I watched for two years as this indoor mall where you parked your car and went in and shopped in warmth and comfort was torn down and "improved" by building and replacing it with basically a huge strip mall. Now you must exit each store out into the cold or bad elements or summer heat to visit another. You might as well go downtown and shop on Market or Chestnut because this shopping area is no longer a destination. Formerly ,I got my one stop shopping done here about eight times a year but Because of the new configuration I've only been here twice since it opened. I'll never brave the elements in under 50 degree weather so that eliminates Thanksgiving through St Patrick's Day I'll not be shopping here. Who wants to run store to store or to the car in a rainstorm? And I know many people who feel the same way so in some cases they have lost a lot of business from those with disposable income. But it's a new day and someone probably got a promotion to executive Vice President for this good ( NOT!) idea. This place is pretty but if this was an attempt to compete with online shopping, it's a fail. Now 5 months a year I'll be taking the e-commerce route versus shopping here. It was much better when everything was under one roof. Not everybody drives and the bus situation is a nightmare. The owners don't seem to care. I only go once in a while to visit Boscovs as it holds a lot of memories for me. I also love to shop at Ollie's across the street. I also used to go to the AMC before the riffraff tore it up. Sad to see what my favorite mall has become. I used to work at Chick FIL A there and used to date a gal who worked at Boscovs. Lol good times. read more

It's great to have new stores and restaurants in the area but the parking lots are horrible. There's a maze of little parking areas, random dead ends, landscaping blind spots, pedestrian crosswalks everywhere, very poor lighting and inadequate signage. I love the new stores and the convenient location but I always consider the terrible parking before deciding to visit the Promenade at Granite Run. It's a major drawback to an otherwise nice shopping center. read more

I think this promenade is the worst change that Delaware county has ever created. To take down a large comfortable mall and make you wander around in the cold and hot weather just doesn't make sense. I'm handicapped and it's very hard to get around. Go to Springfield Mall. read more

Stores are now opening among continuing construction at the Promenade at Granite Run. The still-pulsing dinosaurs of Boscov's and Sears have been incorporated into this new village-like maze of a strip mall, with a fancy name (Promenade). With such longtime memories of what dwelt in this spot as I grew up, it was surreal to drive a road through the space where Bain's Deli and AE used to sit, then progress down the hill to the former Deb store area, which is now a Michaels. I felt the ghosts of Fluff'n'Stuff and 5-7-9 haunting the new parking lot, and the new TJ Maxx. I think shoplifters were already in effect, because the cops were called to TJ's while I went into Michaels nextdoor. Ah, Granite Run, some things never change. This "improvement" trend away from the enclosed mall, into the glorified strip mall is, what? A reaction to online competitors? Or just a sign of our belt-tightening times? It does serve purposes, though. The new format is preventing psychopaths from easy access to mass shootings, and is allowing retailers to pay rent for individual retail spaces, without having to heat people in connecting corridors, nor house the kiosk-dwellers, nor host Santa and talent searches at the mall center. Loitering is clearly discouraged as our shopping centers turn away from the destination trend. The Promenade at Granite Run is a place to get things done, and go home, not a place to spend the day, or evening, as it was back when (and as remaining malls around here still seem to be). As for the owners of this property, they now just have to remove snow, change a couple light bulbs, and pay for low-maintenance landscaping. No more headaches over janitors, public restrooms, or trash cans with ashtrays on top. Granite Run has entered the 21st C., baby. While the whole place is open for parking/walking around, there is still construction, and empty retail spaces, some claimed by signage, some not. For example, Long & Foster real estate has a large space coming soon, as does Modell's, so it's an odd mix of business-as-usual and business-to-come. It does not appear that there is a big push happening to have all these places open before the holidays, but you never know. I do not think the layout is as efficient as it could have been, and I foresee a lot of hassle navigating in and out of this place. Before, you had to enter the general mall parking lot from one approach or another, but then you could pretty much just park and go in. Now, you still enter the property, as before, but additionally, you have all these access roads and individual parking areas, walkways, etc. The access roads are not passable lanes, so you're just stuck if there is drama and chaos as we all know Delco to be good at. I don't think I'll want to shop here much with this parking situ. Thankfully, most of these stores have locations closer to me, so I won't need to rely on dealing with it. If you are an old townie like me, I do recommend at least stopping by to walk the property (sidewalks) to take in the transformation. I always had a bit of disgust for the old mall, and now that it's been upcycled, there's a little nostalgia pushing through. read more

So looking forward to this BRAND NEW SHOPPING CENTER! Finally a place I want to be in. Great stores are in abundance already and more to come! A great Injection of commerce into the area along with a breath of fresh air! TONS of parking allow ease of use! Love the feel of this place. I like the fact that the gym is upstairs away from the shopping so it doesn't take all the parking. Hopefully they'll upgrade the ACME. Also hoping for some bigger restaurants but love the fast options. Heard that The Joint Chiropractic was looking to come here! Finally a fast No appointment option thats affordable to care for my pains and keep me well. The Newtown Square Joint Chiro is close but this would be so easy! Cant wait to see what else in coming to The Granite Run Promenade!!! read more

I guess because of Covid, the parking lot was deserted and depressing in the middle of the afternoon on a cold January day. I really disliked the weird tumbleweed grass for landscaping. Plus the lot was strangely laid out, no signage for exiting. I went to Petco, Michaels and TJMaxx. The stores seemed small inside, looked bigger from the outside. The stores were just OK. I could feel a ghostly presence outside; I did not like the whole experience, maybe when Covid is over and things get back to normal the place will seem more inviting. I doubt it though. read more

This promenade is such a disappointment. I realize, because of the "hill" within the site, this would not be as walkable as the saucon promenade near Bethlehem. But the lack of little shops is such a disappointment. Where is the hallmark store, where are the little boutiques, where are the charming little specialty shops. What a bust! Effective December 1st the 4 SEPTA buses that now service the Promenade will be relocated across the street to Riddle Village, a retirement facility. This will force the workers at the mall who rely on public transit and the people who need to use Penndot to cross Baltimore Pike. This is very dangerous, as anyone familiar with the Pike knows. One of the SEPTA drivers told me this was because the owners of the mall want the buses gone because of the type of people who ride buses(ie-lower class and minorities). McDade mall did the same thing several years ago and several stores went out of business. Legally they cab-the mall is private property. But just because something is legal doesn't make it right. read more

So far not impressed. They've done nothing worthwhile with the property. They haven't brought in any good businesses.
