Our final construction and 1-year builder's warranty inspections included drone footage of our roof, a visual inspection of our attic, and a physical inspection of our crawlspace. I could tell you how he -- completely unsolicited --offered to walk through the report in person with me whenever I got into Washington for the home sale. But Y'ALL. Let me tell you instead how I called this guy nearly TWO YEARS AFTER THE INSPECTION in a panic during the last big freeze when an exterior hose bib failed. Why? Because a) the water company had come through and updated the water meter, changing the look of the main shut-off (rendering my limited experience with the valve totally useless), and b) no plumber would come out, since they were responding to 19,383,629 other freeze-related emergencies. I expected NOTHING from this guy at this point: it was the hailiest of Hail Mary's. Instead, I got a quick "I'm on my way" from him. WHAT?!? When he got there, found another shut-off, and kept me from going without water (and my house from floating away on its own plumbing-failure river), my shriveled little Grinchy heart DID grow three sizes that day! We were within the 100 day so-called warranty too. We found issue within 1 week of moving in. They offered us our inspection fee ~$500 back. Seriously, that is it. They suck. I would never use general inspection service again. Get a certified engineering inspection and specialized roofer. We are so unhappy. Seller also did not disclose leaks (lied). Real estate lawyers won't call us back even though we have receipts (found in house) of skylight repairs. Entire system screws new home owners over.

The report states that the venting above the gas stove was working properly but there is no vent at all there, and that has been an ongoing issue in my house. The report also states that the water dispenser in the fridge was working normally but there is not even a water line connected to the refrigerator. I had read really good reviews about this business, so I had hoped for the same. Unfortunately it was a sub par inspection.
