    Beautiful location and views, but rent hikes and noise from hardwood floors have made living here…read morenearly impossible. Unless you're in a top-floor unit, expect every footstep, vacuum, TV, and even barking dogs to carry straight into your apartment. I've lived in this apartment complex for nearly 12 years and, while the location and views are beautiful, ongoing issues make it difficult to recommend. The property is under Marin County rent control, yet management raises the rent to the maximum allowed each year (just under 8.5%). For long-term tenants, that kind of increase feels excessive and unsustainable. Another major issue is management's decision to replace carpeting with hardwood floors whenever tenants move out. In upper units, this change introduces disruptive noise to the units below and around them. The building is older and not designed for this type of flooring, so sound now carries through walls and ceilings. Since my upstairs neighbor's unit was converted to hardwood, I hear every footstep, vacuum, cabinet door, and TV -- things I never heard in over a decade living here. On top of that, her dog barks constantly, even at small noises like when I open a kitchen cabinet, go on my deck, or come through my front door. At night, any movement in the building can set the dog off, waking me up. With hardwood floors and vaulted ceilings amplifying everything, it often feels like the noise is happening inside my own apartment. My adjoining two neighbors have also been disturbed by the new level of noise, despite not being directly beneath the unit. The vibrations and echoes travel throughout the building -- he can now even hear her TV -- making it disruptive for more than just the unit below. Pros: The maintenance staff (Richard and Kevin) are excellent, the gardeners keep the property immaculate, the location is convenient, and the water views are lovely. Cons: The steep annual rent hikes and amplified noise from hardwood floors make quiet enjoyment nearly impossible for anyone not on the top floor. You may tour a unit when the apartment above is still carpeted, but once it turns over, you'll likely face the same issues.

    Even they are OLD, you barely notice except the creepy little electric wall heater. Very well…read moreappointed and tasteful advertised. For the money they should be. Landscaping fabulous. Pool excellent. Restaurant and bar fab. If you can't afford a house and believe me the rent is one house payment. This would be a go to luxury place to live. Lots of elderly people.
