What if this house has problems and to what extent is it bad is a question that is dogging your mind. Well, you are right. It is an important question and decision and you need to know be rest assured that the investment you intend to make is not a toxic asset. If that is the case, then Edward from Professional Engineering Inspections is the right person you need. He is a rare breed of thorough engineers who is meticulous, diligent, professional, punctual, and honest. We recently experienced his services firsthand less than a week ago when we put an offer for a house. We called up the number of the web page and a very professional and amicable Nancy answered our call for services. She scheduled Edward for our inspection on the first available slot. He accepted to do our inspection, set a date/time and was present on the property 10 min in advance. He came equipped with the tools of his trade and went right to work. During the inspection, he would stop occasionally when he found something that thought was a major concern and explain the issue to you. And with the home he inspected for us, we tailed him to learn the issues and discovered that there were many. He evaluated the property for structural, mechanical, and electrical issues. He also visually identified some areas of plumbing that were obvious or apparent. After a 3.5-hour inspection duration indoors, he proceeds to evaluate the exterior - roof, yard, garage, foundation, and more for the next hour. At the end of what was nearly a 4.5 to 5 h inspection period, he diligently explained to us what his findings were. He classified them accordingly as those that needed immediate attention and some that will likely need our attention in the coming 6 months to a year. He promised us a fully detailed report within 48-72 hours (or 24 business hours), and he delivered it promptly. The report included, where possible, cost of what it would cost to repair/replace some items. When we requested for additional details and opinion, he even took further time to explain the findings and give what he thought we ought to watch for. He even went out of the way to find a possible repair option for some of the items. In the end based on his report we found out what the purchase would have set us back by and enabled us to decide if the property was worth considering further. Yes, you will find details in the report that will scream out an alarm in some places, and others that will be a whiny whimper. But at the end of the day, you would have learnt a heck of a lot more about the property that you intended to know. As a bonus, Edward' dry and witty humor will eerily clam you down even when looking at the frightening report he may provide. In summary, if you are looking for an inspector and inspection to be informed honestly of the consequences and state of a property, seek out Edward's help. He may just save you from buying a toxic asset. Based on his evaluation of the property he evaluated for us, we modified our offer significantly which the seller declined to accept subsequently. As stated in previous reviews, if you're looking for an honest and thorough home inspection, you can do no better than Ed Robinson. We've used Ed a number of times for pre purchase residential home inspections. This is not your 30 minute / ready in an hour inspection. Ed meticulously examined a 4000sqft property for over 8 hours. We received 35 pages of detailed descriptions of his findings, explanations with respect to code and expected repair costs. His extensive knowledge and engineering background yields a unique and thorough report. This property had passed another company's inspection the week before that did not uncover the "severe water penetration, improperly installed stucco siding, poorly wired electrical box and numerous other structural and cosmetic problems. The second property Ed examined was found to have a broken fireplace cap which allowed water to damage the structure all the way down to the "wet and rotting floor joists". Buying a home these days demands that buyers beware. Nothing is ever on the Sellers Disclosure anymore.. We were very happy with the inspection provided by Edward for us on our new home. He was very friendly, did a really good job, found all kinds of mistakes, big and small, and gave us an extremly detailed report, complete with photos and explanations. And he found some very serious problems. We had hired another inspector before. All of the items in Edward's report, the original regular inspector had completely missed. And that other inspector, was one of the highest rated ones online, and he found almost nothing. We took Edward's report, and his photos to the builder. The builder was actually really upset that the report had SO many issues needing correcting. But they have finally begun to correct many of the issues from Edward's report. Before this report, our builder was totally ingoring our requests for repairs. We did not have the engineering knowledge to find these things ourselves. First, Ed arrived on time on a rainy day. He promtly proceeded to work and readilly stopped and answered any questions I had(I had many). From the start I could tell Ed was very thorough and professional. He constantly pointed out areas that many other inspectors would have missed. His attention to detail is is reflective in the kind of report one gets. I had a few specific areas of concern and he meticulously looked them over and expressed his thoughts. To top it off, he even walked the roof as it was drizzling. The report I received was very thorough and informative with pictures, allowing me to negotiate repais and sales price. Even my realtor was suprised when I showed it to him. If you are wary about price, believe me you get what you pay for. PEI is a great outfit. I was deployed to Iraq shortly after the arrival of our first child and only weeks into the construction of our first home. In 2004, PEI performed a home inspection on my home and pool house in Houston. I found their report to be comprehensive and easy to follow. I contacted them in mid-June 2013 to schedule another inspection on a 1 bedroom condo. I specifically scheduled the appointment to work with my 3-11pm shift. I was contacted the week of the inspection and asked to move the appointment because "bigger" homes needed more time and that would run into my inspection time which was scheduled 2 weeks in advance. It is my opinion, that customer service and customer satisfaction is secondary to "the big job." PEI has gotten "too big for their britches." read more

My husband and I were purchasing our first home (August 2014) and wanted to have an engineers inspection conducted during our 7 day option period. I called Professional Engineering Inspections, Inc. and they were able to fit us in within a couple days. They sent Edward Robinson out to the house to conduct the inspection. We told him we were first time home buyers and he was wonderful with us! He spent 3 hours and covered every inch of the one story 2,000sq home. He talked us through everything he was doing. He explained preventative measures we could take and showed us what to look for when inspecting a house. We learned so much!
