They found a tenant for me who turned out to be my only tenant until 2019. Birdy handled everything in an exceptional professional manner. They leveraged technology to make the distance between me and my property irrelevant. I also appreciated the work provided by the maintenance team over the years. On top of that, they also sold my property this year! I highly recommend Birdy Properties.

After moving out, I was charged against my $1,695 security deposit and an additional $800 on top of that for several items they claimed were "excessive," despite leaving the home in good condition and documenting everything with photos and videos. The biggest issue was the carpet. I followed their move out instructions exactly and scheduled their preferred carpet cleaning vendor two weeks in advance for the last day of my lease. When the technician arrived, he refused to clean the carpet, saying it was "too excessive." I immediately hired another professional carpet cleaning company that same day, paid for the service, and provided Birdy Properties with the invoice. Even after complying with my lease requirements, they still charged me a $500 carpet replacement fee. I was also charged for pest control because they claimed there was a wasp nest near the roof and animal feces in the yard. I have video of the property's exterior before turning it over, and I could not find a visible wasp nest. I also do not own any animals, and my videos do not show animal feces on the property. What concerns me even more is that, to the best of my understanding, Greg Birdy is both the owner of the home I rented and the owner of Birdy Properties. That means the property management company making these determinations also appears to have a direct financial interest in many of the charges being assessed. As a tenant, that raises concerns about the fairness and objectivity of the move out process. To make matters even more stressful, I was given only 10 days to pay the disputed charges while preparing for official military obligations. I am formally disputing these charges because I do not believe they accurately reflect the condition in which I left the property or the efforts I made to comply with my lease. I have rented from multiple property management companies over the years and have never had an experience like this. Based on my experience, I cannot recommend Birdy Properties

There were multiple issues that should have been addressed before anyone was allowed to occupy the home. Over the course of our lease, we repeatedly reported concerns and worked through their maintenance process. Unfortunately, most situations turned into long delays, repeated visits with no resolution, or vendors being sent out without clear direction. It often felt like time was being wasted rather than problems actually being fixed. Communication was inconsistent, and we frequently had to follow up multiple times just to get updates. In several cases, issues that were previously identified were never fully addressed, and we were left dealing with the same problems again and again. What stood out the most was the lack of accountability. Instead of resolving ongoing concerns, responses often shifted responsibility or minimized the situation. After months of trying to work through everything the proper way, it became clear that getting real solutions was not a priority. We understand that property management can be complex, but tenants should not have to spend this much time chasing basic follow-through. Based on our experience, we would not recommend this company.

When I called to voice concerns, I was told, "you're law enforcement, you should've known better before moving to this area." That response alone should tell you how resident concerns are handled. Because I "didn't know better," I now feel it's my responsibility to inform potential residents about the ongoing issues at this property. I also want to make it clear: I am not affiliated with this property in any official capacity. I simply live here. I am not a courtesy officer, I do not respond to calls for service here, and I am not responsible for deterring crime--despite being used as a selling point to make others feel safer because of my marked patrol unit. Area Issues While the townhomes themselves look nice, the surrounding area is a major problem. Directly across the street is a warehouse (Taprite) that operates 24/7. Throughout the night you will hear:     *    Semi-trucks arriving and departing     *    Loading ramps slamming     *    Forklifts operating with constant loud beeping Behind the property, there is also a bar and a bingo hall, which results in constant late-night noise, music, and activity. Safety Concerns The most serious issue is safety. There is a large homeless presence in the wooded area near Van Cleave and Northwestern. This is not occasional--this is ongoing.     *    Gunshots can regularly be heard coming from the wooded area     *    SAPD has responded with K9 units after reported shootings     *    It has been confirmed that individuals in that area possess firearms This creates a real concern about stray rounds and overall safety for residents and their families. Homeless individuals frequently enter the property and:     *    Check car door handles     *    Look into vehicles     *    Steal packages     *    Use exterior outlets and water from residents' homes Personal Incidents There have been multiple direct incidents, including:     *    A woman ringing my doorbell at 3 AM asking for a phone after a drug-related altercation     *    Individuals setting up tents directly next to the property     *    A person attempting to sell what appeared to be stolen merchandise, then becoming aggressive when asked to leave     *    A violent incident where a man dragged a woman into a wooded area in broad daylight     *    My marked patrol vehicle being vandalized by a known offender While law enforcement has responded to several of these situations, the frequency of these incidents is extremely concerning. Lease Issue I originally believed I signed a one-year lease ending in December 2025. When I prepared to move, I was informed it was actually a two-year lease ending December 2026. Management claimed I requested this via text, which is not accurate. I have retained all communication and offered to provide proof, but received no response. As a result, I am now stuck in a lease I did not intend to sign. Final Thoughts Please read your lease agreements carefully. Based on my experience, resident concerns are dismissed, safety issues are ongoing, and management accountability is lacking. I would strongly encourage anyone considering this property to do thorough research before signing. I trusted this company, and I regret it. I don't want others to end up in the same situation.

From the day we moved in, our experience has been disappointing. We've submitted multiple maintenance requests that have either gone unanswered or been marked as completed without anyone ever coming to our home. One of the most concerning issues is a large hole our neighbor's dog dug under the fence, allowing it access to our backyard. I was told they would "look into it, and call me back" but I never received a follow-up. Despite multiple calls, voicemails, and an online work order, the issue remains unresolved weeks later. We also reported an unbalanced ceiling fan that appears unsafe to use. After waiting over two months, I received a notification stating the repair had been completed, even though no one ever came to inspect or fix it. Communication has been extremely poor. Calls are rarely returned, voicemails go unanswered, and it feels nearly impossible to get a response from maintenance, the tenant coordinator, or Property Manager Melisa Day. Another frustration is that because these are new construction townhomes, tenants are expected to coordinate directly with vendors for certain repairs. That responsibility should fall on property management, not the tenant. To make matters worse, there is a significant gnat infestation. Despite paying for private pest control every two months and purchasing Zevo traps at my own expense, the problem persists. After speaking with several neighbors, I learned this is a community-wide issue. My experience has left me feeling that once the lease is signed, tenant concerns are no longer a priority. If you are considering renting here, I encourage you to carefully research the property before making your decision. ( we are very clean people three of those zevos have been there for 5 days, one I just changed yesterday.)

I recently sold the rental property and property manager Anna Jackson was very helpful in providing contacts for vendors needed to assist me with the upgrades and repairs necessary to obtain top dollar for the sale. I recommend you do NOT house with Harper management also due to the fact that while we were living there we had gave a notice we were moving out June 30th, and we gave notice June 1st. Ever since June first they scheduled appointments for people to come see the house and we refused to have people come and they put the renters lock so they could come in, people knocking left and right and they even tried to come in through our back door but we locked the top lock so nobody would come in. A family even came in as we let them and even they said it wasn't appropriate and that they could leave because we had just finished eating, so much for wanting people to see the house though because three weeks upon moving out nobody is living there and renters sign is still up. When I issued our 30 day notice, they let me know that they had a property coming available on September 11. We decided to rent this property because they had been great to us for 4 years. This new property is DISGUSTING! The people who lived here before us were filthy pigs. The management company clearly didn't do their job when it came to getting people in to clean it even though they said it was supposedly cleaned the same day! DO NOT DO BUSINESS WITH THIS COMPANY! If you enjoy being disrespected, this is the company for YOU! I've rented two different houses from this company over the course of 8 years, it's just completely gone down hill! I've never been treated so poorly, as I have by JASMINE! She will disrespect you any chance she's given. They'll forget to have you sign a new lease, and then they'll obligate you to sign a year long lease, even though it was never discussed. They'll refuse to replace your ac/heater for 4 YEARS, leaving it to break down every time it gets hot or cold. They'll simply band aid anything that needs to be truly fixed. I've just never been spoken too the way I have by Jasmine. She's disrespected me for the last time. I cannot wait to be out of this house FOREVER! We're buying a new house and never looking back! But please, don't do business with this company! There's SO MANY OTHER GOOD COMPANIES out there! Do business with the good guys instead! We received many homes via email to review before arriving in San Antonio. We had contacted Linda to let her know our schedule of when we would be in town and I must say I felt a lot of time was wasted. The first day she showed us one home, said she had an appointment in which we stated we could reconvene afterwards unto which she thought it would be best to give us the rest of the day to ourselves - even though we were ONLY there to look at homes for a few days. The next day, we looked at a few more and was able to get a better feel for what we were looking for. She was very helpful in pointing out pros and cons in each home and allowed us time to get a feel for the neighborhoods as well. On our last day, we were now a bit rushed. We saw a few preowned homes that we really liked in which she was quick to point out the cons... we then arrived at a new build that she eagerly talked us into. After being careful to keep us in the below our budget this last home matched our budget and did not meet MANY of the requirements she had helped us form the previous day. I do feel like she used the fact that this was our first time buying to her advantage. I believe she just played the game well. She was great at her job but not for us. I do wish we would have had someone who genuinely had our best interest at heart and not just their pockets. She did come off as very sweet and genuine making it so easy to trust her but at the end... that's just the nature of the game. So to anyone out there using this company..... please please please be sure to do ALL of your homework and stick with what YOU like - not what someone may try to talk you into. That is all.

From there on out, despite dealing with an extremely challenging buyer whose agent works for the same company, she advocated on our behalf and displayed unparalleled ethics.
