Diego and Francois did a thorough inspection at my home. They walked me through the whole thing and explained what they saw and addressed all my concerns and gave me a lot of advice and suggestions on next steps, from the exterior to the attic. They made sure I had all my questions answered and assessed the entire situation. I'm thankful for their service and will call them again if I have another water leak situation. Francois came with Diego and checked the entire home, described the steps to remediate, got started the next day and left today after cleaning up. In addition, Diego gave us several tips about other things we can do to help save energy. All the while, he was courteous, prompt, and enjoyable to have in our home. Although mold remediation is expensive, I would highly recommend Texas Dry Out & Restoration to anyone who needs the service and wants it done by a company that is dependable, efficient, and thorough.

Dishonest, dirty, and disrespectful is the kindest way to describe PuroClean of West Austin. I…read morehired them in November 2023 after my upstairs neighbor's washing machine malfunctioned and flooded my condo. Among the many horrors I experienced, PuroClean of West Austin left construction trash in my 500-square-foot condo for more than 9 months, forcing workers to step over trash every day they showed up to work, which wasn't very often. The trash was only removed after I fired them. Even then Oswaldo argued that he was allowed to leave my small home full of trash. PuroClean employees used my washer and dryer instead of a sawhorse to cut sheetrock. Again, not a problem for Oswaldo Loor and PuroClean. However, that's all just disrespectful. The most egregious offense is the extent of insurance fraud they're committing which raises costs for us all. They replaced my damaged sheetrock with cheaper, thinner sheetrock leaving a gap between the flooring and the wall. Either they didn't know how to install the baseboards because of this gap or couldn't see them because of all the trash, I'm not sure. They only installed 3 baseboards in the bedroom. The second contractor replaced the rest. PuroClean only painted the walls in the bedroom; I painted the baseboards and all the other walls and ceilings. They were paid to paint everything. PuroClean addresses their much higher prices by claiming their work is better. If anything, it's worse. Their prices were more than double the other 3 bids I received for the rebuild. I had to fire them and hire a new contractor at which time PuroClean of West Austin decided to hold hostage my personal property claiming they had done extra work beyond the agreed-upon scope. I had to pay them for this "extra" work plus additional storage fees before they returned my personal property a month after I asked for it. That's extortion. Again, not a problem for Oswaldo Loor and PuroClean. They used at least 4 times as many boxes as needed for the packout. More boxes, more storage space, more profit for PuroClean! Nearly empty boxes, stacks and stacks of them. Boxes floor to ceiling, taking up the entire space, so many they had trouble bringing the last few inside. Yet they somehow managed to damage most of my furniture despite it being all wrapped and taped. It's almost as if it was damaged intentionally. Waldo kept pressuring me to pay him directly instead of waiting for the insurance payment. I figured it was because the insurance reimbursement would be far less than PuroClean's pricing and it was. Far less. One of their tactics to get more money is to have the client, me, argue with the insurance company until they agree to pay more money. Regardless, I live in a condo and the HOA portion is not mine to repair. A professional wouldn't work on a home without the owner's permission. I'm not the owner of the HOA property. I had no reason or legal authority to pay to repair HOA property. Waldo hired Ivy Buchanan a few months into my experience with them. Ivy initially refused to refund for work they were paid for yet didn't complete. She claimed I had "released" them therefore no refund was due. Even after admitting they hadn't finished some of the work they refused to refund anything until I provided line items on the invoice that I "thought" hadn't been done. Waldo and his office manager Ivy refused to refund me for the painting they failed to complete. I painted everything myself except the bedroom, although PuroClean was paid by both the HOA insurance company and my insurance company for that painting. PuroClean left a single coat of primer with most of the nail holes exposed, not filled, sanded, or painted. It's shoddy work all around. I could fill this page, there's so much more. A leak in the same area right now may or may not be related to their shoddy work. I'll find out when they open the very recently installed wall. I won't be hiring PuroClean again and you shouldn't either. Read other review sites, like Yelp. Waldo gets his BNI group to fluff his Google reviews.

How insensitive can someone be? People in this area are in emotional pain and the timing of her inquiry is very insensitive. They still are actively searching for missing people. I could never do business with a company like this.

It's a small place but seems quite equipped to manage a lot of car issues, and the gentleman who did my inspection that day (Charlie) was the sole person doing them, so he was cranking through a list of folks. They put your name on the clipboard when you arrive and just go straight down that list. I'd called beforehand to confirm their hours and theyd advised to come early so I came around 9a or so. I think the wait was about 15-20 mins? Really wasn't bad, I just fiddled with my phone and sat in my car. The actual inspection was also pretty fast, like 10 mins or maybe even a bit less. I appreciated the efficiency. Of note they do charge a 3% credit card fee. A lot of places do that nowadays, but that was really the only "surprise." They also offer a basic inspection ($12, basics to renew car reg) or a more thorough one for $18 where they check your wipers and lights etc.

After talking to a few pest companies, not only did they get the species of ants wrong (acrobat vs carpenter) which affects the bait being used, but they also can't get their story straight. I contacted them about an ant infestation inside my home. The technician who came out placed sugar bait inside to eliminate colony. He told me that an exterior treatment was not necessary at that time. I accepted that recommendation, due to potential exposure for my active dog. Months later, I called to follow up because the ant problem had not been resolved. I was then told the $216.50 treatment of simply adding sugar bait for the interior also included exterior treatment during the original visit. That was surprising because I was never told an exterior treatment had been done. When I asked where it had been applied, they did not give me a clear answer regarding the exterior. Paying for another treatment isn't the issue. If the ants require another visit, I'm happy to pay for it. My concern is that the explanation of what was actually done has changed. Now, they're saying I have to pay another $216 for their services again. Something just isn't adding up. If there's a reasonable explanation, I'd like to hear it. Based on the conflicting information, I have little confidence in their service.

One thing I really appreciated was that they identified a honey bee colony on my property. Instead of simply treating it, they let me know so I could have the bees safely rehomed before they started producing honey inside my walls. That level of care and attention really stood out. The quarterly exterior treatments have been well worth it for me. Wasps and ants are a recurring issue around my home, so keeping up with regular service has made a big difference. If I have a specific problem between visits, like a wasp nest, they're quick to come out and take care of it. Most of what I need is included in the annual service. Mosquito treatment is an additional charge, but that's separate from the standard plan. I also appreciate that they don't push unnecessary interior treatments when there aren't any issues. Their pricing is competitive, and their payment and scheduling system is excellent. It's easy to manage appointments, and they're very responsive by text whenever I have a question or need service. Overall, I've been very happy with Atex and would definitely recommend them.

Allan was very responsive throughout the entire process, and was available to discuss services with him 15 minutes after submitting. Pricing and payment was transparent and a smooth process. The inspection report was very thorough with pictures and written in terms I could understand. Allan checked items I wouldn't have even considered and made several ongoing maintenance suggestions. He used a drone to inspect the roof, thermal cameras to inspect HVAC and insulation, electrical outlets, water systems, appliances, etc. Discovered several items I wouldn't have noticed (or at least not until they became serious issues). I felt as if Allan was inspecting the house from the perspective he was going to buy it himself, and left no stone unturned. Highly recommend DLB Check.

I was a case-study in how NOT to maintain my dryer duct: It had been almost 20 years since it had been cleaned. We bought a new drier, which shut down due to restricted air flow. I had had a competitor come out the day before Omer's visit; while friendly, all they had was a hand-operated floppy brush more suited to HVAC ducts. They had no luck, and suggested I just move the dryer out to the garage and put in a new duct! Omer arrived with 2 different cameras, and a range of stiff brushes which he worked with his drill, in very tight spaces, and was finally able to dislodge what must have been a 10#, soaking wet mass of lint. He installed an upgraded flexible duct and a new outside duct cover, and cleaned everything up. I've learned my lesson: call Lady Bird out annually, and request Omer!

Jason came out and ran the crew on installation day. They did the insluation over the garage, and blew insulation into two walls and some random spots and were done in less than 2 hours. We want to commend TLC Inspections for their outstanding performance and customer service, but also for the character and integrity with which they operate their business. We used TLC for an inspection on our home purchase at Horseshoe Bay in October of 2016. John Gilson was there at the hour they were scheduled, and spent at least three hours doing the inspection. Within 24 hours we received a 25-page PDF report by email, with pictures and recommendations for code issues and corrective actions, even for items that were not actual deficiencies. The sellers fixed almost everything on the report without objection. While that was impressive, what happened this spring was even more so. We were only there on the weekends, and wanted to install a valve to cut off water to the house but leave the sprinklers running. The plumber could not find the backflow preventer to plumb the valve after that point. We searched the City records, two previous owners, and had an irrigation company dig for the backflow preventer. It was simply not there. At that point I contacted Nick Moomaw at TLC to ask if they had found a device. He checked their report and said no, they did not, but it was not on their report as it should have been, for some reason. While it was six months after the inspection, he did not hesitate to own the problem, and ultimately took care of the entire cost of installing a new backflow preventer. He could have ducked, or said it was beyond their coverage period, but he never did. The key point here is that it is not that we are perfect, but it is what you do when you encounter a problem that defines us. We would rank TLC Inspections and Nick Moomaw in the highest level of business practice. They are people that you can trust to do the job well and also to stand behind their work beyond expectations. As another aside, they recommended Residential Warranty Services for a home warranty when we purchased the home. We actually changed warranty to RWS before closing. They have also been excellent and we are using RWS in selling our home in San Antonio this summer. Thanks again to TLC Inspections and Nick and Laina Moomaw. Good people, good business. On Wednesday, 17 Feb. 2021, I hired TLC to inspect the house I wanted to buy in the Carmel Creek development in Hutto, TX. This was near the end of winter storm Uri, which left ice, over snow, over ice on area roads. Mr. Kevin Tran came out at 8 AM Friday, 19 Feb. 2021. The roads were still icy. He did a thorough inspection of everything he could. City water supplies were depleted, so water pressure was deficient at 5 PSI. The roof had snow and ice, and it was too cold to run the A/C or test the lawn sprinklers. He came back the following Monday, in warm weather. He walked the roof, and tested the A/C and lawn sprinklers. He re-measured the water pressure, and found a normal 65 PSI, because the city supply was restored. He did not charge for the return visit. He posted a preliminary report on line Friday night, and a final report Monday night. The reports were clear, complete, and well illustrated with photos. Mr. Tran was unfailingly polite, knowledgable, clear in his explanations, and generous with advice for fixes and suggestions for maintenance. The house was built in 2017 and had been well maintained, so he only found minor deficiencies. He said it was very clean, even for a house so new. He set my mind at ease about spending more money than I ever have. read more

I was looking to purchase a house in Burnet. My realtor contacted TLC for the inspection. Jeff Diehl was on time and extremely thorough. The inspection was a little over 3.5 hours. I'm actually surprised Jeff did not tell me how many nails were in the porch! After he finished, he went over the report with me, item by item, taking his time explaining the items and why somethings did or did not do well in the inspection. I asked him some very pointed questions and what if scenarios, he patiently and objectively answered all my questions. I received a full written report later that night and was able to read in detail all the components of the report and look at the pictures of attic and under house issues. I wish I could say there was a happy ending to this. As much as I wanted the house, I did not want to take on all the issues Jeff identified in his report. There were too many for my liking and even if I had countered with a lower offer, the cost of repairs would have brought me back to the original price. OK, I didn't get my house but, I did get an excellent referral for the next house I seek and will encourage my friends who are house hunting to TLC and Jeff for their inspections. read more

My wife and I just purchased a home in Horseshoe Bay, Texas and TLC was referred to us by our Realtor. I highly, highly recommend TLC to anyone looking for an honest, trusted home inspection company. The detail and knowledge of our inspector and the thorough report gave us exactly what we needed to ensure we negotiated proper repairs with the prior homeowner. It gave us a real peace of mind about our home purchase and pointed us to the high priority areas we needed to address before we closed on the house. After the inspection but prior to us closing on the house, a problem occurred with the pool pump. Even though we are certain TLC had nothing to do with the problem (the pool was working fine for days after the inspection,) Nick, the owner of TCL, came out personally to check things out. He fixed the leak in the pump and replaced several parts on the pump and the filler, to ensure we wouldn't have any further problems. Again he and his company were not at fault, but he spent at least 2 hours and did all of the this, without charging us one extra cent. I hired TLC Home Inspections to perform the home inspection, termite, and sewer inspection on a townhouse condo that we wanted to by. We had a tight option window associated with our purchase, and we had to schedule several inspectors all present during the same day. Chris Mayner was our inspector from TLC, and we had other inspectors from pest, AC, fireplace, and security companies as well. They all worked well together. Chris integrated his inspections and his reports to dovetail with the pest, chimney and AC company. We really liked his low key approach. We also like the way TLC Home Inspections communicates and the style of their reports. I needed some detailed photos the day after the inspection. He was easy to reach, and responded quickly with texts of the requested images. TLC Home Inspections was a bit on the higher send of the prices we saw, but we felt that we definitely received good services and good communications, and were happy with the outcome. read more

On short notice Nick came out the next day as we secured the purchase over the weekend and we wanted to be present for the inspection before we had to leave town. Nick was fast, efficient and yet very through in our inspection. He answered many questions as he worked through the condo. His knowledge of building and construction is very extensive. He knows how particular items should be built and put together and has a keen eye for spotting when something isn't correct. He shared his observations as he worked and what might be concerns. I've bought and sold a lot of real estate as a homeowner and a realtor. This is my second time to use TLC. The first time was a good experience but this one was excellent. Carson was our inspector and he was so thorough- even to the point of walking the roof (they don't all do this, by the way!). The report was delivered later the same day as the inspection and was clearly and well written. Carson was personable but very professional, even to the point of making sure that we were OK with the seller's agent present at the time of inspection discussion. Nathan West was very professional and through. Very Plesant and engaging . He kept us informed of the process and explained each item that was found to need attention. I think for the expense, this was money well spent. Nathan spent 4 hours completeing his examination. I was originally referred to another inspector, who never showed up. After 2 hours and a few phone calls, I was given TLC's name. After a brief phone conversation, TLC arranged to have Nathan West at the house within 3 hours. He was right on time. I referred a client who was buying a new home and needed a thorough inspection in a timely manner to Nick Moomaw and TLC. Their team reached out within a few hours to schedule the appointment. I was extrememly impressed on their turn around times especially in a fast real estate market where timing is everything. We are building a new home in Austin and we wanted to get a 3rd party inspection of the framing to ensure that everything was in good order before drywall installation. Travis Wright went out to the building site and conducted a very thorough review. His report was very detailed and was complete with photos of areas that he believed were deficient. We'll use this when we meet with the construction foreman in January 7. I could not be happier - I live in Arlington, VA and it's challenging doing business at great distances. We used TLC for the inspection of the home we purchased last year and Nick did a very thorough job, with an extensive write up. We recently had Nick out this past month as a follow up for Termite inspection and he made himself available the following morning. Our home on Lake Travis is our second home and Nick personally made the trip the morning we were there. Scheduling the inspection by phone was easy. Paying online was easy. Inspector John Patrick was thorough and took time to review some of my concerns as well as explain the report. I never do reviews but the work that TLC did for me was great, customer service at its best! They inspected the home I was buying and then later when I had an issue with how to operate an appliance that passed inspection, I still got the best service. Allan was very responsive throughout the entire process, and was available to discuss services with him 15 minutes after submitting. Pricing and payment was transparent and a smooth process. The inspection report was very thorough with pictures and written in terms I could understand. Allan checked items I wouldn't have even considered and made several ongoing maintenance suggestions. He used a drone to inspect the roof, thermal cameras to inspect HVAC and insulation, electrical outlets, water systems, appliances, etc. Discovered several items I wouldn't have noticed (or at least not until they became serious issues). Bought a 2nd property and they quoted me a price that included a separate fee for a pool inspection. I was VERY clear that the prior owner had drained the pool and I was aware of a crack and that it looked bad, but I needed a real inspection done to identify the specific issues. They said they would do that. I said okay. I then got a report that simply said that there was no power to pool equipment and to get somebody else to inspect it. They then repeatedly said the pool looked bad and had cracks with no specific info of identifiable problems or any new info at all, and to GET ANOTHER INSPECTION FROM SOMEBODY ELSE. The house had power. The equipment is connected to the pool. All he had to do was flip the breaker to get power to it. Regardless, since I was given no new info and was told to get somebody else to inspect it because apparently this company isn't capable of doing a pool inspection despite charging for pool inspections, I simply asked for a refund for the pool part of the inspection. I was then ignored for days, and then told no because they had done it when all they did was recommend getting somebody else to inspect it. No equipment was tested. No new info was added beyond what we had told them and knew already. I have 20 properties and have gone through this process with a ton of inspectors. Never have I had an inspection company screw me over to keep roughly $100 in this manner. Maybe use them for a basic inspection of the general house, but every single add on inspection for sprinklers, pools, etc is a complete scam where they will tell you to get a real inspector to look at it while charging you for that advice.

Thankfully Home run found it and gave me all of the info I needed to submit it to the builder for warranty repair. It seems you try to bully and have every review not in your favor deleted as not to resolve any issues but to try to cover up your lack of follow though and credentials. I do not care if you have have reported this I also will contact Yelp and every other social media outlet including the BBB and the licensing board for engineering to file an official complaint on how we were miss led and ripped off by your inflated pricing and claims to be so thorough. You inspected our two story home with binoculars. Need we say more. We hired A-Plus, more specifically, Chris. We communicated that we would need someone who is an engineer ( which another engineer who came out informed us he is not ) to do a thorough inspection of our 12 mo old, new build that had bathroom tile cracking vertically and horizontally floor to ceiling wall to wall in all bathrooms. We needed our foundation checked also we communicated the need to hire someone who could be an advocate for us when speaking to our builder. He agreed talked a ton about himself and how thorough his inspections are and that he could absolutely help. He took about 2 hours charged us 800, did not put the bathrooms on the report, and let us know he inspected our 2 story roof with binoculars. This is our 3rd home purchase and 4th time using a home inspector, We are beyond disappointed with A-plus inspection we were told anything we wanted to hear with zero follow through. Do yourself a favor and save yourself from being ripped off by a company who is all talk. We have now been involved with other engineers and inspectors who are helping us navigate the serious issues surrounding the horrendous work done by the builder causing major issues with our home. Thankfully we found a stand up inspector and real Engineer to assist us in getting the help we so desperately needed. If A-plus reads this I want a refund my 800 that I paid for an inspection that was not even close to a thorough inspection. Had zero follow thorough and to date the most inefficient (especially to claim you were checking the foundation as a engineer) we have ever had. Well I've never written a review about it but what i saw today was enough for me to say something. Driving on the already dangerous hwy 290, I see one of the Dudley trucks, fully decked out and representing his company, weave in between cars behind me. He comes up beside me and tailgates, with mere inches of space between, the car in front of him until there's enough room to cut the person off in the next lane. It was aggressive and dangerous driving - something we don't need more of here! I wanted to bring this to your attention and to the company's attention because it's such a poor representation of the company and I can be sure to never hire them for my house inspections.
