We have mutually agreed to part ways as they refuse to properly manage the property and don't like being called out on that front. They have tried to spend our money frivolously, not responded to us or the tenants in a timely manner, and most recently caused damages to our finished basement by ignoring a tenant request to see to a broken sump pump. They managed our property for 5 months and during that period we have only received less than 3 months worth rent from them. They have never paid or send us details on what they did with the rest of OUR money. We replaced them with a new managent company about a month ago and they are still not sending the breakdown of what they did with our rent (free for all to guess) and NOT TRANSFERRING THE RENTER DEPOSIT to our new management company to this date. Ron is totally untrustworthy and not worthy of anyone's business. He thinks he is too important to do his job for the money he receives. All those transparency about sharing what goes in/out with their online platform, a total lie. We never receive an account in 5 months we had to deal with Ron and his team. What will you write under my comment, Ron? As I imagine you will not like my honest comment, either :) Here is what I have for you. I hope you get what you deserve in your life sooner or later.

Everyone was extremely helpful through the entire move-in process; the single issue I had with the apartment was fixed immediately, and the property is maintained wonderfully. This has been, hands down, the worst housing experience of my entire life- they're completely and utterly inept and unprofessional, and they don't care at all about the people who live in their properties. The building I was living in changed ownership while I lived there, and the new owners hired Phillips Asset Management in the winter of 2018. They began renovations/demolition soon after, and as a result of the demo, my toilet began flooding from the tank, a problem that was left unresolved until I moved out. The property manager basically told me that there were "rocks in the waterline" and that replacing the toilet would fix the issue, but they wouldn't do it until I moved out. So I was left without a working toilet for a month- I had to turn the water off every time I used it, or face a flooded bathroom. The blasé response from Mark, the property manager, left a bitter taste in my mouth- it's not like I was complaining about something trivial like a squeaky door or a broken drawer handle- a working toilet is a pretty necessary thing to have in an apartment! I found their lack of concern unacceptable, and sought to move out as soon as possible. To add insult to injury, they screwed up on refunding my security deposit once I finally did move out. I had discussed with Mark that they'd deduct prorated rent from my security deposit refund (I moved out on the 15th of the month, so I only should have owed half of that month's rent) They, unsurprisingly, deducted a full month's rent from the security deposit. I emailed the office and threatened legal action, and I received no written response. I finally called the office, and the receptionist told me that "Mark never told her of the agreement" and that they'd cut me a check for the remaining amount I was owed. How do you run a business this way? No apology from Mark, no recourse for me to take, other than writing this review. I just don't understand how people can get away with things like this. Seriously, these people are terrible, do not involve yourself with them, nothing good with come of it! Don't go through what I went through!

    ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me

HARBORTOWN…read morePERTHAMBOY Our experience with this management team has been extremely frustrating and disappointing. We were offered one month of free rent as part of our lease agreement. After we submitted our rent payment late, management charged us a late fee, added court charges, and then added the value of the "free month" back onto our balance. The biggest issue is that we were never clearly informed that this free month could be taken away or that we would suddenly be responsible for paying it back. We felt completely blindsided by these charges and by the way this situation was handled. Instead of having a clear conversation with us and explaining these charges upfront, the situation escalated and ended up in court. We did not accept their offer because we do not feel the matter was handled fairly or transparently. Future tenants: please read every detail of your lease, ask questions about any "free rent" promotions, and make sure you understand every possible charge before signing. Based on our experience, we are extremely disappointed with this management company and would not recommend renting here.
