Sorry for the long review, but I wanted to share my experience to help other decide if this is the best place for you! Apartment Managers/Staff: Yasmin, one of the Apartment managers, is friendly and prompt in replying to any of our questions or needs, and is such a joy to be around! She definitely goes and beyond when looking out for the residents and I appreciate how she genuine cares for everyone. Jason is the main maintenance staff there and he's also friendly and is very helpful when something breaks down or needs replacing. Overall they are prompt with communication! Apartment: Rented a 1 bedroom for my partner and I. Our apartment was located on the residential roadside (balcony was facing Wendy Way). Pets are allowed, so we got our first dog :) Very apartment friendly complex, and there is a bowl of water by the office and Yasmin has treats in the office if you ever stop by with your dog to say hi. The apartment we had had an island in the kitchen which was great for the additional space for cooking and whatnot. It also had heaters in the living room and the bedroom for the cold months. There is no A/C, but the unit we stayed in stayed generally cool, and if it did get too hot, as long as the blinds were closed it was fine. There was also a balcony, so opening the balcony door also helped keep the apartment cool. We did not have neighbors below us as our apartment was located above the garage, but we had neighbors above us and on both sides of us. I will note that we could hear the upstairs neighbors walking around, but it was never too loud where it bothered us. As for the neighbors on either side, we could not hear them. Down side is that the apartments are located where you can lose cell service (depending on your provider; I had T-mobile and I was fine, but my partner had AT&T and he did not get service). Rent: We were very fortunate to get our apartment during COVID so the price was great for the amenities you get and the neighborhood you live in. Some amenities include: Gym, pool, grilling and picnic table area. There is the base price, and then an additional charge for water/sewer/garbage that averages around $50-60 or so. I do want to note there is an annual rent increase that goes up by about $100. Laundry: We did not have an in-unit laundry, however there was a laundry room. It's paid laundry via the WASH-Connect app. It's pretty easy to use. Some of the washers break down more than others, but luckily there were 4 washers and 4 dryers, so if one was broken, there are other ones to use. Parking: Per unit you get one assigned parking space. Luckily there is extra parking for residents along the side of the complex next to the garage area and along the fence near right by the building, so if you have company come over, you could park there. Residents: Everyone I met in the apartment complex were very nice, and many also have dogs. Sometimes they will get together and have a little wine get together by the grills :) Neighborhood: It's a safe and generally quiet neighborhood. Everyone I've met while walking my dog at all times of the day are nice. Everyone once in a while I've seen coyotes, raccoons, deer, and skunks roaming around. The apartment is located right next to Shoreline, so there is traffic around school hours and on the weekends. But I recommend you take the side streets and go on Marin Ave if you want to get past the traffic. If you need late night snacks, 7-Eleven is about a 5 minute walk down the street.

Communication with the office is inconsistent, dismissive, and often downright unhelpful. You'll get polite words when it's time to renew, but not much support when there's an actual problem. To be clear, maintenance is not the issue. Alex, in particular, is responsive, kind, and genuinely cares about residents -- he's the one bright spot here. He shows up, follows through, and actually listens. It's unfortunate that management doesn't match his professionalism or reliability. Another frustration: the pricing is completely backward. My unit is not renovated -- older flooring, original cabinetry, dated fixtures -- yet I'm paying more than residents in newer, updated units. There's no logical explanation for it, and management won't give one. You're essentially paying premium rent for below-average conditions. Noise levels vary depending on your building, parking is tight, and guest spaces are scarce. But the bigger problem is the lack of fairness, communication, and consistency from the leasing office. It's not just an occasional oversight -- it's a pattern. Bridgecreek could easily be a great place to live. The property has charm, and the maintenance staff do their best. But until management learns how to communicate with residents and treat people with respect, the experience here will continue to fall short of what it should be -- especially for what they charge in Novato. If you're looking for a well-managed community where your rent actually matches the quality of your apartment, keep looking. Bridgecreek has potential, but management makes it an exhausting place to call home.

Beyond the EXTREMELY reasonable rent, Oaktops has the greatest community. Everyone looks out for each other and that includes Management. Let's take a moment to talk about "Management" At Oaktops we have Jana and Heather. They along with the Super, Manuel, have created the nicest, cleanest, safest environment you could ask for in Apartment Living. Nothing is ever an issue when speaking to them. If you have a problem....they fix it, that's it. That simple. I have been here 4 years. I moved in to clean carpets, freshly painted walls and great appliances. My dishwasher started acting funny and Manuel came to look at it. He made an adjustment and it went back to working again. But then it did the same thing. Fix it again? NOPE!! Not doing that. They just ordered me a new dishwasher. Now, let me just say it wasn't ANY dishwasher. It was a top of the line all stainless steels gorgeous and SILENT dishwasher. I was in heaven. And when my refrigerator started making "lakes" in the bottom under the produce bins. Same thing. Brand new, peal the protective plastic off it (I didn't have to I requested to lol) even better then the one before Refrigerator!! Bottom line there is a reason we have tenants here for 20 plus years. Because we are seen as people, not tenants and that is a culture the Owners started and I hope spreads like wildfire. It's a joy living at Oaktops and I doubt I never leave. Oh and they have great reasonable amenities that are logical and useful unlike the places charging for community living rooms. We have free laundry and the option to rent a storage unit on site. Oaktops makes apartment living not only easy but enjoyable!

The staff, Jodi and Randy, are the very best. They are really reachable and friendly. Randy is quite possibly the speediest maintenance person ever. The company that owns Crooked Oak is also quite good, as they have set up a great online presence that allows you to pay rent online, as well as maintenance requests. The property gets better all the time too, with small but important renovations that make it just a nicer place to live. They accept cats and dogs, and fortunately the people with dogs do a great job of cleaning up after them. The neighbors are nice and generally quiet. I really can't recommend them enough. They are quite possibly the best apartment complex in Marin. (I have personal experience with three of them, and through friends 4 more. Of that sample, they are by far the best.) Each unit is quite nice and has a washer and dryer in unit. The only thing they could do to improve the units is to make them bigger, and add ac, neither of which is really feasible without just building a new complex.

After 28 days, I was told not only was my full deposit being withheld, but I was also being charged for carpet replacement, cleaning, and even an extra day of rent--despite leaving the unit in excellent condition. They also charged for normal wear and tear, which is not allowed by law. Over 45 days later, the issue remains unresolved. The office manager has been unhelpful, and I haven't been able to speak to anyone with the ability to resolve this. Final advice: If you rent here, document everything and take photos when moving out. Don't expect your deposit back without a fight--management is unresponsive and disregards tenant rights laws.

I visited a few times recently as units came on the market and these are my observations:…read more 1. Uneven walkways upon getting out of car ( paved ground poorly done when built (1960's or '70's) and needs a redo. I noticed one unit for sale highlighted a better driveway / parking for unit, whereas those with less attractive / awkward parking/ uneven paving and wonky stairs post no photos of these features. And no one it seems posts photos of the balconies. ( I describe them below.) 2. I find all condo listings suspect when they present interiors and views from a distant spot inside only. Since I know the complex well-enough by now, I want to know the following: * What does the view look like from the balcony ? * Why aren't there photos of the view from balcony? * Why no photos of parking for unit? * Why no photos of stairs to unit? * Why no photos of facilities such as pool or hot tub. ( I couldn't tell what the water-hole I saw was frankly) It looked the size of a tiny spa or kid's pool of sorts but very old, (1960's?); and shrouded in shade by a tree. Dead leaves abounded; cracked, aged, uneven, concrete too; a Keep-Out notice and worn orange tape hung across the old, dark, shaded, decrepit, child-sized, off-kilter, gated entry. Not at all inviting or attractive on the stair-climb to a million-plus dollar unit. I wondered if any improvements had ever been made here as I cautiously climbed a poorly constructed steep uneven concrete stairs. The worst I've ever climbed and I'm agile; fit, a hiker, and in my early 50's. (Think the steep moss-covered stairs on the Steep Ravine trail.) While the steps are not moss-covered; I consider them just as treacherous. They are poorly built; not completely flat; unfinished in appearance; with old, lumpy concrete, and failing, too-short handrails. I have not seen all units however, but noticed only one for-sale unit recently boasted what appeared to be a selling point others could not offer: an improved driveway and an actual parking space with a roof over it. So, if the parking space is NOT posted in photos, you can bet it's not a covered space AND it's tight to get in and out of. (Old design; minimum space for parking and driveways; uneven poorly lit walkway and stairs to unit; etc. (I haven't even considered fire-escapability & safety yet. ( More later.) HOA: ( Home Owner's Association.) Apparently there's some "assessment" owners must pay - I forget the amount --for improvements that need to be made. However, I saw no recent improvements anywhere, only deterioration. Questions about plans were met with vague answers. "Change of ownership." It seems plans are years late in implementation. I could see no improvements period...to the grounds; exterior paint ( frightfully unattractive imo); balconies; stairways; landscaping or what little i saw of "facilities." The balconies I stood out on did not inspire confidence nor did they provide awe inspiring views: I first saw spans of old decrepit flat asphalt rooftops below with ugly little chimneys sticking up from them. The water views were distant and beyond the rooftops; (best looked at if you had them -- from indoors and from quite a few feet back). Perhaps some have better views but I've not seen them. The balconies look like those you would find on an old western movie saloon. They have chunky, thick dark Western-saddle-colored beams donned in old fading, brown, peeling paint. An incongruous frame for a pricy, distant Tiburon water view! This complex wins the First Place Award for the "Ugliest; Oldest; Cumbersome Balconies" that I've ever seen. See your water-view if you must from your enormously heavy-beamed, dark, Western-styled, balcony--whose heavy, dark overhang occludes any view ...which exists beyond the expanse of flat-grey-asphalt rooftops below and rusting-old-white-chimneys that listings rarely show. Seeing that the balconies appeared incongruous and terribly dated; (more Old-West in style and build than surrounding views and homes would dictate), I questioned the application of California's most recent deck-balcony-building and inspection regulations and how these decks have fared upon as such. The floor of the exterior balcony is a layer of asphalt roofing material; old, worn; grey and ugly. The paint on exterior walls is a ruddy-pink-tinged old beige; saloon color to match the saddle-brown thick and very heavy wooden deck overhang; beams & poles. The deck build, design & surrounds only serves to detract from distant views and provides an incongruous and limiting frame. . Everywhere I looked at this development as I approached the units, I was met with old ribboned- patterned, uneven concrete; broken, rotting, too-short, unstable fences alongside poorly/constructed and poorly lit stairs--there was deferred maintenance and unimproved landscaping. Additionally, I almost tripped stepping out of my parked car in daylight--as the concrete was uneven and not level with the parking pad. Photos soon!

The owners and management do not care about the health and safety of residents. I had multiple service requests that were ignored during my residency here, one of which lead to a mold infestation in my apartment, #78. I reported an issue with my water heater for several years, and it was not addressed properly. A water heater leak caused toxic mold in my apartment. After reporting the issue to Mike, he had a new water heater put in without getting a permit, but did nothing to address the mold & claimed no further repairs were needed. I had to have a mold inspection done and provide him with the report showing my apartment was infested with toxic black mold (stachybotrys). He then refused to have a mold abatement specialist repair the issue, and instead had the maintenance/handyman address it. They painted over the mold in some areas and did not remove all of it. Mike was uncooperative and entered my unit without providing 24-hours notice. He ignored phone calls and emails and is dishonest. I had to choose between continuing to live in an apartment with toxic black mold or moving. I moved out as a result. Then Mike withheld my security deposit and did not send an accounting for it, which is illegal. I had a walk through inspection with Mike 2 weeks before moving out where he told me I would get my full deposit back, and a written confirmation that I had no remaining balance from him as well. I contacted him 4 weeks after moving out since I had not received my deposit nor an accounting for it, and Mike said I owed unpaid rent and a cleaning fee, despite my paying my balance in full and leaving the apartment clean. When I disputed this, Mike sent me a mutual release to sign stating he would release the deposit if I signed agreeing not to sue. If you're thinking of moving here, don't.

Super nice wood floors and crown molding (love that). My favorite if the sparkling pool and clean jacuzzi all year round. Never had a problem with any of our neighbors, great laundry rooms, and the manager (the new one the last two years) is super duper! Always helpful and attentive. He's upgraded the apartments , the parking areas, the grounds in such a positive way. Made it a really nice environment. The maintenance chief, Sal, is always timely and he know's what he's doing. Between Dante (manager) and Sal the grounds are green and flowers in the spring and summer make it a wonderful outdoor experience. Private covered parking rocks too. Best we found in all of Marin for the rent, and especially the pet friendly atmosphere. You would want to live here!

As a prospective tenant, it is extremely frustrating not to be able to reach a real person when scheduling or confirming appointments. That said, unlike my experience at the Pier, I was eventually able to reach a very kind and helpful agent at this property's leasing office. While they were unable to arrange a showing that day, she made a genuine effort to help and tried to locate another agent to assist me. I appreciated her prompt response and willingness to resolve the issue--sometimes that effort alone is enough to restore confidence. That's why 3 stars were given instead of 1. I drove an hour to see this property, so it's disappointing when companies fail to respect a prospective tenant's time. I'm not sure if this lack of reliability is common among Sausalito properties, but it has certainly been my experience so far.

My father has Alzheimer's and reached a point where it was no longer medically safe for him to live independently. Their move to assisted living was not a choice -- it was a medical necessity. Despite extensive communication and documentation explaining these circumstances, the property management response was rigid, transactional, and strikingly lacking in compassion. The situation was treated purely as a contractual inconvenience rather than a human crisis involving cognitive decline and elder care. They also levied a "leasing commission" - $5500! - to re-rent the immaculately kept house that took exactly one day for them to re-rent. What was most distressing was not just the financial posture taken, but the tone: repeated legalistic arguments with no acknowledgment of my father's condition, no empathy for an elderly couple in crisis, and no effort to handle the situation with basic humanity. If you are a tenant who expects empathy, discretion, or flexibility when life takes an unexpected and serious turn, I strongly encourage you to think carefully before working with this property management company.
