As a tenant this is the worst property management I've experienced! Had multiple maintenance hazards/concerns and were met with silence and non action. You cannot get ahold of anyone! I was diligent in communication; calling the office, texting, email, they won't answer.They don't care about the tenants at all and are happy racking up your monthly rent with ridiculous fee. They're seriously trying to get the most amount of money out of you but won't lift a finger to justify charging so much. If you're looking at a property managed by them turn and run! I read the reviews and thought the "good" ones out weighed the negative but boy was I wrong! Trust all the bad reviews! read more

Overall I have good things to say Pineapple Property Group, but i've personally had a specific issue related to maintenence but thankfully by now the issue is improving. The newest maintenance manager is communicative and helpful. I really enjoy the app they use for paying rent and submitting maintenence requests. Most of my maintenence requests have been responded to timely. The process of viewing, inspecting etc. the rental before and during the move in were great. There's always pros and cons with renting, but my experience has been above average. read more

Pineapple Property Group was really helpful in getting us moved in in time as we were only there for the weekend to secure a place. In particular, Crystal went above and beyond to help us find out where/how to get our money order and all of the nitty gritty details we were anxious to know. Her service was impeccable! Only tough thing was that we came on a Sunday and had set up a viewing appointment online but there was (I think) some kind of glitch that made it so that we didn't have the proper instructions on how to enter the building for our self-tour. Luckily, a neighbor helped us out with the maintenance line who got us in with the correct info to enter. read more

All the reviews are true! The people in the office are "nice people" but horrible at their jobs! No one knows what's going on. You can't call and ask a simple question with out them telling you to email them so the right person can answer and the response time is about 2 weeks and only by email! (Example, someone in leasing that gets the agreement together doesnt know how you end the leasing agreement! You literally work in that department) We recently purchased a home and moved out of a property managed by pineapple. Let me start by saying, we ended up purchasing sooner than we planned, BECAUSE they left our AC unfixed for almost a month at the start of summer. Not until I threatened to report them to housing did they finally agree to fixing the AC. Almost $3k a month for rent and they wouldn't get the owner to approve maintenance til I made threats. Our move out has been a whole other nightmare on its own! We did not hang up pictures, as we knew this was temporary. Some nails and screws were in the walls when we moved in. We used those. Now I'm charged for repatching! We left behind 2 bags of ice melt, thinking we cant use it and the next tenant can, whats the harm? We were charged $50 to "dispose" of it. ​No where in the contract does it say to get the place professionally cleaned. I double, triple checked this via email!! They only clarified the carpet needed to be professionally cleaned with a receipt for "proof" no problem! My friend and i spent all day cleaning this rental. I was charged a clean out fee. When we first moved in, we got a shipment and an email saying the owner was going to be providing us with pellets for the water softener every 4 months. We only received 1 shipment. Our bad for not saying anything, but no big deal. We bought the pellets for ourselves. Now we were just charged $50 for them having to refill and buy 4 bags after our move out! I did lapse on the water bill as we were moving out. In our lease it said any unpaid bills would be paid with money from the deposit. I was totally fine with that. Well. They charged me to pay it, but didnt pay it, i know this because I've been moved out for almost 2 months now and just got an email saying the new total i owe! I once wrote a great review to try to "win" a gift card, my review was for the maintenance crew and I still stand by that! Maintenance has their stuff together. They did everything i needed in a timely manner and every guy was extremely nice and helpful. Its the rest of the company thats horrible. read more

The CEO of this company does not see others as human beings. They ignore all concerns brought to them and often don't even get back to tenants. There have been break-ins and security issues here which have been ignored several times. When I finally got in touch with the CEO of the company after several tenants have already spoken of their security concerns, I received the following response from the CEO, Jordan Stephens: We feel that there are reasonable security measures in place, but that incidents like this can still occur. This would be an auto-insurance issue to resolve. If you feel unsafe in that neighborhood, there are lease cancellation options available to you. DO NOT RENT WITH THIS COMPANY read more

Very unprofessional and unresponsive! They took money for a rental application even though they were in the process of renting the unit to someone else These people are really hard to get ahold of. They don't typically answer their phone and when they do the person who answers is unable to help you and anyone who can help is not available. I literally had to call 8 times over a day and half period before I was able to speak to Sarah (apparently the only person able to answer a question) I had left multiple messages asking forca call back as well as emailing them . Any issue we have had with maintenence on the home has been addressed and handled in a timely manner. They are very responsive to any issues that I have reached out about and make sure to communicate when they are sending a tech out to fix things! Thanks for all the help :) read more

WISH I COULD GIVE ZERO STARS. I am out about $380 because they have failed to give us parking passes on time two years in a row, and I have gotten towed and booted. They haven't credited it back into rent and now they are ignoring my requests. Their negligence is astounding when they know they messed up and don't want to take accountability. read more

DO NOT RENT FROM THIS COMPANY! Total Rip Off. Recently vacated one of their apartments which was left same as first entered with no structural, wall or surface damage. All rent was kept current. There were several kitchen appliances that never worked properly despite attempts to have them repaired/replaced and despite terms of lease to have "operational" appliances. The company has now withheld the security deposit plus added $1500 beyond securiut deposit of un itemized "repairs". No damange occurred during this lease period of 1 year! This company has a history of scamming people out of their money and they are doing it to us too! They don't fix anything and then try to charge the tenants. They only care about the landlords who pay them fees and then rip the tenants off!! You're better off living a tent before renting from this company. read more

Me and my girlfriend looked at one of their apartments and had applied for it. My application came back fine. My girlfriends however had issues on their end after about a week of us doing what ever we can to get it through we finally get everything done and they tell us they'll either let us know later that day or the beginning of next week.(this was the Wednesday before thanksgiving) Somehow during the 2 or 3 hours they were still open for the week they rented the apartment out from under us. The whole time we were givin no Indication that anyone else had even applied. After this we did feel as though we had been manipulated during the process. After a few days of back and for we were able to get a refund as resolution. All and all not a great experience but it all worked out in the end. read more

Pineapple Property Group really helped us out with above-and-beyond service when we were scrambling to find housing by the U of Utah last month. Kelsey, in particular, was simply outstanding and provided empathetic support through the entire process, which we had to do entirely remotely since we don't live in Utah. While the rental contract was onerous to someone who hasn't rented housing in a long time, Kelsey took the time to walk me and other parents through it and modified some terms and conditions with us. In the end, my daughter has a great, safe, clean place to live where everything appears to be in as-promised condition. And...when the shower stopped up the first week they immediately had a plumber over to fix it. The online portal is really easy to use and allows us to see balances and maintenance requests all in one spot. Highly recommend! read more

Worst property management company I've ever encountered. They listed the property for $400 less online and once we paid the fees for applying they notified us it was $400 more. Then we did an inspection of the house which they marketed having 3 fireplaces, I asked if they would fix the fire places and they stated that they would. AC broke in 100 degree weather, took them 3 weeks to fix it. Couldn't cook dinner in the house for weeks bc it was too hot. Once we signed the lease the refused to fix the fire places or ice machine. Said they were cosmetic. Didn't fix walls before we moved in. House was dirty when we moved in and yard was a total wreck. When we moved out they kept almost all of our deposit and blamed us for the mismatched paint their maintenance man put on the wall. Didn't contact us so we could attend the move out inspection. Then gave me the run around about why we were charged for things that were there when we moved in. Really shady people and practices. Hopefully this makes someone think twice before renting from them and saves someone a huge headache and from having their deposit stolen. They will respond to this with some defense and accuse me of lying but look up the negative reviews and their BBB. I'm not the only one. read more

When I moved out of my apartment, I cleaned it very well. It was just as clean or cleaner when I moved out as when I moved in. Pineapple Property Group only returned about $150 of my $1110 security deposit. They charge me like $300 for carpet cleaning, even after I shampooed the carpets myself. Like $300 for other "cleaning", and like $300 for a couple small paint chips on the wall. They ignored me when I complained over email or phone. They were very rude to me when I went to their office to complain in person. I hired a lawyer to try and fight them, but my lawyer told me I would have to spend more money to fight them in court then I would get back even if I won. Pineapple Property Group steals people's security deposits knowing that people are unlikely to go through the headache of trying to fight it in court. I do not recommend renting from this company. read more

Recently rented an apartment from them on windsor street my daughter and I kept getting sick and found out we were living in toxic mold there had been a leak in my kitchen ceiling from the upstairs bathroom and it took them a week to get it fixed when I first moved in I let them know I could see I was being exposed to mold and they never had it tested only changed the O ring on the toilet. a couple months later the swapcooler pipe burst in the middle of winter and water was pouring off the roof for nine days which caused so much ice that the rain gutters came off the building. I finally let them know our Doctor suggested we move because the mold was making us sick. I asked how to get out of my lease considering the apartment was uninhabitable they said I could have someone do a lease take over. Multiple people applied for this and paid the rental application fees only to call and follow up and say it was never received. For the safety and health of my daughter and I we decided to move and this company refuses to let us out of our lease or even communicate or get back to us during this whole process and are adding daily fees for late rent. Lots of shady and illegal doings on their part and most of all carelessness of their tenants. I was never late on rent and I gave them a letter stating I would be moving within 30 days as it was uninhabitable and now they served a 3 day notice not a 30 day notice and just left it in the mailbox and had someone call to see if I have moved. Very unprofessional that nobody in this office communicates and I'm sure they will still just rent the unit out and make the next people sick even tho I emailed them the professional report of the condition of this property. read more

horrible group to rent from. i rented from a trusted individual that sold the property in the middle of my lease. it was a 4 unit building and all 4 tenants had a horrible experience after pineapple started managing the property for the new owner. the new owner made themselves unavailable and pineapple property group's favorite line is that they are a third party manager and are only operating under the direction of the owner. this is a great cover for both parties. they are rude and truly difficult to work with. they kept my deposit and charged me over that amount for existing issues that were present when i moved in. this is the issue you face when the new owner does not care about the condition of the building he buys and relies on a property management group to wrongfully charge the current tenants for all the fixes they want to make. i believe they know exactly what they are doing. i am pursuing what i believe is rightfully mine. and so far, it has been very difficult. we will see what happens once this makes it to court. they rely on peopl not caring about $550 dollars and that not being enough to take them to court. on principle, they need to be held accountable for their (what i believe to be) fraudulent business practices. watch yourself if you choose to rent from them. read the reviews of those that have already had to deal with them. good luck. read more
