read morePERTHAMBOY Our experience with this management team has been extremely frustrating and disappointing. We were offered one month of free rent as part of our lease agreement. After we submitted our rent payment late, management charged us a late fee, added court charges, and then added the value of the "free month" back onto our balance. The biggest issue is that we were never clearly informed that this free month could be taken away or that we would suddenly be responsible for paying it back. We felt completely blindsided by these charges and by the way this situation was handled. Instead of having a clear conversation with us and explaining these charges upfront, the situation escalated and ended up in court. We did not accept their offer because we do not feel the matter was handled fairly or transparently. Future tenants: please read every detail of your lease, ask questions about any "free rent" promotions, and make sure you understand every possible charge before signing. Based on our experience, we are extremely disappointed with this management company and would not recommend renting here.

They are quick to charge people fees, but in no rush to answer questions or give guidance. Very difficult to work with. Very cold personalities. Their legal department is the same. Their horrible service makes tenants be upset with the actual landlord when in fact, the landlord is not involved in any communication or service. However, Middlesex management's poor service, makes tenants feel as the value of their rented homes is low due to the struggles of dealing with Middlesex Management.
