I lived here for 3 years, and having to move back to the mainland truly breaks my heart. This has been a wonderful place to call home -- safe, comfortable, and in an incredibly convenient location. Everything I needed was always just a short drive away, which made living here even better. Throughout my time here, I always felt cared for. Whenever I needed maintenance or any kind of assistance, every staff member was incredibly helpful, right up until the day I moved out. In less than 3 minutes I was left irritated and confused... I called Piilani Gardens this morning to inquire about available apartments for rent after driving by and seeing huge billboard out by the road that says they have apartments available. A very nice woman answered the phone, greeted me and then transferred me over to a leasing agent. After asking about their availability I was told that they do not discuss availability until after you submit an application and pay their $45 application fee. When I expressed that I was not interested in submitting an application until I knew about what available homes they had, I was then told in a very smug tone that they do not discuss their availability until after you are approved. As if it's some secret right of passage to know if they have an apartment available. Who is going to spend money before they even know if something is available or not and if it's something that works for them?! It was the most irritating three minute phone call so I just told her I was no longer interested and hung up. read more

We've been on-property for about 10-months and couldn't be happier. Owner was wonderful to talk with before we decided to move-in. On-site management has been easy to work with and responsive to our calls/questions, etc. Haven't needed any work in the unit as appliances and finishes were all newer. The grounds are very well maintained by a daily crew. Common laundry rooms are cleaned each day and have worked out fine - There's only been one-time that a washer was out-of order and it was repaired within a few days - Not a big deal because there are plenty of other units and locations available. We've found the other residents and our neighbors to be friendly and respectful - Never been things like loud music, loud cars, yelling or other disruptions. The location is fantastic - 12-min walk to the beach, across the street is Safeway along with a host of other stores. Very pleased and looking forward to renewing our lease for at least another year. read more

This place is an absolute joke. Terribly dirty apartment. Upon move in the carpets were stained horribly and the dishwasher leaked like crazy while running. Tried to get management to fix it 3 times and never did. The management is beyond horrible. Anna Maria is a terrible and rude person. Her sidekick, can't remember her name, also a total bitch. They treat their tenants like garbage and don't care about anything. They had the nerve to charge me for the dirty carpets. Luckily I took photos upon move in. Beware, DO NOT live here under any circumstance. Seriously. Id rather live in a dumpster. read more

We really enjoyed our stay at Piilani Gardens. Management becomes like Ohana, always responsive and helpful. The grounds are kept impeccable. The price was very reasonable compared to other "private condo" rentals, and overall... we're impressed with everything! There's always some challenges to multi-family dwelling life but they truly care about renters here. Regardless of some comments made here about deposits, they were very reasonable. Read your lease agreement so you know what to expect upon move out. If you don't leave a mess, you don't need worry. If I could give negative stars I would. I do not write reviews...EVER! But please please don't even consider living here. It's a joke. I know it's one of the cheaper places in Kihei...but if you're wanting your deposit back, kiss it goodbye. All the reviews are true. They are totally unethical and are complete jerks when it comes to ANYTHING you need help with. The rules are only enforced when they feel like it. The tenets that have lived there for years are favored and can't do wrong. I lived there for a year and a half, we deposited $1625 and got back $574!! Charged us $400 for a paint job! Plus $350 for cleaning and $125 for carpet fees! Even the 13 blinds that we replaced...they charged us for. Also, forget about having a visitor! They are crazy unfair when it comes to visitor over night parking. Run away!!!! read more

We had a terrible experience with this complex. We arranged to live in one of their fully furnished units until an unfurnished of the floor model we wanted became available. We were in weekly communication with the staff until we arrived and talked to them the day before we moved in. When we got to our apartment there was rotting food on the counter and dirty linens through the apartment. The apartment had not been cleaned since the last tenants abruptly moved out. The staff found us another apartment with large carpet stains throughout every room, a broken dresser, and no cable box (cable was included in the rent). The staff member that came with us made a "mental note" of the problems and said she would get someone to fix the dresser and get us a cable box. After a few days, I went to the office and got a cable box myself, but the complex never activated the cable and the dresser never got fixed. Because we never had these issues resolved and the loud street noise, we decided not to move into the unfurnished unit. During the walk-through when we were moving out (only 3.5 weeks later). The same staff member that moved us in told us we would probably have to pay to replace the carpet because of all the stains, when I reminded her of our initial walk-through, she had no recollection of any of the maintenance issues not even a month prior. Thankfully I had pictures and a copy of the initial checklist we filled out when we moved in. A few weeks later when we got our deposit back it was missing large portion that was taken out for a "Light cleaning fee" with no description of what needed to be cleaned or replaced. When I called the office and asked, they said "nothing in particular" that they do this for everyone "it's in your lease". There was no reference to this in the lease and when I asked for her to point out where it said this, she admitted it wasn't in the lease and gave us a check for the remainder of the balance. The grounds are nice and well maintained, but it is loud from traffic thin floors and walls. The location is convenient but the aloha spirit is absent. read more

Do not rent here if you value your privacy and a peaceful environment with civilized neighbors. The maintenance crew is first class, but that is about all. The rental agreement spells out all the tenant rules. They seem adequate at first glance until after you are renting and realize that they are not enforced. Whether you stay or go is of no concern to the management. In fact the turnover is so high and the amount of the security deposit returned so low at these apartments that management is making money from the constant turnover of unhappy tenants. The traffic noise is almost constant and the landscaping crew is always running their power equipment 7 days a week. The apartments are impossible to keep clean. The front office will tell you that it is the sugar cane burning, but this is not the case. The incessant leaf blowing and landscaping plus the trade winds constantly blow dirt into the apartments. If you already rent there and are going to leave, hold back the last month's rent if you expect to get any of your security deposit back. STAY AWAY - the management will do EVERYTHING they can to keep your deposit upon move-out. We had to sue them in Small Claims court to get ours back. We ended up with all our deposit and court costs. Unfortunately it is a long process and a financial strain to wait for months to get your money back! So unless you have the time to go to court and extra cash to hold you over while you fight for what is rightfully yours I recommend that you stay away from this place. I wish I had looked at Yelp before moving in as this is obviously a normal practice for them. The owner doesn't care that she is cheating hard-working families out of their money. She only cares about getting richer, she already has millions so why she feels compelled to take our hard-earned money I just don't know. Maybe she is just evil. If you decide you want to take a chance PLEASE do what we did and document every single thing upon move-in. Take the Move-in Checklist and note every scratch, scuff, and imperfection as you do the walk-through. Look in all the nooks and crannies because they will find any excuse to try to get you to pay for their maintenance. (They probably already charged the person that just moved out and then never fixed the problem so they could turn around charge you too!) When you are done be sure they sign it and you get a copy for your files. AND take pictures and save them too. The unit we moved into was NOT painted before we moved in, which I noted throughout the walk-through - and, thankfully I took pictures - but when we moved out they charged us $125 for painting. We lived there one year and never put up a picture. Painting is a maintenance issue and, by Hawaii law, is NOT chargeable to tenants unless you did damage. When we moved out we left the apartment immaculate - much better than when we moved in, which I had also noted throughout the move-in checklist. We were charged $150 for cleaning. Thankfully I took pictures and video when we left, plus had two people walk through as witnesses to the cleanliness. The units have ants everywhere inside and out - also noted on the move-in walkthrough. I finally used Terro constantly and was able to eradicate them from inside. The appliances are old and they will not replace them unless they go completely belly-up. We had to tape the freezer door closed because it would pop open every time you opened the frig. Also, be aware the washers and dryers on-site are old and do not work well. Most require that you use TWO cycles to dry a load. Yes, more money in the managements pockets! Note: The carpets are impossible to keep clean, we had them professionally cleaned twice during the year we were there because they always looked so horrible. Tired of my griping? Okay the one great thing is that the grounds crew works really hard to keep the grounds looking lovely. Final words, save your money and a lot of frustration and just cross this place off your list. read more

Almost rented here. Glad I didn't. Overpriced. Very very overpriced. Some of the managers are rude and rather stingy. I wouldn't recommend it. The one positive is location, and I think they know that and that's why it costs so much for so little. read more

This place has become an absolute joke. The grounds are a mess. We have sidewalks that are impassable due to shrubs completely blocking them. We have been waiting forever on much needed repairs to our apartment but they are too cheap to fix anything. Yet they raise our rent every year. Stay away!!! read more

I have lived here for the past few months and my experience has been wonderful. I have a furnished unit which is decorated very nicely. It is very peaceful and I love the fact they offer pet buildings, Children buildings, and Adult buildings. It is very conveniently located across from shopping and some great restaurants. The staff and owners have been very gracious and have accommodated all of my needs. The units do have A/C but most days the breeze keeps it quite cool so use is minimal. There are two parking stalls with one being covered. Easy walk to beach. The grounds are kept up daily and overall it has a very tropical feel. I have some very friendly neighbors who all seem to enjoy living here and some for quite a long time. Last I checked occupancy was 100%, Thank You!!! read more

I love living at Piilani Garden Apartments. The size of the units are spacious. The grounds are kept up very nicely. I also like that the apartment complex is quiet. The staff is friendly, professional, and courteous. The location is very ideal because Safeway is across the street and so is Starbucks. Rented here for 18 months, then moved back to the mainland. The location was great, the people had the aloha spirit, and the grounds were beautiful. The apartment was in good shape when I arrived, and required very little maintenance. The apartment complex has solar power, so the electricity bills are low. The apartment rent was competitive with the few other complexes in the area. The complex has a child care center on the premises. Also, the complex is across the street from a supermarket, and is next to the community pool, which are nice features. Overall, it's about as good as it gets for rental apartments. read more

First of all...DO NOT believe all the negative reviews. These have been posted by people who could or would not abide by the very straightforward rules. They do not put up with druggies, criminal types or people who disturb the peace of this lovely complex. They will address and evict as necessary which we LOVED! If you are looking for the loud party scene with rules that are not enforced, this is most definitely NOT for you!!! We were grateful we found this place and lived here. We would still be here if not having bought our own home. When we moved in, the unit was clean as a whistle. The staff from top to bottom is professional and responsive. A big shoutout to Helen and Susan who we dealt with most. An absolute pleasure! Always kind, always nice and they never hesitated to assist us in anyway- ever!!!! If there was ever any issue, it was dealt with promptly. The landscaping is absolutely well done and in such a way that every unit feels a bit of privacy. The property is regularly treated inside and out for bugs as this is Hawaii. Parking is assigned which is really nice. The only thing that could be better is laundry. The vendor does maintain the machines but they are used...ALOT and sometimes it can be challenging to deal with. Upon move out, we simply followed their checklist to the letter and received our full deposit minus carpet cleaning which is to be expected. It was still less expensive with their vendor than trying to hire our own. I highly recommend Piilani Garden Apartments. These folks are crooks! Initially, M., the owner said that she would accept the amount of rent that HUD allowed. Later she insisted that we pay for any electric exceeding $100.00 under the table. When our garbage disposal failed and leaked into the downstairs apartment; We had to pay for all the damages. After the year lease ran out and we were put on month to month; they raised the rent and kept on adding additional charges to the point that we could no longer afford to live there. We got only $20.00 back from our ~$1400.00 deposit. Rather than clean the ceiling fans and blinds; they replace them and charge you Twice Retail for them. They would not allow us to paint the apartment even though my son is a professional painter. Again; we were charged for this even though there was Zero damage to the walls and ceiling! It is obvious that the whole place is set up for curb appeal with the ultimate goal of a high turn-over rate in which they profit more by keeping your deposit. What especially urks me is that they pray on low income/HUD people knowing that they are afraid to lose there HUD and do not have the means to fight back. read more

We have actually lived here 3 times now, currently on 3rd time around. When we first moved to the Maui (9 years ago) we had put a deposit on another apartment in a different complex, that was horrible!! We walked into Piilani Gardens at closing, to be honest I was crying at upset. They stayed late to help us get into a place, and we stayed for 2 years. We moved back to the mainland (long story, and probably a big mistake) and moved back to Piilani Gardens for another couple of years. This is our 3rd time here after moving back from the other side of the island. I have always been happy with the property managers, Anna Marie is amazing. The facilities are always kept up, and maintenance and landscaping are always on top of it. We have also always gotten our deposit back. I have however, seen people just move out and leave their belongings and a huge mess on many occasions. Other people do not necessarily take care of their things and this maybe why they have bad ratings. I like living here, and the convenience of being in central Kihei. Granted I am hoping we can move into our own home in the next couple of years and not move here for a 4th time:) read more
