I wish I were joking, or even slightly exaggerating, but If I could give this company a -1000000 rating, I would. I've been renting with them for some time now, but things took a serious turn for the worse after a recent transfer. As part of the move, I was required to pay the deposit and first month's rent via cashier's checks only , no exceptions. I paid in cash at the bank, submitted the checks, received a receipt, and was given the keys. However, on move-in day, Cox cable and moving trucks waited outside for hours because the company failed to provide the code to open the home. The keys were useless. That alone caused a massive delay and cost, but it was only the beginning of the nightmare. After that, they began claiming that my cashier's checks had insufficient funds...which is absurd, as cashier's checks are guaranteed. Because of this, they started adding daily late fees, which have now grown into thousands of dollars. They also blocked my ability to pay rent online, forcing me to hand-deliver a new cashier's check every month across town. It took five months for them to admit that one of the checks didn't scan properly on their mobile deposit system...it was blurry. They finally accepted that payment, but still refused to remove the late fees. They also rejected the second check, again falsely claiming it bounced. I had to go back to the bank, get it reissued, and submit it again. They finally accepted it, but again, did not remove any of the fees they caused. Most recently, I came home to find an eviction notice on my door because I cannot keep up with the inflated balance created entirely by their own error. They continue to charge me a 10% daily late fee even though I paid in full from the start , with legitimate, guaranteed funds! Worse, when I go to their office, tenants are forced to wait outside while the staff stay locked inside. Occasionally, a rude employee opens the door, demands your address, decides whether your payment is "acceptable," and then slams the door in your face. While waiting outside recently, I spoke with another tenant , a woman who had a stroke and is now disabled. She can no longer use stairs, so she requested a transfer to a home without them. They denied her request, citing bad credit , credit they themselves ruined by tacking on bogus charges, like $15/month for renters insurance that tenants already pay for independently. Just like with me, they claimed she wasn't paying for something she absolutely was. She refused to pay the duplicate charges, and now her credit is destroyed, and she's being denied accessible housing. This company is not just disorganized..it's predatory. They exploit their tenants, trap them in fake debt, and actively make life harder for vulnerable people. What they are doing isn't just unethical, it should be illegal. I am now at a complete loss. I'm financially trapped into staying with them because, thanks to the false debt they've manufactured, I won't be approved by any other property management company. This property company a very shady business. Not surprised they have such a low rating. They hire NCMS to frivolously charge fees for violations that have no clear definition. Their staff told me that if you drive your vehicle to work than it's considered a Commercial vehicle and they start fining you. I have a white truck that doesn't impede anyone, is parked completely in the driveway, completely out of the way of others & they have fined me multiple times for it being parked. I doesn't block anyone. I'm about to contact my legal team too. Will not rent or buy from them in the future. Progress Residential - Property at 4761 Saville Garden Ct, Las Vegas If I could give zero stars, I would. I live next door to a home managed by Progress Residential, and what my family and neighbors have endured because of their lack of oversight is completely unacceptable. For over a year, the tenants they approved created an unsafe and unsanitary environment. The house was overcrowded, the backyard was filled with trash, and a pit bull repeatedly got loose and attacked my dog three times. The tenants often screamed profanities at their children in the street, and police were called multiple times due to domestic violence incidents. Progress Residential ignored complaints for months, despite clear evidence of violations. After finally evicting the tenants, it was discovered that the home was left infested with rats and roaches. Now, those pests are entering my home, and several neighbors are seeing the same. I've personally seen a rat on my backyard wall for the first time in the four years we've lived here, and roaches are now appearing indoors. I've informed Progress Residential and requested that they fumigate their property and mine, as their negligence is directly impacting our health and safety. My toddler sleeps on the first floor, closest to their house--and if anything happens to him related to this, they will be held fully liable. This is more than bad management--this is a public health hazard. I'll continue to document and escalate this issue until it's resolved. As others have stated, this company is HORRIBLE!!! I have had nothing but problems since I moved in. The people at the Las Vegas are unfriendly and mean spirited. They make customers wait outside of the office for transactions (probably because they have been threatened for being so nasty and rude). If you are late on rent, they lock you out from online payments unless you're paying the full amount to force you to drive to their office to make payments. They DO NOT care about their tenants AT ALL! I explained that I was laid off from my job and trying to find two jobs to get caught up, but they still tried to evict me. They put eviction notices on the door with no information filled out on them. The HOA had one of my cars towed away because they claimed it was abandoned, even though it was parked in front of my house! I lost the car to the tow service because the impound fees were too high to get it out. I pay HOA fees, but they expect me to get rid of weeds and maintain the outside of the property. Do not rent homes that are managed by this business. It is unethical & dishonest. Without written or verbal notice, they changed the account to pay rent to - I paid rent as usual. They waited 2 months to say they had a new account & my rent was going to their old account & they wouldn't transfer it over between THEIR accounts. When I was in the process of moving out, they came to the property (after hours!) & changed the locks on the house & stole several thousands of dollars of my belongings. I filed a police report but their legal department refused to speak with me & their headquarters are located in TX & not under the jurisdiction of LVMPD. I say this as a military member and a concerned citizen, this company is a scam please do not rent a house from them. They are predatory in every way and they have no respect for the tenants that rent their properties. They charge for HOA notification not even violations, they do not answer the phone and have you waiting for hours to resolve any issue, and they do not respond to emails. As a military man I make a decent salary but after missing zero payments or creating any issues they raise my rent unexpectedly the next contract I sign, then after doing such are slow to lower the price. This property management company isn't reliable, trustworthy and not a good company to rent from. The employees are not trained well, they don't seem to know how to do their job properly and lack proper customer service skills. I've waited on hold for thirty minutes or longer at times, only to be hung up on. I don't have time for this when I am at work. These people lack enthusiasm and patience to do their job. The company charges excessive amounts of rent and fees yet can't provide safe, affordable housing. They claim it's market pricing, but it's not-it's excessive and unreasonable. We pay over $2300 including gas, trash, water and sewer for a house that is a little over 1500 square feet. We've received HOA violations/ letters due to the paint scheme on the house and Progress doesn't respond or take care of the issue. The HOA wants all houses painted a certain color. Instead of desert landscaping, Progress put in turf in the front that hasn't been easy to maintain- we've put our money and resources into it- but receive HOA violations. We've experienced four leaks coming from the pipes underneath our kitchen sink due to pour workmanship. Progress sends a tech out after days of waiting-except for our recent leak-they sent someone out the same day; but it only remains leak free for a little while then leaks again. To leave their property it is a 60 day notice plus they recommend using one of their cleaners for around $600 to clean their house to their specifications. They don't return your deposit or if they do-they keep most of it from reading past reviews. We are leaving next year. They also charge a $35 convenience fee to pay the rent online. They add late fees even with a agreement to pay the rent in two payments due to when I get paid and my adult children who are currently living with me. Again it's excessive. Once they served us with a seven day notice and charged a $140 fee for serving it. With a property management company like this, who needs enemies? Think twice before you rent from them. We've had electrical problems due to Progress not inspecting the homes they buy and or disregarding the problems and not fixing or repairing the problems during what they claim is renovations. I don't know how their homes pass inspection-unless someone is getting paid off. I don't know how they are allowed to operate except they are schisters with unethical lawyers who are retained by them-you know-money talks. This was a huge mistake on our part-leasing from them. Investors who purchased home $15k below asking. They will make you pay two times rent if you break lease and require 60 days notice to vacate. You'll be required to hire professional window, carpet & house cleaner. Otherwise they charge you over $500 for cleaning. You'll never get your deposit as they require you to power wash the exterior of your home, replace air filters, light bulbs, power wash concrete and so much more. Not allowed to be present during final walk through. Only good thing is that they don't restrict dog breeds. Come prepared to show letters stating dogs are ESA so you don't pay pet deposit and $35 pet fee for each pet. Service is mediocre. Stay away!!!!!! UPDATE: 7/16/2024. Hello Community, I just rented a home from Progress Residential in July of 2023. I found a beautiful home in tue Southwest and thought that this would a great thing! Well it is and it isn't, so let's start with the good. Good: Easy to apply and submit all neccessary information for home application. Modern updated homes in nice neighborhoods, close to all the conveniences of shopping. NEGATIVE: Homes do not have washer and dryers, so now an extra cost to tenants to get one. NEGATIVE: Must pay for smart home $17 per month additional and you HAVE NO CHOICE in the matter. NEGATIVE: If you use your debt card to pay your rent they charger you $35 Convenience Fee, now I will be fair you can use your direct bank account and routing number to pay for free, buy $35 convenience fee is pure BS and highway robbery! I was told it is standard industry Fee. What industry is asking for $35 fee. I have never paid more than $10 for a fee. But OK! They try to nickel and dime you on everything they can. I recently moved out of a Progress Residential home and until this moment I would've recommended them. However, they are now trying to screw me out of more than $1700 of my security deposit refund after being in constant communication with their staff during my move out. I was moved to another state for work. Notified them as soon as I was given and accepted the job offer, the representative said to not worry that the notice was less than 60 days because I was in good standing. My lease was fulfilled, rent was never late and house was left as good as before. Now they are charging me $1755 in an "insufficient notice fee" and the house was rented within a couple weeks. I recently moved into a rental and not even 24 hrs since we moved in the lower guest bathroom toilet was overflowing from the bowl and the bottom this started from 6 a.m . I put in a service request at 8 a.m I also called and the operator and states that she'll put it as a emergency request! At 12 p.m as the toilet is overflowing again. Mind you that this happened five times and each time it's flooding the bathroom, hall, laundry, garage. I called again and the operator tells me they put in a request and someone will reach out. At 4 p.m my husband comes home and gets on the phone and they submitted a request for the after hour emergency tech within a half and hour the technician calls and says can he come tomorrow my husband is like no we have no water, we can't use the toilet or take a shower . So the technician arrives and makes a mess and water is flowing from the toilet, he leaves a mess and tells us the other company will clean up the mess but it was like he didn't want to be here or cared and I'm sorry it was like he didn't know what he was doing that he needed to forward this repair to a plumbing company. Within an hour 24/7 plumbing arrived and the plumber asks us how long we've been here we were like a little over 24 hours. He ends up snaking the drain from the garage and he pulls out cleaning wipes! "Thank you 24/7 plumbing"!!!! But here's the thing but I'm sorry but the house cleaner was literally in the house when we just got the keys released to us on move in day! Why was she here cleaning on our move in day? Did she flush the wipes down the toilet hmmmm? If she did omg you don't know how much of a mess and headache you put us through. Now we need to wait for Progress to access the damage that caused the flooding scheduled six days later? Damage under the floors and baseboards are visible and think about it we got bacteria sitting in areas that I couldn't wet vac up or sanitize! How disgusting! They use a 3rd party utility company, Conservice, and we received a statement stating that we owe for Dec. - March for water, sewer, gas, and trash yet we've paid statements for all of those months. We have no central air and a 11 month old child . Despite my NUMEROUS request for a portable ac unit for our rooms we get no help. A tech showed up once and basically did nothing , said it's humid outside ... what in earth does that even matter !!! It's over 100 degrees outside and our thermostat reads 86 in our home . We have to use 4 fans just to get some relief . We had to go purchase our own portable unit for our daughter. Do not rent all all from this company !! It is common for leasing companies to get poor reviews on Yelp, however, I was actually shocked to see how many poor reviews Progress Residential had. I have been a tenant of Progress since October 2017. I originally found Progress because they allow large dogs. It is so hard to find a rental home where large dogs are allowed. Which makes me very upset since my two dogs are extremely well behaved and house/potty trained... but that's a conversation for another day. Progress allows self-showings for a majority of their homes, which is awesome because it allows for me to set my own viewing schedule on my own time. You sign up for an account with Rently and upload a picture of your photo ID. They approve your account shortly and sent your information over to the local leasing agent, in my case my agent has been Tonya. Tonya is so nice! She was always just a text away whenever I had any questions. We found a home 2017 that we wanted to rent, and the application process was easy. We were approved pretty quickly and were able to move in at the end of October! The company schedules a move-in walk through with a specialist who meets you at the home to give you your keys and walks through the whole home with you, taking pictures of everything head to toe, and makes notes of the condition of everything within the home. (This is important, as this document will be used for your move-out.) While we were in the home for two years, progress was always helpful. Our garage door stopped working, progress replaced it. Our garbage disposal wouldn't work very well, progress replaced it. Our dishwasher was old and outdated, progress replaced it. Whenever we had an issue and submitted a work order ticket, progress would call me the next day and schedule for a technician to come out. We seriously had no complaints about the home we were in! Fast forward to March 2020, we decided we wanted to move into a less expensive rental. I called progress customer service to what it would look like for us to transfer into one of their other homes. Turns out they have a home-to-home transfer where you can move 30 days prior to the end of your current lease into a new progress home with no fees from ending the current lease early! We decided to do this transfer, and it was so easy and smooth. We started the self-showing process again and got connected, to my surprise, with Tonya again! I was shocked and happy to hear that Tonya was still with Progress a few years later. Tonya allowed us to view any home we wanted, and we even met up with her to have her show us some homes that were being renovated and not quite ready to move into yet. We found the home we wanted and signed the lease. We ended up moving out of the other home a couple days earlier than anticipated, and they refunded us the two days that they had charged the pro-rated rent and utilities. Awesome! Within a couple weeks, our security deposit check was in the mail from the old home, and it was almost the original amount. We hadn't changed the air filters so we were charged for that, and then for a can of paint since some of the walls were scratched and what not. Wow! I was so happy! We have had a couple minor issues with this new home, which I submitted work orders for, and once again they had a technician out for us within the next couple of days. They are taking COVID-19 seriously and are ensuring their technicians maintain a social distance within our home, and they wear masks, shoe covers and gloves. Knock on wood... but Progress has been great to us and we are glad to be renting with them for another year until we can buy our first home. read more

Corporate Greed at its Worst Do not move into anything attached to the company Progress Residential. At first glance, they might give the impression that they are a well organized corporation with their customer's interests in mind. However, this couldn't be further from the truth. I have been a home renter for many years and in many states across the country. I have dealt with many property management operators and landlords yet I have never dealt with a company that exhibits greed, lack of empathy and lack of accountability. If you rent with PR, they will make promises that they will not keep. They will hold themselves accountable for very little. Any mistakes that they make, they will not admit to. If you make any requests, you will not be looked at as a human, but a means for them to charge you more money. And you will get the runaround on any request that you make, in spite of your best efforts in communication. Companies like this buy up a multitude of properties, to turn around and rent them out themselves for very steep monthly rent amounts. They are one of the main reasons it challenging for the ordinary consumer to buy a house. The initial amount for rent that they might be advertising may not seem too bad at first; but you will be nickeled and dimed with every hidden and arbitrary fee that one can imagine. Families, individuals just trying to make it, trying to save money for their futures or just trying to pay bills; this is not possible with companies like Progress Residential where you are not a human but a means to making more money for the folks that already have more wealth than one could probably need. And the sad thing about any unresolved issue that you might have, whether you have evidence to support your claim or not, is that there is almost nothing that you can do to get a fair outcome.The likelihood that this company will make things right, own up to their mistakes is about 0 percent. Just for some examples from my personal experience; Upon my first initial (deposit) payment that I attempted to make online, I used my bank account to attempt this payment. Unknowingly and a mistake that I made, I did not include all of the account numbers when I was completing this form. However, this payment still translated to Progress Residential. It allowed the transaction to go through on the form, not showing any errors. But just the same, they couldn't process this payment. I was finally made aware of this payment issue but no one could speak to the reason the payment didn't go through. I was sure that we had more than enough funds in our account so that couldn't be the issue. The PR contact that alerted me of this issue, made it known to me that my rent payments moving forward, could only be completed using their WIPS (walk-in payment) program. If you're not familiar, this very convoluted process, it is a very inconvenient process where you have to physically go to a store, hope that someone is working the customer service for WIPS payments, hope that the line isn't too long, and then be prepared to pay a fee. This judgement on their end did not sit right with me and I was very frustrated that these representatives at PR would not budge, listen to reason, give the benefit of the doubt, or even investigate further as to why the initial payment didn't go through. They just said, that is that. Initially, no one with Progress Residential would help figure out why so I had to do my own investigation. I finally got a rep from my bank to confirm that there was an attempt made but the account number was not complete. I told this rep that I input the number that I confirmed from a different rep. from a prior conversation. Nevertheless, we were able to determine that this is why the PR system could detect the bank and account, but not process it based on their system. I relayed this information back to PR to see if they would change their minds on the WIPS. They absolutely did not and wouldn't even give this consideration. We rented a house with PR and one of the monthly fees was for a "smart home" fee. This was to include a phone app that you would download and use to operate/control the smart lock on the door, a motion sensor in the living room, and the thermostat. We already owned a smart door lock (which you can buy for $70 bucks online) but whatever, we had to use the smart lock already installed. The 1 motion sensor in the living area, was really not something that we could use or needed but again, whatever, it was there. Neither of the home's thermostats was equipped with the technology to be controlled by the app. I made several inquiries and requests to either have the thermostats updated, or prorate our monthly fee and refund us for the amount we were paying for a service that we were not able to use. Months of runaround, no one ever addressed this as an issue, we were just forced to pay this fee in spite of not having the service we were paying for. This is a matter of p read more

We did a home to home transfer last year. We had already signed the new lease and 2 days before moving, Progress called and said the current tenants of the "new" house hadn't left yet, decided to stay another month and we needed to find a different property. There was nothing else even close to the same price and we had to turn in our keys in 2 days with literally nowhere to go. Nevermind the usual BS like making us hire a professional cleaning company (leaving the receipt on the counter upon move-out) and then charging us a cleaning fee anyway. $35 convenience fee for using your debit card to pay rent is a scam. I spoke to my bank and asked if that's a fee that they charge Progress and she's like "nope, that's all them"...I have provided Progress my renters insurance policy seeeeveral times, but am still charged $15/mo for "not having insurance". Our smart home features have never worked (we're in our 3rd property from them) they've never fixed the issue but happily charge us $20/mo for it. Forget about ever getting your full deposit back, or even half, no matter how perfect you leave the property. GET EVERYTHING IN WRITING! Every conversation you have, do it through email, you'll want documentation because you'll get different answers from different people about everything. Even if you just spoke to them over the phone, email after you hang up and clarify whatever you guys just spoke about so it's documented. DO NOT RENT FROM THESE PEOPLE! Would give them no Stars if that was available. They expect you to pay for THEIR REPAIRS. Moved in 2020 before COVID. Lived there until 2023. We followed all their rules when it comes to moving out. Gave them a 60 Days notice to vacate. Sent emails. Paid the final bill. Even left early a month earlier and let them know. Paid for clean up of the house. Left the Keys in their lock box and advised them. Was even asked to send an email to the local office as well which we did. So what did they do, hit us with another rent payment. Went to court for an eviction, charge us late fees and fees for two months where we didn't even live in the place on top of the final payments they charged. Not to mentioned they charge first, last and a security deposit before move-in in the first place. This company is crooked. And no one should ever rent from them. If you are renting from them, you should move out as soon as you can before they screw you over. read more

I did a home-to-home transfer 6 months ago. I have not received my deposit back from the previous home. I contact the company 2 weeks ago and was told that they will send out another check through ground mail. I asked to speak to a supervisor do to the fact that it has been 6 months. I wanted the check to be sent via Fedex or UPS so I am able to have a tracking number. Still have not received a call from a supervisor. I reached out again and was told that the check was sent out via ground mail. And still again have not received an email or call from a supervisor. If you rent from this company expect to not receive your deposit back. read more

Horrible experience It started off easy enough, and we were approved within a day. Then they sent their proposed lease. Where do I start? 1. There's a fee for everything. They charge a premium rent, pay for nothing, and then insist on unnecessary extras. For example it is mandatory to use "ConService" for utilities, which means setup fees and monthly "convenience" fees with this third party on top of the utilities. Or the monthly "Smart Home" fee so you can program your thermostat from your phone. 2. They refuse to modify lease terms, even when an obvious grammatical error ambiguates the terms and no clarification is offered. 3. Their terms are unreasonable. For example, their "Damages" paragraph would mean a renter is responsible for the full replacement cost of the home for a flood or fire, including when the tenant is not responsible! Or if criminals break in to the house, you're responsible for fixing the doors and windows. Additionally, if a riot, act of war or terrorism resulted in the home burning down or being damaged, you'd be on the hook . You heard me. No renters insurance covers the structure (that's what their own homeowner policy is for), but under the lease YOU are responsible in pretty much all situations, even those out of your control. 4. I asked if the telephone company could install internet service since I work from home (like most people during this pandemic). Despite the professional installation (resulting in a small hole that your finger wouldn't even fit through) and an offer to repair the hole at move-out, I was denied permission to have internet service installed. We will NOT be signing a lease with these con artists. There is no way I want to be in business with them; I can only imagine the ongoing hassle of unexpected mandatory fees, and the likely forfeiture of security deposit for countless minute repair details. read more

Terrible experience will only bother to call or respond when it comes to deposit then no longer answer. DO NOT put any money down before seeing property 2 days prior to move in we found squatters in the house after flying in from east coast, they only let you apply 12 days prior to move in and then do not offer video tours and do not look at the property themselves. They did not give a single care about the situation only said we have to pick a different house or cancel our application. No available compensation for the inconvenience. They have poor customer service DO NOT DO IT I will be pushing this further UPDATE: They had time to reply to the review to make it seem like they responded and are working with me, yet no response to the email sent, further proving my point.
