    BEWARE, THIS IS A SCAM! I rented a house in Palmetto, FL. I received the Move Out Statement and it says they charged me $500 for interior paint. For what? The photo they sent me had different wall color. I have move-in videos and photos and we took move-out photos and videos as well. This is insane! We cleaned the house and were charged $450 cleaning fee. What did they clean? The house was infested with roaches when we moved in. I battled the roaches all year that we lived there. The house was left in a BETTER condition than when we moved out. The cleaners left the vacuum in the houses and didn't clean it at all. The house was filthy and I got $250 credit for cleaning. Why did they charge me $450 now? The house was left in better condition! They are a scam indeed. Google "Progress residential" and read bad reviews on Google. The positive reviews are from people who work for this scam company.

    I could give negative stars, I would. I am on disability and a cancer survivor. I have NEVER had any issues with a landlord/rental company before, ever. Maybe I was lucky? Pure nightmare. I never made a late payment, I paid my rent a month in advance, I made multiple enhancements on the property and yard (albeit small) and fixed many things myself to avoid a service call. The place was FILTHY upon move in. It took me several days to clean but I was excited to find I had an inoperable oven for a year. The range top worked but the oven did not. I had an outdated fridge that would not seal properly causing me to lose food. I had a leaking ac unit that dripped into an outlet for months before it was finally replaced. The biggest issue was that my studio had water intrusion EVERY TIME IT RAINED. And it flooded on multiple occasions. To which I had to personally extract the water from (rather than wait days for a professional company to do the work). Ungrounded exterior outlets to boot. There was a "French drain" outside. I put this in air quotes because it was not a French drain... the pump could not withstand the amount of water coming down the minor slope in the driveway. Mind you, I was battling cancer and had 6-8 doctor appts a week, but had to deal with vendors out multiple times a day at times. The living conditions were awful, unhealthy and I went through so much emotional turmoil while dealing with the powers that be. It was my duty as a tenant to report these issues to the landlord and it was their responsibility to make sure that I lived in a healthy, safe environment... to fix said issues. That did NOT happen. I had 12 vendors out over the course of 10 months to fix this "French drain" meanwhile... still getting water intrusion when it rained. Finally, a company came out that clearly had no experience but obviously were the cheapest bid. They dig up my entire yard and install a new "French drain". It drained before just not good enough... now it didn't drain at all. My tiny home flooded. So they sent these same unprofessionals to "fix" it. It wasn't fixed. It flooded multiple times. I spent hours talking to reps on the phone, sending emails, videos, pictures, texts, etc. This was my life. But I wanted to stay, it was my home and I had no where else to go. I am a little unhappy at this point. I get an email on a Friday afternoon at 4:58pm with a word document (professional) attached, stating that I have to vacate the residence in less than 10 days that the "owner" deemed it uninhabitable. Really?!? Just fix it! I know that only the city can deem a property uninhabitable by law. I was told by the property manager that I was the smallest property in their 10's of 1000's of properties across the entire nation and not a priority. Wow! I contact the state attorney general's office, code enforcement, disability rights, and reach out to PR's corporate office. Over the course of the next few months, there are numerous vendors, "repairs" and still flooding. I was ready to wave a white flag and just deal with the issues. Zero resolution. Instead, I was given a renewal notice only to be trumped by a non-renewal notice. With about 2 weeks to move. There was zero offer from the company to assist with my expenses. Zero reimbursement for my troubles, zero remorse. Instead they listed it for twice the amount I was paying. All I wanted was for it to be fixed. And to live in peace. If you read all my rant (which more is to be had however I had to summarize) and you are considering renting from these soul sucking thieves.... Don't walk away, RUN.

    I have been without AC in Florida since 8 May! I have relayed several times that I have health compromised children (asthma). Now they are saying no one will be out until the 20th!! They are horrible at fixing anything! They are horrible at communicating or following up!! All my sinks are leaking, my fridge is broken (going on 3 weeks), they sent 1 portable AC unit for a 4 bed house that runs continuously and does not get the home below 86!! MILITARY and VETERANS BEWARE!! This company could careless about its residents while over charging in rent! They have not come to do an inspection in 3 years! I will report them to the nearest military housing partnerships to prevent this from happening to other veterans and active duty!!

I rented in an HOA community, and after SIX MONTHS, I still do not have access to the pool, or the entry gates. Rent it charges a mandatory $30/month which covers an air filter that can be purchased for less at Walmart, and although it's called a "Benefits Package" there are no benefits - they don't even effectively communicate with the HOA on the tenant's behalf. As a result the doors delamanated! I lived there for 8 yrs. I the, renter got blamed! They tried to charge me 455.00 in addition to the 795.00 security deposit but I disputed that and now they're keeping my deposit. They also harassed me every few days about when I was moving out after I paid through the entire month and didn't prorate me. I notified them months ago about a broken fence and they never did anything! Also you'll have to do the inspections for them because of Covid19 they won't send anyone and you don't get any compensation for it. They raised the rent by $200/month and the place needs major kitchen updates. The cabinets from 1970's are falling apart and does not have the best appliances old stuff. Not worth the raise in rent! Upon moving out I had to drive over and meet inspector using my key and gas because they forgot it in their Tampa office! Again not compensated for it! I recently found out it is an unrepaired sink hole house, which was NEVER disclosed to me!

    After vacating our rental home in Henderson, NV, Darwin Homes initially attempted to retain our…read moreentire $2,085 security deposit while also claiming we owed an additional balance of nearly $1,900. After we formally disputed the charges, they later reduced portions of the deductions, but they are still attempting to retain essentially the full deposit for repainting, carpet cleaning, "rent-ready" cleaning, pressure washing, and other turnover-related expenses. Our original lease began with Atlas Property Management and was later transferred to Renu and then Darwin Homes. We never signed a new lease or move-out addendum directly with Darwin Homes. Prior to move-out, we: * patched and spackled nail holes, * steam cleaned carpets, * cleaned the home, * replaced filters, bulbs, and batteries, * and removed all belongings and debris. The carpets were fully intact at move-out with no holes, tears, burns, or missing sections. Our concern is that ordinary residential wear and standard turnover preparation are being treated as excessive tenant-caused damage. The original lease did not require professional carpet cleaning or whole-house repainting upon move-out. We continue disputing these deductions and are prepared to pursue all available remedies to recover the wrongfully withheld portion of our security deposit. We believe the burden remains on Darwin Homes to substantiate that the disputed charges exceed ordinary wear and tear and are supported by sufficient documentation. We have multiple witness statements supporting the condition of the property and the extensive cleaning and repair efforts completed prior to move-out. We repeatedly requested: * before-and-after photos, * paid invoices and contractor receipts, * proof work was completed, * and documentation establishing that the alleged damages exceeded ordinary wear and tear. At the time of this review, sufficient supporting documentation has still not been provided for many of the disputed deductions. Renters should carefully document EVERYTHING during move-in and move-out, including photos, videos, repairs, cleaning efforts, and all communications.
