This company came with high recommendations from my agent (but that is debatable her choices are based on scratching each others back) ) that they would do a thorough job. I have been in my condo one month and had just started to have it painted, and there is old rotted damage in the sheet rock near the windows that was not identified in the report. The report also had my condo was 100 years old. My condo was built in 2007. It also had it was a townhome. It is a one level condominium. I was told by the company that they just cut and paste answering why the square footage was even incorrect. When I contacted my agent because I've been calling this company to see what they can do because it was not any of this was in their report. I just got a message saying we're not available to answer and I have been calling for a week now. I have to have this fixed because as air is seeping in the condo. My agent who probably gets a kickback from this company has justified it as this is "new" damage. It is not new damage as I looked when the person who was reviewing it to give me an estimate- to fix it crumbled dry rotted wood and a spider came out. I've only been in my condominium one month from December 29 until now. I would not use this company nor would I use Patterson Schwartz since they referred me to this company. No one wants to take responsibility. Everybody is pointing the finger and who loses - the client. I paid for a thorough condo inspection, including mold. I now have to repair something that couid have been presented to listing agent in the sale. read more

Please DO NOT use this company for a home inspection, even if your agent recommends this company. Do your homework and find a better company. The inspector missed SO many things that were clearly shown in his pictures in the report, but never addressed in the actual report. Having to buy the house site-unseen, we relied on their ability to do a thorough report and they did not. We are now out tens of thousands of dollars partially because of their negligence. I used this company last spring for a home purchase. My family felt that we were treated a little like thieves. We did not pay up front on the day of the inspection. We did pay the next day however. Early in the morning following the inspection day, the inspector called us to say they did not get their money. This was followed by their office calling to ask the same question. It should be noted that the customer can not access the report until Pro-spect is paid. We fully intended to pay the day after the inspection. As far as inspection is concerned it had its issues. We specifically requested that we accompany the inspector. He started his inspection at least 20 minutes prior to our arrival. Several appliances were not turned on while we were there. This required a return visit and video to show us they were working. read more

They missed major issues with critical systems that cost us thousands of dollars down the road. The company is very unprofessional, they pester you to pay upfront once we did they never returned any phone calls even though they promised multiple times. We called to complain about the quality of their inspection they promised to have management call back, never did. Called again, they sent us a form to fill out. Called again requesting they honor their guarantee, they said we waited too long, even though we called the day after the inspection. company texted us with a change in the inspection time, we called to confirm, they said they would check and call back with a confirmation, never called back. Much better inspectors out there. if you use this company make sure to get everything in writing, including their guarantees. Get copies of their actual inspection reports so you know what you get, we were very disappointed. This is our fifth house, their inspection was the worst and the least informative report. Potential clients beware! Shawn did an inspection for me in January to the tune of $796. His report was not thorough, as it omitted quite a bit of pertinent information, such as whether or not the heater was working. Also, the report was redundant in that he mentioned the same problem several times throughout the report. This was confusing to me, and he was apathetic about making the report concise. I got the feeling he made the report lengthy intentionally so that I could feel like I got my money's worth out of his inspection. Shocked after my move in, there was so much the inspector did not find, the house leaked from the prior owners and drywall was fixed . after i was in, and different light came in you can tell the ceiling drywall was so uneven and patched from prior water damage, the windows leaked not caught, there in a ton of moisture in the house, garage disposal was clogged and backed up, same on dishwasher. outside from side of house leaked, outlet that did not work, i never use them again read more

We had an inspection done today by Dan Warman. It was the most ethical and honest home inspection I have had the pleasure to have completed. He was honest about the severity of the problems that he identified. He checked every outlet, window, etc. He ran every appliance and checked every bit of the house. this company did a home inspection for my girlfriend. absolutely horrible job. not thorough at all. they missed several obvious issues, including clogged gutters. a water leak and every door in the house not working even though this company certified they were in perfect working order. the door handles on these doors aren't even properly mounted, and most will not even close properly. we have requested a refund since they dud not perform the job to standards and will be filing a complaint w the state. i would not recommend using this company you do not get what you're paying for. read more

1st let me apologize for forgetting the technicians name from Pro-spect Dover Delaware office. He was absolutely phenomenal. He was on time ( actually early), professional, courteous, and his knowledge base was broad. He corrected the PM on several items that benefitted me. He also pointed out many things that me and my families six set of eyes missed inside the home as well as some we would have never seen outside.(roof shingle nails popping out on two shingles) It was well worth the cost and potentially saved me lots of money and headaches down the road. They do not know the delaware or state codes, but will try to tell you something is against code when it clearly is not and again, make no effort to correct there own mistakes.
