Today I decided to jump on Yelp and check this company out in a little more. Im so glad I did. With reviews such as these and my own personal experience of emailing and calling Dianne 3 times with no follow up its safe to say I will never rent from PPM and will let others know not to as well. If you are in a situation where you HAVE to deal with these crooks then I feel sorry for you. The only piece of advice I can give you before signing anything with these people is to READ UP ON TENANT RIGHTS IN ARIZONA. You will absolutely need to be armed with this knowledge before entering into ANY sort of contract with them. They will take every single opportunity to reach their grubby fingers into your pockets to extract money. They will send you certified mail at EVERY TURN and then charge it to your rent constantly. They will ABSOLUTELY do everything that all these other 1 star reviews are saying that they will do. They will nickel and dime you to death and if you want any of your deposit back you will have to threaten lawsuits. We finally were able to claw back a small portion of our security deposit back after threats of legal action. I would lose more money taking time off work to sue them than what I would recover if we got the rest of our security deposit back, so instead of court I decided to leave my first ever Yelp review in hopes that this will cost them even one renter. If you're reading this please listen to me. I would rather volunteer for experimental surgery for no reason as opposed to dealing with this horrible company ever again. Renter beware. I would not recommend leasing from this company unless you are prepared to lose money! This company is scamming people and charging unwarranted fees. For example, they deducted $232 from our deposit for 4 hours of cleaning when I moved out. There is no possible way 2 people needed to clean for 4 hours in that house! If I left the house dirty, I could understand but I cleaned everything, even inside the refrigerator. I previously owned a cleaning company and this is outrageous. They also charged us for a pre-existing issue with the second garage door and didn't reimburse us for our propane until after the initial refund was issued. Brandy was our agent and the most unresponsive business person I've ever dealt with. Good luck getting a call back from her if you decide to be their tenant. Bad customer service and bad business. I applied for a house with Pierce Property management. After paying the application fees of $120 (my adult kids had to be on the application) I heard back from them once about them not being able to get into contact with my references. My references has to CALL them! They never checked my credit or ran a background check. So I paid an application fee for them to do technically NOTHING!!! After that, I never heard back from them again! What a horrible way to do business! Brandy does not have good communication skills. Will check this property management off my list to do business with in The Prescott Valley area. We will be building several businesses in the area and our future employees will also be informed NOT to use Pierce property management. read more

Worst rental agency. You can never get a hold of anyone and when leaving messages it takes them weeks to get back to you. Maintenance issues also don't get resolved or not in a timely manner, even if you put in an emergency request (we went 2 days without hot water at one point because they wouldn't get someone out for a simple repair). We brought up issues on our move in inspection and those issues were still not resolved at the end of our lease. Do not use this company! read more

Rented from them during Covid, my shop was closed due to the shutdowns and couldn't pay my rent, my lease ended 2 months into the shutdowns and they gave me a eviction notice. So I left . Rent was 850 a month, they took a year to take it to claims, now they are saying I owe them 13,000$..... over a year later.... Even tho my dishwasher was broken and dumping water all over the living room and they never fixed it, tons of other stuff was messed up too. When we recently moved out, we left the place spotless, inside and out. Got charged $175 for 'yard cleaning' and found out that it was because of a small piece of plywood that was off to the side. We rented a house for 3 years. We always paid our rent early, took care of the home inside and out, and happily did whatever was asked of us... Including random unnannounced inspections of the home. Pierce stole our security deposit for "administrative fees" and carpet cleaning fees when we were told they were replacing the carpet. We are good people, we cleaned the house for 2 days and were charged for cleaning. I would not reccommend renting from Pierce Property Management... unless you really enjoy being scammed. When you are signing Pierce's credit application, there is a clause in there that reads: ""If deposit is paid and applicant decides not to take property prior to signing lease-rental agreement, one-half (1/2) of deposit money will be forfeited by applicant." Be aware of this clause. Also be aware that they will not give you a copy of the signed credit app. with this language for you to refer back to. Because you have to sign the mandatory credit app to start the process, you also have to agree to these terms and conditions. I lost almost $1000 because of this. Arizona is pro business and has zero oversight of these property management companies. Unlike when you buy and sell a home, the property management industry has very little regulation. So if you are moving from another state, understand that Arizona does not have the protection laws you may be used to. Reread twice any document before signing with Pierce/owner Diane Tenison and don't sign unless you can have a copy of that signed document. I was told by everyone I spoke to in Prescott not to do business with Pierce Property Management. This management organization is mediocre in responding to rental customers home issues. There was a walk through and some items noted to be possibly fixed or double checked. Its's been over two months and no follow up nor any emails or phone calls to advise whether they were going to fix anything or not. A email was sent about a possible water leak causing a portion of the ceiling to ripple. A maintenance man came out and stated he was not sure if that was a water problem. He stated he would let Pierce know. It's been over 3 weeks and no one from Pierce has called us to let us know what Pierce will or will not do. Beware of using this company as a tenant. There is a definite lack of motivation to get work orders addressed by contractors. Your issues won't be addressed if your specific property manager is out of the office as staff claim to not be able to assist with other rentals. Plan on a battle for your security deposit when you move out. Fictitious repairs and cleaning charges were deducted from the security deposit and when confronted about the charges, Pierce property management declines to comment until a final plumbing bill comes in and its been over a month after lease was terminated. read more

I found two properties that I wanted to look at. Dawn acted like I was asking for the moon! She insisted I only apply for one property. She was extremely difficult to reach - never returned my calls or e-mails. I found a property and decided to just apply for it without seeing the inside of the home. I rushed to the bank to get a cashier's Check and drop it off at their office. Dawn then actually called me and said I had to wait in line until everyone else who had expressed interest in the property before me had seen it. THIS IS A ZERO RATING NOT 1 STAR I lived in the same apartment for over 13 1/2 years. I'm quiet, I don't smoke, I don't party. I don't no pets and numerous times I paid my rent THREE to FOUR months ahead. I was on month to month rent for many years and as said above my rent was always paid early. On Monday 6-27-16 my mail carrier handed me a certified letter from PPM. I made a joke saying, "I wonder what I've done wrong now?" When I went into my home and opened the envelope I was literally shaking. I was told I had "one month to get out." I was in complete shock and NO reason was given whatsoever, even to this day, I was mortified. It ruined my summer, I spent a large portion of it on my laptop daily, trying all kinds of websites attempting to find anywhere within my price range to look at and hopefully move into. I had to get around 80 boxes as time went on, wash my walls, drywall the small holes and paint parts of the walls that had nail holes in. The apartment was cleaner when I moved out than when I moved in. I asked Gina at PPM twice on the phone and once on our Friday 7-29-16 walk through, "What had I done wrong and why was I being kicked out." She flatly refused to tell me. What a way to run a business and after all those years of keeping my apartment clean, paying rent on time, not smoking and being a good tenant I'm treated like a piece of garbage and tossed out of my home. I have forewarned many people not to even think about using PPM since this experience (and numerous folks knew this already). Even when I met my new landlord on Monday 7-18-16 when he came out from OH, he had intentions of using a different property management company to the one he had used for many years. Before he left my new apartment I said, "Whatever you do, don't go with PPM." All I can do is to do my best to forewarn anyone out there of this horrible company. read more

1) Communication sucks, they don't return phone calls, will only email when they feel like it. 2) They will lie. if you terminate the lease early they will take a chunk out of the security deposit. However one of their property managers reassured me that if I continued to pay rent until the unit was re-leased by another person there would be no fee on my security deposit, and I would be prorated if the unit was sold halfway though the month. I moved out December 28th, paid for month of January, and soon after the unit was picked up by someone January 12th... Guess what... They charged me the fee, rekey the unit, and was prorated a fraction of what I should have been entitled to. They basically fooled me into paying for an extra month and took my security deposit. My daughter decided to lease another of their properties that was nearer to the center of town. She assumed it was in great shape. NOT!!!! It was a horrific experience!! The sewer backed up for 5 days!!! The toilet overflowed.... They didn't even get in to fix it so my 5 yr old grandson was afraid to go to bathroom during the night!! When plumbers finally came in... They pulled the toilet in the 1/2 bath and it was so rotten, they would not replace it!!! She got out of the lease after spending lots of time and money moving... & they did not give her the $3000+ deposit back on the first house and also not the $1750 deposit on The money pit!!!!!! I'm only giving this company one star because there is not an option for no stars. We kept the house in very good order, and gave them a cat deposit of $600 for my cat who spends zero time inside out of courtesy. When we moved out, the place looked nicer than when we had moved in. However, they gave us $0 back of the $1100 house deposit and $0 back of the $600 cat deposit. When we moved out, we attended the walk around with the lady inspecting it to estimate the return deposit. She noted several small things, such as a missing blind or such which I was aware of and ready to pay for. The carpet had a stain or two from soda, but she assured us that that was what our non-refundable carpet cleaning cost we paid at the beginning was for. She assured us that we had done an excellent job cleaning the place up to move out. I have no idea what happened between her and the higher ups, but this is horrendous and extremely unprofessional. $250 for cleaning services? What did they do? Sit around for two days? I'm horrified and would never recommend this rental company to anyone not even to my worst enemy. I consider myself an honest and stand up person and to be wronged like this feels terrible. I don't make a lot of money, so the $1700 refundable deposit is my livelihood: It's everything I have. So, please don't use Pierce Property Management. Rent Privately. Don't fall for this trap. My daughter and roommates went out of their way to do everything to get their security deposit back...after they received their less than adequate amount returned to them, they received another bill for yard work they didn't do...this is AFTER they got their security deposit....and three weeks later when weeds can grow back....ugh... Pierce Properties has managed a rental property of mine in the Stoneridge community since 2005. Recently I ended our relationship for the following reasons: 1). Work not being done as invoiced. One of their vendors was suppose to replace the AC filter and did not do so and merely left it for the tenant to do later even though they billed me for it. 2). Not responding in a timely manner to tenants requests. 3). Obtaining painting quotes and submitting them to me even though they were not competitive. 4). After severing my relationship in writing they cashed a rent check from my tenant for a rental period starting after their termination date. 5). Refusing to accept any responsibility for their errors and make amends for them. I would not recommend them as property managers and you should take your business elsewhere. read more

We recently used Pierce Property Management when renting in Prescott. Our rental didn't seem to be very important to them. They had all of our paperwork and information in plenty of time for a "first of the month" rental. We ended up having to keep our moving van for two extra days while we waited on them. They "hadn't had time" to check their voice mail to verify information. Then when we paid our deposit/rents to them....it took an extra day because they were "in meetings" and couldn't be disturbed. Frustration and needless waiting. Prescott NEEDS a premiere firm to give some of these places some competition! read more

I would not recommend Pierce Property Management to anyone. They are incredibly non responsive, have horrible customer service, and will do whatever they can to keep your security deposit. We left the rental home much cleaner than the day that we moved into it, but yet Pierce decided to keep some of the deposit for "cleaning". When repairs are needed, even major ones, you will not get any sense of urgency from the Pierce team. Two to three days after move in we noticed a horrible cat urine smell throughout the house, masked at first from the fresh carpet shampoo. Three MONTHS later after constant contacting Pierce with this issue (dozens of phone calls and emails) they finally brought in a carpet professional. Once the carpet was pulled back it was the most disgusting site to see cat urine ALL over the underside of the carpet and pad... The flooring company that came in was disgusted by what they found and let us know about some of the health hazards that go along with having that amount of cat urine in our environment. No way would I ever walk barefoot in that house. Even after the evidence was there it still took 3 more weeks to get approval to replace the flooring, which they only replaced a small portion of what was needed. All of the flooring needs to be replaced in that house, but yet that didnt happen. In the living room there was a carpet seam that was about 3 foot long that seperated, a complete eye sore to look at... that was never addressed. We counted down the days until our lease was fulfilled and were so happy to leave, not having to deal with the piss poor managment of Pierce any longer. DO NOT RENT FROM PIERCE! read more

The worst service that I have dealt with in a very long time. Do not have any customer service skills. Do not put their customer's needs and concerns before their own. The lady at the front desk that answers the phones is helpful with as much information as she knows. My boyfriend and I just "technically" leased a property from them and were supposed to see the property today ( traveled all the way from California mind you that) and guess what? Gina - the property manager DID NOT schedule the showing, and is out of town! HOW terrific! Almost a 9 hour trip for no reason. When I called, due to nobody showing up to the appointment that was made, no apologies were made. They treated me like I was dumb and did not know what i was talking about. I scheduled this showing about 2 weeks ago when i dropped off my deposit. This has been a downward spiral with them. It all started with the first showing of the place, a different property manager was assigned to show us the place, that had very little knowledge of the unit because it wasn't her area, so we were out of there in as little as 2 minutes (give or take). After the showing, we filled out the applications, and went to drop it off at the office alongside with the application fees. We asked to talk to GINA, but she was busy and couldn't spare us a minute, so i asked to have her call when she freed up. NO CALL! 2 days after the application was submitted, our friends who also rented from PPM called and said they are getting charged a breach a lease because our IDs have their address on it ( for residency and mail forwarding reasons), SO i called gina again, left multiple message, no call back. They also stopped our application but didn't even bother to inform us of the situation. SO finally i said i will get a lawyer involved if she doesn't call back. Received a call within 2 min from Gina after that. So I explained the situation to her and she had me type up a letter with that same information so they can continue our application. About 3 days later, we (my boyfriend and I) were informed that our application was approved. So we drove down (from California) to give them the deposit, and before driving down, scheduled an appointment to sit down and talk to gina. Well we got there, She didn't even know what we were there for, kept us out in the lobby area and rushed us. I didn't even bother asking her questions because of how rude she was. So we left. But before leaving, we scheduled an appointment to see the place we are leasing with her since she knows more about the property for today 1/30/2015 @ 10:30am and also for 2.16.2015 or the signing of the lease and 1st (half months rent to give to them).... (we will see if she has this one scheduled) Overall, this is to say, that i am very very dissatisfied with how everything panned out with them, I would cancel my deposit if i wasn't short on time of searching for a different place through a different property management company. I truly hope that they do get their act together so that hopefully one day I can write a 5 star comment for them. I myself work with property management companies and vendors, and know that this is not the customer service people want. I provide customer service and when dealing with other businesses, expect somewhat of the same customer service and professionalism that I myself provide to my clients. read more

I would give a negative star review if it was possible. And I hate giving negative reviews. We found a cute little house to rent when we moved on short notice for my husband's job. The first issue was upon moving in and we notice (prior to any furniture being in the house) that it was covered in ants. I called on multiple occasions with no response and even notated it on my inspection document that I turned in. I also noted that the baseboards and house was not properly cleaned, and spotted multiple cobwebs and plastic showing in the front and back yards. We finally reached someone who scheduled pest control, but the response time was slow. Second, we had a water line break in the backyard. Pierce did respond immediately, as I did call the emergency line, however was very slow on every other front. We never were reimbursed for the water bill that we should have never been responsible. After a while, we were trying to work with the town of PV to get the water bill reduced but needed a copy of the invoice. We had three months in order to fill out the paperwork to be considered for a credit due to the circumstances, and with the paperwork, needed a copy of the repair invoice. Pierce refused to provide a copy of the invoice for the repair and said that they gave it to the owner to take care of. Eventually the water department was in such disbelief at the circumstances, one of the town's employees reached out to Pierce...twice. They still did not submit the invoice by the three month deadline. We also did not receive any reimbursement from the owner. I emailed (and still have all the records) to document every time we reached out to Pierce with no avail. Third, we had a walk through in which certain maintenance items were identified. We were present for the walkthrough however, after several month, the maintenance issues were still not resolved. I also have several emails over the course of several months requesting updates on the repairs. By the time we finally moved out, the items identified were still not corrected and 6 months plus later. To top it all off, we only received about $200-$300 back on our deposit even though the house was left cleaner than what I walked into, and the yard in better shape as well. They also charged me for a couple days of rent when I already handed in my keys and our lease ended. I will never use them again, and I will tell everyone I know of the absolutely poor customer service I received from Dawn. (and I have the documentation to back it up.) I will be filing a complaint with the BBB as well regarding these issues. read more

My experience renting from this rental company was very comparable to all the other bad reviews . They dont return phone calls, they argue and claim that you didnt call . Took them over 4 months to return a tiny amout of my deposit and sent it in 3 different checks weeks apart. I should have gotten a full refund the house looked better when I moved out than when I moved in. Sheri is ridiculous and rude told me I didnt need to be there for the final walk though as nothing I said would matter any way and she was right. Such a terrible company. There are still maintenance issues that haven't been addressed after 13 months. It took six months to get someone to come out and change the air filters in both furnaces, only to find out that there are no filters in there. Our lease matured November 20. We don't have a new lease agreement yet we are still in the house. I had to contact the owner through a neighbor just to make sure we were OK to stay. This company doesn't answer emails, answer maintenance requests, or return phone calls. They simply ignore you. When you finally get someone on the phone, they deny that they were ever contacted. Shameful liars!!!!! I'm writing this so hopefully the owner sees it and can address our issues. I don't understand how a management company is so horribly managed. My next step is contacting BBB. I agree with all that is said about being a potential renter, but they also don't take care of problems with the property once you have a tenant. My apartment was immaculate and ironically enough cleaner after 13 1/2 years than when I moved in. I believe every tenant in the complex, like I, was on month to month rent so by law I'm told this gives PPM the right to do what they did. Luckily I'm in a job where I had the time to search every day to try and find a place to live and I have good friends whom in time helped me move. But, this was a very, very stressful situation to be thrown into and the last thing I ever expected to happen. I have friends whom PPM have done this to also, they had lived in their home for 4 1/2 years when PPM threw them out too, giving them just one months notice. All I can say is be warned! read more

This company is very poorly mismanaged at best and workers are extremely rude. I dealt with Pierce for three years and every time I had to communicate with our particular property manager (Dawn), she was rude and acted like I was such a burden for calling her. Every roommate that stayed with me said the same thing about her behavior and random people have even told me how rude she is. I left my apartment in exactly the same condition I found it in (if not, better) when I moved out in October. I had several people come along and help clean while I was having my son in the hospital. Worked with Alex from Pierce as my wife and I were locating a rental property in the Prescott area. They had a good inventory of a variety of homes. Absolute thieves when it comes to keeping your security deposit. We hired a move out cleaning crew because we read previous reviews. They managed to keep half of the deposit because things were dusty when they did their walk through.... which was 2 1/2 weeks after we moved and we lived off of a dirt road. Go figure.
