Stayed here for 8 nights.......this is what we experienced. Pros: * Huge spaces.....we had not only our 35 ft camper, but plenty of room to park the truck and car * Easy entrance / Exit * Great price/value * Nice rocked camping sites.....no need to worry about the dirt tracking indoors * Close to I-17.....and a short distance to the 303 and the 101 * Fry's Food Store less than 2 miles away * 2 exits north is a Walmart and what's left of the Outlet mall (which was a huge disappointment) Cons: * Zero Shade and too windy to use your canopy for shade * Bathrooms and amenities were too far away to walk. They are located right in the middle of park. * No staff was available when we checked in, we tried calling and even walked around inside the building....but nothing. We did end up in the wrong stop. But they left us there anyhow * VERY noisy in the mornings. There are permanent spots in the back, and each day......diesel trucks and Harley's drive back and forth. So peak quite time is from 11pm to 6am. * Also......If you are bothered by guns shots, this may not be your place.......(personally it doesn't bug me).....there is Ben Avery Shooting Facility on the other side of the foothill. read more

Too many things needed for entry and they keep copies of license, registration, dog vaccinations.

Stayed here on an overnight travel stop. Not convenient to I-10 (my bad). Expensive:$60 for a small, treeless, shadeless spot on gravel. Only one shared shower available for ladies, with NO HOT WATER!!!! Only one men's shared shower with hot water. Lucky guys: poor luck for gals. read more

First of all at check in, the lady at the front desk wanted to copy the driver license and credit card. I never let anyone copy personal information/documents. Never safe. They first refused our request, until a gentleman came in next to us and complained that his ID was compromised through his credit card. The last time he used his credit card was with this park. I saw the lady across the counter could give a hoot. I should have walked out at that time. The mail room is another story. One lady working in the room with, I don't know, 500 boxes?? She was very confused. The bottom line was, I spent all morning looking for a package that was already delivered to the park mailroom. I made one last trip to the mailroom and she said she found it. I told her that my tracking number indicated that it had been delivered. She blamed the postal service. I told her; but you had it all along. She said the postal service will say they delivered it, but they didn't. But you had it all along. Never an apology, just kept blaming the postal service. (I had medications that I needed to take). At the main office the old lady told me it was 'delivered to the Anthem Post Office'. She of course did not know what she was talking about. There is more, a lot more, but I think you get the point. You have been warned. You pay good money for a nice spot and good service. Service is out the window. They will lie to you just to cover for themselves. read more

Very nice 55 and older RV park. We stayed here for a month super bitchen sunsets, they have two dog runs, nice and quiet, 4 grocery stores with in 4 miles round trip. They also have a storage yard. read more

FACT: The location of the sewer is not in the center of the spaces, it's several feet behind the space. Before you stay there prepare for this, we weren't prepared and there was not anywhere on the property to dump our water. Every space was taken, they said we could pull through another spot but it would be the next day I was told "it's the best we can do". Such a huge disappointment. We had to leave and go somewhere else. read more

Terrible management! These people have no business running a campground. I have the most gentlest dog but all these idiots wanted to do was look at a picture and make a judgment. No clue as to what my dog is like. Would not ever recommend this place to anyone. read more

Stayed at Pioneer RV Resort for 30 days (monthly rental) to watch Spring Training Games. You can't beat the value as compared to the other resorts. It's only about 8 miles north of 101 and a mile off I-17. You don't need satellite tv, you can get HD over the air TV. There are about 25-30 stations; ABC,NBC,CBS,FOX,PBS and others with my HD antennae. There are so many activities that you can sign up for that keep you busy all month long. You can even get your mail delivered to a mailbox. I had Amazon delivered to my campsite via UPS. There are only 2 showers to use and sometimes the water pressure can be a bit low. It is very quiet in the evenings. There aren't any trees but I had a canopy on my RV. I will definitely stay here again! read more

We stayed at this campground for three nights and here is my review of it. I have a large Class A with tow vehicle. The roads are very wide and no issue whatsoever maneuvering around within the camp. We checked in with a very pleasant staff at the office, who offered us advice of the area and explained the campground. The restrooms, laundry and public/social spaces are just outstanding. The grounds are spotless, and this is a combination full time mobile home park and RV park. If you are looking for Shady Acres, this is not the place for you. There are no trees to speak of, but we were not spending time in the campground except to sleep, so it was not a problem with us. Overall we found it super quiet and convenient being right off of I-17. We tried to do laundry after hours, but their is no change machine to get quarters. Also what I found odd was there was probably 40 empty spaces and we returned to find someone right next to us with 15 empty spaces to my right and five empty ones to my left - go figure? Also, no free Wi-Fi at the sites, you have to sign up and pay for it. No picnic table at any of the sites. read more

Terrible management! If you are looking for a short stay, you should look elsewhere. This park is obviously geared toward permanent accommodations. You can't just call up, make a reservation, give them a credit card, and plan your trip. After investing time with numerous emails, calls, an online overly detailed reservation form, and days of waiting, I finally was told they are waiting for permanent residents to pick their favorite spots, so no reservations were being made. If you want to try yourself, don't say you weren't warned. read more

This RV resort is very clean and tightly run.. please be aware that even though not stated in there park handout of rules and regulations that dogs and there type of leashes(if wrong) will get you a tongue lashing from some man that wants to be king.. I was chewed out for not having the right type of leash and my dog in the wrong spot., I have a Maltese/poodle harmless dog and was the recipient of a very unfair chewing out that was needless. If this man had been somewhat kind I would NOT be writing this.. but he wasn't and because of this I will not ever stay here again and would not advise anyone with a dog to stay here.. read more

We have been here for two short stays, are here now for 3 months. Very nice park. Nice facilities including social hall, library, pool, bocce and pickle ball courts. Lots of activities including pot lucks, quilting, water aerobics, etc. Great bike riding on roads or single-track, both from the resort and within a 30-40 minute drive. Lots of nice neighbors. Sites have no grass or trees. Surface is gravel/crushed rock which tracks into the trailer, need to sweep daily. Staff is mostly nice but can be grumpy at times. There are some loud vehicles driving early morning or late night, but we don't find it objectionable. Like shooting? Great range one exit south, other ranges in there area and lots of areas in the desert. Don't like guns? You can hear shooting from the range from 7 am until night, probably don't want to stay here. read more

Perfect for an overnight stay; sites are level so we did not have to unhitch.; restrooms are spotless; we choose to walk our dog outside the park which worked great. They have a nice swimming pool and 2 lighted pickle ball courts (Although we did not use the sports facilities) read more

We stayed here last year for 6 months in the winter. It was so nice we decided to come back for 6 months this winter. We told them we were staying 6 months and they said no problem. They only give you a 3 month lease at a time but assured us there wouldn't be a problem to stay through May. So today my husband went to renew our lease through May 2018 and was informed they had rented the spot to someone else! We have to be out by noon tomorrow! The office personnel are rude and we will never stay here again. After calling 25 rv parks, we finally found one on short notice 100 miles away. These people are RIDICULOUS! Never again ! read more

As RV Parks go, this is probably better than most. The park is north of Phoenix just off the I-17 Interstate toward Flagstaff. It is a large desert park with lots of wide open space. Desert trails are accessible if you like to hike or take the dog for a walk. Several dog walk fenced areas are provided throughout the park. They do have the occasional pack of Javelina and Coyote in the park so watch your dog. The office complex and activities building is very nice. They offer arts and crafts classes, pot lucks, various games, scheduled music groups, indoor swimming pool and spa, nice clean restrooms and showers. There is a mourning coffee and doughnut room. Outside has horse shoe pits and Boccie Ball courts. Church services are offered on Sunday mourning's. An in park Post Office is available. Next to the park is the Old Historic Town of Pioneer. This is a reconstructed 1800 historical western town. The park is made up of motorhomes, trailers and permanent modular homes. Just a short drive to Walmart, shops and restaurants. This is an over 55 park. The regular monthly rate is $517 includes water & sewer you pay electric. A refundable deposit at check-in of $30 on electric, $5 for name badges, $20 on mailbox key. If you can pay 3 months advance the monthly charge is $395. Propane is delivered directly to the park. They expect you to adhere to park rules. All sewer hoses must be supported and off the ground. read more

My grandfather bought a park model trailer from a resident of the park in order to be in the park near his brother after losing his wife last year. Come to find out it was sold under false pretenses and the previous owner did not follow park procedure in selling the trailer and the trailer needed to be moved off of the property. After everything is said and done, we were doing everything we could do to get the trailer off the property. In the meantime, my grandfather was forced to rent a hotel and have someone drive him to his trailer every day in order to pack up what was in the trailer. After multiple meetings and phone conversations, the manager was completely unwilling to come to a compromise. All we wanted was for my grandfather to be able to stay in the RV while he was packing up the contents of the trailer. But instead, in our last meeting, which was the first time that my grandfather was able to meet him face to face, he had absolutely no intention of hearing anything anyone needed to say. Instead he just insisted that my grandfather could not stay in his own trailer and that he was trespassing on his property. He also threatened further legal action, which I cannot understand where he would get. Everyone involved wanted my grandfather in a different park. The guy is the most unreasonable, rude, mean spirited man I have ever had to deal with. AVOID THIS PARK AND ANY PARK ASSOCIATED WITH ROLES INN OF AMERICA AT ALL COSTS if you value your sanity. There are some very nice parks elsewhere. Absolutely the worst experience. Perhaps if they replaced this horrible management with a god complex, this could be a nice park. It is a very nice park and a nice location. But to have to deal with the management makes it completely not worth your time. AVOID AVOID AVOID read more
