I've been working with them since February, 2026 and have been extremely pleased with their performance.

    I was a renter at a PMI property in Centennial CO for 2 years. The house was not cleaned when we…read moremoved in. The landscaping was an absolute mess. This was thoroughly documented in our move in report. For context, I provided 180 pages of move-in reporting, each page holds around 6 pictures - so basically 800-1000 pictures of damage, dirt and other items in bad enough condition to make it worth documenting. After moving in, we legitimately found pails of animal feces in the yard and in the crawl space. Though we never reported this to PMI, we have pictures of them and simply should not have experienced this. Though it was part of the contract we signed, multiple fees associated with the rental process were a little crazy. $35 monthly in "benefit fees" meaning basically credit reporting and an HVAC filter delivered every quarter. $2-3 in fees with every monthly payment. There was also $85 for application fees, $20 for income verification, $45 yearly for pet registration, and $100 for lease processing fee. It all adds to a ridiculous set of tacked on fees for little to no benefit to the renter. To give them credit, we did request 2 appliance repairs during our time there and they were both quickly replaced within a week or so. So, credit where credit is due. We found the manager, Jim, to be very hard to contact. Unless it was submitted through their portal it was like pulling teeth to get in contact with Jim or his staff. We also had problems with maintenance people showing up to our door without notice. We complained about this to management, they agreed to give 24-hour notice in the future and yet there was still an issue until our move out. This all came to head when we moved out. We had a 60-day itemized charges return window in our lease; it took them approximately 51 days to get us list which had about $900 worth of charges. We had to then dispute these charges when PMI's proof was word of mouth with no documentation from the supposed exchanges. Other charges were easily disputed with pictures provided during our move in. It is my belief that this was a waste of my time and approximately $5 in postage to dispute these bogus charges when these were so easily disputed and should have been caught by management. Upon receiving our dispute, Jim agreed that these charges were not our responsibility. It was around 68 days after lease expire when we got an accurate break down of their move out forms. Yet, since we used the service Rhino for our deposit, we were still responsible for paying around $550 (along with $20 in payment fees) in charges while we waited on Jim to return approximately $900 to us. It is now approaching 90 days past our lease expiration date, and we have yet to receive the $900 check in the mail. Jim has suggested that he sent out a check but provided no proof it was sent or any suggestion that it was delivered with certified mail. I asked Jim to void the previous check and send out a new one but he has not responded for multiple days.

Now I surely didn't like the price I was paying in Castlerock, Colorado but what choice have lol with that being said this every time I had an issue I always dealt with the same person. Four years of dealing with the same person and I actually had his personal number. I never waited more than a couple hours for him to make contact after an issue which we because living somewhere for four years you're going to. Anyway, he literally told me when it came to our deposit that they're not in the business of taking peoples money, he that's your money and we make sure you get it all back. That being said we did miss a couple spots of cleaning but they split the cost with us??? I mean seriously what a good experience. If we come back to Colorado, which is where we raised our kids, this will be the first people we call to find our rental! It's just a fact. Thanks again you guys For helping us create memories

The bad ones will often overestimate how much your place will get in rent, attract underqualified renters, provide low quality maintenance, and as a result, you have a lot of turnover and unexpected damage to your property. I've been there with other management companies in Denver, including many with allegedly good reviews. The good ones will keep it boring in the best way--consistent, high quality renters, fair market prices, and actual property management that leads to less damage, less turnover, and better care for your property. That's what Pioneer does. They do a great job of attracting qualified tenants who PAY ON TIME. They plan ahead and make your rental property as easy as you had hoped it'd be the day you decided to turn a place into a rental. They're responsive on email and by phone, and they want to do the right thing for you. It has been a night and day difference working with PPM compared to other management companies in the area. If you're a property owner looking to rent out your place in the Denver Metro area, choose them. Your future self and your rental property will thank you for it.

Truly Jay had come to the rescue. I called several management companies to compare service and cost. Most mentioned the similar details of the process including possible eviction fees. However, Jay was very clear and fair and professional. He has kept me focused and helped move my tenants out cordially and quickly found wonderful new tenants while working with my needs as if it were his own home. Jay was my landlord and was professional, courteous, responsive, and timely. Whenever we had a problem he would respond quickly and legitimately fix the issue. The terms of our lease were executed perfectly and concluded with the complete refund of our security deposit. I have rented all of my adult life until now. I have lots of references from landlords and I can honestly say Jay is the first I have ever received a thank you letter from after our lease ended. Over the 2 years we rented from him, our relationship grew. We let him know that we were looking to purchase a home and he introduced us to Ghassan. The second transaction was with both Jay and Ghassan as they represented us as real-estate agents. The market was frustrating and we were being out bid by sometimes more than 50k cash offers. Jay and Ghassan were extremely patient (even when we weren't), flexible and always available to look at a house with in 24 hours of listing. We would set up multiple houses to look at on our days off of work and they always got us in. During the actual process of biding, going under contract and negotiating the deal of the sale these two were nothing short of truest definition of professional. They negotiated on our behalf and were remarkably effective at getting what we wanted. They guided us every step of the way and we honestly felt like we were in great hands. We are now home owners as a result. Not only have I enjoyed working with these two, I would recommend them to my friends and family. They will always represent me in the future, as they are truly my agents. Thank you so much Jay and Ghassan we can never express how thankful we are to have had you on our side.     I ask you folks, if I took this to court would a judge ask for the permit and plan for this wall…read more.. and when they have to say they have nothing.... And grandfathered it in because they had no permit or plan... do you think a judge would side with me? Please read below. -------- After my lawn being over fertilized I got the "you must water or be fined" Then I tell them what happened and how I was watering it, the HOA calls the water company and reports me for overwatering (informed by water company) The small gray cinder block wall, they refused my neighbors to fix it because they grandfathered it in and told my neighbors I was at fault for not being able to fix the wall ( this is the non permit wall the HOA friends put up, no permit, no plans, they just stacked cinder block over the gas pipe area.... I asked just to see the permit or plans they made for the cinder block wall... that's when they grandfathered the wall in so no one could change it... not even the home owners... just the HOA, big brother?) What this means is this.... If your friend with the HOA you can blow up your neighbors home and all the homes connected to the gas line... because friends of the HOA do not need a permit... meaning gas folks didn't come out and draw the lines.... So if they would have hit the pipe it's ok, because they had been friends of the HOA..... prove me wrong, post the permit and plans for that cinder block wall (safety is not a priority if your family with the HOA). Then, riding through the neighborhood dead lawns every place.... I hope the 12 homes and lawns I took pictures of get a "you must water lawn now" letters, but they will not. If you tell an HOA and point out it's shameful practices of not having same standards for all they seem to get upset... as children do when you bust them. But, I do think part of their hate for me is I am a veteran, that one I can't prove... but the nasty letters and when I talk with them... it's either they think they are better then veterans or they are just a bunch of "my friends" can do what they want and if you are not our friend you are the enemy. I have never been part of an HOA like this, it's like the KKK... if you don't belong to my tribe we hate you. The IRS has been contacted by me because I feel an audit is needed for this HOA... will the IRS take my report seriously is the question, I just hope one retired veteran is working for the IRS office and sees my complaint.... The mail boxes, the allowance of non permitted walks built, the money trail needs to be followed....i sent pictures and proof... so it's up to the IRS to look. Bottom line, these folks are as prejudice as they come, it's a click and if you don't know the secret knock... you're not part of them.

Even after I cancelled the fees, they refuse to refund the fees they have already taken and are continue to illegally charge my checking account for continued HOA fees. News flash: I sold the house. The sale did not include an agreement for me to continue paying the HOA fees. I'm pursuing fraud charges through the bank.
