Service started out promising in the beginning then concluded sloppily once the end was on the horizon and no money was to be made. There were many belabored emails that just went in circles, offering no resolution and no apology. Two tenants moved out while NLR was managing the property and there were damages unfixed and no deposit credited. For example, after the first tenant moved out we were told to get the carpet professionally cleaned, then replaced altogether in order to rent. The repairs department was the exception, especially the new manager. He stayed on top of the jobs, and communicated before and after.

The…read moreleasing agent we worked with, Quincy, was quick to send us our paperwork and reply to any questions we had. They were also nice enough to let us pick up our keys the evening before our move-in date, which made the move the next morning much easier and less stressful for us. Everybody we dealt with was friendly. Although we obviously haven't gone through the move-out process yet, this management company is like the many others we have dealt with in the past - it's always expected that you take careful notes of any damage or wear-and-tear on your property so that you aren't responsible for it at move-out, and this company allows you 15 days to turn in your notes which is longer than most, and I really appreciated the extra time. Also, it is made clear that the tenant is responsible to have the carpets professionally cleaned (this might just be if you have pets though) and to provide a receipt upon move-out, or else you will be charged for the cleaning. If you don't like the terms, don't agree to them, but I don't think it's fair to hold a common practice against the company like many other reviews here do. The only negative we experienced, which is the reason for 4 instead of 5 stars, was the following situation: We agreed on a move-in date, but were then told that it was a little bit earlier than the owner had intended and so we would have to be okay with moving into the apartment without it being freshly painted. We knew the previous renters, who had pets, and knew the apartment wasn't repainted when they moved in years ago (through no fault of the company, the renters asked it not be done it for the sake of time so they could get in quicker) so we said we would take a later move-in date and that we preferred the property to be freshly painted given the circumstances. We got a response saying that the paperwork would have to be redrawn up since we hadn't specifically requested from the start that we wanted the apartment repainted. The lease got updated to say it would be repainted as deemed necessary, and parts of the apartment were repainted, but not the entire thing. Not a big deal, but any place I've been in the past has always included an automatic repaint when there are pets from the previous owners. So, my suggestion would be to specifically request your place be repainted if you think it needs it, because it might not automatically happen. I will update my review upon move-out, but I expect that it will be like any other rental management company based on the lease and the other reviews here. All of the company's expectations are clearly communicated, and they frequently encourage you to contact them if you have any questions or concerns. Overall, I wouldn't make a judgment to not use this company based on their Yelp rating, we have had a positive experience working with their office.

Also because I regret not taking more drastic actions against them, including potential legal action, for their negligence and lack of care to our health and safety while we lived there. My family and I rented a townhome that was managed by Noah's from 2017-2021 and it was the worst rental experience I have ever had. I reported mold, dust, water damage, and pest control issues several times over the years we lived there. While they would send out a handyman, they expected him to fix everything even if he did not have expertise. And there was a general lack of urgency, responsiveness, and care to our issues. The previous tenants or owners left the home passable but it was clear when we moved in there was a lack of maintenance (e.g. old carpet, appliances, dusty vents, deck unable to pass City Inspection multiple times, just to name a few). The backyard area was over grown and they left multiple large items in the garage. When we moved out, with the house in that same condition, Noah's took money out of our deposit to move items in the garage that were not ours and to do landscaping when it was not landscaped to begin with (and this was all reported to them during our initial walkthrough, but they expected us to pick up the bill at move out). At the time, I just let it go (remorsefully) and tried to move on. The issues culminated in 2020, as I mentioned to them that the ceiling had mold spots, water spots, and that there was seam in the main bedroom that looked like it was coming apart. The answer from Noah's was that it was just a "settlement crack." The handyman painted over some of the mold and water spots but never treated the underlying water damage. Snippets from our email exchanges: Me: In the master bedroom, a long crack is starting to develop in the ceiling. We just noticed this today. (I included the attached photos) Noah's: The crack you are seeing in the ceiling is a settlement crack, there really isn't any concern unless for some reason you see it getting larger or think something other than settlement is causing it but from the look of it that's what it appears to be. Me: Regarding the ceiling, we did notice a smaller crack a while ago. We did some research and saw that it was probably a settlement crack. But the larger crack appeared overnight, the night before last, and upon further research appears to potentially be a cracking/falling ceiling seam and/or drywall tape. We are by no means experts, so just wanted to bring this to your attention since it did get larger. If you think the best course of action is to wait and see, we can do that. Please advise. Noah's: Yes, please monitor the crack, you probably don't want the contractor to repair if we can avoid it due to COVID and the mess that will be made to correct it. Well the "settlement crack" led to the ceiling collapsing, thankfully no one was in the bedroom at the time. We asked for Noah's to help us clean and pay for an air purifier (I offered to send photos of the damage) and Noah's response was: "Thank you for your feedback. You don't need to send me pictures, however, you will want to contact your renters insurance company to make a claim on anything that was damaged." They never offered to help us with anything or to make sure that we were healthy and safe even though there were insulation particles all over the room. They put all the burden on us. To me it was just another drastic occurrence in an otherwise lack of care for the health and safety of their tenants. We moved out as soon as our lease was up. I am not expecting a response, nor do I need one. I just felt like I never got any closure from this issue that led to so much angst and stress, and this review is all I could do. I hope it can help someone else.

I found him after interviewing about 9 firms, and then went with him after speaking with 5 of his references that he provided. He was very transparent when I first connected him and he would quickly answer questions about his management style, company and staffing profile. Perhaps the worst part about Edward is that its hard to find anything negative about him (LOL). He's just the most even keeled person I've ever dealt with... He deals with everything in a calm, paced manner. He's definitely not pushy, and treats everyone with respect, and has the gray matter to anticipate and work through problems before embers turn into flames (and we've had many embers thrown at us over the years, so he's battle tested at this stage in my eyes). One example: a few years back, the unit he was managing for us had a heating issue. The parts were on back order (early pandemic related shortage), and without asking, he went through multiple hoops to try to procure the parts needed, and then checked the weather report and because of an upcoming temperature drop he went ahead and provided backup heating device to the tenant to head-off a potential heating emergency before it happens. Lets roll the clock forward: While your mileage may vary, for me, I have had several documented occasions when I sent him an email near midnight and he responds within 3 or 4 minutes afterwards. I think one time I sent him an email way later than that which was meant for the next day, and he immediately responded. IIRC, I scolded him slightly for not prioritizing sleep over a low priority email from me LOL... but that's just how he's wired. His demeanor also extends to how he hires his staff. Again, the people he's brought on seem very even keeled and are active listeners. Also, it appears he's scaling his company in a methodical fashion. When I first spoke to him 5 years ago, I think he had about 200 properties they were managing. I know he's grown beyond this, but I haven't felt any difference in the orchestration of the work. This was a huge problem for me with a previous firm where as they grew, the wheels came off. Also, with his being a registered agent in Maryland, I'm already set on using him if we hit the market for anything. He's also served as an honest sounding board a few times we considered moving on something.

For both the benefit of potential renters and to provide praise, as well as what I hope is constructive feedback to the management company, I offer the following on their New Hampshire and First Apartments. The Pros: -Exceptionally reasonable rent, with utilities included. -Tastefully updated unit with important historic details maintained (period-appropriate bathroom tiles, beautifully finished solid-wood parquet floors). -Very responsive and timely support and maintenance team. It was a pleasure every time I spoke with the property manager Arlene who was both incredibly personable as well as professional, even when I was complaining. -Eco conscious water fixtures, toilet and a maintenance team dedicated specifically for water issues (I requested a new shower head when I moved in and was replaced within 24 hours). -While it was not an option until my last month, they now accept credit card payments. This was an amenity I wished for every time I had to find a stamp to mail a rent check. -Very close to the 64 (Ft Totten to Federal Triangle) and 60 (Georgia Avenue Petworth) bus lines, as well as a ten minute walk to the Ft. Totten metro stop (Yellow, Green and Red). I lived here without a vehicle for a year, but would have enjoyed it more if I had one. That said, there was always street parking available in the area every time I had guests with vehicles, or when I was in a rental. The Cons: -No central air conditioning in unit. Because I was not intending to stay, I went without rather than purchasing it out of pocket. I would suggest providing tenants the opportunity to borrow or rent a window unit. -Not a reflection of the management company, but there are no convenient grocery stores. While there is a small bodega grocery a stone's throw away, it is filthy and I only used it in emergency situation. I believe that once further development occurs at Ft Totten Square, this will no longer be an issue. -Again, this is not a reflection of the management company, but it is worth noting for the sake of potential renters. This neighborhood is not rapidly gentrifying like the southern area of Petworth/Park View. With the exception of the cluster of rentals and newly remodeled condo homes at 1st and New Hampshire, the rest of the neighborhood seems to be working class families. While I never perceived any real danger or threats, I did have a couple incidents which were likely a result of me being a more-than-a-little-swishy gay man. -The mail was very, very unreliable. While living there I had most of my mail and all of my packages sent to my work address. In addition to items never showing up, I consistently received packages and letters address to other tenants/building. Additionally, the mailboxes were very small and every letter, postcard or magazine that was delivered to my apartment was severely damaged. Opportunities for Improvement: -The trash area and recycling was a constant issue. While I believe the management company did they best they could, the other tenants maintained no sense of stewardship for either the environment or this shared space. -While it is obvious that they care about the landscaping around the units, hiring a professional for design and installation would have been a wish choice. At the time I moved out in May, the whole front area looked like someone crazy Uncle Greenthumb was set loose. Lovely plants but the haphazard planting was unflattering to the property. -Ventilation in the hallways. The hallway to my apartment would constantly smell like cumin, bacon, musky incense and/or cigarettes. -Consider an upgrade to laundry facilities. One two occasions over the year lease, I experienced issues that seemed to be related to breakers in the laundry room. Both times the issue was fixed within a couple hours, however the first time it occurred I was trying to get out of town and ended up schlepping a giant bag of wet clothes to a nearby laundry mat, rather than waiting for the repair.
