I'll be upfront. I typically avoid using brokers as much as I can when moving in New York. That being said, we started looking in Inwood - a neighborhood we were familiar with in name only, and had no easy way to apartment hunt without help. A good buddy of mine and recent transplant to Inwood referred us to Pablo at PMG. He said "Pablo is the best. You'll love him." Skeptical me said, "Yeah, sure." When we met up with Pablo and a place we were set on had just been rented, we were pretty bummed out - that's New York for you. But Pablo had options! Oh, did he have other options. He showed us two other nearby buildings within our price range and, sure enough, we came upon an apartment we both loved. We dropped our deposit, made our offer, and waited. The next morning, Pablo called us with good news - the place was ours! We signed later that day and will move in next week. Despite my initial hesitations, I have to say that Pablo did an incredible job in taking care of us. He spoke honestly & laid it all out, knew what we were looking for (and what we'd like, most importantly), and is just a really nice guy to work with. He made our apartment hunting bearable - I've never experienced such an easy process from apartment-viewing to lease-signing. So, if you're moving to Inwood or Washington Heights, give Pablo a call. Though my brother has already called NYC home for 10+ years, my mom and I will be joining him as first time renters in "The Big Apple." Although my partner and I ultimately found an apartment directly from the landlord, prior to that we were working with Pablo, owner of PMG. He happily met us on Labor Day and showed us several places. The first few were duds--but that's OK. Pablo used our reactions to the various apartments we saw to reassess what he chose to show us next, and soon we were only seeing apartments that met our specifications (or at least close--you never find everything you want in Manhattan). Another thing I appreciated was that Pablo was low key. No hard sales pitches, no pressure or vague threats of other applications about to be submitted. He even discouraged us from applying for an apartment that he knew we'd have trouble being approved for. When my partner and I decided to apply for a place, Pablo made the process easy and submitted the application right away. Unfortunately, there was a glitch on the management company's end and our application was ignored for days. But Pablo regularly tried to contact them and sort out what was going on. And in the meantime he kept offering to show us other places. Eventually, we applied for a second apartment (which Pablo also showed us) while waiting on the first, and we got a prompt acceptance on the next business day, at a reduced rent and with a small dog allowed even though the landlord did not want dogs. At the same time, Pablo was able to discover what had caused the glitch at the first apartment. Turns out we were approved for both. But by that time my partner and I had found a different place on our own. Without hesitation Pablo refunded all the money (including his pre-paid fee), except for the application fee for the one apartment that did not mess up the application. He didn't make us pay for the application fee for the management company that screwed up. I was so appreciative I gave him $250 for his efforts. Apartment searching in NYC is a job in it's self, so when my boyfriend and I decided to move to the city we were eager to get a head start apartment hunting. After placing a few calls with several different brokers who were very unprofessional, unwilling to return calls personally and not providing answers, we became very wary of using a real estate agent. However, we noticed the majority of apartments we were drawn to were listings by one agent in particular, Pablo Garcia of PMG Real Estate, and we decided to contact him. When we had time to come into the city to view apartments he met us at our convenience, late afternoon, even well into the evening. The first place he showed us was located right next to a park, which we liked, but the square footage wasn't going to fit our needs (stuff!). However, he quickly reacted and personally drove four of us to another property where we fell in love with the space. It was at the top of our price range but worth applying for, and even though we were denied acceptance due to the landlord's strict personal preferences on tenants, Pablo made several adjusting offers to try to persuade them.
