AVOID, AVOID, AVOID. Worst rental experience I've ever had. Got scammed and lost a lot of money and a business. SLUMLORD Raul Zamora is a little weasel who's got it in good with the cops. Rented a property from his team, had rats enter through a cabinet and eat through our food. Took them several weeks and calls/emails to deal with sealing off the hole in the wall and then when the guy finally cam out he did the sloppiest worst hole repair with a wire netting... with rats in the walls. When things began to heat up in April, a foul smell of dead rats and rat droppings began to erupt from underneath our kitchen cabinets. Our whole kitchen smelled terrible and our pots and pans began to pick up the door to the point we stopped storing them in the cabinets. I took me several months of emailing, calling, and texting before I had to go to the office and demand they do something or we will refuse to pay rent and sue as they were breaking the contract. Even called the Davis PD out to inspect but as the inspector started talking, it sounded like her pockets were getting lined by Mr. Zamora. My suspicions were confirmed when she refused to give me a write up of conditions to take to a lawyer. Seeing as Mr. Zamora is a man around town with city officials and the cops, my lawyer was unable to move forward with a case because I was never able to receive a condition of premises from the police. This guy, and his entire team are scum of the earth. Will definitely steal money from you with a smile and the cops will gladly help :) read more

I rented my first solo apartment through them and it was the best experience it could have been. The office gals were super nice and I had a great experience with Raul as well. They were all very nice and accommodating, and most importantly realistic real people. I appreciated them helping me out especially when it came to moving in (I was on crutches) and always helped me get work orders handled in a quick fashion. I was really bummed I had to leave town before my lease was up for a new job opportunity, and even then they were still gracious, supportive and excited. They were very straightforward, I never felt like I was being taken advantage of. Awful. Disgusting. Slumlord. It took me two weeks and four peoples hep to clean the place to where I could bring my son in there. Raul and his staff treated me and my son like animals, leaving us to live during covid quarantine and fire season without a working washing machine. Not even an apology or offer to change the filters on the window air unit after fire season. The machine was filled with sewage for weeks. The washer went months without repair. The windows are old, the doors don't shut or open properly, the window screens haven't been replaced in decades. The place was uninhabitable for months last year. I still paid rent for that. I had to pack up my son and belongings for weeks on end because the house is so terrible and smoky during fire season. I'm disgusted and disappointed with the house and the lack of acknowledgment of any issues of the house's state. Raul and his staff are abusive to put it in plain terms, specializing in gaslighting. They hide utility bills and charge you whatever they want. Beware. Please. There are property management companies that aren't out to screw you over. read more

The office staff and Raul himself are probably doing their best, but the landlord is just a horrible person who constantly brought up minor issues with the house and ask the renters to cooperate. We have done absolutely our best to maintain the conditions in the old house, and Bonnie, the landlord is just a horrible person to deal with. This is not just from us, the tenets. Even the workers who work for Bonnie are complaining about her working style. In the end, even after we did a thorough clean up, she still deducted 1k dollars from the deposit. So, this is probably not a Z1 problem. I mean, Z1 is OK, I just wish they stop working with Bonnie ASAP. For all the people out there looking for a home, check out who the landlord is. I've never had the urge to write a positive review for any previous rental property company I've used, but I really like Z1. I'm nearly finishing up a year as a tenant of theirs, and it's been really pleasant. From the beginning they were always really clear and kind, made sure to check on the heat and air twice a year to make sure you won't have problems, are really responsive, and saved my fiancé when she locked herself out of our house. Raul and Sylvia have always been really nice, and I just appreciate there being some good people renting homes in Davis, rather than the unfortunate and often predatory companies we've had the misfortune of using previously. Beware of Raul Zamora. He is the closest person I have met to a full-blown SOCIOPATH. At first glance, Raul Zamora appears to be amiable and respectful, however, after he was brought in by the owners of my rental property, who were slum lords eager to get out from under water, Raul's true colors began to show. Raul Zamora was very rueful of accepting responsibility, and ignored tenant rights at every turn, blatantly and repeatedly lying to us. Ultimately, he forced our illegal eviction with an unfounded "12-day notice." Fortunately, I was smart enough to see through his guise of kindness and got away from him as soon as I could, likely saving thousands of dollars. I don't know how many times he has been taken to SMALL CLAIMS COURT, but it is obvious that he has been several times. Recently he lost his CASE against us, and will most likely be taken back again. Property owners: Raul Zamora will take advantage of you and take you for every penny he can, trumping up charges for work he does not provide. Renters: do not sign a lease with Raul Zamora, he will lie to you and manipulate you into a very disadvantageous position. On top of that, he will take you for every cent of your deposit. Avoid Raul and Z1 Properties at all costs. He appears friendly, but it is clear he is only in this business for personal gain, no matter what the cost of his clients. read more

My interaction with this management company was when I was considering renting one of their properties. I found them to be very unprofessional; Raul was 15 minutes late to the scheduled viewing and offered no apologies. He then weirdly wanted me to compete with the other potential renter asking such questions as "Which of you has a full time job?" "Who has a pet?" He also told us that while the unit had a washer and dryer, if it broke, it would never be fixed. One might expect more for $1100 a month. Moreover, despite it being a small unit, the Utilities were split with four other units, despite one of them being its own house. Given his rudeness, and the sketchy way the utilities were divided, I went with a different company. read more

Be careful when renting or doing any transaction with Z1, they will try to take every single penny out of your pocket. They seemed nice at first until you start talking money with them. They sometime can take a long time to respond back and sometimes don't even care about the property you are renting from them until it is time to move out and then charge you for a repair(that you been telling them about for a year). Raul was once very aggressive to a person that was living at the place and that person feel threaten by him. Raul is an excellent property manager. Our landlord brought Z1 in midway through our tenancy, and it was a vast improvement. He immediately came to inspect the property and did basic maintenance, such as changing air filters, for us and free of cost, something that our landlord never bothered with. When we called with issues or needed repairs, they were addressed quickly and with high-quality work. Raul often came by to supervise the work, as well. Our landlord sold the house at the end of our tenancy, and Raul advocated for our rights as tenants, ensuring that we were never surprised with showings or walk-throughs. unfortunately for me I have rented a home thru Z1 which was just OK despite the fact that it took them for ever to resolve any issues with the property such as fixing the back patio door which we couldn't open and was safety hazard that took almost 6 months and a lot of phone calls and the owner refusing to change the front door keys which where there from the previous tenants forcing me to buy my own set of keys and the stove that half of it only worked and the pots where sliding of of it which caused me and my wife to get burned a couple of times and the outside water leak and the mold in the bathroom that was covered by caulking, I can go on and on but I can pot all that aside, because I try to get along with people and be a good tenant, Raul Zamora have miss led me and caused me to break the lease and to pay rent on the property while I am out out it. When I first moved in I informed Mr Zamora that I will only rent the property for 1 year and I will be moving to a new home after my lease expires, back in April 2020 I called Mr Zamora and asked him and informed him that I am thinking of starting house hunting and was wondering if I should wait tell my lease is up , MR Zamora told me that I don't have to wait and that the house is in a very desirable area and there is a waiting list and it would cost me $300 to re assign my lease and that's all I have to pay and to go ahead and start looking and not to worry about it and he will not make me pay for to the new home and this home and he sent me a link to new homes in woodland which I drove by and looked at but did not like the setting, finally I found a home That we liked a lot so I contacted him to let him know that I found a home that's when he got really angry and was yelling at me for not using him as my agent I honestly didn't know that he was a broker I thought he was a leasing agent only , after this little incident he became totally uncooperative and forced me to pay for July and most of august and also the $300 fee and after we cleaned the house and made it look much better than when we first got it him and the owner demanded to use there own cleaning lady and billed me additional $390 and also trying to make me pay for damaged blinds that I never used because my head board was blocking them, I do have a move in paper work which showed all the damages that the house had which I sent via email And now it disappeared. also when I first moved in they made me pay the previous tenant water bill I was only there a week and I had to bay $ $146.23 and now I been out since July 4th and I still have to pay water for July and august which is ridiculous. read more

I have signed a lease for a second year with Raul's property management group. He has always returned phone calls, texted back, or emailed either immediately or in a timely fashion. He is a real-estate agent and has assistants that help him; although he himself is a very busy man during certain times of the year, he always goes the extra yard. It is best to just drop into his office if you are serious about renting/buying or have problems with anything. Just speculating here, but most these complaints seem to be of a single property that Raul dropped because the owner didn't want to spend money to maintain it. Then the owner wrote a bad review because he dropped them. No property is maintenance free, I have remodeled a lot of houses in my life. I know it takes a lot of time and money to maintain/update a house and the owner has to be willing to pay for it. We were given the number of a maintenance guy (Jeff) when we moved in. During our first year, there was a minor leaking drain in the house we are renting from Z1, we let the owner know and the owner told us we could call Jeff free of charge to take care of it. Jeff came promptly the next day, and did more then replace the pipe; he replaced the whole garbage disposal! I asked Raul to meet me at the bank to get a couple letters notarized for school residency. When I arrived at the bank on time, he was already there waiting in the lobby. I offered to buy him lunch for his time and he refused to let me. He went above and beyond to do this for me when he was of no obligation to. When we were negotiating the contract for the first year of rent, he gladly added addendum's at our request to further protect ourselves from liability. The contract was fair and comprehensive. The owner of the house is a very nice lady and stopped by to meet us when we moved in. Raul negotiated on our behalf to the owner to allow us three dogs in the house. After months of renting the owner allowed us to even foster a fourth dog with a broken leg for a short time. read more

We have never had to worry about the condition of our house because of how well Raul vets potential tenants, there are never complaints about the tenants' behavior, and we don't have to worry about the finances because of how Z1 Properties watches the market and prices rent appropriately (which also helps in attracting good tenants). He did nothing to manage my property, never went to view the condition, let the tenants damage my house and landscaping, and illegally withheld rental funds and payments when I fired him. Raul seems like a nice guy when I first talked to him, however in my instance he was not helpful and ignored my requests. I contacted him in March, on the phone, about relocating to Davis from Atlanta during the summer. I explained to him that I am looking for rental properties for myself and my ex-wife. He was very nice on the phone, and said to write him an email with my situation and what I am looking for and he will get back to me. I did that right away, and in the email I asked him to confirm the receipt of my email and to contact me when he is available. I did not hear from him thereafter. I called him a couple of times during the following weeks and left 2-3 messages. None have been returned to this date (18 April) . I did not want to pass all the opportunities for rentals during the spring rush, so I did find a place myself. I had to travel to Davis 2 times in order to find a place. I wish Raul would have kept his word that he can help me with my needs, instead he chose otherwise. I think that is rude and demonstrated poor customer service skills not to acknowledge someone, even if he can not help me. An acknowledgement would have been appreciated. read more

Avoid avoid avoid. The whole year was a running list of bullsh*t. Z1 spent quite a lot of time trying to avoid their responsibilities set forth in their own lease. They removed both washer and dryer from our place before we moved in, and then tried to convince us that "as is" meant that they could just not provide the appliances promised in the lease. When pushed, they said that the old set belonged to the old tenants, and that a washer and dryer were "a convenience". Then they tried to tell us that we would have to buy our own and agree they were our "personal property". Yeah, no. When we finally got them to fulfill the terms of their own lease by installing the appliances, all the drains in the house and the toilet overflowed multiple times. Turns out the huge tree in the yard had been messing up the pipes at this place for years. Their own handyman confirmed he had worked on the same issue at this place many times, and there was already a plastic patch over the pipe when it was dug up. Let this be a lesson! Don't be nice and just go along with something if it seems like bullsh*t. Don't be afraid to be persistent and hold management to the letter of the law. You need to protect yourself from liability. Every little thing with the house was like this. We weren't allowed to pay rent with separate checks. The place was falling apart. We reported a window being unable to close the day we moved in and it never got fixed. Parts of a closet were literally constructed of plaster and thumbtacks. There was no foundation under the floor and the whole house was damp all winter. The a/c was an antique wall unit with a huge open hole in the wall over it. I wish I was joking. Every time they actually fulfilled their responsibilities Z1 made a huge dramatic show of it, acting like it was a huge favor. Mr. Raul Zamora also had a super creepy vibe. He often shook my hand and squeezed my hand much longer than necessary. He made comments to my husband about me that he eventually apologized for, but not to me! He asked me to please apologize to my husband for talking about me and hoped my husband didn't think he was "a sexist." Apparently he didn't think I deserved the apology, just my handler. Thanks. My housemates agreed that anyone other than me would go into the office for the rest of the lease so we could avoid this. The few times I had to go in after I pretty much wore jeans and a turtleneck fleece no matter what the weather was like. The moveout was just as much bullsh*t as everything else. Z1 failed to ever provide us written requirements for cleaning etc. Instead they had a brand new intern stop by. She looked at one room of the house, then apparently got bored and left. We were given an extensive checklist of "guidelines" for cleaning. What a joke. Raul came by and complained at the walk out about ridiculous things like "dust on the baseboards" and "soap residue" on the cupboards and threatened to hire a $200 cleaning service. He then said we had to rake the front and back yard even though it wasn't on the checklist. That's when he laid this golden line on us, "See, these are just 'guidelines', you might have to do more." Pfffffffft. I think that's literally the most stupid thing I've ever heard someone say on the job. You see, the argument goes both ways with 'guidelines', because you may just as well do less. We asked for written exact expectations after that and never received them. Well, anyway, we busted our butts cleaning that place up as good as it could be. I think we made it abundantly clear that we were not going to play games over this deposit, so we actually received almost all of it back. Almost. The kicker is that Z1 retained $30 of our deposit for batteries, freaking smoke detector batteries. This is idiotic for two reasons. 1. Battery life cannot be "used" more by one tenant or the next. It's just common sense. That's how batteries work. Their lifespan in the smoke detectors falls under normal wear and tear, if anything. It is improper to withhold the tenant's deposit money for freaking batteries. 2. We actually did replace most if not all of the batteries in the house before we left since it was on that stupid checklist, and I still have the receipt to prove it. Z1 bought twice as many batteries as the house ever could have needed and decided to charge them to us. In the end we decided that $7.50 per housemate was fair enough to never deal with these people again, and it would be a waste of anyone's time to go to small claims court. Besides, if Z1 is doing so bad that they need to charge $30 of batteries to random tenants, then maybe they need it more than us. The 5 star reviews on here seem like the Z1 employees. Raul and his team made sure that it was spotless and even replaced the carpets before we moved in. Raul was always very kind and easy to work with throughout the 3 years that we rented with him. We had a great experience renting from Z1 Properties in Davis. We rented a home for 3 years that was managed by Z1 Properties. Raul Zamora was always extremely responsive to any issues that came up with the house. As is common in Davis, the house we rented was older and had a good number of maintenance issues that came up during the time we were there. The benefit of a small management company is that we had direct communication with Raul and also with the handyman for Z1. When our oven broke right before Christmas, Raul checked in with us almost every day to ensure that the part came in on time and that the handyman was able to fix it before family arrived from out of town. This is just one example of the attentiveness we experienced with Z1. Lastly, I would say that with kids, it was a relief to have a management company that was supportive of family tenants and also more than fair, extremely helpful and communicative upon move-out. We really appreciated the recognition that we were responsible and diligent tenants in an older home. We highly recommend Z1 Properties. read more

We are so lucky Raul took care of renting our home for us when we moved abroad for a year. He made sure it was rented to family, and that it was returned to us in the same meticulous condition we left it in. We had so many fears that our gardens, hard wood floors, etc would be damaged.
