I had a great experience working with Will, the project manager and am very happy with the quality of work done. He quickly responded to any question I had and if I felt like something was missed he and his team fixed it in short time. They were very friendly and respectful of my home. My condo was damaged in the ice storm along with 3 other units. I got bids from the same contractors my neighbors used, and while Probuild was more expensive, the better quality of work is clear when I compare my drywall and paint to my neighbors. I am surprised by some of the negative reviews and have advice for future clients when hiring contractors. Remember you aren't hiring one person, it is a team of people with different jobs and skills. I think anyone getting work done on their home should follow a few steps. Be clear and kind in your communication, and always check everything done. Make a list of your expectations and what you've discussed with the project manager, check in on the job frequently, and refer back to your list if you think something should be done differently. With so many different people working on one job, something may not end up to your liking. If you are respectful of the builders and just communicate clearly what you would like to be different, they are very accommodating. That was my experience with Probuild. I will certainly use them in the future and will ask for Will, because he was an outstanding manager. read more

Short version: avoid, avoid, avoid. I used this contractor for an insurance claim to replace my roof damaged by a tree falling on it. Their intake process was great and they seemed to be very helpful and reassuring. They promised they'd handle everything with the insurance company and I wouldn't have to worry about it. But once the papers were signed I was handed over to a different team and it was nothing but awful from then on. The full process took literally 6 months. I had a blue tarp over my roof for the entire winter. Their communication was awful. They used lowest-bidder subcontractors for the work. They didn't seem to understand even basic insurance processes and policies. And the worst was they started by massively overbidding on the insurance claim ($79,000 for a $15,000 job), which the insurance obviously rejected. Then they dropped their bid to $54,000, which was again rejected. They told me, direct quote: "Trust us, this is how the game is played". All this wasted weeks of not getting my roof fixed. Then out of the blue they dropped their bid to "whatever the insurance says" (around $15,000). But they didn't even bother to read the insurance adjuster's estimate, and invoiced me for work that was actually performed by another vendor, and even left out other work that was performed by them. Just completely clueless at best, or dishonest at worst. I'm not even listing close to all of the problems here. I had to constantly hound them on tasks they forgot, go through their bids line by line to question why they were adding irrelevant and unnecessary items into it, etc. Their communications would go completely dark for weeks at a time. It really felt like I was working with people who had no idea what they were doing, and had no interest in doing anything about that. Utterly unprofessional. read more

Avoid this business like the plague. My wife and I had a waterloss right after buying our house in 2021. The hot water pipes in our crawlspace had busted, thus causing a MASSIVE headache that would drag on. I have never dealt with such shady people. Do NOT TRUST THEM. Working with PROBUILD Contractors & SERVPRO NW Portland (same owners as Probuild) was more stressful and painful than the cause of this event. Here's a brief list of issues we had with them... - Overpromised and underdelivered. We were MISPLACED and homeless because Probuild promised a HARD COMPLETE DATE in June, 2022. My wife and I canceled our lease to the apartment. We received the call ONE DAY PRIOR to professional movers getting us into the house, with Myron Kilmer (project manager) giving notice that they are months behind in progress, and he didn't care to let us know until the day prior. We checked in week after week. There was continued promises that they were on schedule. Clearly. This resulted us to live in a Motel. PROBUILD tried lying to our Insurance to avoid any responsibility for their lack of diligence/effort. --- I was promised a military discount since the beginning of the project. They initially said "15% Off Materials", but ended up changing the story (once project was completed) to have the audacity to provide a discount of $17 total back (after going through a $35k+ project). They were deceptive and lying about a meaningful discount, and (metaphorically) spat in my face with changing things once projects were completed. ___ They hired subcontractors who are not legally licensed in Oregon. This one speaks for itself. The people hired to subcontract the work did a poor job overall and tried to cut corners. Myron Kilmer, John Allen, Lorelei Steen (owner) were all notified the Electrical work was done illegally. They tried ignoring this since we found out once our electrical wasn't working (after the fact when PROBUILD Projects were completed). After receiving payment, they have been ignoring our concerns about work not being done by licensed professionals. We had to hire a professional electrician to get the work done (that PROBUILD tried illegally skating around). ... This is just part of the nightmare. Crazy, right? The sad part is that there's a lot more to this story that they've done wrong. I was yelled at over the phone from PROBUILD because they messed up. They called back and apologized (you know who you are) for stepping out of line and "getting stressed" to inform that our house wouldn't be completed when promised. Unfortunately, our trust in this industry has been fatally damaged by this company. Do not buy any Public Relations response that PROBUILD may reply back with to this review. They are not honest people. They do not care about you as the customer. Only the money you possess. PROBUILD is garbage company that deserves to go out of business. Nick & Loreilei are dishonest business owners. Their employees don't know how to uphold any essential core values. I'm disgusted to this day. As a concerned (and burned) previous customer... Bait & switch A year ago we collected bids on q basement remodel & went with ProBuild at the time because they had the lowest cost qnd we liked the representative we worked with. Immediately after contracts were signed a new project manager came out and began telling us they had underbid and weren't making enough money. I called the previous PM & they assured me they would honor their contract. Well almost 1 year later, on a project that was planned initially to be 45 days - I get a call that they are not making enough on the job and don't want to finish the work. They were not pleasant to work with. They do sub-par work. Their operations manager Jason Gomez had personality issues especially aggression and arrogance. You will need to deal with him at one point or another since they seem to have a high turnover rate and I was talking with many different project managers and eventually Jason had to step up I guess. They subcontract most of their work out and those guys are pretty shady as well. They kept trying to squeeze more money out of us at every turn. We had to keep reminding these clowns that if they need money to go talk to Probuild or Servpro (our actual contractor) because they don't work for us. It all felt so scummy. Just avoid these guys. Avoid this company at all costs, we are still waiting for a DAYS worth of work after A YEAR, go MONTHS without talking to this company just to be billed repeatedly, and charged $3k MORE than they actually did. When our house flooded due to a defective ice maker, we were in a panic. But ServicePro came to our rescue, mitigating the damage, drying out our house and carting off the ruined materials. They were so efficient, professional and caring that we decided to bid the job of putting our house back together to their remodeling arm, ProBuild, and we were delighted with the results. The job consisted of replacing portions of walls and ceilings, floors, and carpeting, new kitchen cabinets and counters and paint as well as some electrical and plumbing work for our two-story house. ProBuild submitted a bid that was $10,000 less than the next closest proposal, and when the insurance company was only willing to pay for half as much, ProBuild went to bat for us, working with the insurance company's adjuster to convince them to pay more. When the insurance company agreed to an amount that was close, ProBuild agreed to do the work for the amount the insurance company would pay. Enter contractor extraordinaire, Tim Wilder. He listened to our wants and needs, kept us in the loop every step of the way and fought for us when we wanted something outside the bid. His people were amazingly professional, courteous, engaging and constantly aware that we had to live in the same space in which they were working. I can't imagine better people to have shared our home for the several months it took to completely rebuild our house. I recommend ProBuild and would use them again without hesitation for any kind of contracted work. read more

Absolutely terrible. Worst contractor I've ever worked with. There's way too much to list here, especially because we were so traumatized by the experience that I don't care to relive it. Suffice to say, a three month project turned into a nine month project, because they caused so much property damage that they had to repeatedly come back and fix problems they caused. They also didn't have a full crew working, sometimes a full week would go by with nobody working, all while we were living in a terribly messy construction zone. Use extreme caution when dealing with PROBuild Contractors or their Portland Metro Area affiliate fire restoration companies. I was falsely billed for Temporary Repair, Water Extraction and Remediation services that were not provided. They submitted the bill for fictitious services directly to the insurer and then continued to bill to me personally even after I informed them of the fabricated bill. It took 3 months of correspondence and a snarky note from their Accounting department to settle the matter. No repair, Water Extraction or Remediation services of any kind were provided. I feel they just picked billing codes that would be quickly approved by insurance. My review is based on the whole of my experience with front line employees, accounting and management. I do not recommend letting this company step foot on your property especially while you are experiencing loss and when insurance funds are involved. read more

I hired PROBuild to do the restoration work following some water damage in my home. In addition, I asked them to do a complete bathroom remodel on a bathroom that was partially damaged. I have nothing but positive things to say about this experience. Everything, from the 3D imaging and scope of work/estimates by Nate, to the project management by Jarred, to the detailed work by Don, JT, and a few others was done to a high degree of satisfaction. The emphasis was on quality and attention to detail. And Jarred was extremely helpful in understanding what we wanted and providing suggestions. At every step of the project, Jarred made sure things were done right and to my satisfaction. And the project came in on budget. I would definitely considering hiring them in the future and recommend them to others. read more

I've worked with PROBuild for several years and I know that the people in the organization truly care about their clients.

Working with ProBuild was awful. Highlights: -After receiving the bid and paying half of it ($8k), one month went by and it took a frustrated phone call from me to get anyone scheduled to start the job. -Communication was poor and timelines were regularly pushed back by weeks. -For about two weeks before the job was 100%, they kept sending me "sign this form that the job is done" messages with requests to pay the remainder of the bid. -It took six months to complete the job to 100% (new kitchen upper and lower cabinets, backsplash tile, countertop, install some appliances, painting; a single wall in the downstairs bathroom + painting). -The assigned project manager was, to put it nicely, rude. Overall: -communication was poor -timelines were not met -staff interaction was not good To put it in the words of said project manager, I'm glad "our business is concluded". I will not be using ProBuild again and absolutely would not recommend them to anyone else. read more

Absolutely one of the worst experiences my Wife and I have ever endured. We were told that our project would take 3-4 weeks. It took over 7 months. Our first PM mishandled the project management from the start, making representations that were both outside policy and seemingly dishonest. Per John Metko, he was fired for embezzlement, but my understanding is that no charges were filed. That raises questions for me about Management. Additionally, we were not immediately notified and he was in possession of a door code to our front door for over a month. His management was so bad that John actually had to come to the house and supervise a walk-through with the PM and Myself where we had to explain the project a second time. John was then informed, in person, of all the problems. He simply dismissed it as a "teaching moment", but no noticeable improvements were made and each new PM simply blamed the mounting problems on their predecessor. The contractor proved to be unqualified in several areas of the project and submitted work of unacceptable or low-quality. Additionally, he brought his girlfriend into our house unsupervised and without our consent. We had to decline the cabinet work he did and ProBuild tried to bill us for the corrective work. He later threatened to put a lien on our house because of a disagreement HE was having with ProBuild. To my knowledge, Probuild later severed their working relationship with this contractor. Another subcontractor patched every visible scuff/blemish on our first floor walls .The majority of these patches were on walls not related to the project and required the entire first floor to be repainted. Our second PM ignored our requests for an extension of our move-in date, which had been approved by our Adjuster. He arranged for us to move back into our house prior to completion of the project. The house was not cleaned, the carpets were covered in drywall dust, all of our toilets were clogged from subcontractor use and I had to plunge and clean them myself. This includes the master bathroom which was unrelated to the project. A portable toilette was included in the scope....but was declined by Probuild. We informed the PM that we did NOT want to move in with the house in the current state, but he moved our furniture back in anyways and his decision effectively ended our housing assistance from our insurance company. We then had to grant ProBuild weekly access to the house to finish for several months after this. This PM quit the company the same week he moved us in. Our third PM was comically inept. He used a satin paint, leftover from previous owners, on our matte stained staircase handrail simply because he found it in our garage. When told it was incorrect, he attempted to fix it by....using the same paint a second time. He forced kitchen drawer faces into place by drilling new holes for the mounting hardware, rather than installing them in their correct positions (they were labeled, I know because I spent a day fixing it for him) and acted aggressively towards my Wife when she would not sign an agreement he brought stating that the job was complete. To my knowledge, Probuild terminated this PMs employment. John Metko seemingly cared only of getting payment in full. In fact, most of my communication with him related to payment even though we had explained to him repeatedly of all the mistakes being made. His only concern seemed to be his own rising costs and not the the quality of the work. He attempted to bill us for things he had to redo and as well as attempted to shift those costs to other project areas. He often complained about the time and energy it was taking for his team to complete the job. John insisted we pay overhead and profit, even on items not completed by ProBuild. We noticed almost immediately that they were doing things outside of the scope, which prompted my Wife to ask for their updated scope. It turned out that ProBuild wasn't even working off a project scope. I am not sure how they even knew what to do, what was done, or what was left to do at any point during the project. From beginning to end, John and other ProBuild employees were very vocal about the amount of time and money this job was taking as though ProBuild's failures were somehow our fault. It made every encounter feel like a burden. There are paint specks throughout my house, on floors, on appliances, on tile, on fixtures, in the sink. Nothing was sanded or cleaned before being painted, the work is sloppy at best and looks terrible on close inspection. I As somebody else also mentioned, I am leaving MUCH out. Being told lies about the payment amount and when they will receive it. Having to lie to our clients, because of the Accounting department and upper management not keeping their word. The ProBuild team, led by John, re-created our 1910 house after a fire. They had to take the house down to the studs, and I was concerned that the house would lose all its character during reconstruction. My family and I were so pleased by the end result--the house retains the feel of an older home, and the floors, counter tops, windows, doors and appliances all look like they belong there. When the rebuild was complete, the property was clean and tidy, the details had all been attended to, and the crews were justifiably proud of the work they had done. John handled paperwork so that I didn't have to, such as the city permit office and our insurance company. Working with ProBuild eased my family's stress during a difficult time. read more

For those of you reading this you can reference the comments put in by Laura S. review. I am the client that paid for Probuild services. Laura was correct she had first hand experience of the debacle that was dealing with Probuild. I can only stress the poor lack of communication of all three people at the company that I dealt with. This is prior to any work even getting started.... Their project Manager Jason was so badly MIA. He had committed to come by my office to get the paperwork and a check and he never showed after repeat texts, and emails. When I finally talked with him he got all defensive and said that they were 2 weeks out and that when I asked him why he didn't show he said he didn't promise that and said "Well I don't want to call you a liar or anything" and yet the email and text string suggested differently. We literally had 4 people trying to get them to respond. The realtor of the buyer of our house, our realtor and my wife and primarily myself. Also be aware that they will "charge" you to get a quote which I understand their time is important etc but unlike clients who were price shopping I was ready to move forward. You might want to find a company that would actually apply that quote fee to your work if you move forward with your project. (By the way after my first few interactions with them I wanted to find someone else however the buyer of our house wanted to stick with them otherwise I would have gladly found other companies) I am leaving so much out regarding this interaction and the EXTREMELY poor service communication etc. I will leave you with this. When they finally showed up to my house Jason the project manager said that we could simply pay the person there when the work was done to get a invoice so that we could close on our house. The guy who did the work looked at the job left for several hours and then came back. He then proceeded to work for a hour and half or so and left . I thought the guy was leaving for lunch. By this time it was 3:00 and I was wondering why he hadn't come back I go to look and the vents he was supposed add to the house appeared to be done but wasn't sure and we had to call their office to find out if it was actually done. How many people would expect to pay money and not have them show what they did to make sure it was what you wanted and it was done properly and just leave without talking with you. ON top of the fact that we had to drive across town to give them a check for something that I was assured I could do with the person there. Probably the worse part of whole process is that they probably don't think what they did was unacceptable. The work was fine for simply adding 5 vents but boy would I be scared to have them do a bigger project that required more interaction and communication. Ultimately the organization is not one I would recommend to anyone. read more

This was first hand experience as I was the realtor and met the estimator, spoke with Jason, dropped of payment. It was never expected to be same day service. Met the estimator on May 10. Needed work completed by May 24. Was told "no problem" the work could be done by the 15th. Long story short my clients, the other realtor and I literally fought with both Jasons trying to get the work started. We all would have been fine if someone would have returned calls within a reasonable time, followed through with what they said they would do and even if we were told "sorry, we can't get the work done in the time frame you need ." But instead, promises were made and broken and we ended up closing late. Not a good experience read more

My kitchen suffered fire damage when my daughter was 2 months old. ProBuild was one of my insurance's recommended vendors and I'm so glad they were! I felt extremely well cared for, respected and communicated with. John and Jeff, in particular, were a stellar team. They worked with my many detailed oriented questions and special requests. In the words of other famous yelp reviewers, "I only gave one star because 0 stars wasn't an option." In general I make a point if only doing positive reviews, but I don't want anyone to fall victim to this company. Never in my life have I experienced as poor customer service as I have with probuild. We had a house fire and want nothing more than to move back into our family's home with our toddler, but we are clearly their lowest priority. Our first estimate from them had so many errors it wasn't even usable, every time we tried to call our project manager to get it fixed he told us he was super important and very busy but would make the changes. When we finally did get an updated one, 2 small changes were made and there were still 10 glaring errors. Weeks later when we got another one, a lot more was correct but in that same email they said they refused to work with us because our insurance wouldn't approve one item that they wanted to die on a hill for. The following day we get a text asking us to refrain from further contact because they are no longer interested in doing our home...they didn't give us a chance to talk to insurance again, they just cut us off completely because of their own incompetence. We just wasted 2 months waiting for them to get their act together only to be told to go elsewhere. We've had nothing but good experiences with servepro, but apparently probuild only stays in business to take advantage of desperate people who need their homes fixed. Never have I dealt with anyone who had such a large ego as this project manager. read more
