This is absolutely the worst place to rent from. They gas light you every second they can, and completely lie about things to save their own asses. Peoples vehicles get stolen from there and they refuse to show footage of the incident and then magically can't find what you need anymore. The gates don't work and stay open 24/7 but if you were to ask them they work perfect. Management is a joke, and will only do what suits them and makes them look good. They treat collage students horribly after charging them $4,000 a month to live in a safe place. If your looking for rentals, I would most definitely stear clear of this place. read more

Donna and the rest of the PPM team managed our rental for two years after we relocated and were figuring out what we wanted to do, post-COVID. They were excellent property managers. I appreciated them keeping us informed of how things were going, taking care of routine and minor maintenance when necessary, and consulting with us over a few larger items. Their bookkeeping was also very organized and timely. During the two years, we had two sets of renters in the place and I had a chance to inspect the property after each set left. I was very pleased at how much cleaning PPM did to the property after each renter left. While I haven't had experiences with any of property management places in Davis, I can say the PPM far exceeded my expectations in every respect. read more

Let me start by saying if the house we rented were in good condition, this review would be quite different. We did not have problems with the employees at PPM or their efficiency in taking care of issues per se, but their willingness to withhold pertinent information about the houses they rent out. We decided to rent a house from PPM when we got stationed to California from Colorado. This was known to PPM that we were unable to view the house in person, so a zoom tour was conducted. Never were we told of the prior owner and her history of smoking for decades. When we arrived in California (having already signed a lease), we immediately noticed an unpleasant smell. It wasn't until we found cans of Odoban in the trash and were informed by neighbors in the area that the last owner was a chain smoker who smoked indoors. My dog and I had health issues arise from the contact with thirdhand smoke as the ventilation and woodwork were not replaced in the unit. PPM was prompt in getting Stanley Steamer to come out and clean/sanitize the air ducts but this should have been done WELL before a tenant was allowed to move in. This cleaning took place months after we moved in, so thirdhand smoke was constantly blowing all over our rugs, furniture, clothes, and ourselves. When we asked about the smoke smell, PPM employees admitted to knowing about the prior owner's habits. However, the verbiage of the lease allowed them to get away with renting out this unit by stating they did not guarantee a smoke free home despite admitting to knowing of the smoke prior to us signing the lease. LUCKILY, the military was able to call us onto on base housing but even now we are dealing with the repercussions of their greediness in getting the unit rented rather than marking it as uninhabitable until the smoke was fully cleared. All of our belongings smell of smoke. We have deep washed, steam cleaned, lysoled, Odobanned, tried everything. Many things were salvageable after being thoroughly cleaned, but many things had to be thrown away. As we continue to unpack our things in our new house, we smell smoke on absolutely everything. So we are left with a distrust in PPM and other property management companies going forward, a skin condition that was brought out of remission due to the contact with the smoke, and a dog who also developed skin issues as well as asthma. Utterly unprofessional and exceptionally selfish to take advantage of us in this way. read more

We rented in Davis with PPM for 2 years, and had an excellent experience! In particular, all maintenance issues were addressed in a timely manner. When we let them know the dishwasher wasn't working well, they did a quick assessment and then replaced the whole thing within a few days. We worked mostly with Robert, and he was always very communicative and helpful, during move in and move out and everything in between. We are very disappointed with the lack of professionalism shown by Donna and company. She showed a complete lack of flexibility when scheduling viewings and disrespect of our time. I called a Monday to schedule a showing, she let us know she would be out of town for a week and scheduled us for a week out. Come the day of the showing, and I call her office and her cell as we wait outside the property. After two tries, she answers and told us she forgot about our appointment and told us she could "maybe" meet us in 30 minutes. We had already traveled for 30+ minutes. It was a complete waste of our time. Overall, we were very put off by her negative tone/attitude when talking to potential tenants and disappointed by general service. read more

This management is not friendly or flexible to college students looking to rent which is very strange considering Davis is a college town. From the application process to move out, it was an absolute hassle communicating with them. Quite disorganized I fear. However, most repairs done upon request in a timely manner. They are also the kind of property management that will charge you for a light bulb upon move out. So make sure to submit repair requests before you move out or it comes out of your own pocket. read more

Their management is great! I had issues with the neighbors for parking in our area and they were great with contacting their property management to resolve the issue. Had another neighbor who had their dog doing their business in our parking area and they talked to them and I never had the issue again! Anytime I needed something fixed up, I would just shoot an e-mail or text and they would make sure to get to it in the next few days. Terrible experience. Viewed my property which is in excellent shape and told me I needed re-painting, new carpets, new counters, deep cleaning etc. before it could be rented. I've been renting a home through Progressive Property Management (PPM) for 3 1/2 years. I have not had one negative experience with PPM. Donna and her team have always been extremely responsive to my requests and service needs, and Donna has always treated me with respect and courtesy. Robert is a jewel and has handled the property service needs quickly and thoroughly. I have 100% faith in this company, and trust them to be in my home even when I'm not here. This company is one of those companies that you hope for when you are looking to rent. I was deployed at the time and looking for a place. After emailing a few places, Donna from PPM was the only place that emailed me back answering my questions. She didn't just send a generic email back. Her assistant even met a friend of mine to show the property and FaceTime with me since I was out of county. The place was immaculate when I moved in. They really work to ensure the property is maintained from the lawn to the air filters (they even change them quarterly for you). Any issue I had was addressed immediately. We rented from this property management from 2012-2019. Donna Gary (owner) was new to being a property manager and she hires family friends to fix things whenever she can. The first handyman who came made repeated uncomfortable statements to me and kept looking at our things and commenting on what we owned. Instead of repairing the ceiling, they painted a board and boarded up the damaged area. When our washing machine broke down, the he came again and commented that it was "probably one of my g-strings that did it." I felt extremely uncomfortable. Donna would come in without proper notice until we asked her for at least a 24-hour notice, which she then did. However, when she would enter the property, she made comments about how many items we owned. I don't understand why that was any of her business since we were taking care of the place. Apparently, having musical instruments, my South American items, books, and toys (because of our kids) was too much. One of the worst experiences of our lives happened when new neighbors moved in next door. The neighbors refused to let our dog meet their dog. Every time the neighbors stood in front of our window our dog would bark. They decided to write a scathing and inaccurate letter to the home owners association about our dog's incessant barking (which was odd since I was mostly a stay-at-home mom and writer who was there with our dog most of the day and he wasn't barking). Donna decided to take our neighbor's side immediately without even knowing our neighbors or the kind of people they were. When our neighbors decided to lie and say our dog bit their daughter (he had jumped up to greet her), she took their side as well and we were forced to give away our dog. FYI, I asked to see the "bite" and there was none. The parents said she was in the ER, but yet they were all hanging out at home without her. Who would send their kid to the ER (pre-COVID times) with her boyfriend while hanging out at home? They didn't let me look at the "injury," they finally showed me a pic of a tiny scratch (from who knows where) but no bite. No police enquired and no animal control contacted us. But our family had to endure a painful goodbye to our therapy dog. Donna was not looking out for our best interests. She cared more about what the neighbors thought. In 2017 we went on a trip and Donna entered our home to let in the electrician. She claimed that the one banana we left (in good condition) was evident that we leave rotten food out and we were inviting an "infestation." She wrote us up and said she found some crumbs on our table, we didn't fold our laundry before we left, there were a couple of rinsed out dishes in the sink and that we had dog hair on the stairs. She gave us a few days to make amends before evicting us. The craziest part was her claims of flies all over. There were no flies when we arrived home. We easily put away our laundry. We took pictures of how it looked when we left so that a judge could laugh at her if we took her to court. The part that hurt deeply though was that I live with the constant embarrassment of hair loss, and she knew we had not had a dog for years because of her. I cleaned up any hair of mine that fell out on a regular basis but apparently missed the stairs. I couldn't believe she wrote me up humiliating me for my condition knowing full well we didn't have dog hair since we had no dog. That was the lowest blow. This experience caused me PTSD fearing that I would be homeless. I started seeing a psychiatrist to help me through this. I refused to talk to her from that point on because hearing the words "Donna" and "property management" caused me major panic attacks. I had my white husband talk to this very white older lady (Donna) from that point on, until my husband moved for work during the week and I was left with the nightmare of communicating with her. I didn't leave a review before out of fear of retaliation by way of a bad reference when we moved. Two years after we moved, we needed to find a new place (the homeowner wanted to renovate and move in). We were put in the position of having to list Donna Gary at Progressive Property Management again as a past landlord. She literally put us in a position of homelessness as she gave negative comments about our dog and the things we had. I was shocked and very upset as we bent over backwards to do everything she asked us to do. What more could she want from us? Thankfully an owner decided to look past her comments and we were only homeless for a few days (something I will never forget and will connect her with for the rest of my life). I recommend against renting from her as she will judge you by what items you have (by the way, I am an author and it's natural for me to have books, and I'm also a musician and children's educator). Also, I would warn fellow BIPOC against renting from her as she seems to deal better with people of her same ethnicity. read more

Donna Gary is outstanding! I would recommend her to anyone! She has managed our property a couple years and we have never had a problem. She is conscientious, meticulous, and honest. She keeps on top of all the work and documents everything carefully. When a tenant left, she did due diligence in finding a new one very quickly and we have been very happy with how everything has been hassle- and problem-free.
