    STAY FAR AWAY FROM THIS COMPLEX…read more This is by far the worst apartment complex I have ever lived in. From the filthy buildings to the complete lack of concern from management, I regret ever signing a lease here. Where do I start? My dishwasher didn't work when I moved in and it took over two and a half months to replace. My bathtub had been spray-painted white before move-in and has been peeling ever since. My closet doors don't even fit the frame properly. My balcony has rotting wood, exposed screws, and loose planks that feel unsafe to walk on. I reported these issues immediately after moving in and was assured they would be fixed. They never were. They advertise themselves as a "non-smoking community," but that couldn't be further from the truth. My building constantly smells like cigarette smoke and marijuana. After multiple complaints and so-called "investigations," management repeatedly claims there is no issue, yet all of my belongings have a smoke smell engraved into them. Their investigation seems to consist of someone walking into the apartment, taking a quick sniff, and leaving. The air quality is terrible. It took maintenance three weeks and multiple requests just to replace an air filter. The management team should be embarrassed by their lack of accountability and the poor living conditions they allow residents to endure. If they had to live here themselves, they would not tolerate it. The maintenance team is equally disappointing. Requests take weeks or months to be addressed, if they're addressed at all. In some cases, work orders are marked as completed without the issue ever being fixed. Meanwhile, the smoke smell seeps into your clothes, furniture, and belongings, and management couldn't care less. Try asking for any compensation for these ongoing issues and you'll likely be ignored. However, if your rent is one day late, they'll have no problem charging you a late fee. They seem selective about who they choose to help, and residents who raise legitimate concerns are often ignored. I've reported both the property and management company to the City of Philadelphia and the Better Business Bureau due to the poor living conditions and lack of responsiveness. I've come very close to consulting an attorney on multiple occasions. I'm sure this review will receive the standard automated response asking me to contact management so they can "make things right." The reality is that I've been trying to do that since the day I moved in. Take some pride in your jobs. Listen to your residents. Stop operating like slumlords. That's exactly how this property and its management team conduct themselves. Rent here at your own risk.

Back then, it was a great place to live--clean grounds, a responsive maintenance team, a leasing office that cared, and neighbors who respected one another. Fast forward nearly 10 years, and Northbrook Apartments has become unrecognizable. The once respectable community is now overcrowded and poorly maintained. The leasing office does not seem to care about issues related to parking, trash, or disruptive residents. To be specific: I live on Waterview Lane. Over the years, I've observed multiple one-bedroom apartments housing three to four people, each with more than one vehicle. I live alone, work from home, and own just one car--yet if I return after a certain hour, finding a parking spot is a struggle. Residents are often forced to park in "No Parking" fire zones, where they frequently receive tickets. Maintenance appears to have stopped picking up trash left around the property. I know this because I've personally cleaned up trash around my building several times--items that had been sitting for months. Recently, a pallet of 18 large plywood sheets (8 ft. x 4 ft.) was left in front of my building for months. I emailed the leasing office (Kelly Sellers) about this eyesore and safety hazard, but my concerns were ignored. Eventually, I removed all 18 pieces myself using my pickup truck. Apparently, I'm not just a resident--I also work here for free. The property has become filthy, and the quality of residents has declined. Trash is left in hallways and around dumpsters. (See attached photos for evidence.) My previous neighbor had to threaten legal action just to break her lease without penalty and move far away from here. Unfortunately, I'm stuck for another year or two due to financial obligations before I can escape. I wholeheartedly DO NOT RECOMMEND living at Northbrook apartments. Trust me, I've been here a long time and know what I'm talking about. If you value your sanity, your vehicle, your home, and your peace of mind, I strongly urge you not to move here. If you like having a parking spot, don't look ve at Northbrook. Maintenance Men often take the only available parking spots and if you ask nicely to please let you park there, they get indignant and rude. They threaten to have you thrown out. I called the office to find a solution to this problem and was told "you're only a tent" by a Woman with a Russian accent. I don't understand why they need the parking spots, they never actually work. I've had repairs needed for 2 years now. They claim they are coming out and never show up. The electric is a fire hazard and shorts out, leaving tenants with no electricity. The smell of weed is a permanent fixture but cigarettes are not allowed. Do you like kids screaming outside your window with no supervision? Then Northbrook is your place. There's plenty of unsupervised kids to jump on your vehicle, leave trash everywhere and literally scream and tap your window just because they know they are not supposed to. The parents are just as bad. Don't ask the kids not to jump on your vehicle because the parents will tell you " They Kidz can do wat dey want" You're better off living in public housing, at least you will have repairs done in a timely fashion in the projects. Please, don't come to Northbrook.

    My daughter is currently living at Rushwood Apartments while attending Holy Family University…read more Unfortunately, the university was unable to provide her with on-campus housing, so we were faced with finding an apartment very quickly. We originally had another apartment lined up at a different complex, but that opportunity unexpectedly became unavailable, which led us to Rushwood. From the beginning, the Leasing Manager, Quinton, was very kind, responsive, and extremely helpful throughout the application and leasing process. We truly appreciated how accommodating he was, especially given how quickly we needed to find housing. We moved in at the beginning of August, and shortly afterward I noticed that the exterior lights on the building across from the parking lot where my daughter parks were not working. The lights between the building entrances were also out. I initially brought this to Quinton's attention and then followed up with the Property Manager, Vickie. They ultimately worked with PECO to get the lights turned on. I understand that the issue had to go through corporate, but I do believe that lighting in the parking and entrance areas is extremely important when it comes to residents feeling safe. The second issue involved the oven. When we first moved in, I noticed a strong rodent-urine smell around the stove area. When I attempted to turn on the oven, it immediately tripped the GFI. I reported the issue and waited for maintenance to inspect it. When they came to look at the oven, they pulled it out and showed me the insulation and mouse droppings underneath and inside the unit. I was honestly surprised that this had not been identified during the apartment inspection and cleaning before a new tenant moved in. I was also told that the refrigerator in the apartment had been in even worse condition and ultimately had to be replaced with a used one. Thankfully, Rushwood ultimately replaced the oven, and we now have a new one that is working properly. I just believe that apartments should be thoroughly inspected before a new resident moves in to ensure that appliances are working and that any maintenance or sanitation issues have been addressed. On the positive side, the tub was also refinished, and I personally painted the grout to freshen up the appearance. Overall, my daughter really likes her apartment. She loves that it is close to Holy Family, that she has enough space to be comfortable, and that she can have her teammates over. I especially want to thank Quinton for always taking my calls and responding to my texts, and Vickie, the Property Manager, for listening to my concerns regarding the exterior lighting and working to get the issue resolved. I genuinely appreciate their responsiveness and willingness to help. Overall, while there were a few issues at move-in that I believe should have been addressed beforehand, I am happy that my daughter is comfortable in her apartment and enjoys living at Rushwood.

That's not true, there was something done - my rent was raised. That's correct. I'm paying more in rent despite zero improvements to the apartment - that desperately needs them and no enforcement of the rules I was sure would be abided by by everyone who lives in the building. If you want to live in a property that this company is involved in, don't. Save yourself the headache and look elsewhere. Horrendous from top to bottom.

    WARNING: Do NOT waste your time or gas money with this company…read more We drove TWO HOURS to tour a property, only to arrive and find that no one was there. We were not made clearly aware that this was supposed to be a self-guided tour -- and it didn't matter anyway, because the lockbox codes they sent us DID NOT WORK. Every attempt to get help was met with automated responses. When a real person finally stepped in, there was zero urgency. No one offered to come open the door. No one acknowledged that we had traveled hours to be there. We were essentially left on read while standing outside a property we couldn't enter. The response we eventually received amounted to: "Sorry, we're working on it." That's it. Here's what concerns me most: if this is how they handle prospective tenants, imagine how they handle the properties they manage. If I were a homeowner and this company was representing my home, I would consider that a serious breach of fiduciary responsibility. They are not acting in the owner's best interest by making showings inaccessible and unmanageable. This felt like a scam at worst and gross negligence at best. Avoid.

The owner, Joe White, now appears to be punishing me for inquiring about the matter and escalating to termination, and has blatantly lied about having not received any rent from my tenants or reserves payments from me. I am a small-time landlord that was seeking someone to take over management of my three residential properties as I prepared for a move out of state. I came across Grow Property Management via an online search and was immediately drawn to their positive reviews and very reasonable pricing structure, especially considering that all of my properties were already under lease (no placement fee). I even spoke to the owner, Joe White, via video chat before I opted to work with the company at the end of January 2026. That's where the trouble began. Initially, it was small things like delayed response to my emails and tenant inquiries. Yvonne, the representative for the company, however, was very apologetic and worked to address the challenges. That said, things came to a head after the company begin collecting rent on my behalf in March. A couple of weeks after seeing that all of my tenants paid their rent, I reached out to the company's representative to find out when I could expect to receive disbursement. Initially, I didn't hear back so I followed up. Yvonne shared that the company typically disburses rent the third Wednesday of the month (3/19), which was just a few days away. I thanked her and waited. Unfortunately, the stated date of disbursement came and went, and I didn't receive disbursement or any communication related to it. Now nervous about the matter, I follow-up again via email three additional times very humbly and patiently expressing my concerns about having not received disbursement and reminding the company that I'm a small-time landlord. "Good morning, I haven't received a response to my last message regarding release of rent and I'm very concerned. I'm a small-time landlord and I had to pay mortgage for all three properties out of pocket with the next round of mortgage payments due in a week. If we can't get this resolved, I'll have to consider other options." Joe, the owner, responded with a lie or at least an incorrect statement indicating that our agreement stated that disbursement was scheduled to take place on the fourth Tuesday of the month" (what happened to the third Wednesday?) "to stay inline with State Best Practices which lean on our not disbursing funds until the next month." When I reminded Joe that his representative indicated that disbursement would take place on the third Wednesday and asked him to tell me where in the agreement indicated that disbursement would take place on the fourth Thursday, he told me I would need to contact a lawyer for that. Fortunately, I am a lawyer, but my hope was to avoid dragging this into litigation which seems unavoidable at this point. From there, Joe's responses to my emails were spotty at best and, concerned about what was happening, I instructed my tenants to cease payment to Grow Property Management. I informed Grow of this and threatened to terminate the agreement unless we were able to resolve the matter and talk via phone. Joe's response: "A phone call is not going to change the law nor our policies. You want your owner disbursements to have a special arrangement and that's just not available. For that, you need to go down the list - we are the top reviewed property management company. You want a company not concerned about laws and regulation, so you will want to go towards the bottom with the lowest reviewed companies." No, Joe. I just wanted you to do what you said you would. I also wanted you to have enough emotional intelligence to check in with a new, patient, and very concerned customer. Joe was having none of that. I wish the story ended there, but it only got worse. While Joe ensured me that accounting and final disbursement would be completed within "a day or so" of termination, nearly a month passed before I even received a statement. To make matters worse, the statement didn't reflect receipt of $3750 in rent from one of my tenants even though I already had a copy of the receipt of payment through Grow's portal. They also tried to charge me frivolous placement fees for two of the properties even though the tenants in those properties had already lived there for years. This runs completely contrary to our signed agreement. The topper: when I told Joe I was reporting the company to the Better Business Bureau, he responds "you owe us a balance. Not the other way around." Say what? Since when because this, of course, was the first time Joe had ever made mention of any such balance, nor did he offer any more details. The saga continues...
