My husband and I stayed at the Sol Seaker in SGI, FL via Collins Vacation Rentals, Inc. from 4/18/26-4/25/26 and we loved the house and how it is located so close to the ocean. This home has a minimalist, functional, open, and cozy design with thoughtful touches having renters in mind. The common area is very comfortable. The deck with the ocean front view is huge and wonderful. The boardwalk and outdoor shower are wonderful. Having said all that, we hope that Collins will take care of the issues which we reported as we checked out because it is obvious that this home has been NEGLECTED. The property gets 4 out of 5 stars but Collins gets 2 out of 5. Door handle to the deck was broken, fell off the door, and bottom of that door does not close all the way. Main entrance lock is loose and temperamental. In several places the floor is missing grout between tiles and several tiles are broken which could potentially be a hazard, and as water may get into those holes in the floor then more issues will result from that. Kitchen needs caulk including around the sink and outlets. Ants and flying ants or termites, we were not sure, came in through the edge of the outlet to the right of the fridge the first few days but using essential oils helped to deter that. There are several loose electrical outlets which will not hold whatever you need to plug in. All mattresses in the home are extremely hard which prevented us from getting a good night's sleep. Pillows in the bedrooms are flat and unsupportive. Screen is ripped open in some of the holes in the eaves outside which would allow pests to get in. Light in the primary shower flickers off at times while in use. Of concern is that I submitted my review on the Collins website for this property on 5/5/2026 and it has yet to show up on their website. Seems dishonest to me. I really appreciate Laquesha, the Guest Services Manager, calling me back yesterday to explain things. It's hard for them to get approval from guests to get into a property to do repairs/maintenance when people like me don't report issues until the end of our stay. I had reasons why but I can understand her position. At the same time, there should be a process whereby they schedule a period of time during slow season to do thorough inspection and perform repairs/upkeep. She also explained that they only have 1 person handling the reviews and there's a backlog. I told her that this house has been with them for years and there's only 6 reviews which is strange. ZERO stars. awful management. booked a 7 night stay at catch of the bay. Should be renamed to roaches of the bay. i notified them the morning after we arrived that there were roaches running around the night we checked in. the Guest services manager, LaKisha, whom I spoke with numerous times attempted to gas light and make excuse; being that the stay was already paid for, I tried to patiently allow her to satisfactorily resolve the issue or refund us or move us to a different location. None of which she did. Do not book anything with Collins Vacation Rentals. After refusing to accept 10% as a discount and stay in the roach hous, we were told we needed to leave and given 3 1/2 Hours to do so at our own expens. Now the company is trying to fight me against the disputes I filed with the bank and CC company. I will likely have to sue them; I did record the phone calls I had with LaKisha and documented the roaches in video and photos. I hope they clean up their act and stop abusing their customers read more

We stayed in a property playfully called "The Sooner the Better" this October with a group of nine. Compared to many places we've booked via VRBO and AirBnB, this one offered very good accommodations. When we had questions, the office responded well. We asked for early check-in and late check-out, each time the request was handled well. We understand that scheduling means such requests sometimes have to be answered with a "no," but in our case the answers were "yes." read more

We just stayed at Attitude Adjuster the week of 6/21/24. We had a magnificent time on the island. It is truly a hidden gem. With that being said, Attitude Adjuster was far less awe inspiring. I'll start with the good-the home is well built and in a beautiful location. The kitchen is well appointed and the furnishings are adequate. Now for the negative... Immediately upon entering the home it was apparent that it has not been well taken care of. The wall-EVERYONE SINGLE WALL is covered in filth as well as the baseboards. Additionally, the hand rails are black from filth. ALL carpets were covered in what I would assume are pet urine stains. This home is advertised as a premiere rental-it is anything but premiere. Aside from the filth, there is a cockroach problem. Over the week we killed numerous large cockroaches. Now outside in the pool area-it has been as neglected as the interior of the home. The entire top row of tile is pulling up and buckling leaving a very unappealing view of the scum beneath the tiles. There are rocks and pavers around the pool but the pool area is completely neglected also. The entire area is filled with weeds and looks terrible. There are only three chairs around the pool, all of which are cracked and nearly unusable. The worst part of all is that by the end of the week the pool was so green that you could not see the bottom let alone even use it. Also, there are several things listed in the rental description that are no longer present at the rental. The description states that there is a tiki hut at the pool. There is no tiki hut. It states that there is a tent in the bunk room. There is no tent. The description also states that there is a mini fridge on the second floor. There is no mini fridge. We contacted Collins Vacation Rental regarding the poor quality of the home via email. They had the cleaning company come back which was useless. The issues we had with the home were not issues that the cleaning company would take care of. The issues are because of years of neglect. Collins also sent out carpet cleaners to clean the urine out of the carpets. Although the carpets were shampooed the stains still remained and looked disgusting. Although I appreciate the cleaning company and the carpet cleaners coming I would have appreciated a call back from Collins. With all of that being said, I would not only not rent Attitude Adjuster, I would never rent from Collins Vacation Rental. read more

Terrible company! We tried to cancel our reservation shortly after we made the reservation and about three months prior to arrival. We had a situation arise where we could no longer afford the trip and really needed our $3000 deposit back. We even asked that they talk to the owner - no deviation of their policy. Collins is a joke. The website showed a lovely clean house on the beach full of amenities. Bot was I wrong. This property was a mess, and after i looked at old reviews I should have steered clear of this house. At this price point, I expect WAY more. The description and photos on this website do not correctly illustrate the problems with this place. I only discovered these problems when we got there. We were sorely disappointed. No Keyless Entry - major inconvenience for check-in, check-out, and beach time. No parking - three vehicles could not park easily. We had to shuffle cars around in order to let people in and out. Two cars can park comfortably. Rickety Porch - this is so obvious, the owners should be ashamed. Some parts were a hazard. I have small children and grandparents and we were all nervous. Bug Spray Smell - immediately when we walked into the house for the first time the overwhelming stench of bug spray hit us in the face. We had to open all doors to even be able to sit inside. The smell and my headaches finally got a little better after 2 days. Un-usable Musty Master Suite - The master suite as on the bottom level. The whole area was ridiculously musty like an old basement. Made my eyes water. The carpet was tacky to the bottom of my feet. When I discovered .damp-rid in the closet I realized that this was just how it is. Needless to say we were all very disappointed because I would not stay in that room, and I would not allow my children to stay in that room. We came to the beach to have fun, not fight mildew and mold induced sickness all week. Ants - after a few days it rained. That's when an entire battalion of huge red ants took over the back porch and steps. There were so many we couldn't access that area for at least a day. My daughter was bitten. This explains the sickening bug spray smell in the house and proves the property manager is aware. Never again. read more

Absolutely worst customer service ever. House and agency both advertised that Wi-Fi, cable, and phone were available, but apparently they failed to mention that with the slightest cloud in the sky, it would go out. If you rent from them, you better not need any form of phone service, internet, or bring small kids that want to watch television during the daily florida storms. Otherwise, have a really good personal hotspot. The house was in terrible condition. Looked dirty and as if it hadn't even been cleaned. We spent our first day cleaning, only to find out later that we had no internet for required contact. If this is St George Island hospitality, save yourself the trouble and stay elsewhere. read more

Don't rent from this company! Their properties are run down and they don't do anything to keep them up. This is false advertising at its best! I can't believe they charged us a full week premium rate to stay in this house. Imagine driving up to a home with siding all on the ground. I notified Collins Vacation rental by email on our 2nd day and they did not seem too concerned. It was clear this siding has been down for a while. Every night it flaps so hard against the house, you can't sleep because of the loud banging. I attached a video where we were trying to figure out what to do at midnight one night. I tried calling maintenance but the answering service said there was nothing they could do. Home cleaning is a minimum as there were nasty stains all over the carpet and globs of dust all over the blinds. Multiple bulbs out in several light fixtures. The photos attached are of the exterior of one of their properties- An Irish Seabreeze. Dont stay here! Complete dump that needs some major renovations and upkeep. read more

We rented with Collins Vacation Rentals this summer. Check-in said "4:00", our house still wasn't ready at 5:30. The photos & description of the house said that it had a hot tub beside the pool. There was no hot tub. The home was not thoroughly cleaned. The floors had not been mopped & the ice maker was broken. Several photos, along with descriptions about the distance of the walk to the beach and other amenities were very misleading. read more

We had to cancel our reservation due to family emergency. They took 10% cancellation fee which is over $200! We cancelled almost a year prior and they immediately found other renter so why 10%? I was considering Good Day Sunshine for several days because of an advertised discount. We were interested because of the proximity to the Resort Village pool even though the property was a fair hike to the beach. Then around 5/24/2023, the discount increased and I booked Good Day Sunshine. There was no information on the discount other than they were discounting several hundred more dollars for full weeks in June and July. This family trip was doubling as a senior trip for my daughter and a couple of her friends. Even though we weren't excited about the distance to the beach, it was offset by being next to the Resort Village pool. Fast forward to Wednesday July 6. 2023. I get a call from Collins Vacation Rentals informing me that the Resort Village pool has a leak and will be shutdown. The lady informed me that they thought it would be fixed but they were having trouble finding someone to do the repairs. This was devastating news for us, especially my daughter and friends. After talking it over, we contacted Collins Vacation Rentals to see if anything could be done. There was another property available but had to get permission from the property owner of Good Day Sunshine to make the transfer. In subsequent conversations, i found out that the Resort Village pool had been shutdown for weeks which is why the discount was offered. However, nothing was stated on this page about the situation in connection with the discount. How deceptive is that by a rental agency and property owner to prey upon vacationers by advertising the proximity to the pool, offering a discount knowing the pool is shutdown, but not disclosing that information on the discount or on the property rental page?! Today, i received the call from Collins Vacation Rentals that this property owner refused to let us be switched to another rental home (that is available by the way). I would have never considered renting this property had it been disclosed the Resort Village Pool was shutdown. Such deceptive practices by the Collins Rental Agency and the owner!! And shame on the owner for not being willing to work with a vacationing family that is taking their only vacation of the year to celebrate their daughter's high school graduation. This is our 7th vacation to St. George Island and it may be our last. But it will definitely be the last time i rent from Collins Vacation Rentals or from this property owner. Steer clear of Good Day Sunshine (and property owner) and Collins Vacation Rentals. Neither can be trusted. My family has learned the hard way!!! We rented a property from Collins called Anastasia May 15-18, 2015. We spoke to the folks in the office about our concerns the day that we left and sent a follow-up email but never received any response. I wanted to share our issues with others who might be planning a trip to SGI. The air conditioning unit was not strong enough to cool the master bedroom upstairs. We called the office and they offered a fan. We turned the fan down because a fan does not replace air conditioning. That was not an acceptable solution. In the upstairs bedroom, one of the windows made a constant buzzing noise which made you feel like there was a wasp nest in the bedroom. The maintenance person said he could not fix it and he agreed that it would keep you awake. It was not a small occasional noise. It was loud and constant so even with air conditioning, we could not sleep in the upstairs bedroom. So basically we rented a 2 bedroom house but could only use one bedroom. To make matters worse, when we opened the pull-out couch, the mattress cover was dirty and had broken potato chips tucked inside that spilled to the floor when we pulled the mattress open. I can't even begin to tell you how that made us feel about the cleanliness of the house. I think there are some real housekeeping concerns in general. When we arrived, we found 3 dead roaches in various places in the house. Two of them could be seen when you first walked in. They claim that someone from housekeeping inspects each property the day guests arrive but there is no way an inspector could have missed them if it was inspected. Collins has totally ignored our concerns. We loved SGI and will be back but will never use Collins again. If you plan to visit the island, I strongly recommend that you use one of the other rental companies. read more

Terrible company. Due to the events of the coronavirus I had to cancel my reservation. Without any sympathy to what's going on in the world right now they just said I could book a year later but if not they were keeping my deposit, which was half of what the booking was. Right now is not the time for standard cancellations, Collins Vacation Rentals should be making adjustments to these rules as nearly all states have "stay at home" orders, people w/o jobs or reduced hours. I will never book with these people again, poor management in a time when people need their deposits back! read more

We rented a beach house from Collins Rental from May 23rd-30th. We several interactions with them and they were very pleasant an attentive to the few questions we had. Our check in time was 6:00 pm and check out was 9am which isnt ideal but believe related to Corona. They have a good selection of houses on SGI and their technology for searching and locating houses was good. All their houses have Sonos system for listening to tunes which is cool if you download the app or have the same system. read more

Their charging practice is borderline fraudulent. I advise against making any reservations here. I made my reservation on 4.24.17 for Seaside Dunes. Over the phone the person making the reservation was very vague about the details of the charges, and told me I will receive in my email a contract and confirmation detailing all the costs, for me to review, BEFORE they will charge my credit card. I did not get a confirmation until a week later. I had to call them back to ask because I noted the charge to my credit card. Turns out the person who made the reservation entered the wrong email address. So I was charged my credit card without really knowing what I was being charged for or without me authorizing it. Conveniently, since it has been a week since they charged my card, they adamantly refused to refund me. They also stated all their supervisors are at a conference, no one will be available, and when I said I'll have my credit card company dispute this the lady said "well then there is no point in you talking to us". I guess trying to communicate with them has failed - I have reported them to the BBB and opened a dispute with my credit card company. read more

We have rented from Collins for over 14 years and try to choose a house right on the beach. This year we rented Beach Ball.....which the pictures on the website look great. Well........the view is spectacular but so much was wrong with this house. When we arrived, we were told the dishwasher went out but they would replace in a few days.....which they did but couldn't fix the countertop that was messed up when getting out the broken dishwasher. Both of the bathroom floors by the showers are falling in. It has gotten worse day by day and I am wondering if we fall thru the floor. Here are the other things.... 1. 2 burners on stove do not work 2. Window shade in 2nd bedroom is broken 3. Outdoor furniture is rusting and falling apart 4. Microwave trips the circuit breaker 5. Door frame in master bedroom is broke Cosmetically....this house could be really beautiful if the owners would take a little care. When you spend $3,200 for a week's stay.....you really want things to work. Won't be staying here again. read more

Our family recently rented a property from Collins called A Piece of Heaven. We have been coming to St George Island, which we adore since the 1990s. This trip was to celebrate the 80th birthday of our father. We have had fairly good service with Collins before but this experience was appalling. when we arrived we were told to use the water "sparingly" because of a problem with the sewage and that they would be out the next day. By 4 pm the next day no one had checked the water. We called and we're finally told it was okay to use the water which smelled horrible. No one ever checked it. The pool which we paid extra for was absolutely filthy. Four days into our seven day vacation, someone finally cleaned the pool. Now let's talk rats and roaches. This house which cost nearly 4000.00 to rent had roaches and mice. We founds rat droppings in a cabinet and had to throw away bread as rats had chewed into the bread. They did send someone out to spray. The pantry was locked and unavailable which was a problem due to limited available storage in the kitchen. The ice maker was broken and never addressed. Two large garbage cans outside the house were full and smelling. The house is being poorly maintained and the outside is filthy with spider webs and other insect nest. The inside of the house was not clean and smelled. We found what appeared to be dog feces on the second floor deck. We did not have any pets. The listing stated a gas grill. The only grill available was a rusted picnic grill. There is broken tile throughout the home, there were several rotted steps coming down from the third level deck. Railngs around the deck were loose or pushed out of joint When we approached Collins their response was - well you should have called. We did call many times. We had people who came from Maryland, Georgia, South Carolina and Oregon to celebrate a family milestone. We had rented this home in 2013 and everyone was expecting the same great home. We were sorely disappointed. We will come back to SGI but we will never rent from Collins again. read more

Stayed at Wild Blue Yonder. Large, newer and spacious house that could benefit from including small touches like Tupperware, salt, pepper, beach towels, and garbage bags like many other home rentals do. Yes, they do recommend for people to bring these things in the app, but given that grocery stores aren't exactly close, providing these small, crucial amenities would makes it look like they give a crap, and make people feel more welcomed. Great decor if you like Boca Raton Retirement Home chic in the vein of Seinfeld's parents. Decent location if you like the outdoors, but beach access isn't access close or easy to find. Collins, please read your guestbook reviews and go the extra mile. When people keep saying the same things over and over, take the hint. It would make a difference. read more

Tranquility on the Bay. This is more of a review of the unit we are renting through Collins. Tranquility on the Bay is spectacular. Three good sized bedrooms and baths, well laid out and well appointed. The kitchen has everything you could possibly need and beds are extra comfortable. We were skeptical about conditions after the recent storm but everything is perfect and we are so happy to be here for 2 weeks in March! read more

This is the only place where I can find to leave a review on the house where we stayed. We rented Pickled Perfection through Collins. We have been renting on SGI for 15+ years (the majority of the houses have been in the Plantation like this current house). I have never felt the need to leave a review before - DO NOT STAY HERE. For the ridiculous amount of money we paid, I did not expect to stay in a house that was this run down. The furniture, while photographed beautifully, is terribly uncomfortable, the clothes dryer must be run 3+ times for a load to get dry, the stove top only works on High or Off (luckily we brought an induction burner and used it whenever we needed to cook), and the dishwasher didn't work properly (at least 2 run cycles before the dishes were clean). The TV in the basement is very old and didn't work and the bunk bed "room" smelled of mildew and urine - to the point where my boys cried the first night they had to sleep in there. Needless to say, they slept on the floor upstairs for the rest of the week. The only thing that made this house bearable was the view and beach access. This house needs to be taken off of the rental list and given a major refresh if they insist on charging over $4000 to stay here. read more

We rented Manhattan Beach 748 East Gulf Beach Dr. from Collins 9/21-28. Upon checking in garbage not picked up overflowing from bin. On 2nd nite there was a RAT swimming in the pool with another one nearby. I informed Collins immediately and they had to shock the pool which made it un useable for 48 hrs. When I complained I wanted at least a free nite they contacted the OWNERS by the way this house is for sale, and after almost a week Collins clumsily gave gave me a gift certificate for $75.00. There was constant banging directly across the street for a week as they were banging concrete pilings to build a new house. On the last nite there was a wedding right next door with a loud rock band playing till midnite. When I called to complain they said there was nothing they could do. THERE IS NO NOISE ORDINANCES ANYWHERE ON SGI!! This is my forth trip down to SGI which has turned into Panama City I WILL NEVER RETURN!! read more

I have been renting from Collins on and off for 15 years. Generally, I have had great experiences. This time, we decided that we will go with another company for our future trips to SGI. Their staff seem to be pretty lackluster these days. Upon check in this trip, they tried to get me to ok 3 days of construction to our rental. They didn't bother to offer a different rental nor did they offer to refund some of the cost. We opted to not ok the construction, it was needed in a bathroom and we decided to simply avoid using it. We heard some great reviews about some other rental companies so moving forward we will try them out. I think that Collins may have gotten complacent as they have been around for a while but now they have enough competition that they need to pick up their game. On the positive side, the house suited our needs fine and it was convenient to where we like to stay. read more

My wife and I have been going to St. George Island for 12 years now. This year, 3 days before our trip, our 14-year-old English Setter (Chloe) slipped a disk in her neck. She was in a lot of pain. The Vet said not to let her do anything to strain her neck for 2 weeks. If she did, she could become paralyzed. So I called Collins Vacation Rentals and asked if we could move our reservation to a week that the house wasn't rented. They said they would check with the owners and get back to me. They did. The owners of Angel Wing said they were "unwilling to help". Really? They weren't going to lose any money; there were plenty of weeks the house wasn't rented (it's winter!). I asked to speak to a supervisor and after a rather short conversation was basically told that I was out of luck. We paid in advance (you have to) and they kept it all. Nice. In the end, it's about character, and this should not have happened. read more

This was our 5th time renting from Collins Vacation Rentals @ St. George Island. It was the 2nd time we stayed at Coastal View. We stayed there 9 years ago when we got married at the church in Apalachicola. They have done zero updates/repairs on the home in that amount of time. The furniture is all worn out. You will sink into the kitchen chairs as they seem to be missing the necessary foundation below the cushion. The couches are so old that they are uncomforable to sit on and the pull out sofas all lean down so badly that I don't know how they get away with claiming the rental sleeps 14 people. The pool patio needs resurfacing, the roof is falling in on the patios, the appliances need to be updated and there is only 1 small refrigerator for a beach rental that is supposed to house up to 14. (so if you do stay there, plan to keep all of your beverages in a cooler that needs to have the ice replaced daily) The mattresses on the beds have worn, the patio furniture leaves something to be desired....basically, we came to conclude that something must have happened to the owners for this house to be left in such a terrible condition. We love St. George Island and Collins Vacation Rentals did come out and repair some things (like the oven which needed a new element) but we will look for a different rental next time where the owners take pride in the place they rent to vacationers. read more
