My only wish is that this facility treated the tenants like they were human. THE ATTACHED LETTER FROM THE PROFESSIONAL PROPERTY MANAGERS THEMSELF (posted on my Google review), this guy Paul Burow- some broker I've never met in person, regarding our request to have our deposit returned. I've also included some of the communications I've had with PPM leasing agents and admins that show this terribly confrontational personality they like to portray me as. Another example of corporate gaslighting. I don't have any personal need to defend myself. I will happily share personal information in order to discuss the flip side of renting. I would like to make this an example at just how rigged these private large-scale rental companies completely dehumanize the very people they serve, to meet their own needs, at any cost. This is part of our major homeless problem. Fortunately, we didn't have to rent long, and this is exactly why. This in itself shows the level of treatment we received. Please note the maintanance company owner Laura Hansen was incredibly professional and handled our direct communications professionally. She eventually helped us fix our issues. The "plumber with PTSD" was physically and verbally abusive which is why I didn't allow him in my home. PROTECTING MYSELF apparently is a bad thing. I don't think having PTSD gives someone the right to threaten someone's safety. Then, not be expected to defend myself. This is incredibly sad, and goes to support my experiences with these people. The owner of the property, Gregory D. Beach, from Northview Drive Partners, LLC, and Louise Rock, owner of Professional Property Management, support this treatment of their tenants. Greg Beach is also the owner of Beach Transportation in Missoula, a "family-owned" business. One was so misogynistic, he tried to talk me out of a request for a secure front door and lock when my toddler opened the door and walked right outside, in front of him. It was a bedroom door with a bedroom door lock on the front door. For example: We have a dilapidated home in disrepair, not up to code. We had no bathtub operational in a 2-bed 1 bath house, due to the plumber tearing out the drain. Then, we are charged for this repair when something was stuck in the drain. We put in several notices for repair, to be told this was a repair that would take 5 weeks to fix because the plumbers were too busy. There was no drain stop. This is only 1 of 20 instances of interactions with this company. Their technicians, when they did show, demanded access to locked rooms where I needed privacy, prior to 24-hour notice. They then mocked and belittled us when we refused this entry into my bedroom, while I was dressing because it inconvenienced them to come back a later time. Talking to anybody in the office was impossible, as they were always conveniently unavailable. I had to go into the office and refuse to leave just to have someone address a really serious issue. I completely expect to be told I'm lying, I had no right to request 24-hour access notification for private space entry with any and all excuses to be given as to why they wanted to go into my bedroom unannounced and to be gaslighted by this company. I could have had something intimate out. Such a seriously deep and grotesque violation. These review responses in tenant and victim-blaming reveal the attitude and approaches of this company. I think the 2-star rating from hundreds with venomous responses from PPM speaks for itself. Seems like nothing's ever their fault. Taking advantage of vulnerable populations is the business here. PPM is by far one of the worst property management companies in town. The photos below only scratch the surface of how dirty the apartment was when we moved in and the state of this luxury apartment. Light fixtures were greasy and dusty with dead bugs in the kitchen, they were so bad that everyone who helped us move in commented on how gross it was. It took Two days to clean the apartment after moving in. I rented from them for 6 months! Text messages and emails sent out by management were sent with misspellings and bad punctuation and poor grammar. Upon speaking with other tenants in the building all had said "what the heck was that last email we all got?" "Who is sending this crap out? A third grader?" When I moved out, I left the apartment cleaner than when I moved in and yet their cleaning fees were excessive and yet they don't use those fees to actually clean the place before the next tenant. So prospective new renters, go somewhere else! Do NOT rent from them. They act nice on the way in and steal as much of your deposit as they can on your way out!! After four years of renting with them, they refused to renew our rent because one of their employees took three steps into our home and decided that we had additional occupants because she could see a bed outside of a bedroom. Like, if she'd asked we would have explained it's because we're all fucking nerds who decided to just make one of the bedrooms a computer room so we could do stuff without waking people up or being blinded by the wall to wall fishtank window that dominated the only non-bed room we had. So, yeah, be careful about how you arrange your furniture. They have very solid opinions about how you should do that, and will drop you after years of being reliable no-problem renters. This is especially true if you're queer, since we tried to explain we didn't have extra beds in the bedroom because. were. gay. Also they arranged the final walk-thru inspection to be on a thursday, so that we got the results back on friday. We were supposed to be gone by sunday, so that meant we couldn't actually get any professional cleaners for the things they claimed we didn't clean well enough. read more

Their sheer defensiveness and willingness to air their tenant and applicant's private information are disgusting, just like their business practices. Let their responses speak for themselves. These show how every interaction with them has been- very bitter, nasty, and discriminatory. They'll ride the fine line of legality in every way they can to exploit tenants. I was late this month and they threatened to evict us, in front of 3 other people the manager was rude, yelling and unprofessional! My roommates and I are students/graduates from the University of Montana looking for a house to share for the coming year. House-hunting was supposed to be fun and enjoyable. We went to Professional Property Management to find an apartment for my son, who was getting his first apartment and moving from the midwest to Missoula, MT. We worked with Jessa, who was professional, personable and most of all, very proactive. We saw a few properties they managed, and decided upon a recently vacated apartment. Jessa told us that it could be two weeks before the apartment was ready and explained that the landlord was going to make renovations. Since the apartment was already in great shape (the previous renter left it really clean!), we asked if we could have it without renovations as we needed to take occupancy asap. Jessa said that she work with the owner to see if we could get it earlier. The next day we got an email informing us the apartment would be ready that day! We were able to sign, move in that same day which saved us a lot of stress and money. Jessa was really great to work with: great communication, personable, professional and most of all, kind. It made this process much more pleasant and was a very nice introduction to Missoula! read more

I just wanted to add another one star review to this very unprofessional property management. I know probably one person who's had an average, "three star experience" with this company out of countless others who have had a less than desirable encounter. My own experience was going to be a lawsuit but there was not enough evidence my roommates and I actually kept. Yes, that is a fault of my own; however, I hope that anyone who reads this and actually contemplates renting from PPM does keep all records of ANY and ALL transactions between the renter and this business. When I rented from PPM a few years ago most of the office employees were also extremely rude and apathetic. I'm not sure what the problem is, but I suspect somebody somewhere needs to be fired; also I'm guessing that they'll need to ditch the name... I've called these people three times, each time inquiring about a property I might be interested in. For one, none of the three calls were answered professionally; a person simply picked up the phone and said "Professional Property Management". After asking who I was speaking to the tone was apparently set - I've never actually spoken to a receptionist so blatantly and obnoxiously rude, especially someone being paid to handle the calls of potential tenants. Anyway, eventually I wound up speaking to their office manager, Robin, who was very professional. That gave them a second chance in my book, but I'm leaving their rating at a single lonely star due to the fact that I've had the same phone experience three times over the last few months. Also, check out their property descriptions. Even those come across as gratingly hostile. They list all of the things you cannot do, are responsible for or may incur penalties due to without any appearance of valuing their tenants. So, I think not. read more

Run, don't walk, away from this company! We used PPM as our management group when leasing a home because we live out of state. I am extremely unhappy with the services provided. I actually had to ask them to visit the house to ensure the yard was being maintained, because I had received numerous complaints from neighbors. PPM told me the tenants were doing a great job. They also promised that they were providing inspections every six months. I do not believe that. When the tenants finally moved out, PPM performed their inspection. I had to send over a second person to re-inspect because of PPM's track record. The second person found over $1000 in damages that PPM was going to leave (because I would no longer have them leasing the property, so they'd receive no additional income). Even after having them go back again, they still didn't charge the tenants for damages as far as I know. It cost us over $2000 to make additional repairs to the property, including over $800 for the lawn care. The tenants had absolutely done nothing for the lawn. I just received an additional invoice from them for $90 for repairs to blinds that the tenants broke. Excuse me? Why should I pay that. An acquaintance was actually told by a person who worked at PPM that they do everything they can to maximize repair and maintenance costs so that the tenant and the owner lose their deposits. If I were to ever rent out another house in Missoula, I would call anyone BUT Professional Property Management. They are an absolute nightmare and the least professional group I've ever encountered. read more

The issue with this company isnst even the prices, its the policies and staff. Let me give an example. This business doesn't accept debit cards, cash, money orders, or payments made on your behalf from another party. The only 2 forms of payment they will take is a cashiers check, or a check written specifically by you. I was called up for national guard duty and was out of town when my rent came due. Well I couldn't mail a check from where I was so.. I tried to pay them by debit card - no go, credit card - no go, I tried to have my roommate get them money from a stash of cash I kept in my room - no go. I tried to have my aunt drop off a check to them - no go (because it wasn't written by me) I finally just asked them "why won't you let me give you money, i don't understand why your so resistant to getting paid" She droned out what sounded like a prerecorded response of " we only take checks written by your or cashiers checks directly from your bank with your name on it. I found out why when i got back. They charged me late fees for every day I was gone regardless of how hard I tried to pay them. I think they just want to make it hard to pay them so they can charge you late fees. Also, their late fee amount isn't even listed in their contract, it says this instead "Tenant shall pay to landlord the amount designated as late rent charge." They leave it vague so they an basically charge you what ever the hell they please. To continue the review of this terrible organization they go weeks and weeks without repairing needed issues. During the winter the gutters were leaking creating a frozen waterfall of death cascading down my stairs making every trip in and out of my apartment into an Indiana johns esc adventure. My refrigerator went unfixed for over 2 weeks leaving me with no perishable foods. My sink went unfixed for 1/3rd of the month leaving me no way to wash dishes and stinking up my apartment. They demand in the contract that you notify them of repairs immediately and threaten to charge you extra if you don't tell them right away but I guess that doesn't mean they have to fix them right away. To end, lets talk about the staff. I'm not sure what happened in their lives to make them such angry and bitter people but I cringe every time I have to go to the office or deal with them in anyway. The receptionist at the front door is the worst. a younger heavy set blonde (at the time of writing this) is one of the least friendly people I've had the displeasure of communicating with. There aren't many options in missoula but this one is terrible and unfortunately the only way its going to change is if the owners of their buildings are notified of the terrible job they are doing and stop utilizing them. read more

These are the worst people I have ever encountered. They are very kind and impressionable until they get your money and lock you in on a lease. Rent from these people and expect to get ripped off, dispresected, treated poorly, ignored, and put out. Do not use their website to send messages, make reports, etc. Keep a detailed paper record only. If you fall into the trap of electronic messenging, they will deny they received your messages and fine you. Keep very maticulous PAPER records witnessed by a third party and setup a security cam when they come in for inspections. Do everything to record all your transactions and thoroughly inspect everything inside and out. Take 720 degree HD photos and videos and whenever you visit their office bring witnesses. They will throw all the resources of the office to rip you off, lie, and in the end if you think they are nasty when they get you on their hook, wait until you give them notice of your move out. As I stated, they will lie and deny they received notice then steal your deposit. You can ask anyone at 118 W Alder St in Missoula, Montana about the kind of tenant I was, I live in unit 208, and they will all give me praise. I have only been a customer for about a month, haven't even moved into my property yet and have already been genuinely disappointed with the whole experience. Be careful with their "move-in specials" as that offer was a bait and switch tactic for me. I am still going to move into the building and am really excited about that, but have been thoroughly disappointed with the way I've been treated as a customer so far. There were lots of mistakes in the lease paperwork and my account manager was rather unfriendly and unhelpful. Let's hope it gets better, much much better. I hate to have such a negative view of Professional Property but it is the only property management in Missoula that I have felt uncomfortable about unauthorized entry into my apartment. I have had more than one experience when I have walked into my apartment with some unknown individual from PPM finding excuses on why he was there. The complex that I was renting had several issues that after communicating with PPM where not fixed in a timely fashion (ie. 5 months) and sometime ignored completely. This is a copy of one [my] review from the original page: Beware of these people, if that isn't already obvious by the odd disparity of reviews here. I haven't had any dealings with them for a while for obvious reasons, but they get one star due to the horrendous, obnoxious and utterly pathetic time me and a friend had with them about a year ago and on-going tales of horror from other people we know. Details aren't really important - just make sure you read the entire lease AND have it reviewed by an attorney to pick out the clauses that aren't actually enforceable. Take extensive pictures of the apartment interior and exterior before signing anything, review Montana State rental law because chances are you will need to know it and send any maintenance requests certified mail. Keep records of ALL dealings you have with them, never agree to or accept any kind of verbal contract even if it seems minor. If you are willing to do all of this then you can feel safe renting anything from them - they are not willing or able to take advantage of people who know what they are getting into. Their services are apparently dirt cheap; I wouldn't trust the reputation of any property of mine, even a garbage dump, to their care. Basically, pretend you are buying a used car from someone in a leisure suit. Remember, the law is on your side! If all of their residential tenants suddenly osmosed legal degrees one drunken night I'm absolutely certain there would be panic and dismay and probably emergency evacuation at the rental office. read more

These people are the absolute worst. Let me start out by saying, they were fine in the beginning. Even almost nice. Maybe that's them tricking you. Don't be fooled though. They will try and screw you for everything you've got. Let me explain why. I started renting in November 2013 and asked for and signed for a 12 month lease, pretty standard right? Now for the most part, living here has been okay. But I get letters in the mail telling me I can't leave things on my deck. I can't have 2 cars at my apartment, I have to de ice (I understand this, but do I need a letter about it?), etc. It comes time for me to move out. It's been my one year. I call to put on my 30 days notice to vacate the apartment. I'm told that no, I was not put on a 12 month lease, I was put on a 9 month lease because they like all leases to end in the summer. I was NEVER told this. And apparently because I paid my rent after that 9th month, that automatically renews my lease for another YEAR. So November to July, then July to July? Makes no sense right? Not to me either. I'm told that I signed something that came certified mail and was sent back to their office as a signature for the renewal of my lease. To date (11/13/14) I have not seem this supposed document. Well I put in my 30 days anyway. I am already so done with these rude people. A few weeks go by and they send someone over to check out the apartment, making sure it's clean and what not. All goes well, I have a bit still to clean. No big deal. I then get another piece of mail stating that because I haven't paid the full rent (move out date was the 19th) that I was going to be evicted or brought into court. That makes no sense, I'm only living here a partial month. So I can to ask what's up. The lady on the phone (Penny, who I emailed previously about moving out) answers and let's me know that because my NEW lease doesn't end until NEXT July that I have to not only pay the whole rent for the month, but continue to pay rent until the lease is up. Even though I won't be living there. Right. I'm doing that. Makes total sense to me that someone else may be moving into this apartment and paying rent, but I still have to, even though I'm not living here. That is absolutely ridiculous. I have been a tenant for almost 10 years with Professional Property Management. They have been an excellent company as far as my dealings with them. They have been prompt on repairs and the staff has always been kind and friendly. I know of many others that live close to me and are very satisfied with their services. I have never understood all these whiny, hater reviews they get. I think it is the renters that don't know how to deal with a business that complain. They are a business. If you pay your rent on time and keep the property in good order which is what you should do, you won't have any trouble at all. read more

I have never been so happy with a property management company as I have been with professional property management. They were super helpful and flexible when I was searching for a month-to-month rental in Missoula from California. They went above and beyond what I would expect to help me out when I did finally find a good fit for me. The apartment I ended up living in for the summer was in an awesome location in downtown Missoula, it was clean and well-kept. The common areas in the apartment complex were cleaned regularly. And to top everything off I just got my security deposit check in the mail and the only thing that was deducted from it was the cost of cleaning the carpet, which, if you have ever worked with many rental companies you know it is very unlikely to receive most of your deposit back. I couldn't be happier with my experience with professional property management. I wish I had found this management company years ago when I first moved to Missoula for school. If I could give this place no stars I would. I moved here with my fiancé. We were told we had a place and we could move in in a week, so we drove across country from the east coast with everything I owned packed in my car. We were told we could come sign the lease in one week. A week rolls around, fortunately we were able to stay with fiancés parents because they called to say place not ready. That was no problem we could wait another week. That week passes by (they have our application fee, our 1st months rent, and our security deposit) and we call to say we will be in in one hour to sign the lease. Half way there we get a call back saying someone was supposed to call us, because the place was still not ready and it could be a week, it could be a month, but the landlord was still doing renovations and they weren't sure how long it would be. We ended up having to find another place. It also was like pulling teeth to get a full refund including application fee. The unfortunate part is there are not many places in Missoula that are not rented by Unprofessional Property Management. Landowners... please go through someone else. Renters... The fact that they are still in business after all the awful reviews they've received is proof that Missoula's rental market is on fire. There is no way I can write anything quite eloquent enough to compete with those who came before me. But to say it short and sweet-- STAY AWAY. We were warned before we signed on with them, but the rent was so good, we decided to try them out anyways. We got multiple random check-ins, including early mornings (let's just say--not a fun thing to wake up to). These had no reason--they were just walk throughs. After we had finally gotten rid of our lease, we were given about $15 dollars of our $600 security deposit back for things like 'dusty baseboards' (They were NOT) and a broken screen that was....already broken. And recorded as such in our lease. Also, our refunded 'flat fee' for heating (3 months after we had officially moved out) was $9 because they could only "Estimate how much we had used". We will NEVER rent from them again, and suggest against it to anyone we meet. Oh! I forgot to mention our fridge-- we noticed right away that it was broken-- the freezer was melting into the fridge, and the water in the fridge was freezing solid. We called multiple times to get it fixed, and finally found out we would need a new one. They even had us measure the space for our new one---which we never got. read more

They are anything but Professional. The company has poor internal communications and their operations are far from professional. They took weeks to respond to repairs, they sent us an illegal eviction notice for no reason and when we called to dispute it, they treated us like criminals, looking and talking down to us. It was a terrible--why would they treat us like that? It took weeks to get it resolved and only after I told them I would have to get a lawyer involved if they didn't retract their illegal eviction notice. A repair that we were responsible for was never invoiced to us. We never received an invoice with the amount we owe, and even after talking in person about needing documentation for the repairs we're responsible for, they still never sent us an actual invoice. Again, internal communications are poor. During our walk out inspection, they billed us for a repair they never documented on the official signed walk-out notice. We gladly cleaned and fixed everything they found and when we got our deposit back, they subtracted this large expense out of our deposit that they didn't communicate to us. It's a scam. Overall, I feel they are incompetent to operate as a management company and renting from them for two years has caused a lot of stress on my family. Never again. read more

I went to apply for a house and several times went in to talk to somebody about, reasonable accommodations. At first they were very helpful and walked me through how it works. After applying, my application was denied, "due to credit". Frustrating to think that maybe it was because of disabled children and they didn't want to do the work that was asked of them when applying. I guess a baby under the counter was more important than my disabled children having a secure place to live. I was even willing to pay double deposit for the house I was applying for. read more

PPM will do anything they can to take your money. Don't expect to get your deposit back. I've never felt inclined to write a yelp review until now. When I moved out, a representative came to my apartment days before the scheduled walk through, which I had in writing from the letter they sent me. We asked the representative to leave and come back on the scheduled day, but she refused. Because of this, the walk through was useless because we had not started cleaning yet. PPM also refuses to do more than 1 walkthrough because they don't actually want to help point out the things that need cleaning so they can steal the deposit. We took very good care of the apartment and cleaned it thoroughly. However, we lost the majority of the deposit for trivial reasons like having "water spots under the faucet" and "dust on the vent." Not to mention the staff is extremely rude and unreasonable. The people moving into our place after us agreed to buy our washer and dryer and to just leave them hooked up in the unit. They even offered to sign an agreement to give to PPM. However, PPM still forced us to haul the washer and dryer off site, only to bring it back the next day. read more

Um , I called and double checked my appointment I made two weeks in advance and then called to confirm on Monday at 10:30 and was told I was " too late " to confirm my appointment . When I called on Friday to confirm because I would not be by a phone until 10:30 this morning , and after reading the reviews it seems inline with the RUDE and quite frankly stuck up rental employees . PPM is the worst despicable non-professional establishment I have ever had the headache of dealing with!!!!! I rented from them for 1 year in 2003. I bought a house in Missoula and moved out. I cleaned the house better then it was when I moved in. It is now 11/8/2013 and I receive a letter in the mail from a collection agency Northwest collections. Apparently they have been trying to find me in Missoula for 10 years and I owe PPM money for something-not sure what. There is 10 years of interest tacked on to the bill. KNOW at PPM is smart enough to know how to deal with this issue. They say I owe it so GEE I guess I must. This is the first I have heard of this and so why did I get my deposit back in 2004? I have been in Missoula for about 5 years. I moved here to be closer to my grandchild and family, I was looking for a place to rent. I went to PPM and found a great place that was right in my budget the staff was very helpful with answering all my questions. I need to move to a little bigger place. I went to them and ask what I can to. they help me find a new place and helped me move also. I will and have told my friends and family to give them a call when you need a place. read more

Worst property management company that I have ever attempted to rent from. Very happy to say that I went with one of the other terrible rental management companies in town: Caras. Take my advice and NEVER go through PPM or Caras. Do yourself a favor. Go to Garden City Property Management. That's what I would tell anyone who asks. read more

I've been renting from Tom & Mary for nearly two years now, and I really appreciate the many things they do. Both calm individuals who are typically very easy going with things. What I am most impressed with, thought, is how adamant they are when responding to emails or phone calls, as well as their availability. It's unusual I will go more than a couple hours hearing back from them if trying to contact, and they even went beyond their own rule, by helping me get into my house (after locking myself out) on a Sunday Afternoon. read more

We were very hesitant to rent from this company with so many reviews that were negative (to say the least). However, from the minute we walked into the office we were treated with respect. We were only in town for a few days to find an apartment before we moved so we didn't have much time to see all the places we liked. But Theresa was extremely helpful in helping us find a good fit with a quiet atmosphere and was accommodating to our time constraint. She made the initial renting process easy and pleasant. Once we moved in, we had a few issues but they were fixed within a day or two and never had any issues after that. We paid our rent on time every month and did not violate the lease agreement in any way and so there wasn't much need for communication until we moved out. They made this process very easy as well. We didn't want to spend a bunch of time cleaning and we are not professional cleaners and so we expected to have a small portion of our security deposit deducted for the purpose of deep cleaning and it was. If we ever have the opportunity to move back to Missoula, PPM will be the first place we go to help us find a place to live! read more

Actually, one star is being generous. I have to second anything that Randy M is saying about this loathsome place. We've dealt with Collections, Kim. She's a delight, I must say. When trying to communicate that there was certainly NO broken window upon termination of lease/vacancy from one of the apt's at Great Northern, she kept insisting that broken window was the last tenant's responsibility, never mind he'd moved out the month before, and they decided it wasn't vitally important for another month after that! And, that they somehow did not get the written notice the tenant gave! How convenient! So, they wanted to charge an xtra month rent, and we hear that then they want to automatically subject you to (another) six month period (or whatever period you originally signed up for, by virtue of extension -- and giving them that additional month's (MONEY). And, it's true, no matter how clean you leave it, they charge you, and don't give deposits back and we'd consulted a lawyer -- still no deposit. You receive a cleaning bill (they apparently don't know much about confidentiality -- it might include other tenant unit numbers as well!) which -- does one really need to know what others are subject to, as a cleaning charge? I think not! But it verifies that they charge everyone a cleaning bill at the end. It's hard to believe there's that many slobs out there, huh. Charging the extra month rent, cable, utility bill is just the beginning. As I said, then it's damages, when there were none (but the rugs did get soaked, and a box spring was the recipient of a water-logged demise due to lower apt's getting soaked with heavy rains that occurred). Need I say more? How come they continue to rent (to the "un-initiated")? Because you can't complain about rentals to the Better Business Bureau, rental properties don't fall under that (jurisdiction) and you are SOL. I hope someday they get their come-uppance. read more

Whilst living in Missoula, I've had three different apartments. From a landlord, from Lambros and most recently, from Professional Property Management. While each had drawbacks, renting from Professional has by far been the worst. -On our first move in day, they wouldn't give us our keys until 6 p.m. and we were charged for a full day. -Their application process was painstakingly thorough. -They come to inspect the apartment annoyingly often. I'd estimate twice a month in our case, however, our apartment was brand new and parts of the building were still under construction. They were having water leakage issues and suspected our apartment to be the source. They checked our plumbing 4+ times before finally ruling us out. -While they say the have a 24 hour notification rule of entering your apartment. They've not done this repeatedly and left a "we've been in your apartment while you were gone" sticker. -We were promised a lower rate apartment on a lower floor early on, and ended up getting pushed up to a much higher rate at the last minute, them saying the bottom floor was full. We found out later that was not true and that there were vacancies at lower prices. In my experience, the staff was not that bad. I'm probably saying this because I used Lambros a few years ago and the women working there would flat out cat-fight in front of me. I would never rent through this company again. I would advise people looking for rentals in Missoula to find a private renter in the classifieds. read more
