I've tried to rid my house of the stench of their warranty team, but I can still smell their body and orifice odor in my house. I'm calling out a hazmat clean-up team, I hope that helps.     Prieb Homes/Rodrock Development…read more I would not recommend either Prieb Homes or Rodrock Development and here is why: Recently purchased a new construction Prieb Home in a Rodrock Development in Olathe, Kansas. Of the 6 homes I have purchased in my life so far (3 new construction) this has been and continues to be by far the worst home buying experience I have had. I have several items I was very concerned about, as this is a brand-new home, which I brought to Prieb Homes attention first with the intent to: 1) Make them aware of these concerns 2) Ask for their help to resolve 3) Ensure future customers do not have the same experience They refused to help with any of them. Was told over and over again "Nothing further will be done by Prieb Homes on this subject." Next step, I went to Rodrock Development (with the same intent as noted above) and received the following regarding all the items "Rodrock Development cannot and should not contribute to the items you mentioned. It is up to Prieb Homes if they would like to address these items. " Sharing some fact-based experiences I have had so far: (I provided them pictures, videos and research documentation) 1) The sellers listing for the home, which is in writing, provided description of items included in the home. Not all items written in the listing were included in the home. I inquired when I would get the items in the listing and the answer was: " Nothing further will be done by Prieb Homes on this subject." 2) I asked about inclusion of some key items in the house if they would be provided. The Prieb Real estate agent said it would be provided and then came back at a later time and said no it would not. I should have gotten that in writing. But then again see item #1. 3) Very poor workmanship on a key item inside the house I asked to be fixed to acceptable standards - The answer was "Nothing further will be done by Prieb Homes on this subject." 4) Another key item on the outside of the house was installed incorrectly, with broken parts and missing key components. I asked for Prieb to hold the contractor responsible who did the installation to correct the work, replace parts and add all the items which were missing. The answer was - you guessed it "Your more than welcome to modify & after you close, however nothing further will be done by Prieb Homes on this subject." 5) Outside once again, installation of another key item was not done correctly. When asked to have it properly installed the answer was..... "There is nothing further will be done by Prieb" 6) Took these same items to Rodrock Development and was once again told Rodrock Development cannot and should not contribute to the items you mentioned. It is up to Prieb Homes if they would like to address these items. While I have many more items I could include, sharing some of the experience I have had so far. The simple ask I had was for accountability and responsibility on the part of the business, instead it all went to me as the customer. These items which are not being addressed by Prieb or Rodrock, are adding thousands of dollars to the purchase price of my home because I am now needing to repair, install properly and put in place missing components myself. I just wanted to be treated like a customer.......

    My wife and I recently moved into our dream home, a Bellagio story and a half (4800 sq ft on the…read moremain and second level) built by Chris Carley and Steve Trued of Tabernacle Homes. I wanted to thank both Chris, Steve, Laurie and their entire team and all the subs for all their hard work as well as their patience in working with us to create our version of their plan. The experience -We signed with Chris and we began building in March. Despite known cost increases for steel, concrete and lumber Chris honored the 2011 build cost. Chris went out of his way to help us find a lot in a neighborhood offering estate size home lots. Best of all the lot was below market value and sold by owner instantly saving us 3% realtor commissions on the seller/developers side. By Mid March the foundation went in and we slowly watched the home progress. My wife and I might be considered a builders worse nightmare as we are slight perfectionists and we were on the job site every day without fail, camera in hand. Once the house was framed in, Steve Trued took over the build. As partners, Steve and Chris are well paired. My view is that Chris is the new business development guy and Steve is the Project Manager. Steve kept his subs on point and his presence insured that details were adhered to given the nature of high end home builds. What started out as a standard Bellagio with an oversized 42' deep/1600 sq ft garage took a turn with lots of custom upgrades. We were making changes on the fly and Steve was very good about providing estimates on the costs as well as very receptive to the changes in general. I have seen too many builders use upgrades as their profit center, so considering that "Pella" windows, hand scraped hardwood floors and so many other upgrades were standard to begin with, the changes we made definitely had positive ROI and made our home one of a kind. Prior to closing, I had two welcome surprises. First, the conservative home appraisal came in $30k over the closing price. I was feeling pretty good that I had some instant equity. Second, I had my home inspector visit prior to close and he did an energy evaluation using a blower fan with elaborate meters as well as temperature sensing cameras to find the source of any drafts. The verdict "if the house was any tighter, you would need fresh air returns" Given the size of the house, this was important to me as my first full month energy bill came in for a very cold December and it was significantly less than my prior 3500sq ft home! Wow, money well spent on the blown in insulation upgrade that Steve recommended (it will have paid for itself in the first 12 months - great ROI)! Thinking about building with Tabernacle. Great choice if you do not want a cookie cutter house and you want a full custom experience.

When he took the job in KC we had found this new property and the lady Elizabeth seamed to be nice. My son wanted to establish his own line of credit so we let him put the lease in his name, which might of been a mistake, but it worked out. On our move in , the place really wasn't ready but since i am an electrical contractor we accepted it. Th floor outlet was missing so the next time i went up i brought a floor outlet snd plate and installed it at my expense, and several wall plates, we installed these items since we could not get the contractor to come back. There were plumbing issues doors missing and stress cracks throughout the property. One major issue was the garage door opener was broken several times and it would take a while to get it repaired.The plumbing was so bad in the hall bath the shower head leaked every time you used it but since it would only get used when i was there i would always put a towel over it since the property manager would not fix it. However the worst was the move out. My son had lived there for three years and the property manager was rising the rent again do i told my son it was time to purchase a home. We did find a nice home but we were trying to get the act of sale to go done before the lease was due. The act of sale was done on June 3rd and me and my wife went to KC to move the furniture on June 19th. On the Friday night i left the trailer on the driveway of the Gardner house and went back there Saturday morning to finish moving the furniture, on entering the house we found one of his coin boards knocked off the wall where one of the maintenance people went in and knocked the board off spreading the coins all over the floor. My son wanted to call the police and make a report but i would not let him.we had most stuff out but since his lease was not up until the end of August i told him i would come back up for July 4th weekend snd clean the apartment and then he could notify Elizabeth that we were moving out at the end of the lease. I brought my carpet cleaning machine up with me to clean the apartment and my wife cleaned the bath fixtures snd we cleaned all the appliances.my son went to the office Tuesday after the 4th of July and the lady there did not want to talk to him except she told him that he needed a bill from a carpet cleaner. My son then called a local carpet cleaner snd had the carpets cleaned again so he could get a bill to get his deposit back.The next day I called Elizabeth and she set up an appointment to meet the Maintence man for an inspection. The maintence man snd two other guys met my son there snd told him that the office would get his deposit back to him. They were impressed the place was so clean. If it would of not ben from the stress cracks in the dry wall the management company could move some one in the next day. After the lease was over on September 20th i received the deposit back except for $750.00 where the lady Elizabeth kept for damages snd cleaning. The lease was through the month of August. Elizabeth would never return my call she sent my son pictures that was not our apartment and one of the pictures was sexually oriented . She charged my son $750.00 and the check was made out to me and not my son. If we treated our tenants in Louisiana this way i would be in court all the time. I wanted to sue Willow chase for the deposit plus what kansas laws say we were entitled to but my son did not want to take the time to go to court and since my name was not on the lease i was told i could not file the lawsuit. Please know this real estate company ,willow chase is not a company to rent from they don't repair the property in a timely fashion, they expect the tenant to fix problems snd than Elizabeth steals your deposit. Please stay away from people like this. DONT RENT FROM THIS COMPANY. They are crooks. As of today i have not heard from Elizebeth nor has she called my son to explain why she stole his deposit. The deposit should of been in my sons hands or my hands 30 days after the walk through according to Kansas law if not the full deposit plus penalties are owed, but since Elizabeth stole the remainder of the deposit i doubt she cares about the law. Like i said she still hasn't called me. You think she would of had the common courtesy to call another landlord and explain herself

We've had a broken toilette for four months that the landlord Elizabeth refuses to have the maintenance guys fix and A broken Smoke detector for four months that the landlord Elizabeth refuses to fix and a broken key pad for the house that's been broken since we moved in ten months ago that the landlord refuses to fix and a lost garage door opener that the landlord refuses to help us get a new one of because she says she is fighting with the people that she gets them from and she has raised our rent from $2,300.00 to over $5,000.00 two thousand three hundred a month to over five thousand a month because she is trying to hurt us even more than we have already been hurt! We put our two months notice in because of the many unfixed broken toilette, keypad, smoke detector and lost garage door opener and the sheer Hatefulness, Meanness and Not Niceness of the landlord Elizabeth and for Raising Our Rent from two thousand three hundred up to Five Thousand dollars a month! We've put in a complaint to the Better Business Burrow and they will try to help us! Thank You! :-) :-) :-)

Timely communication and follow up has always been Ryan's strength. Ryan comes to the table ready to identify the issues and is prepared with good solutions. Now that we live out of State, we know we are in good hands with Ryan. Things that really stood out to me was his business practices. Royal Gate has excellent protocol starting with the screening process through to the Move In process. The thorough documentation and pictures taken at move in/move out is fantastic! This benefits both Landlord and Tenant. Honestly, Ryan is such a personable guy, he treats people with respect. Our tenants are happy. Did I mention Ryan has a construction background? He was able to give us valuable suggestions on repairs/renovations and ongoing maintenance. Ryan is also a licensed real estate agent. We used him on our latest sale and he handled it like a pro! I can go on and on but it really comes down to trying him out. We've been burned by Property Management companies before, I'm so glad we got off the last pirate ship and lived to tell about it LOL. It is a total 180 with Ryan! He gets the job done!
