    6 Pack 110 Barbados Drive Cape San Blas, Fl I looked at this property in person for 10 or 15 minutes last fall. The pant was in good shape but the rest of the property was your typical well used rental property. Also had a grill fairly new that was not advertised. I take care of many of our meals on the grill. I called Pristine Properties a couple of days ahead of time to make sure the grill made it through the hurricane last fall and the lady told me she did not know but would check and get back with me after lunch. She never did. I called back the next day and another person told me the grill had been removed from the property. I spent about 100 bucks on a new grill to take. I pull in to the property on the first day and there was the grill I saw in the fall. Photo below. It would have taken under 3 minutes for the office to check as the office is under a thousand feet from the property. My start to a very disappointing month long vacation. At 4:57 on 2-2 I received a call from Justin Gerlach - Owner/Manager of Pristine Properties investigating where my truck was parked. The property owner of the house next door called Justin because a truck was parked across the property line. The offending truck ended up being the HVAC contractor that had been sent out by Mr.Gerlach's office. That is another story. The owner of the next-door property has a camera to keep an eye on the parking situation. Mr. Gerlach claims there are three parking spots for this property. As seen in the photo there is only three or four feet to the property line in front of my truck. If you possibly could get three cars in here you would have to designate the back car as the in and out car. Then you would have to back up several hundred feet to the cul-de-sac. There are signs lining the adjacent property warning you will be towed if you park across the property line. The HVAC contractor (Metcalf Electric & Air Conditioning) was at the property six times in three days. They bypassed the defrost boards on both units, blew out the tray drain in the attic, replaced the upstairs thermostat, replaced the electric motor on the damper on the second floor and had to come back out to correct the wiring on one of the defrost boards they had bypassed earlier. The thermostat on the first floor still has no control of the room. I just switched it off. The washer on the main floor will only fill to about 10 inches of water with the control set on super load. You can only put a few garments in at a time. On regular load the washer only fills to about 1 inch or so of water. Spent three hours trying to get the washer downstairs to cycle one load. It's not operational. About 70% of the time the tank-less hot water system would abruptly shut down and go straight to cold water when taking a shower. My wife has Alzheimer's and did not know what to do when she was hit with the cold water. After a few days of our stay I stared heating a milk jug of water and taking it up stairs so the wife would have warm water to rinse off with. There was no other hot water running in the house. Just one shower. The short ball headed maintenance man from Pristine came out to turn on the faucet to show me the water was warm treating me like an idiot. Hopefully he can change out a smoke detector battery or plunge a commode. The elevator would self-level every 30 or 45 minutes and the elevator door locks would clack every 15 to 30 minutes. After two nights of averaging a couple of hours of sleep I shut the breakers off to the elevator. All was well after that. There is no yearly inspection certificate posted in the property. I am sure Mr. Gerlach has one at the office he can supply before signing your five-page Contract. A few weeks into our say while warming a pot on the stove it started alarming and displayed the fault code shown in the photo below. Googled the code and it said the sensor in the oven was defective and needed replacing. The only way to clear the alarm was to shut the breaker off in the fuse box for a few minutes. We encountered many Roaches during our stay. The one in the below photo was running by the bed in the left bedroom on the third floor. In winter months with the freezing spells in the panhandle it would be nice to switch the gas fire on. It is wall art. The owner removed the remote. If you come in and are in a hurry to use the restroom run upstairs. Do Not use the restroom downstairs. When you flush you will Immediately find out why it has two plungers staged beside the commode. It does not drain! They should put a pad lock on the door and not count it as a half bath. I heard at least 10 times from The HVAC contractor, maintenance men, and Mr. Gerlach in a text, funds for repair's cannot be made without approval from the owner. Please read and understand the Indemnification clause in your five page contract. Please seek council if you do not understand this before signing.

    I cleaned two of their condos on 5/18 and 5/19. Put blood and sweat into cleaning those condos. 3 story condo and 2 story condos and was paid $250! Unbelievable! Too much work, not enough pay! For future reference, if you want to keep good workers, pay accordingly!

    0 stars for pristine properties. If you want a relaxing vacation, absolutely do not rent with them. They do not answer the phone, misrepresent their fees and properties on airbnb, and have dangerously soft spots in the floors of at least one rental house. Pristine properties continues to mislead guests. See the attached photos. Nowhere in their postings do they indicate there is a pet fee - everywhere simply states "pet friendly". Even once you go to check out there is no where to pay a pet fee. Most rental companies have enough respect for their customers to list on their description that there is a pet fee and how much it costs, and transparently including it upfront in the check out process. Unfortunately pristine properties has no such integrity. The week of our vacation (3+ months after it was booked and paid for in full) we received an email indicating we owed $450 in pet fees. My family called pristine properties multiple times and was unable to get anyone to answer to discuss the pet fee. Even once we arrived at the house we were unable to get them on the phone. Because of this, we had to call Airbnb to explain the out of nowhere $450 pet fee that was never disclosed on the listing. The Airbnb represented also examined the listing and agreed that the fee was never disclosed before check out, that my family never agreed to it, and that they had no legal grounds to demand us to pay the pet fee. The representative told us not to worry about and that they'd take care of it. Unfortunately, Pristine properties refused to acknowledge their mistake and doubled down by leaving a negative review through airbnb. Funnily enough, they mentioned that airbnb payed a part of the pet fee - but left out that it was because Airbnb promises to protect renters from listing inaccuracies. My mother, who owned the account we booked through, kindly messaged the host to let them know about our concerns after we checked out. In addition to no pet fee being advertised, a hot tub was promised in the listing which was absolutely no where on the property. Other reviews have also noted that misadvertisement of a hot tub, but Pristine properties continues to leave it in their description because they clearly have no issue with lying to customers. In addition, there are a few very soft spots in the floor of our rental that were extremely concerning to my brother in law who works in home assessment. The spots seem to be very dangerous but were just covered up with a new layer of plank flooring.

    Cape San Blas is a hidden gem. It's not commercialized and it has a relatively private beach, yet…read morethere are plenty of amazing restaurants around. My wife and I came in November and particularly enjoyed the fact that there were enough people around so that it didn't feel eerie, but not too many people to feel claustrophobic. There's amazing seafood at at-least a dozen restaurants nearby, and a beautiful state park within walking distance. We loved how natural everything feels. It feels like it's untouched almost. Cape San Blas is also about as dog friendly as you get. You can't take dogs with you to restaurants because of government ordinances, but other than that they can go everywhere you are. We were unable to bring our dog on this particular trip, but there were many to meet and pet along the way. The condo itself was beautiful. It's four stories high, so you get your workout going up and down the stairs, but it's perfect when you have kids with you so you don't have to feel like you need to be quiet. The kitchen was great, the access to the beach was amazing, and this was our first beach side bonfire experience. Wow! There are many other things that we loved from the turtles in the pond to the Dolphins we got to see not too far from us every day. But the best part of all was the sunsets. Every single night you have the best view of the sunset and it's never looked better. If you want to truly relax and get away from it all, this is the place to go. Look no further than Cape San Blas in the Cape escape. They were great to work with and we had so much fun. Note: don't forget your trip insurance! We almost missed out due to a hurricane!

I rented a condo in Sanibel through AirBnB, and just five days before my trip, I noticed a new review on the listing that said, "We are still suffering from all the bed bug bites!" Alarmed, I immediately contacted Gulf Coast Rentals to cancel and requested a full refund. They responded, claiming they had taken care of the issue but instructed me to cancel through the AirBnB site. Following their guidance, I did so, but was only refunded 30% of the total amount. Frustrated, I reached out to Gulf Coast Rentals again, but this time they completely ghosted me. They kept $709 of my money and offered no resolution. I contacted AirBnB for assistance, and they reached out to Gulf Coast Rentals on my behalf, but Gulf Coast Rentals still refused to issue a refund. This is completely unacceptable. Not only did they keep my money without providing any resolution, but they also failed to communicate or offer any alternative solutions. I trusted that they would address the issue responsibly, but unfortunately, that was not the case. I hope this serves as a warning to anyone considering renting through Gulf Coast Rentals. Please be cautious and consider other options to avoid a similar experience. Just in case anyone needs to know: The unit was Sanibel Siesta on the Beach unit 103 in Sanibel.

Shorter version: We had a dirty unit on our arrival and a ROACH infestation throughout our time and their lack of concern and customer service was atrocious. We ended up cutting our long-awaited vacation short and missing out on the one chance we had to enjoy the beach this year. Long version: We rented Barrier Dunes 72 /406, Cape San Blas Townhome for a 2-week vacation. Townhome was dirty on our arrival and there was a roach infestation in the kitchen. After driving 8.5 hours with young children this is what we arrived to and in spite of calling the after hours line no one responded. We were up until 2am on our first night of "vacation" cleaning the home and washing all of the linens so we could get some sleep. We spoke with the property management company the next morning, but the entire area was booked solid so there was nowhere else that they could move us to so that we could save our 2-week vacation rental. The receptionist sent out an exterminator and cleaning crew so that is how we spent day one of our vacation. The office manager, Adam, called us the next day (Monday). He lied and said he was the owner. He told us they would comp back the cleaning fee (since we cleaned our own unit) and then 3 of our 14 day stay (since we lost the first few days of our vacation due to the exterminator/cleaning company returning to the unit and then us desperately trying to search for another place to go with awful, slow and spotty wi-fi and cell service). When we challenged that this was the best they could do, he was rude and unprofessional telling us "he was tired of hearing about it [the roach issue]" and since they sent out the exterminator there was "nothing else they could do for us". Since the roaches were isolated to the kitchen area we tried to make it work since our kids were devastated to return home but we were frustrated and felt stuck. Four days later, after multiple requests on our end, the actual owner, Jeri, got involved and we were hopeful she could help out since paying full price for 11 of the 14 days with a kitchen crawling with roaches was a horrid way to respond to a family who had, literally, no other options. She was empathic over the phone. However, in the end what her manager had offered us was "all they could do". We left at the end of week one and in spite of them spraying the unit twice during our first week there (and interrupting the one beach day we got to enjoy), on our seventh day the roaches were still actively crawling all over the kitchen. The owner told us, "Well, the roaches are there but they are dying!". They refunded our second week but still charged us nearly $1000 for our first week of fighting off roaches in our kitchen at every meal, where the first 2.5 days were, literally, spent in our unit because we were cleaning it or having professional exterminator/cleaning crews deep cleaning dead roach parts out of the kitchen, or searching (in vain) for anywhere else we could go to save our family's 2-week vacation. We never got to relax and enjoy the beach and amenities. Each day/night we were stressed as we dealt with roaches and then poor customer service frustrations. I emailed photos/videos and details to the property management company but they were dismissed. Attached is a photo collage but we have videos on our last day as a very-alive roach scurried around the counter as I tried to make our breakfast. Disgusting! For over 13 years we have rented properties from owners and property management companies and have never had a roach infestation issue. But to top it off, the lack of customer service and care for our vacation nightmare from Gulf Coast Vacation Rentals made for the worst vacation experience our family has ever had. If your unit has any issues, beware. They are not about making it right and truly serving their customers. If they really cared about their customer's experience they would have been horrified that this was our vacation experience and would have refunded us 100% of our costs since this was hardly a vacation for us as we were swatting away roaches to make our meals, had to wash everything every time we used it, and had to store most of our belongings in our vehicle to avoid bringing back roaches to our home. If you want a company that will look out for their renters and take care of them when they walk into a vacation nightmare, then look elsewhere.

In fact, no one even apologized for our nightmare or offered to assist us, besides moving our luggage. If you have ever been faced with Bedbugs (this was our very first experience) then you will know the nightmare that we had, and are still going through 5 weeks post vacation.) Bedbugs aside, this place is disappointing to say the least. The website states "luxury vacation". This place has ZERO luxury. It is best described as rustic camping on the beach on an island. No restaurants, no bars, barely any staff, FILTHY rooms! (After we were reassigned a new bungalow, I spent 8 hours cleaning it.) The owner asked why we stayed if our experience was so bad. Let's remember that we are on an Island!!! We took a plane, and then It took us 6 hours to get there by boat! We don't have a car, and we don't have anywhere else to go! We didn't have a lot of options being part of a group. Also worth noting, the bungalow that we were reassigned to didn't even have running water in one of the bathrooms. We were told that this is a common problem on the island and nothing can be done! So we all had to share one small bathroom!!! For $850 night, we expected running water and clean rooms. After a 4 week battle we were refunded half of our money. That means the other half of our money went to pay for a filthy bungalow and one non usable master bathroom. So if you want a rustic beach vacation with no amenities, little staff, a dirty rental, and bedbugs, then this is the vacation spot for you! Just remember to bring your own cleaning supplies!

It's very close to Port St. Joe. The rooms are well equipped with a full kitchen. Perfect for two couples or families.

This home has a minimalist, functional, open, and cozy design with thoughtful touches having renters in mind. The common area is very comfortable. The deck with the ocean front view is huge and wonderful. The boardwalk and outdoor shower are wonderful. Having said all that, we hope that Collins will take care of the issues which we reported as we checked out because it is obvious that this home has been NEGLECTED. The property gets 4 out of 5 stars but Collins gets 2 out of 5. Door handle to the deck was broken, fell off the door, and bottom of that door does not close all the way. Main entrance lock is loose and temperamental. In several places the floor is missing grout between tiles and several tiles are broken which could potentially be a hazard, and as water may get into those holes in the floor then more issues will result from that. Kitchen needs caulk including around the sink and outlets. Ants and flying ants or termites, we were not sure, came in through the edge of the outlet to the right of the fridge the first few days but using essential oils helped to deter that. There are several loose electrical outlets which will not hold whatever you need to plug in. All mattresses in the home are extremely hard which prevented us from getting a good night's sleep. Pillows in the bedrooms are flat and unsupportive. Screen is ripped open in some of the holes in the eaves outside which would allow pests to get in. Light in the primary shower flickers off at times while in use. Of concern is that I submitted my review on the Collins website for this property on 5/5/2026 and it has yet to show up on their website. Seems dishonest to me. I really appreciate Laquesha, the Guest Services Manager, calling me back yesterday to explain things. It's hard for them to get approval from guests to get into a property to do repairs/maintenance when people like me don't report issues until the end of our stay. I had reasons why but I can understand her position. At the same time, there should be a process whereby they schedule a period of time during slow season to do thorough inspection and perform repairs/upkeep. She also explained that they only have 1 person handling the reviews and there's a backlog. I told her that this house has been with them for years and there's only 6 reviews which is strange. With that being said, Attitude Adjuster was far less awe inspiring. I'll start with the good-the home is well built and in a beautiful location. The kitchen is well appointed and the furnishings are adequate. Now for the negative... Immediately upon entering the home it was apparent that it has not been well taken care of. The wall-EVERYONE SINGLE WALL is covered in filth as well as the baseboards. Additionally, the hand rails are black from filth. ALL carpets were covered in what I would assume are pet urine stains. This home is advertised as a premiere rental-it is anything but premiere. Aside from the filth, there is a cockroach problem. Over the week we killed numerous large cockroaches. Now outside in the pool area-it has been as neglected as the interior of the home. The entire top row of tile is pulling up and buckling leaving a very unappealing view of the scum beneath the tiles. There are rocks and pavers around the pool but the pool area is completely neglected also. The entire area is filled with weeds and looks terrible. There are only three chairs around the pool, all of which are cracked and nearly unusable. The worst part of all is that by the end of the week the pool was so green that you could not see the bottom let alone even use it. Also, there are several things listed in the rental description that are no longer present at the rental. The description states that there is a tiki hut at the pool. There is no tiki hut. It states that there is a tent in the bunk room. There is no tent. The description also states that there is a mini fridge on the second floor. There is no mini fridge. We contacted Collins Vacation Rental regarding the poor quality of the home via email. They had the cleaning company come back which was useless. The issues we had with the home were not issues that the cleaning company would take care of. The issues are because of years of neglect. Collins also sent out carpet cleaners to clean the urine out of the carpets. Although the carpets were shampooed the stains still remained and looked disgusting. Although I appreciate the cleaning company and the carpet cleaners coming I would have appreciated a call back from Collins. With all of that being said, I would not only not rent Attitude Adjuster, I would never rent from Collins Vacation Rental.
