I've lived in this property for almost a year & like every apartment complex there is bad things & good things at the property, but at prado they're more good things to say than bad. The maintenance team Ricky & laniel are great, friendly & quick to respond to work orders. If I have questions for the maintenance staff they're quick to respond & they explain everything until I understand. The office team is also great although they could be a little better at answering the phones & getting to things done promptly they're still great. Parking is a little frustrating at times & I wish the waiting list for an extra parking space could move faster. I recommend choosing prado for their great amenities, huge pool & also for their great team. read more

I've been living here for 3 years, and I can honestly say this place has been amazing! Recently my sink got clogged, so I called maintenance and they fixed it quickly and professionally. Huge thanks to Ricky & Laniel -- they are always helpful, responsive, and really take care of things right away. Also, I want to mention the two ladies from the cleaning team -- they are always smiling, friendly, and very attentive. It really makes a difference to feel welcomed every day. Six months in, I can say that my experience living at Prado has been pleasant and continues to exceed expectations in many areas important to me (e.g., safety, location, amenities, ease of access, etc.). This review is two-fold; it's an honest account written from a former- to future-residents/current shoppers in mind; and, it's also giving kudos to the standout individuals who make this place what it is. First Impressions - Sean's efficiency and patience are complementary to Prado's high-standard/luxe-living vibe. From that first call through today, he's been consistent, effective, and professional in his ability to answer questions and resolve issues. Safety - This is paramount. Suffice it to say if I didn't feel safe here (both me and my property), I simply would not be here. Consistency in Service - Taylor and Laniel were prompt in responding to my 'distress' call after another resident (let's hope accidentally) left me locked-ish in the garage. Sure I could've jumped over the rail, but glad I didn't have to. Being there when I needed them most exceeded a level of expectation that really put them above par. Amenities - Hidden gems here, with indefinite value in accessibility. The pool and surrounding areas are well-kept and spacious. No creepy neighbor vibes here despite being nestled in its central/quad-ish location (this also speaking to its safety). The well-kept gym with its large windows allows for plenty of natural light (love this!). Plus, its new equipment caters to a very broad range of basic exercises and activities. The Office Space is perfect for those needing to get things done without the distractions of the home environment. Community - As someone formerly in the events industry, I can appreciate the efforts made . I love that there are events and activities geared towards bringing people together. I've seen a wide enough range to accommodate a variety of ages and interests--BBQing 101; Paint & Sip nights; a Meet-and-Greet for furry friends. This should tell you that the community here values just that--community. Low-key enough for the more introverted, and at a cadence just right for the networking pro who is always on the go and has very far and few pockets of time. Parking - Headache alert here. Fortunately, guest parking is not a top priority for me so the need for more spaces isn't a cause for concern. I believe Prado does it's best to communicate policies and such around this, however, parking woes are in abundance. The parking garage of the building is not owned by Prado and any misunderstandings are quickly cleared up via towing services at your own expense. That last line is your takeaway from all this, especially for those who tend to park where it makes sense despite the signs! Resident Parking Garage - Mixed feelings about the safety of the double garages I need to get through to access my spot and the inconvenience of having to wait for my parking neighbors to fully park and complete their cycle before I am able to start mine. Your takeaway here is that you'll need to add a time buffer into your schedule to compensate for this and/or request a highly coveted individual parking spot which is available for an additional yet reasonable fee. Noise - I must've won the neighbor lottery because I rarely hear any of mine (on any of the 4 to 5ish sides). Ants - My unit is ant free. Good thing because this would be a deal breaker. read more

Still living here for a few more months. Do you like ants, because they have them in whole colonies. Clean as much as you want you'll get them. Elevators break all the time. Also there are 2 elevators by the lobby any only one along the back which is closer for most apartments but is also breaking all the time. Otherwise the layout has you walking all the way around the building to get to them. Latch app is terrible and where they placed them in the building is idiotic. read more

I absolutely do NOT recommend living in this apartment. The leasing office staff will treat you nicely only before you sign the lease. Once you become a tenant, their attitude completely changes -- they become rude and unhelpful. The garage gate is unreliable and often doesn't open when you need to get your car out. If you park in the outside spots, be aware: they have a partnership with a towing company that will tow any car parked for over 2 hours. You're also locked into a contract with a ridiculous early termination fee -- mine was $11,000 to break the lease early. Think twice before moving here. My honest advice: RUN! Rent somewhere else. The property is managed by Greystar, and if you search them on Google, you'll see they have 1-star reviews for a reason. read more

The good: - Only 1 package got stolen from the 3 years I lived at Prado - Costco is right there - Relatively safe - Big pool and gym has the basics that you need - Juan and Maria very helpful with addressing servicing needs or after-hours help The bad: - The management changed a couple times within the 3 years. It was very confusing and inconsistent. Sometimes someone in the office would be working there then the next week they would be gone. This created problems when issues were brought up and had to be repeated since they would not communicate amongst each other. I had to relay my move-out communication 3 times to 3 different people because they did not relay the information to each other. - Lack of communication and replies to email/phone calls from the office. Rarely pick up phone calls and numerous emails that were never responded to, and thus I had to go to the office in person since phone calls did not work either. Sometimes during the office hours, nobody would be present, with no warning sign. - The water quality is extremely terrible. It looks like a milky white when it comes out of the sink and the bathtub will be stained with lime / some pink / brown stuff due to the water. read more

The leasing team was highly unprofessional when it came to the below market rate program. On the website and over the call the representatives mentioned $2000 for a 1 bed and 1 bath apartment which was quiet lucrative for them to generate the web traffic. After calling them, discussing the rate and scheduling an appointment, when I arrived for the appointment I was told the rent is actually $2700. The rep mentioned that they have been calling everyone to let them know about the rent change but frankly if I was a bit smarter, I'd have started calling by time of appointment so people don't have to drive unnecessarily. While my apartment range was about $2200-2300, the rep seemed quite demeaning to say "Oh you won't find an apartment in new building for that price". I mean I know that, and you are showcasing it as below market rate program for equal opportunity housing, shouldn't you think that rent is rather affordable in this situation? I think the management need to put sensible people on the property. read more

We have lived here for 3 years. We didn't have internet for the first week, because our cable wasn't installed correctly. But we got a small compensation from the management after the issue was solved. Then for the most of the time living here was ok. The old management team were able to help us with various of issues. The maintaince team was also good. Let's talk about security: My bicycle got stolen inside the bicycle room! The latch lock was picked by the thief. It was not a very expensive bicycle for me, but I know there are expensive bicycles in the same room got stolen as well. Here is the ridiculous part: as of now, the new management team seems to be super understaffed. Dorothy is the one we see the most and her attitude is very good towards our various problems. But not all our problems and requests were actually dealt with. For the recent few months, we sent countless emails and got absolutely zero replies from them. We moved out last month. We tried to reserve the elevator but no one came to help as promised. And also, the phone call, it's impossible to have anyone answer. I left a recoded message. The callback from Dorothy was three days after, which is quite funny at this point. We just received their move out charge, which is quite an eye opener: It includes rent after the move-out date, it includes a $600 utility fee (I know we share trash fee but for water, we vacated the room one month before the last date, so there should be almost no water use; and it's also supposed to be for one month, I guess they also try to bill us the two months amount), it doesn't include our deposit deduction (we put $600 in last year, and they just want to ignore that???), and the cleaning fee is $150(carpet) + $410(general) = $560. It's a 1b1b with no pets. I think they are pretty smart and playing this scam to the rich people who like to throw money here. Good for them. I'm out. If you are like me, not having excessive money to throw, and wanting to pay for what things actually cost, please stay away from here :) Update on the move-out charge: The manager Taylor FINALLY replied my most recent email about the ridiculous charge, just after I left this review yesterday. She claims that I didn't give them the 30-day notice to vacate on time, which results in the rent charge after the end date. Very interesting. I sent them my first notices through email, to both the prado email address and the prado manager address, twice, with my scanned signature. And they ignored that and never replied. I confirmed with Dorothy in person that they did receive it and would note that my 30-day notice was received. And now the manager tells me that they didn't receive it and needs to charge me for a penalty. What a play! About the deposit, another funny story: Taylor showed me proof that I don't have any deposit using the lease we signed with the old management team Sares Regis. We didn't put in any deposit for sure in 2021. But when we sign the most recent lease in 2023 with Greystar, they asked me to put $600 deposit in, and we signed the lease and gave them the money. Now they also want to ignore the fact in the actual active lease, and use an old outdated lease to fool us. I wonder how many people just give them the $600 for nothing. How can they blatantly use the wrong lease to scam our deposit? They actually agree that they have a "potential" double billing on the utilities. In the detailed utilities report they provided, we only own them about $120. And they wanted to charge $600 initially, and about $450 after their "potential double billing" is accounted for. Are you serious? After I replied the email pointing out these issues yesterday evening, till now, about 24 hours have passed and I still don't get a reply. That's why I'm writing the review again to hopefully get their attention again :) read more

Don't move here. They don't follow their own rules. Quiet hours are supposed to be 10pm. But you hear drunkies yelling and screaming in the patio area all the time past 10. Do yourself a favor and go somewhere else for more peace and quiet. Maintenance sometimes take a few days to finally come even when you really need to get something done. Although not needed, I have cameras inside my unit just incase. Also randomly Prado would have unannounced events except on the same day, to announce pool/patio events with DJ blasting music for hours. I talked to alot of other tenants and most of them just wanted to relax on the weekend. Last time it was supposed to be 2-6pm but it went on hours past that....lame. read more

TLDR: Don't rent here. This place was a headache. The lack of safety and security, the excessive noise, and bad management are not worth the exorbitant rent and stress. There are much better options elsewhere. Safety Was a Disaster: We had bikes stolen from what they called a 'secure' storage inside the 'secure' garage. Even scarier, someone got into our apartment without our consent several times. Latch: an Unreliable, Security Concern: The Latch app system, your phone key to access your apartment and all common doors, was unreliable and problematic. It often failed, especially on a low battery, locking you out of your own home. You have no physical key at all and the deadbolt offered no real security - it was decorative! To top it off, our Latch access remained active for months after moving out. Can Hear Everything - and I Mean Everything: Inside: the walls at Prado are super thin and poorly constructed. We could hear all sorts of noises from our neighbors, even when they tried to keep it down. Our upstairs neighbor just walking sounded like thumping elephants. Constant construction noise didn't help either, paired with the poor air quality, we were forced to keep our windows closed. Outside: The courtyard is a fishbowl and you can hear any and all noise and conversation from the pool and bbqs. Lawrence Expressway is quite noisy at all times during the days. Blaring Alarms and Endless Evacuations: Cooking or baking in your apartment? Prepare for the fire alarm will go off no matter what due to poor hood ventilation. The alarm is so loud and some people unknowingly open their door into the hallway to let out the smoke, which then causes the entire buildings alarms to go off and require evacuation. This happened way too often. Paired with the abnormal amount of tests of the emergency alert system, our hearing was negatively affected and it made working from home difficult, since you can't take a meeting when their alarm is blaring. Everyone got desensitized to the alarms and stopped evacuating because of how often it was a test, which would be horrible in an actual emergency. Unavailable Amenities: When we moved in, we were excited about the little park right out front and some shops on the first floor. Never saw them open. Parking's always a headache as this community was not properly zoned for all the commuters that live here. So if you have guests on the weekend, they may not find a spot. Then there's the elevators which are often inaccessible (out of order or reserved for move out), so good luck taking the stairs with a stroller and groceries. Water's Bad, Move-Out Charges Worse: The water tasted and looked bad, despite their promises to fix it. They added a softener that does nothing. Our skin and health were definitely impacted. And when we moved out, they hit us with this huge $700 fee out of nowhere, plus they even tried to double-charge us for rent and utilities, which took several attempts to get them to remove. It felt scammy and opportunistic. Left a bad taste. Management? More like Mismanagement: Dealing with Prado and Greystar's management was a letdown. They seemed nice at first, but once you're in, they're not much help and have a rude demeanor. They didn't seem to care about our concerns, especially with the theft and security issues. My two cents: Prado might look good on the outside, but living there was a nightmare. It was more stress than it was worth. If you're looking for a new place, keep looking. Prado's not the dream home it pretends to be. read more

They have a good maintenance services however they don't respond when the package went missing or stolen two of my packages has arrived and left in the mailroom when I check it those packages was not there. I emailed the receptionist about this but no response I hope they create an action for those who steal packages in this unit one day. read more

Do NOT move here. As I am typing this, there are lots of people partying in the patio area. Very loud music and screaming are heard at this very moment. Rules say quiet hours are 10pm but these drunktards are preventing everyone from trying to sleep. I repeat, do NOT move here. Prado will not do anything at all.
