Loved the condo! It was clean, everything we needed was available and the view of the gulf was spectacular! We will book with them again.

Exterior filled with rust running down everywhere. Exterior light was rusted out and interior electrical exposed. Black and orange mold everywhere. One tub wouldn't drain the other tub wouldn't stop the water for a bath. Propane tank had an 1/8 of gas in it. Ac wouldn't work and got up to 81F because they didn't even have batteries in the thermostat. A cleaning crew, a plumber, and a ac service man all had to come the day we checked in. No discount or refund offered. Seems like a like of leadership at the top for the house inspectors to come in and say everything is good during check in. I guess they just overlook the mold and ceiling falling in. Ownership doesn't put a dollar back into the house, needs some TLC. I will post the pictures of the attic full of black mold after I show it to my lawyers if they can't do the right thing. read more

We stayed at Pristine Properties "Coast a While." The house is in need of some work. when we got there we were surprised that it was not clean. One of the upstairs bedrooms had no pillows and none of the TVs worked up there. The oven had the trim coming off, and when we tried to watch the TV in the living room. The remote was missing. The freezer door would not open it was frozen shut, it was never easy to open during our stay. The lights were flickering all the time. Bkubs were missing in the lamps. The dishwasher soap dispenser did not work. Dishes were put away dirt. we had to re-wash them. We did called Pristine Properties two separate times and they did send someone to help us. Most of the problems are because the house has not had any work done for a while. The house is located in a beautiful area. However the owners need to give it some TLC before they continue to rent it. read more

We stayed at barrier dunes "totally beaching" This is our second time in 2 years we stayed. First year, no issues,this year,no tv in our room,broken TV in the back bedroom tv in living room so small could hardly see the picture. The dryer took for ever to dry just a few articles of clothes..the back kitchen door wouldn't unlock when we tried to go out and look at the pond...it was soo hard to open. One of the bathrooms had a very unsafe toilet that jiggled around like it was going to tip over. Not pleased at all,and we will not be renting through pristine properties. read more

We stayed at Barrier dunes in a house called "totally beaching".. We spend almost $ 2000.00 for a week and when we arrived the house was pretty clean, so that was a plus.. When we rented this house last year there were TV 's in both bedrooms, so this time there was one in one bedroom that wasn't connected to any cable and didn't have a plug to plug it into the wall and the other bedroom had no TV at all.. when you look at the amenities it says "Television" also in the pictures that they show of this house it shows TV 's in both bedrooms... That's false advertising! Then when we went to the office to complain about it she said look at the amenities it says Television, so if it says Television then why did you show pictures of the bedrooms with the TVs?? Also our toilet was about to fall thru the floor.. every time you sit down it was so wobbly that it felt like you were going to fall over... These places are way over priced and they don't seem to care about maintaining them.. we never got an apology for the inconvenience, so needless to say we won't be renting through them again... This was our second time renting from them and I'll tell ya we won't be renting from them anymore... Since they got their money they don't seem to care about customers returning to rent from them again... Which we DEFINITELY will not be renting with them again.. they have poor customer service and they don't seem to care about their customers... All this left a bad taste in my mouth so save your money and rent from someone else if you want don't want to be screwed over... read more

6 Pack 110 Barbados Drive Cape San Blas, Fl I looked at this property in person for 10 or 15 minutes last fall. The pant was in good shape but the rest of the property was your typical well used rental property. Also had a grill fairly new that was not advertised. I take care of many of our meals on the grill. I called Pristine Properties a couple of days ahead of time to make sure the grill made it through the hurricane last fall and the lady told me she did not know but would check and get back with me after lunch. She never did. I called back the next day and another person told me the grill had been removed from the property. I spent about 100 bucks on a new grill to take. I pull in to the property on the first day and there was the grill I saw in the fall. Photo below. It would have taken under 3 minutes for the office to check as the office is under a thousand feet from the property. My start to a very disappointing month long vacation. At 4:57 on 2-2 I received a call from Justin Gerlach - Owner/Manager of Pristine Properties investigating where my truck was parked. The property owner of the house next door called Justin because a truck was parked across the property line. The offending truck ended up being the HVAC contractor that had been sent out by Mr.Gerlach's office. That is another story. The owner of the next-door property has a camera to keep an eye on the parking situation. Mr. Gerlach claims there are three parking spots for this property. As seen in the photo there is only three or four feet to the property line in front of my truck. If you possibly could get three cars in here you would have to designate the back car as the in and out car. Then you would have to back up several hundred feet to the cul-de-sac. There are signs lining the adjacent property warning you will be towed if you park across the property line. The HVAC contractor (Metcalf Electric & Air Conditioning) was at the property six times in three days. They bypassed the defrost boards on both units, blew out the tray drain in the attic, replaced the upstairs thermostat, replaced the electric motor on the damper on the second floor and had to come back out to correct the wiring on one of the defrost boards they had bypassed earlier. The thermostat on the first floor still has no control of the room. I just switched it off. The washer on the main floor will only fill to about 10 inches of water with the control set on super load. You can only put a few garments in at a time. On regular load the washer only fills to about 1 inch or so of water. Spent three hours trying to get the washer downstairs to cycle one load. It's not operational. About 70% of the time the tank-less hot water system would abruptly shut down and go straight to cold water when taking a shower. My wife has Alzheimer's and did not know what to do when she was hit with the cold water. After a few days of our stay I stared heating a milk jug of water and taking it up stairs so the wife would have warm water to rinse off with. There was no other hot water running in the house. Just one shower. The short ball headed maintenance man from Pristine came out to turn on the faucet to show me the water was warm treating me like an idiot. Hopefully he can change out a smoke detector battery or plunge a commode. The elevator would self-level every 30 or 45 minutes and the elevator door locks would clack every 15 to 30 minutes. After two nights of averaging a couple of hours of sleep I shut the breakers off to the elevator. All was well after that. There is no yearly inspection certificate posted in the property. I am sure Mr. Gerlach has one at the office he can supply before signing your five-page Contract. A few weeks into our say while warming a pot on the stove it started alarming and displayed the fault code shown in the photo below. Googled the code and it said the sensor in the oven was defective and needed replacing. The only way to clear the alarm was to shut the breaker off in the fuse box for a few minutes. We encountered many Roaches during our stay. The one in the below photo was running by the bed in the left bedroom on the third floor. In winter months with the freezing spells in the panhandle it would be nice to switch the gas fire on. It is wall art. The owner removed the remote. If you come in and are in a hurry to use the restroom run upstairs. Do Not use the restroom downstairs. When you flush you will Immediately find out why it has two plungers staged beside the commode. It does not drain! They should put a pad lock on the door and not count it as a half bath. I heard at least 10 times from The HVAC contractor, maintenance men, and Mr. Gerlach in a text, funds for repair's cannot be made without approval from the owner. Please read and understand the Indemnification clause in your five page contract. Please seek council if you do not understand this before signing. read more

Our Airbnb was sold to this company. It was a complete headache from the time we had to deal with them. We didn't even book our place until 3 days before our leaving date. they would say they would call us back but then wouldn't. We did not have the key to the pool until late afternoon the second day and they didn't even tell us the key was dropped off. We did not have Wifi the entire week. They said they would call back and then wouldn't. our security fire alarm kept going off and they never called me back after I left a Vmail early afternoon. I cannot believe the lack of communication. Wow. was a beautiful home we stayed in, but I've never dealt with any company that would just ghost you when you're in their rental and having issues! read more

After I have sent 2 e-mails to their office to their main e-mail address after our rental, I have still heard NOTHING from Pristine Properties. As mentioned below, I was going to see how they responded until I were to give a negative review. This is completely unprofessional and just "wrong". I was simply trying to help them with the issues we faced at the house, and to help future Renters. Also - so the homeowner is aware of these issues as well. Just NOT the way I would do business and completely disregard a Renter's feedback. This is the exact e-mail I sent to them, and I included pictures as well. Hello there - just wanted to give you an update on our stay at Beach Blessing, as we did not want to post a negative review anywhere, in the hopes that you can truly help out future renters as well. We had excellent replies from you as the Property Management company (when we called once to report the damage to the screens, and twice for helping us clean the pool due to crabs); however, there are a few things we would like to share/outline that we witnessed during our stay. We will likely be heading to SGI next year, as we unfortunately just didn't have the best experience with this house, and lack of actual "beach" on Cape San Blas. There was VERY low water pressure throughout the house. We had to take turns taking showers, as we noticed the 1st few nights that we had to stagger how many people could shower at the same time, and it did delay our ability to all get ready for an evening out several nights. Some of the showers had AWFUL plumbing/drainage issues. Several of us had to wait a good 15-20+ minutes for the showers to drain out before the next person could jump in. For my shower specifically (king bed on south side of house - apparently had water issues in the past that were repaired fairly recently as seen on kitchen ceiling) , after only being in the shower for about 3-4 minutes, the water was already pooling above my ankles. No pool net to clean debris and/or crabs from pool. The 1st few days after we arrived we didn't even end up using the pool due to an excessive amount of crabs in the pool. 2 days we borrowed our neighbors net, and 2 other days we had to have Pristine come out to clean. As a homeowner with a pool, having a net is 100% necessary. We have been renting around the SGI area coming up on 10 years for family vacations, and this was our 1st rental house without a pool net. We have had pools every single year so far. I do not mind cleaning a pool at all (as most other renters) if needed in-between maintenance cleans - especially cleaning on a daily basis. The last step on the boardwalk until you step on the beach. The last 3-4 steps of the boardwalk before you step onto the beach, the steps are not level (separate stringer). Also, the last step, as the tide lowers, was close to TWO feet from the sand. This was VERY dangerous, and posed issues for the majority of our house going onto the beach, and then again (vice versa) from the beach to boardwalk. We had difficulty taking chairs/umbrellas, and especially for the seniors in our group just making it without falling/slipping. This is definitely a liability for you if someone were to slip/fall. If it was any worse, we would have had to ask our neighbors to use their boardwalk to get access to the beach. We were not able to even use our Kayak we rented from VayKLife due to the instability of the boardwalk in general, to even get the kayak onto the beach. We did not want to risk hurting ourselves, or damaging the boardwalk by trying to haul the kayak down or up the stairs, as this was a very large (3-person, 12' + long) and heavy kayak. We unfortunately wasted our money on the kayak, when we should have rented bikes instead. We just were not aware of the danger of trying to haul a kayak back/forth like that. The freezer had an issue of keeping ice frozen. For whatever reason, there were multiple times on a daily basis where ice would "sweat" in the ice basket, and when opening the freezer door, that water would sling/fall onto the floor. We were not keeping the freezer open for long periods of time - it just happened routinely throughout our stay, and we had to immediately dry up so no one were to slip/fall in this area. The HVAC filters appeared to have been dirty, and we were wondering why so many of us ended up with sniffles and/or a cold while we were there. 4 of us to be exact (including myself), and we were just hoping it was not mold-related. Might want to check and replace those filters! The filter outside the bedroom right next to the top floor landing (queen bed) was visibly VERY dirty, and had not been replaced in quite a while. read more

Very disappointed. Rent from another company! We arrived and garage door was broken and Pristine Properties choose to leave it like this. This is the entry point into the home and the elevator, as kitchen and living room are on the 2nd floor. The whole property is not taken care of. So the 1st 3 hours of our stay was waiting to get in, waiting on handyman that also had to fix several other things. The morning of check out is at 10. Before 9 am the pool guy was the and the handyman, THEY ENTERED THE HOUSE WHILE WE WERE SLEEPING! What the heck!! They never once knocked on the door, our vehicles were in the driveway. They killed the power to the barley working elevator. So we had to carry all of our stuff down several flights of stairs. And it just got worse from there. We were so stressed trying to leave, we forgot a couple things. Do you think they gave it back, nope. We called this company and have asked for a manager to call us several times about this stay. We paid around $3000 for a 3 night stay. It wasn't worth $100. What a crap company and a crappy rental house. Stay somewhere else ! read more

0 stars for pristine properties. If you want a relaxing vacation, absolutely do not rent with them. They do not answer the phone, misrepresent their fees and properties on airbnb, and have dangerously soft spots in the floors of at least one rental house. Pristine properties continues to mislead guests. See the attached photos. Nowhere in their postings do they indicate there is a pet fee - everywhere simply states "pet friendly". Even once you go to check out there is no where to pay a pet fee. Most rental companies have enough respect for their customers to list on their description that there is a pet fee and how much it costs, and transparently including it upfront in the check out process. Unfortunately pristine properties has no such integrity. The week of our vacation (3+ months after it was booked and paid for in full) we received an email indicating we owed $450 in pet fees. My family called pristine properties multiple times and was unable to get anyone to answer to discuss the pet fee. Even once we arrived at the house we were unable to get them on the phone. Because of this, we had to call Airbnb to explain the out of nowhere $450 pet fee that was never disclosed on the listing. The Airbnb represented also examined the listing and agreed that the fee was never disclosed before check out, that my family never agreed to it, and that they had no legal grounds to demand us to pay the pet fee. The representative told us not to worry about and that they'd take care of it. Unfortunately, Pristine properties refused to acknowledge their mistake and doubled down by leaving a negative review through airbnb. Funnily enough, they mentioned that airbnb payed a part of the pet fee - but left out that it was because Airbnb promises to protect renters from listing inaccuracies. My mother, who owned the account we booked through, kindly messaged the host to let them know about our concerns after we checked out. In addition to no pet fee being advertised, a hot tub was promised in the listing which was absolutely no where on the property. Other reviews have also noted that misadvertisement of a hot tub, but Pristine properties continues to leave it in their description because they clearly have no issue with lying to customers. In addition, there are a few very soft spots in the floor of our rental that were extremely concerning to my brother in law who works in home assessment. The spots seem to be very dangerous but were just covered up with a new layer of plank flooring. read more

Unless you like DUST, DIRT, FECES, BUGS including ROACHES, BLACK AND GREEN MOLD, NO INTERNET, NO TV (there are FIVE!), no use of a pool. So disgusted. I will give the unit this much, the bed was comfortable and the unit was clean but it was irritating that so many maintenance things were not taken care of before we got there. For starters, my wife wouldn't sit on the furniture ... the cushions actually felt dirty because they were. Both the outdoor hoses were broken and not usable. The grill had every movable part rusted shut. The sliding patio doors both were hard to slide and had holes in the screens, letting biting bugs in at night. There were no hangers (let alone NO closets) and no coffee filters. We knew that most things were not going to be supplied in advance but tall kitchen trash bags, and something to clean the counter top with should have been supplied. Not only wasn't there a trash bag available, there was NOTHING! Not a shaker of salt or anything left from prior guests. The cupboards were BARE! The kitchen was far from being adequately stocked; same goes for the rest of the house. When we called about the screens a maintenance guy came following day and took one screen door with him to be repaired and our living room chair which was broken and we never saw either again in the two weeks we were there. It would seem that no inspections are done on the units when they are vacated and unless you call to create a work order nothing gets fixed. No one wants to spend their vacation with strangers in your place fixing stuff that should have been done long before! There was a bunch of other things I could mention but you get the drift. I don't what level of maintenance the owners of these units expect but, whatever it is, they aren't getting it. They don't want to pay for this stuff but who knows? We would not rent from Pristine Properties again. They are not user friendly. read more

I recieved unnecessary texts at 8 am Saturday morn and 11 pm Sunday night while on vacation trying to rest. Additionally, this company did not inform us of construction and hammering 10 feet from where my kids are trying to sleep, at 7:30 AM. I don't appreciate this information being withheld from us as I'm paying $800/night. I would advise renting from a management company which would share this information prior to renting, and one which won't send texts at 11 pm. read more

I recently stayed at the house on the blue shore of silence. This was considered a five star property. We had stayed at Pristine Properties locations in that area twice before. This time we decided to rent a place that was considerably more money in hopes to get a cleaner better experience. The location is incredible. I tried to write a review on the website and it wouldn't let me put all of the information that I wanted to put on their website so I came here to do it. The couch was broken and very uncomfortable to sit in. It was caved in, in the center so when you sat on it, everybody rolled to the center. The drawers in the kitchen were disgusting and had crumbs and debris all through of them. There was no space to put anything in the cupboards like food. For instance they had isix ladles and duplicates of a million things so there was no space to actually put our groceries. The closets were filled with items. Such as broken laundry baskets filled with stained comforters and pillows, and Blankets. There was no space to hang our clothes. The pool area and lanai was filthy. It looked like it hadn't been cleaned in years. There were cobwebs everywhere, debris, bottle, caps, and dirt throughout it. It looked like it hadn't been cared for at all and simply needed to be pressure washed and cleaned. I'm pretty sure I saw several cockroaches in the bathroom of the master bedroom. This is definitely not a five star property. The windows across the front of the house overlooking the ocean were so dirty and streaky that you couldn't see out them to look at the view. We called the management company and they did come to clean them but did not know how to actually clean them. We had to show her how to use Windex and paper towels so she wasn't just smearing around streaks on the windows. She was trying to use a rag and just kept smearing it around. the ocean view windows need to be professionally cleaned on the outside as there were several that you cannot reach from the deck. This property was definitely not five star. This property needed a deep clean and to be freshened up. Not worth the price and definitely not five star. I give it a 3.5 star maximum. The last property we stayed at was between four and $5000 a week and this one was no better at nearly $8000 a week. read more

While the house itself was nice (new construction) our experience with Pristine Properties was anything but 'pristine'. When we arrived, the keypad didn't work and after driving all day our party had to wait 45 minutes for someone to arrive to manually let us in with a key. While waiting outside for this person to arrive, we noticed that the exterior area wasn't cleaned at all. The trash bins were full and overflowing with trash and left by the house and not taken to the road for pick-up. There was hair, empty food wrappers, sand and food all over the garage and the table by the pool, which made sitting and waiting for someone to open the door for us an unpleasant experience. When we finally were let inside, the interior was clean but then discovered that the porches weren't cleaned at all. There were beer cans left outside and food on the porches. This was a very disappointing arrival experience. So, while the interior was clean, the exterior was completely ignored. Housekeeping came the next morning to address to the exterior situation and the woman was very friendly and apologetic. However, on this first full day at the beach after she left we now noticed the pool was full of sand and so was the pool area which made for an unpleasant experience until this was addressed 2 days later by the pool cleaning crew. When we spoke to the office, no one would accept any kind of responsibility or address our issues. They were constantly pointing fingers saying, well that's not my area or someone else has to help you with that. When asked about compensation we were offered to have the pool heated for half-price. That took 2 days longer than we were told to actually get the heated pool working and then we were informed because the house was so large the fee was more - which makes no sense since the pool was rather small. So, in the end we felt even more ripped off than when we started. It's a shame these owners have placed their property with Pristine Properties because this house was anything but pristine when we arrived. I will not be renting from this company again and our family has been coming to the Cape for many, many years. This was my first time and last time ever using Pristine Properties. In the end, it seems like all they cared about was making money and not our experience in the house at the Cape. read more

Even when they agree with you that they dropped the ball and made the mistake, and they did in fact take out money without our knowledge and they fully agree they made the mistake by taking our money without our knowledge and without notifying us. It's even a recorded conversation that they were in the wrong, and they did take our money without notice and they still took our money. We've rented from Pristine Properties several times over the years. The homes are usually suitable but never as clean as I think they should be. Granted, they have a very short turn around time to clean, but for the money people spend on these places, you'd think they'd hire more than 1-2 people to clean a house. We rented Cape Escape in a complex just past Cape Palms Park. Anyway, this was the worst place we've ever stayed. Not just the lack of cleanliness, but the whole place is in disrepair. And here's the first line of the description from the website: "Back on the rental program, so there's plenty availability this summer!" I can't imagine what it was like if it was OFF the rental program! I'll list the good points first as it won't take long to read: +cold air conditioning +right on the beach +convenient to the Trading Post +nice TV's in living room and bedrooms +decent selection of books (if you're in to reading) +decent washer and dryer +queen bed was comfortable and soft sheets Now the bad: -short shag carpet...in a beach house...that allows pets...are you kidding me?? -very, very poor selection of cooking utensils, pots, pans etc. No cookie sheets. -the burners on the stove are so crooked you have to hold your pan in place so it won't slide off onto the floor. -there are NO seafood eating tools and NO scallop harvesting tools in the kitchen. Seriously? -the floors are nasty. Barely touched. But they were considerate and left 1/2 a broom so you could sweep. -the lock on the sliding door to the deck off the living room has no locking device, at all. -the bathroom walls are covered with vinyl wall paper, that's peeling, then painted over with a garish gold paint. -there are "repairs" to the walls all over the place. One hole repair looks like someone stuck a wad of gum on it. -the shower curtain that has replaced the sliding glass doors, falls off every time it's used. I know there were sliding glass doors because no one bothered to remove the tracks and the doors are in the closet. -the vacuums that stay in the condo were both full of previous tenant's pet hair, dirt, etc. Who does that?? -the doggie gate on the living room deck that's mentioned in the description of the condo, is just an old dog gate that doesn't fit but is turned sideways and just leaning against the railings. There's a piece of string if you want to secure it to the rail. -the storage room under the condo is stuck closed. I tried to open it by the remnant of a door handle, but part of it broke off from being so rusty and I wasn't willing to risk tetanus, so I quit trying. -the outside of the entire group of units is nasty. No one must be in charge of picking up abandoned pool toys, trash etc. There's so much more, but I'm over it. I'm far from being a snob, but a few perks (like a shower curtain you don't have to wrestle) are nice when on vacation. I don't want to go on vacation and immediately start cleaning. Nor do I want to buy utensils, pans etc. that should be provided. Never again! Be warned. read more

DO NOT EVER USE PRISTINE PROPERTIES!!! That is the best advice I can give you if you even see a place advertised by them. They are the worst company to deal with especially if there are any problems! And believe me, we had SO MANY things wrong when we came to our rental home. And of course as you know beach homes are not cheap to rent - thousands of dollars in fact. When we arrived - the first thing we noticed was a GREEN pool(one of the main reasons we rented this home was to have our own private pool amid Covid) - and the storage area ranked of mold. Then we walk into a home that smelled so bad- like dirty socks. The pictures that were online must have been so old because NOTHING looked like the online pics - everything was old & stained. To make things worse - the AC was not working upstairs(in the middle of HOT summer), the oven didn't work (no way to cook)- we had to go out and buy our own grill because there was not one provided, the freezer leaked, there were no sheets on any of the beds and none even in the house, there were ants in the kitchen, construction was going on right in front of our place(they failed to mention that when we booked)- blocking our awesome view and very noisy, We have booked so many homes in FL and never dealt with anything like this. And, guess what - they WOULDN'T do ANYTHING about it. We disputed it and the greedy company DID NOTHING to make things better! The worst. We're taking our vacation in July, so I made sure to book our rental in early May so we could be sure we were getting the best for our budget. I had no problems booking. Sent the first payment upon confirmation and all was well. Then I got a call in early June informing me the rental I booked had repairs that were too expensive to complete and they had to cancel my reservation. Apparently this rental had been under repairs for a while and no one thought it would be a good idea to inform people paying to book it, or remove the rental entirely until the repairs were done. I was sent an email with a list of alternative rentals but it was already June so there was nothing comparable available. The house I rented was one house back from beach and had four bedrooms. Everything they sent me as an alternative was 3 bedrooms and you couldn't even see the ocean from most of them. It was such a pain just trying to get them to work with me. They just didn't care. My brother and sister n law always vacation in Cape San Blas and so we joined them this year for a family vacation. To say it was disheartening would be an understatement. Upon arrival we noticed that the downstairs apartment hadn't been touched. The dirty sheets were still on the bed and the room hadn't even been cleaned. Then we were soon met at the door by a maintenance man informing us that the toilet was messed up and that it wouldn't flush. So he turned the water off to that toilet and went to get the piece supposedly although he didn't return that evening. It wasn't until my brother went to the rental office that they sent a licensed plumber to replace a part that could've easily been bought at ace hardware right down the road and replaced that night (The flapper to be exact). Instead we were limited to one bathroom upstairs which was in my brothers room so 9 people (4 kids and 5 adults) sharing 1 toilet all hours of the night was a bit inconvenient. Also the dryer you had to cycle your clothes 5x before your clothes would dry which was also an inconvenience due to having so many people in the home at once and towels etc. which brings me to my next disappointment...we had ZERO extra linen and towels. For a house that sleeps 12 people it only makes sense for it to have enough linen, towels and pillows to accommodate said amount. These may seem small inconveniences/arguments to some people but when you pay close to $5000 for a vacation you expect to have a place worthy of that and we could've very easily got a room at the motel 6 and had a better experience. The private pool was definitely a plus but I would not recommend anything with pristine rental properties. read more

Our family absolutely loves Cape San Blas and had rented with Pristine in 2020. We were very happy with our previous rental and were looking forward to this vacation week and the property. When arriving at "The Lookout" after driving six hours from Atlanta we noticed there was a foul smell, which seemed like dog urine throughout the entire property. Upon further inspection we had noticed that all floor mats on the property had fresh dog urine and there was dog urine under a lazy boy chair and underneath one of the couches. Because we couldn't check in until 4pm on Saturday and their offices closed at 5pm on Saturday, we only received after hours maintenance. A woman and her husband were very nice, came to the house to remove the mats and gave us a bucket with bleach, cleaner along with a few rags and said no one could help until tomorrow. Since we had 3 young children that needed to be put down for the night we cleaned up what we could with the floor and waited for an update in the morning. We could not believe, especially during Covid that the property was barely cleaned by their cleaning company and no one came to check the property after knowing that the previous renters had paid a dog deposit. The next day Pristine sent out a cleaning crew and a furniture cleaning crew for the morning and we could not come back to the property for about six hours until everything dried. Upon arriving back to the property we noticed that there were still areas with dog urine residue that were not cleaned. We alerted Pristine, who didn't seem to have any sense of urgency to address anything and said they would send another cleaning crew in the morning. I decided to stay so I can talk to the cleaner. She arrived and said she was only told to clean surfaces and knew nothing about the dog urine throughout the property. I had to explain to her the issue, show her the problem areas and she then cleaned it. We requested to switch properties, but were told that there were no properties available and our choice was to either go home or find another property with another company. We decided the path of least resistance was to stay and continue to communicate with Pristine about the issues. The owner contacted us and offered 20% off our stay. We responded that was inadequate based off the issues we had to experience with three small children as having fresh dog urine on the property and soaked into tiles, walls and wood was a health issue. The owner, Justin, who we contacted did not care about the issues and refused to consider any additional refunds. The cherry on the cake is his e-mail recently got hacked and we received a phishing e-mail from him that we had to report to Google. I hope anyone who reads this review thinks twice about renting this property (which also had mold and broken glass in the dishwasher, urine stained pillows and foot rests and ladders, nails and paint cans all throughout the property) and giving any business to Pristine Properties. read more

Be sure to do your homework on any properties they manage. We rented a beach home for $400 per night. The location was great, the home was not. Whoever cleans their properties does a horrible job and no ine is making sure they do. When we got there, on the surface it looked okay, but once we began to settle in, we began to see the problems. The refridgerator had not been cleaned. I bought a cleaner and did it myself. The coffee pot was so disgusting, I refused to use it. The tub was clogged so the water did not drain. We even had to buy batteries for the fan in the bedroom. I knew it was pet friendly and we had stayed at other places that were. But, we never had to deal fleas. I was bitten so bad I had to see a doctor. I called them and told them about it, but they asked what I wanted them to do. I told them to get someone to spray the home. They did send someone, but it was too late for me. Because they do allow pets, you would think they would inspect the home between renters. I was miserable and unable to enjoy the beach. The fact that COVID is a real problem, they should be thoroughly cleaning their properties. I will never stay at one of their properties again. read more

One star is the lowest rating yelp allows. Heed the warnings like the other reviews. This is the second year that pristine properties has taken my deposit and then called me to tell me that the property we rented is no longer available and they have moved us to another property that they decided is of equal value. We appreciate it, but the properties are never as nice as what we picked. Prior to selecting a property we look over hundreds of rentals to find our perfect oasis for the week.....this is not the concern of pristine properties.....it's all about money. This time pristine moved us to another condo in the same building...... the problem now ...like last year...the cable in the master bedroom doesn't work. Prestine was quick to get maintenance to come out and fix one downstairs tv....but the other one needs to be serviced by the cable company by 5 pm Tuesday. We checked in Saturday and checking out Saturday, hence 3 out of seven days not being able to retreat to master bedroom to relax and watch tv. Believe me, I understand that some things are out of people's control....but the answer the manager Justin or Eric? (I believe that to be his name) gave me was that it was only a few days without it....not 40% of my vacation, and I should be ok with it. I only found out that they were coming on Tuesday after having to track people down for answers, otherwise no one would have even called. The manager was so rude to not even apologize for the inconvenience after he told me if I was at home I would have to wait for the cable people too. So I explained to him that my weekly rental is AS MUCH as my MONTHLY MORTGAGE payment, and if the cable company didn't service my house for those days, they will compensate you. Eric showed his professionalism throughout the conversation by not understanding how someone could be upset about not receiving an amenity they are paying for, and not even concerned about trying to make your stay a good one. He said they were doing everything in their power to help........although they'll never mention it to you. I'll be going back to book with a TRUSTED site vrbo.com....I never had a rented reneged there. I guess I'll have to see what the owner Jason has to say......hopefully he'll be able to at least pick the phone up and have the decency to advise tenants when things will be done without having to hunt him down, and be more accommodating. read more

- The nightmare at building 163 - I'm gonna be straight with you, if I could rate below a zero, this would be the one experience I would do it with. So to be blunt, 1 Star is definitely a generous rating for this company. I literally created a yelp account just to tell the world how bad this was. Upon arrival, we found 4 dead cockroaches in various locations around our condo (Building 163 should anyone want to cozy up with a guaranteed couple roaches). After finding the dead cockroaches, we sent in a call for someone to come check it out. Well, they sent someone but not the person assigned for our building. She said she would put in a call for someone to come look at it, no one ever showed up and we never heard from anyone again. Within the span of 2 hours after she left, we found 4 more cock roaches, dead ones, but still as big as a heavyweights torso. A couple other interesting pieces of our stay included the toilet breaking, finding a water bottle filled with cigarettes & used as a dip cup, the wifi going down, & the cherry on top, reaching up to get a coffee cup the day before leaving and a live cock roach almost falling out of the cup and onto my face. All in all, 9 cockroaches. So, if you'd like to take a pleasant stay with Herbert, Gina, Gerald, Ricardo, Leslie, Dereck, Bethany, and Adam the cock roaches, then I highly suggest building 163. Cock roach motel, where the roaches will cuss you out before your pissed off mother in law will. read more

I booked this property for my family of 3 (plus pup) for July 4th week. Honestly, I was so disappointed upon entry that I actually took pics (for the first time ever in a rental house) of the entire property. The house was not clean, with obvious food all over the couch and even dead bugs laying out on the floor and in door tracks. The carpet was ripped in several places, the walls were filthy, and the interior was outdated and dingy.. trash can doesn't even have a lid. The outside handles to the sliding doors are covered in duct? tape.. There is NO seating or furniture on the expansive outside deck, and underneath the deck there are cheap, dirty fold- out chairs with a travel grill. All pillows in house are stained with matter, and the futon is downright unsanitary and GROSS. Thank God we didn't need it. To top it off, a huge pile of poop greeted us on the deck. Fun. I'll spare you the pic of it. Worst place I've rented on the beach thus far, and NOT worth 1/4 the price. Will never use this company again. read more

I booked on Air B&B, my days off from work were not approved and I had to cancel. & since I didn't cancel with in 30 days of the booking they are refusing to refund me full amount paid minus the service charge. They are telling me the only way I will get a full refund (over $900) is if the place I booked is rebooked by someone else for the same days. NO WHERE on Air B&B does it state this in their cancelation info. So if you want your hard earned money stolen then go ahead and book with these thief's!!!!!!!!! read more

If I could give this zero stars believe me I would!!! This company is an absolute rip off - they are a complete joke, total liars and thieves! Do not use them!! We are still fighting with them about getting our refund several months later! We showed up to a green pool that didn't get fixed for several days, ants in the house, no sheets on any of the beds, the worst cleaning job I've ever seen in a rental house, the air conditioner didn't / barely worked and we were there in the dead of summer! The fridge was broken as was the oven. And we cook on vacation! It was so outdated the pictures must've been when it was brand new but mostly it was just dirty and stained everywhere! And this was supposed to be A luxury rental home and we paid a luxury rental price tag for a dump! When we complained it took days to get things fixed if they got fixed at all which most did not. Then they were supposed to have given us a discount which they never did and believe me the house we stayed in was not worth thousands of dollars! This company and their staff is terrible. We have stayed in many many places over the years and this is by far one of the worst experiences I have ever had and the fact that the company does absolutely jack shit to make it right shows you exactly what kind of a lousy company they are!! Pristine has guided us every step and always made sure that we were renting what we wanted/needed. They are the nicest people and have made us feel like family!!! The only reason I am leaving one star is because I can not leave zero. We have stayed with Pristine Properties out of Mexico beach for years and always were very pleased. This is our first time with Cape San Blas office and our last time with Pristine Properties period. We rented an Gulf Front house in Indian Pass based on their listing, pictures, and discussion with their office. One of the attractions was not only Gulf Front and the view but path to the beach. When we arrived at the property they were in the middle of building a house directly in front of the house we rented. There was a crane, track hoe, trailers, and various other equipment. We could not even get to the beach any more without walking through construction which was dangerous. I called Pristine Properties and told them the problem about the construction, and stated we wanted another place and would even pay more, or wanted our money back. The woman I talked to was either named Cara or Carla I believe. I asked her to see what she could do and call me back. We had not entered the house. After about fifteen minutes we gave up on call and drove to their office. After a wait Cara/Carla came out and said it was in the rental agreement they did not have control on construction. I understand that but continued to try and tell her it was construction between us and the beach so our rental was not gulf front and there was a house being built between us and the beach. No access. All I got was a shrugged shoulder with palms turned up and repeated statement of "It clearly states in our rental agreement we have no control on construction around the property." She refused to give any other help, or move us, or refund our money. "It is in their rental agreement blah blah blah." I will not even get into the condition of the property. NEVER AGAIN PRISTINE. Terrible customer service and they came across as not caring at all. I am retired and we saved all year to take this little vacation. I am writing this to try and save someone else making the same mistake. Stay away from Prisitine. read more

We had our large family in Villa Del Sol for a week in July 2019. This is a luxury house right on the beach with amazing views from 3 floors, and a nice sized pool. Property exterior has been mostly restored since Hurricane Michael. Has great WiFi, lots of TVs, 2 outdoor grills, well-equipped kitchen. We had a few minor problems which Pristine Properties fixed quickly and with a pleasant 'can-do' attitude. With that said, the owner needs to step it up and reinvest in mattresses, decent pillows, living room furniture slip covers, sofa bed mattresses, and lots more plastic glassware (crazy amount of 'glass' glassware - a safety hazard for a big family place). Neither sofa bed can be slept on even by small children (springs and coils sticking out, and soiled/dirty). Caution: this house actually sleeps 14 in real beds. Living room slip covers are astonishingly filthy. The house was clean but appears to need a more frequent deep cleaning, and an evaluation of potential minor maintenance issues should be performed more regularly. We would rent again from Pristine but might ask more questions. read more

DO NOT RENT with them! I rented a place on IndIan Beach through Airbnb Instant Book. Got a confirmation on my rental. Made all my trabel plans and 3 days later, they came through and cancelled my reservation due to what they said was a computer issue. I am a 5 star rated renter on Airbnb and have rented multiple places. When you instant book (property owner chooses to have properties rented this way) you are confirmed instantly. The property owner is only to cancel if they find issue with the renter through reviews or have been threatened. This was NOT the case with my reservation. What happened was that the property owner made a mistake on the listing price and because of that, decided to break my contract. Sorry, we had an agreed upon price on my confirmed reservation, you can't just change your mind! Now I spent money on travel plans down there and am scrambling to find a comparable place. I know the home is still open to rent and I know they cancelled because of money. Called Pristine 3 days later to ask about the property and get a quote. It was available, but the price was twice the amount I paid. Sorry Pristine, you should be banned from using instant book, I know I am not the only one this happened to. read more

I rented a unit from them. The wall finish was chipping off, had marks, the sofa and carpet were nasty. The bedrooms had no privacy as the vertical slats were missing and the wand did not work. Pillows were cheap. Pristine owner said that the unit was suitable to rent and offered no cost adjustment. I have spoken to coworkers and have had similar experiences here and other properties in Florida. I guess we need to look at extended stay hotels. read more

We were foolish enough to trust Pristine Properties. We stayed at Sea Dragon for 4 days. We booked the trip despite scallop season being closed. On the last morning of our stay we got a call from Gulf County Emergency Management. They called the home we rented and told us there was a mandatory evacuation of the entire Cape San Blas peninsula. When I called the Pristine Properties, they confirmed that we would have to evacuate. We stopped by the Prisitine Properties office and asked if we would be refunded for our last night. We were met by, "the owner" of the business, Justin. He told my wife and I that "if we wanted our last night's rent, and didn't want to leave, we didn't have to." We asked which part of "mandatory hurricane evacuation" allowed us to stay. When we asked about having our last night's rental fee returned to us, initially he said he "would look into it". When we pressed for specifics, he told us he was "under no legal obligation to return our money". In fact, he told us we should have taken out traveler's insurance instead. I kept my part of the bargain. I paid in full and expected to receive 4 nights accommodations for 4 nights of rental fees. I'll freely admit, had I known Pristine Properties is in the habit of cheating their customers during a hurricane, I would have taken out traveler's insurance. What kind of low-life suggests you remain during a mandatory hurricane evacuation in order to avoid refunding your rental fee when their office confirmed that you must leave!? (Rhetorical question). This is about doing the right thing. An honest and ethical business would not take advantage during a hurricane evacuation. It's been 5 days since we were forced checked out and I have yet to receive my security deposit. You are free to do business with this office, but we will NEVER give them another dime. We rented a beach vacation home from them the week of July 9-16, 2017 and although the place was ok, Pristine's customer service was some of the WORST I have ever seen. In 20+ years, I have never complained about a property that we have ever rented, however, this year was the worst and it is all because of Pristine Properties. My family and I rented a place with an elevator because I was taking my mom with me who had already had numerous medical problems. On the day after we arrived, the elevator stopped working. We were told by Pristine that they would send someone to fix this problem the next day. That person did not show up. After numerous calls by my family (including one that Heather, from Pristine, actually told US to call the elevator repair place because it was "quitting time" and she was going home), the elevator was never repaired. Because this was a 4 story building, the company then offered to send someone to help us bring our things down the day of check out. This never happened either. After returning home, I thought I might be able to contact the owner for some resolution or simple compensation after going the entire week without one of the main things promised in our rental. The owner, Justin, told me that he would call with a resolution. He did not do that...in fact, I had to email him back to get any response at all. His response was simply "Sorry. We did all we could for you. It wasn't our fault that the elevator broke." This is simply not acceptable and definitely not how to run a business. Please, please, please, don't ruin your vacation that you use your hard earned money to go on by using this company. read more
