We own rental properties in St. Louis that were being managed by BBW Homes until they sold to Poplar homes (we wrote a review for them as well) in Fall of 2023. Barb and Brad Westre were very good PMs to us for the first 2 years. They invited us to their home, made us feel welcome, etc. and seemed to be doing a good job with management. We've since learned otherwise on all of our rentals. They charged thousands more than their make-ready estimates and work order maintenance (which were handled by their own maintenance people). This is not uncommon, however, it is unethical with the amount of overbilling and when the charges are as they were and completely inappropriate. One example is that we were charged for many, many things that tenants should have been charged for. We don't even know if they charged the tenants and us as well because they claim not to have maintenance records that they SHOULD HAVE TRANSFERRED TO POPLAR HOMES but no one seems to have them. When they sold to Poplar Homes, they claimed that we still owed them thousands of dollars for these make ready and repair charges. Poplar home paid them out of our rents even after we instructed them not to. We don't have room to write all the stories but we will be contacting Elliot Davis of Fox2Now News to brief him on our story. We HIGHLY RECOMMEND all of you with these experiences to do the same with your local news channels. You should also leave 1-star reviews wherever you can, here, Google, Facebook, etc. We are looking for recommendations for an experienced, attorney who has success with class-action lawsuits in St Louis. These guys think they're too big to be stopped or at least do things equitably for tenants, particularly the elderly (the same as Poplar Homes), but nobody's bigger than all of us together. This review will be updated as we move through our experience with them, stay tuned. There will be more to come....

To update my review: my realtor toured this property on April 18 and reported a natural gas smell…read more The owner claimed the fire department had checked and found no leak, but the fire department later stated they had no record of any such visit. We moved across the country on June 4, six weeks after reporting the issue, and the gas leak was still ongoing. A contractor later told us the levels were severe enough that we were fortunate a major incident had not occurred. The owner's contractor also improperly replaced the gas line with an undersized one, according to Spire, and I was the person contacting Spire throughout the process. They let me know that the pipe the contractor replaced was 1/4th inch too small and could lead to carbon monoxide or gas buildup in the lines. During the nine months we lived there, two additional gas leaks occurred in other areas of the system. After spending over $10,000 to move and paying rent for May while the house sat vacant, Stephanie Olsen told me over the phone that "this isn't working out" and that we would need to find another place if we continued being "ungrateful." We ultimately moved out early after 10 months, and paid April 2026 rent while the property was vacant and we were in a new rental. The house itself had numerous issues: filthy vents filled with years of dust and mold, insect infestations (basement had roaches, beetles and grasshoppers) requiring extermination, and a failing sump pump system with drain flies that contributed to a very strong basement odor. The home was at times uninhabitable due to the gas smell, causing headaches and dizziness for both me and my Mom, and we paid out of pocket for hotel stays. This experience was emotionally and financially exhausting. After being threatened with eviction, do you really think I felt comfortable reporting every issue with the house? Of course not. So we financially covered multiple issues due to fear of retaliation.

We went on to have 2 more gas leaks in the 9 months we lived in this home . At other areas of the gas system. Stephanie Olsen definitely threatened to let me out of my lease in June when we spoke on the phone after I had just spent $8,000 dollars and payed rent for May( while the house was vacant). And no one would be happy with this situation. We left early and payed for April of this year while the house was vacant. This company and the homes owner were awful. Stephanie literally screamed at me and threatened to evict me on the phone until I was in tears. The house was literally inhabitable due to the extremely strong smell of gas, which was causing headaches and dizziness for me and my son. We paid to stay in a hotel. The vents were filthy with dust and mold that had not been cleaned for years. We had to pay for an exterminator due to a hornet and grasshopper infestation, a plumber for a failing sump pit motor infested with drain flies / worms, which also contributed to the basement odor. The list goes on but my point is - this was a nightmare both emotionally and financially for us. Do you really think I'm going to report every issue wrong with the home after I was threatened with eviction? Obviously not.

Please see Brett's as a classic example. Slow or non-responsive. Does not provide building access in a timely manner (four months after receiving a request). Replies to questions with aggressive attacking nature. Does not provide answers in timely manner. Specifically uses their call system to say you never called them (however my wife has called them six times in a day to ask for service), so they are stating them not being at work as you not calling them. Excuses from Civitas to include: "I was on vacation last week" "I never received your call" "I don't have a voicemail from you" "There's no way you've called that much"... it goes on. When it comes to shady business practices, Downtown St. Louis is no stranger to these companies. Do yourself a favor, do your research, live in a place with a good management company to save yourself time and money.

This review is mixed, I love the building where I live, but civitas manages the common areas…read more They're lacking in customer service and general care of the building. After many emails with the principle of the company I'm even more disappointed, Elaine is very condescending and unprofessional. Every issue is met with excuses or blaming others, she never owns up to her downfalls as a manager of the company. If Civitas is your option for a rental, or as your property management company, turn and run!!! If you're the owner of a property please do your tenants a favor and don't hire Civitas, especially if you want long term tenants. The only saving grace for me, she only manages the common areas and not my actual unit. If you're looking for a better experience I loved the Bogen Lofts, managed by Maxus Properties. They have some units at the Ventana and Vanguard buildings also, professional and personable staff. Always smiling and very respectful, far more than I can say for Civitas. I now see why they have a bad reputation, hope this review saves others the headache known as Elaine.

He helped us get the house we wanted and also walked us through the entire process on fixing up and selling our house. We ended up getting 14 offers on our house, it sold for 20% above asking, and closed 2 weeks after we sold it! I will recommend Dan to anyone in St. Louis looking to buy or sell a house. But Dan lived in the neighborhood and offered to come by and help me with some new homeowner concerns I had. When I tried to compensate him for his time he politely refused. Fast forward to this year and we had to buy a house sight unseen from across the country. Dan was incredibly helpful in both the search and tying up loose ends so that when we arrived after a 5 day drive, we were set up for success. Little touches like programming new garage door openers and having handymen fix little issues. You will absolutely not regret using Dan for your next house search!
