We just moved into a new rental through Noahs' and have had a positive experience so far. The leasing agent we worked with, Quincy, was quick to send us our paperwork and reply to any questions we had. They were also nice enough to let us pick up our keys the evening before our move-in date, which made the move the next morning much easier and less stressful for us. Everybody we dealt with was friendly. Although we obviously haven't gone through the move-out process yet, this management company is like the many others we have dealt with in the past - it's always expected that you take careful notes of any damage or wear-and-tear on your property so that you aren't responsible for it at move-out, and this company allows you 15 days to turn in your notes which is longer than most, and I really appreciated the extra time. Also, it is made clear that the tenant is responsible to have the carpets professionally cleaned (this might just be if you have pets though) and to provide a receipt upon move-out, or else you will be charged for the cleaning. If you don't like the terms, don't agree to them, but I don't think it's fair to hold a common practice against the company like many other reviews here do. The only negative we experienced, which is the reason for 4 instead of 5 stars, was the following situation: We agreed on a move-in date, but were then told that it was a little bit earlier than the owner had intended and so we would have to be okay with moving into the apartment without it being freshly painted. We knew the previous renters, who had pets, and knew the apartment wasn't repainted when they moved in years ago (through no fault of the company, the renters asked it not be done it for the sake of time so they could get in quicker) so we said we would take a later move-in date and that we preferred the property to be freshly painted given the circumstances. We got a response saying that the paperwork would have to be redrawn up since we hadn't specifically requested from the start that we wanted the apartment repainted. The lease got updated to say it would be repainted as deemed necessary, and parts of the apartment were repainted, but not the entire thing. Not a big deal, but any place I've been in the past has always included an automatic repaint when there are pets from the previous owners. So, my suggestion would be to specifically request your place be repainted if you think it needs it, because it might not automatically happen. I will update my review upon move-out, but I expect that it will be like any other rental management company based on the lease and the other reviews here. All of the company's expectations are clearly communicated, and they frequently encourage you to contact them if you have any questions or concerns. Overall, I wouldn't make a judgment to not use this company based on their Yelp rating, we have had a positive experience working with their office. read more

I never write reviews but I felt compelled to write this one today after photos of this townhome we lived in Gaithersburg, MD came up on my camera roll after 6 years. Also because I regret not taking more drastic actions against them, including potential legal action, for their negligence and lack of care to our health and safety while we lived there. My family and I rented a townhome that was managed by Noah's from 2017-2021 and it was the worst rental experience I have ever had. I reported mold, dust, water damage, and pest control issues several times over the years we lived there. While they would send out a handyman, they expected him to fix everything even if he did not have expertise. And there was a general lack of urgency, responsiveness, and care to our issues. The previous tenants or owners left the home passable but it was clear when we moved in there was a lack of maintenance (e.g. old carpet, appliances, dusty vents, deck unable to pass City Inspection multiple times, just to name a few). The backyard area was over grown and they left multiple large items in the garage. When we moved out, with the house in that same condition, Noah's took money out of our deposit to move items in the garage that were not ours and to do landscaping when it was not landscaped to begin with (and this was all reported to them during our initial walkthrough, but they expected us to pick up the bill at move out). At the time, I just let it go (remorsefully) and tried to move on. The issues culminated in 2020, as I mentioned to them that the ceiling had mold spots, water spots, and that there was seam in the main bedroom that looked like it was coming apart. The answer from Noah's was that it was just a "settlement crack." The handyman painted over some of the mold and water spots but never treated the underlying water damage. Snippets from our email exchanges: Me: In the master bedroom, a long crack is starting to develop in the ceiling. We just noticed this today. (I included the attached photos) Noah's: The crack you are seeing in the ceiling is a settlement crack, there really isn't any concern unless for some reason you see it getting larger or think something other than settlement is causing it but from the look of it that's what it appears to be. Me: Regarding the ceiling, we did notice a smaller crack a while ago. We did some research and saw that it was probably a settlement crack. But the larger crack appeared overnight, the night before last, and upon further research appears to potentially be a cracking/falling ceiling seam and/or drywall tape. We are by no means experts, so just wanted to bring this to your attention since it did get larger. If you think the best course of action is to wait and see, we can do that. Please advise. Noah's: Yes, please monitor the crack, you probably don't want the contractor to repair if we can avoid it due to COVID and the mess that will be made to correct it. Well the "settlement crack" led to the ceiling collapsing, thankfully no one was in the bedroom at the time. We asked for Noah's to help us clean and pay for an air purifier (I offered to send photos of the damage) and Noah's response was: "Thank you for your feedback. You don't need to send me pictures, however, you will want to contact your renters insurance company to make a claim on anything that was damaged." They never offered to help us with anything or to make sure that we were healthy and safe even though there were insulation particles all over the room. They put all the burden on us. To me it was just another drastic occurrence in an otherwise lack of care for the health and safety of their tenants. We moved out as soon as our lease was up. I am not expecting a response, nor do I need one. I just felt like I never got any closure from this issue that led to so much angst and stress, and this review is all I could do. My recent maintenance repair experience: As you are aware, this problem has been persistent for several weeks, and despite previous efforts to resolve the issue, the repair remains unresolved. Two different contractors reached out to notify me that they were available and neither company followed through with the appointment and only one recognized that they missed the appointment. This lack of professionalism and communication is unacceptable as I waited for hours for the repair that never took place. The response I received: Sorry to hear about your experience. We use the same contractors for all our properties and don't usually get this kind of feedback, especially on both techs which is highly unusual. First off, I think it is EXTREMELY interesting that NOAH's properties continue to post on my YELP review of their poor service. They didn't communicate with us when we lived in one of their properties. They spent the entire time ignoring us. Why is it interesting? We moved out 9 years ago! Move out/not move out condition aside. The reality of my review was whole that NOAH's abused us as customers. 1. We had a dishwasher in the home for which we were paying a premium lease that didn't work for nearly five months. 2. The company never communicated with us in any way unless we called multiple times. Once I posted a review here, they suddenly had to set the record straight. So let's set the record straight. If you own a property, The Goldberg Group or Prime House would be a better option. They will make sure tenant law is followed and won't cause trouble with tenants or harass them. I encourage you to read the replies that these people leave to the tenants that call them out. They are incredibly disrespectful and shady, cut corners, and flirt with breaking the law. I would fear a lawsuit if they were managing my property. If you are a tenant looking to rent and see one of their signs, I would try to find a different property, because Noah's will gaslight at every opportunity. Again, read their replies to the people they have wronged. This is the type of people they are. If you want more evidence of their shady business practices, read their Google reviews and pay attention to the way they treat tenants with legitimate complaints. They reply with condescension and harassment, often making threats. I believe Quincy Charles, who messed up our lease, violated our agreement on the moveout inspection, and treated my partner and I incredibly disrespectfully during the process, responds to these accurate that criticize their sloppy "management" of their properties. Very, very traumatic experience with this company. If you are a tenant, I advise you to take pictures in great detail of any single possible defect. They will send you panoramic pictures where you can't see any detail, at the end of the lease, to claim things that most probably were there since long. If you are owner, you should read real reviews on Google and on Yelp, from tenants, to know what kind of relationship you can expect from your tenants. I was asked to perform trimming of trees and, knowing it was not in my contract, when I asked where it was in my contract, they sent me clauses from another contract, not the one I had signed. They explained that it was in the info booklet I received at the entry, but stopped claiming trimming. Towards end of lease they asked me to pay a repair of a garbage sink device and, as I explained it was the owners' duty, for an electrical affixed device, they charged the owner. At move-out, they charged me again the same invoice and retained the same amount for the same job from my own guarantee, although the defect had been remediated weeks before the move-out and already paid by owners. I also complained about a fire-place not working, a couple of weeks after my entry in the house. They never sent someone to check, but charged me a couple of hundreds to "repair" after we moved-out. Also the day before move-out I paid a professional company to clean the house thoroughly, but they claimed it was dirty and charged again a couple of hundreds to "clean" with their company. Worth mentioningt, the repair and cleaning company has the same seat - address as the one of the management company - I suspect they pay themselves with money form the tenants guarantee. I filed complaints against them. Finally, after I filed complaints, I was asked by the owner to withdraw them and got back immediately the entire amounts I was complaining about. Note that Noahs company throws plenty of nasty accusations and irrelevant things to defend themselves (they manage 400 properties, they prefer smooth exits etc). However, the facts above are clear-cut indication of the kind of relationship you can expect, whether as tenant or owner. read more

We have had a few run-ins with Noah over the years because of properties they manage in our area. None of these interactions have been positive. Based on what I've observed, I would never use Noah to manage a property nor would I recommend someone rent a property managed by them. In one case involving a townhome in our neighborhood, Noah failed to notify the property owner of some serious issues with both the condition of her property and issues involving the tenants. Noah did not repair the various problems reported by the tenants. We finally contacted the owner directly, who was livid that she had not been notified of these issues and that the issues had not been fixed. She ultimately stopped working with Noah because of these issues. In another case, a property adjacent to my parents (in Kentlands) was managed by Noah. Despite complaints from multiple residents in the area and the Association regarding the maintenance of the property, Noah refused to fix issues. Even the tenants complained and ultimately moved out because Noah was so unresponsive to their complaints. More recently, we had a horrible experience with Noah refusing to come out in a timely manner and address a situation where they had trapped animals. A townhome that is adjacent to us is managed by Noah. This townhome had issues with squirrels getting into the attic. Noah set traps on the roof and left the traps on the roof, even after squirrels were caught in the traps. Noah was contacted by multiple people to inform them that there were live animals (squirrels) in these traps and someone needed to come get them (the squirrels were LOUD). Noah didn't send someone out and instead left the squirrels in the traps overnight to die in the freezing cold and heavy rain. I don't care for squirrels, but to just leave them there to die in such an inhumane way is horrible. It's inhumane and disgusting. Noah was notified in the afternoon. They had time to send someone out to get the traps off the roof, but they refused to do so even after being contacted by multiple people, including the tenants of the property. We had to listen to squirrels dying overnight in the freezing cold and rain. Bottom line: stay away from any property managed by this company. Also, don't use this company to manage your property. I myself have a rental property and have dealt with property management companies for years. Noah is notoriously horrible to work with and does a poor job of maintaining their rental properties and keeping owners in the loop about what's going on. The animal cruelty is just the icing on the cake I guess. read more

We rented from Noahs for four years. While they were fairly quick (on the order of several days) at repairing maintenance issues, there is little else positive I can say about our experience. The staff we interacted with were standoffish and would never return our phone calls. Fidel was always difficult to try to reach but was generally helpful once you actually could speak with him. Chris you could reach, but immediately regretted it. Very rude over the phone and made everything someone else's problem. I recently called to ask for a simple lease termination letter for my insurance and he spent 10 minutes telling me all the reasons some other existing documentation should be good enough. Moving out they charged us twice for cleaning the carpets insisting that there was a lingering dog smell. They raised our rent every year. We've rented from several landlords over the years and had generally good experiences but Noahs was an exception. Most of the positive comments in Yelp appear to be from the property owners and not renters. Overall we would not recommend renting from Noah's. read more

Noah's represents owners, and as such, has a fiduciary responsibility to them. From a renter's perspective, Noahs is a bast ard of a company to deal with. As the name "Preferred Properties" says, they generally have quality units so they play in an upper end market, and they lay down standards which are costly to renters. If possible, don't rent through them, OR read the below carefully to protect yourself from their trap doors & predatory practices. I'll fast forward to the end to share my (actual) experience with you: 1. My rent was $2,400-$2,600/month (in 2010) for a 1,900 sf 4BR, 2 car garage TH in Rockville. Quite frankly, I was desperately short of time to search for a place; otherwise I would have told them to fk off for all those application fees. The realtor who found the TH for us said NOAHS was difficult, but they seem to have good listings (our realtor knew we were a relo family looking to buy so helped with finding a rental while we explore neighbors). Credit check - renter pays for it. Application fee - renter pays for it, etc. 2. When moving in, document EVERYTHING that is wrong within 10-days. (Yes, renters are distracted while unpacking but NOAH'S will screw you upon moving out). They will bill you for any pre-existing condition upon move-out unless you document the defect. 3. Cleanliness -- document the state of cleanliness (lint, dust on sills & surfaces, etc.) - they will hit you for cleaning bill (via a deduction on your deposit, which is 1-month rent). Basically, they clean years before, then expect move-out tenants to keep it clean in years after as a legacy. Or the move-in tenant gives them a free cleaning via a debit to rent deposit, and NOAH charges the owner for cleaning that the owner didn't pay for. They charged a cleaning fee for lint on the AC air return grill (which was linted at move-in). There was pre-existing adhesive on a kitchen wall (maybe from a note board) -- they charged for cleaning since I didn't document the adhesive upon move-in. NOAH'S is that predatory to tenants. Marc, son of NOAH'S' owner, personally walks around looking for items to back charge - he probably enjoys pulling wings off of insects. 4. Carpet cleaning -- they will charge for that regardless, citing "spots" on the carpet AFTER you moved out -- my unit had WHITE carpet, and over time and several tenants, yes, white carpeting will have spots. WTF ? Then the owner shouldn't have WHITE carpet in a rental unit -- it's a trap to get the move-out tenant to pay for carpet cleaning ($309 in 2011) that they impose after you're miles or cities/states away. I can confirm my household of 2 adults and a 9-year old were quite tidy; those spots were pre-existing, so a warning to ALL tenants is to document, document and document within 10 days. 5. We never liked Rockville where the TH is located, and we ended buying a house in McLean, and needed early lease termination -- they charged a $250 fee to handle the paperwork and proceeded to market the unit; otherwise I was responsible for the duration of the 12-month term. Another tenant was found effective 1-day after my move-out date, BUT the bast ards at NOAH'S charged us for $25/month (additional) fee for a 8-lb cat for the unexpired portion of the lease. (If the new tenant pays a lower rent than my rent, NOAH'S would balance bill me for the difference, which is reasonable). Still, Noahs are bast ards. (Read Noah's explanation of Pet Fee -- in other words, it's a windfall as a fee was charged for no pet, and you are required to plan your life around a lease date which they may or may not extend. It's not slanderer if statements are true.) read more

She just waited outside. She was also digging for information on our incomes, credit scores and personal backgrounds, and we were not even ready to apply yet. We rented a single family home from Noah's for 4 years. Initially our experience was medioaker. Looked at a few houses in the short & settled on one. Noah's did not go out of there way to help with the move in process. Did not meet us at the house with the keys, instead expected us to drive across the area after a long move/drive to pick up the keys. Also when we were initially in the rental process with them they kept asking for additional money for this & that, it would have been really nice to know all the fees & money needed up front. They did not do inspections at all the first year, then all of a sudden started doing multiple inspections/year. The time window for the 5 minute inspection would always be 9am-5pm. Nothing like sitting around and waiting all day! When I mentioned repairs to the inspector, he would always tell me to contact this person or contact that person. It was always a pass the buck kinda of presentation. The few times we needed repairs (electrical wiring, garbage disposal, front door, damage to outside of house due to storm), I always had difficulty getting getting ahold of anyone and always needed to make multiple calls. There is a repair form on their website, I tried using that with no response as well. When calling the office the phone system is horrible, if you do not have an extension number, good luck! And when you do have an extension the phone ALWAYS went to voicemail. Somewhere along our rental stay our property manager had changed & we were unaware so we were calling the wrong extension for a time. One time when our online banking switched over our rent was 2 days late & we received a very unfriendly call from our new property manager. When I explained the situation she was not very understanding and not at all friendly. Noahs did not make it very accommodating to move out either. I call and cancelled all our utilities. The gas company told me the landlord had to call and transfer service back into their name. I made sure to call Noah's & tell them. Spoke to Quincy, he said he would pass along the information. Apparently he never did, we were billed over $100 for a month of gas after the time we had already moved out. You would think a rental company would know that they have to call the utilities ti put them back in there name. So I thought we were done with Noah's, but I guess not, now we need to get this gas bill settled with them. Just a headache & a waste of my time for someone at Noah's not doing their job. Noah's totally will nickel & dime you if your house is not perfect upon move out. $75 to clean the microwave (that didn't even work!) & to sweep laundry room floor! $60 to replace batteries on smoke detector! Wow! And we made sure to scrub that house down before we left so there would be no problems, good thing we did or else who knows what they would have charged us for. Bottom line, find another agency or rent directly from an individual. When you need something from Noah's it is very difficult to get ahold of them, but when they want something from you they will track you down & not be very friendly about it. I really hope someone from Noah's reads this and makes some changes in their companies procedures & staffing. I would never rent from Noah's again nor suggest it to a friend if they do not change things. read more

It's been over a year, and since I've switched management companies (if you want a REAL property management company that will treat you like a MVP and your property with respect - go to Silver Spring Property Management http://www.yelp.com/biz/silver-spring-property-management-silver-spring-2), I realized JUST HOW TERRIBLE our experience with Noah's truly was! First some background: my husband bought a condo at the *peak* of the housing bubble, so we're upside down and can't sell it without incurring a significant loss. So we called around to a few property management companies, and Quincy from Noah's seemed very honest and upfront. I am still holding a LOT of anger, but I'm going to try to be as factual as I can: To start with, we were told that our condo could be rented out "quickly". But it took 3.5 months...and the first 2 months I'm not sure they were really marketing our condo, since I didn't see any ads or listings. However, after we got upset, we "suddenly" get 2 applications (both within a day of each other) for our condo. Also we were told that our condo could rent for around $1100/mo. When Noah's called us with the applications, they did do a good job telling us about each applicant, HOWEVER, they neglected to tell us that the tenant that we choose only wanted to pay $950. When we confronted them, Noah's basically told us that they did tell us (no, they did NOT) and that it was "too late". ARGH. Then, when the tenant moved in, we had accidentally left a plug in carbon monoxide alarm (which the condo does not even need, my husband was just having a period of paranoia when we first moved in). Well, the new tenant tells Noah that the carbon monoxide alarm is "broken" and that we needed to replace it...and NOAH AGREES. Um what??? HOW IS THAT A REQUIREMENT?!? We also left an old lamp, if that had burned out, would we be responsible for replacing that too? Shortly after this, the tenant emails Noah's with a list of things that they need fixed (e.g. the chaulking around the tub needed to be redone, ect). And Noah does *NOTHING*. They respond to the tenant that they would contact us...but they don't. EVER. FINALLY, it got so bad that the tenant started to threaten to withhold rent...and THAT is when Noah's decides to forward all these emails to us with a "warning" that we needed to fix this ASAP. Um...we would have IF WE HAD KNOWN ABOUT IT. Long story short, my husband felt so bad about it, that he bought the tenants a $50 GC to make up for the inconvenience (WE did that...Noah's did jack shit), and the tenants were like "oh, we don't blame YOU...we know that it was all Noah's fault." That set the tone for the next 3 years. It was CONSTANTLY like this. During the polar vortex they sent out a maintenance guy to look at the heater...and we get charged for ADDING FREON TO THE AC UNIT. WHY ARE YOU DOING AC WORK WHEN IT IS -20 OUT????? And when we *in writing* asked Noah to NOT use that guy but to use *our* guy (who charged at a reasonable rate, and is 100% more honest), they constantly "forgot" and still used their guy and forwarded us unexpected and unreasonable bills. Then when the tenant decided to go to month-to-month *indefinitely*, we were told by Noah's that they got to pay the same rent because they didn't write in a clause that would make month-to-month more expensive (WHAT THE WHAT???). I only wish Yelp allowed more space for reviews, because I would happily post all the emails that went back and forth between my husband and Noah's...it would speak VOLUMES about the lack of professionalism and how Noah's just doesn't seem to care once they get you to sign with them. When the tenant finally moved out, we called Silver Spring Property Management (http://www.yelp.com/biz/silver-spring-property-management-silver-spring-2) who stared at us in HORROR over these stories (BTW, SSPM is a DELIGHT and being with them has been teh complete opposite of our experience with Noah). When we walked through the condo (this is after Noah's "walk through" which we requested to be present at, and they agreed but then never contacted us) there were TWO HOLES in our walls that was clumsily patched up with *DUCT TAPE*. When we called Noah's on it, they claimed that they didn't see it, and that since the holes were "fixed" they wouldn't withhold the tenants' security deposit. UGH. Just writing all this is making me mad again!!! TL:DR version: Noah's is TERRIBLE...we would have had a less stressful time managing the condo on our own!!!!! P.S. I just looked at some of the other reviews, and I just want to point out to everyone how Mark Noah never seems to take responsibility for any of the issues complaints...it's never their fault. Which is basically how all our interactions with them was like. So don't take just my word for it, just look at how they respond to their yelp reviews for an idea of how responsive they will be when you have a problem that needs fixing. read more

Our property manager took a hands-off approach allowing the tenants to amass several thousand dollars worth of damages leading to costly repairs. Now that we are trying to sell the property and close, we are delayed because of the lack of attention to detail repairs by ​Noah's subcontractor​r and newly discovered shoddy installations by the ​said subcontractor. Marc, I enjoyed working with you too but your team is something else. I was erroneously made to believe that they will do everything In their power to rent the apartment in 40 days. But truth is your team did not do anything as such as they listed the apartment available for way past those 40 days which means from the beginning they had no such intention. Also I never said I was forced to return my keys. I had already made all my plans to move and was not working anymore. And as the tenant, I did my part when moving out. I left the apartment with very minor reasonable use and tear as requested per the lease and was very accommodating when marketing the property. Furthermore, we both now that the apartment could have been ready in a week as it was done for me when I moved in and a lot of people where interested.Your team said they needed to paint the property but when I moved in, they said the same but never did so I hope you will understand my frustration there. I was thinking : never painted it for me as they said they would in lease but now with my deposit, it sure seems possible? Also I did not leave the apartment in a dirty condition like you claim. I might have forgotten few cabinets but I scrubbed everything else . I even think it was cleaner than when I first moved in. I even scrubbed the walls...And I have pictures to prove it as well. Greasy stoves? Really? And as for those carpet spots, as long as I am concerned, I had it cleaned professionally and given you the receipt as required per the lease. So I should not have been charged for recleaning it. That was the tip on the iceberg for me. And yes, you did tell me about the spots but I had already returned the keys and the people who cleaned the carpet told me they will charge me again for cleaning it. I had already spent a 100$ for carpet cleaning and most certainly was not going to spend it again especially when I knew I was not going to get back my deposit anyway. As for the cabinet in the bathroom, it is not broken, it is part of the design ( it is a one glass door cabinet from ikea). And as there was no cabinet in the bathroom, I genuinely left it for the next tenant. It would have cost me nothing to remove it, especially when my gesture is considered as a cheap quality. I am certainly glad I moved to California to join my husband and that I most likely won't ever put myself in such a nightmare again, might it be Noah's properties or any other property. It is unfortunate that I experienced such a bad experience with your team but when a tenant is treated like this, other tenants need to know so they don't experience the same nightmare I did. I had seen bad reviews about Noah's properties before but thought I would see for myself. I was blinded by the price, the promises and agreeable experience before move in. If during and post move in would have been the same, I wouldn't be writing this. Maybe if I had dealt with just Marc from the beginning to the end, I would not have ended in this nightmare. But a business is not run by one man but a team and code of conduct and practices. I advise you strongly revise them. read more

Just like the rest of these reviews, we are incredibly disappointed with Noah's. We loved living in our house, and for the most part, the Noah's management and maintenance staff were responsive (to be honest-- the maintenance staff were friendlier than the management folks). Our property was inspected at the six month mark and they let us know the place was in great shape. It is our move out experience that makes me never want to do business with this company ever again. We left our house way cleaner than we found it, as many of the other reviewers have commented. We never received an move out inspection report from Noah's, nor did we have a walk through with a property manager. We were surprised when our refund check had taken out more than half of our security deposit for items for items that were not our responsibility. It seemed as if the managers never performed an inspection and just gave our landlord (about whom our neighbors all had hateful stories!) carte blance to do whatever she wanted. We loved living in the property, we loved our neighbors, we loved our location. It's painful that such a wonderful experience is now tainted with this mess. We will be filing a report with the county so that there is a more formal record of this company's complete shadiness. read more

Worst leasing agency ever experienced, and it makes perfect sense why so many properties are available. I spoke with two separate "NPC" reps (i.e. Dee - Leasing "Specialist" and Emily - Asst) who were unbelievably unaccommodating and lacked any semblance of professionalism. I will never use, or recommend NPC. I wish I had gone to Yelp before beginning my rental search as I would not have given NPC a call given the preexisting reviews. read more

We owned a townhome and used NPPM for two years and it has been great. My father used them for bout the same amount of time after he became a widow and had a great experience then as well. A lot of repairs were needed but that is what comes with the responsibility of being a homeowner so they were made promptly. The tenant ever complained to us about rent or repairs and both were made in a timely manner. We own other properties but this is the only one we used NPPM for and it has been great. We are selling this property and hope it goes smoothly. I would use them again if we should acquire more rental properties. read more

DO NOT rent from Noah's. We rented a single family house through them for 2 years. We had an inspection every-other-month for that entire time - yes - 12 Inspections! The first inspection they came and took about 40 photographs of the contents of my house (including my child). When we complained and said that there was nothing in our contract that said they could take photos, they said that it was in a separate agreement they had with the landlord and it was too bad for us. We continued to protest, and after several back-and-forth arguments, they agreed to stop the photos. Landlord Alert: When they did come to fix things, they took serious shortcuts. They "fixed" a broken light switch for a hall light. When i got home to test it, the switch buzzed very loudly. I called it in and they said to "ignore it unless it started smoking". Really? Is that the way you want your property treated? Another time, they "fixed" the garage door which kept stopping half-way. The next time I tried to open it, the whole chain snapped and it came crashing down. It was only luck that either myself or my son wasn't hurt. After the garage door incident, I called their maintenance office and left a message about what happened. After I hadn't heard back anything for 3 days, I called again. The maintenance manager then called me a "Pain in the ass." After we complained about the disrespectful way I was treated, the manager then called every 30 minutes to apologize which I found to be harassing. Yet another incident occurred when we received a nasty letter from them saying that we had not paid the rent on time and they would report us to the creditors. We had always been paying via electronic payment, so it was impossible for us to miss a payment. When we called to ask about it, we were told that it was just a computer error and not to worry about it. We don't take lightly the threat to ruin our perfect credit, so in light of all of these "unusual" incidents, my husband decided to make an appointment with Jean Noah. Read on their website the lie that says they are "always available" to speak with you. It took my husband TWO MONTHS to get an appointment with Jean because she was simply not available. At the meeting, my husband brought up all of these poor business practices and wanted to know why Noah's was insistent on treating its customers, the renters, so terribly. Jean's answer was that the renters are NOT their customers, but the landlords are. That should be enough warning for ANY prospective renter - You are NOT their customer. You will be treated as though you are an annoyance. No matter how high of rent you pay and no matter how beautiful you keep the house, you will be made to feel like you are a ghetto tenant. Lastly, when it was time for us to receive our deposit back (which I still don't have), the final inspection was conducted and we were told that we would owe $100 for the following: 1 broken switchplate, 1 dusty intake vent, cleaning of 25 year-old grout (which I could never get clean no matter what I tried). We just agreed to pay it because we were DONE dealing with them, but frankly, it just seemed like a scam to squeeze a little more $$ out of us. Bottom Line: Find another agency to rent from. read more

I am a three-time owner with Noah's property management. I have found Marc's advice in changes to my properties to be very sound and practical, and I have always followed his recommendations; he also has an excellent sense of the market regarding rental pricing. Noah's has found tenants quickly and they have taken good care of my properties. There was a difficult incident with one tenant who signed a 'no pets' contract, and then adopted two pit bulls without my permission. Jean Noah worked with the tenant and the county official, with much back and forth, and negotiated a fair settlement. I travel on business and could never have managed this myself. Noah's looked after my interests in an exemplary manner, and I was very appreciative. Noah's keeps up with minor maintenance, and I've been informed about all major repairs, invited to bid them out myself if I prefer. They do property inspections and offer an HVAC contract for twice yearly inspections, protecting this major system. The year-end statements are clear delineated and make it easy to complete taxes. If you are an absentee owner, you can trust Noah's to do a great job for you. read more

I contracted Noah's realty to find me tenant in May 2020. Due to their poor candidate qualification screening process, I ended up with a squatter who never paid any rents for 11 months and she was finally evicted last week. Noah's realty never verified candidate's employment and last residence and landlord's feedback as they never reached anyone at her listed employer or the landlord and just left messages. Phone numbers for both contacts were cell numbers with no ability to leave messages. Also, while the candidate was to provide 2 references, she'd offered only one and that was her own daughter. In her rental application, she had also written $0 as money in her bank account, indicating she had no assets. With all these red flags, Noah still recommended the applicant to me which ended up costing me: a) more than $18,000 in lost rental income, b) over $1,000 in WSSC bill since she'd never paid any of her utility bills, c:) more than $2,000 in legal fees so far, and d) over $3,000 in repair costs so far. So while Noah charged me more than $2,500 to find me the above tenant, their incompetent process cost me more than $24,000 so far. So, stay away from them and if you have to do business with them make sure that: a) their contract includes penalties for their failure to adequately qualify a candidate, and b) insist on seeing the their recommended candidate's complete rental application which should include all their background information and verification before signing the lease. I was given the rental application after I asked for it after the tenant had moved in and had refused to pay any rents (other than the first month which Noah had collected), and I wanted to file a Failure to Pay Rent case against her. read more

Contacted Noah's about 2 of their rental properties, on a Wednesday morning, was transferred to Quincy. I was told the SOONEST he could show the properties was late Saturday morning. By Friday, one of the properties was rented, I was baffled, since I assumed NO one could view the properties til Saturday. Was told no it was leased - but could see the other property on Saturday. We drove out to Clarksburg, only to find a message on my cell that 2 apps had been registered on the 2nd property, so turned around and headed home. Quincy called and got uppity that he'd driven all the way out there, and we were not there (why when the place was rented), talking about filling in for Marc Noah, and losing out on commission. REALLY? His main concern was not getting me into see the properties, but all about HIS commission. So we missed out on both properties, because of Quincy. Filed a complaint with their office, received a phone call from a manager, basically saying, it was our fault for not requesting to see it by a RE agent, or someone else. We assumed it was unavailable to EVERYONE until Saturday - but not the case. Let me see I said I'm available 24/7, I was told the soonest it could be shown was Saturday - and somehow this is MY fault. Manager could have cared less, again stating this was MY FAULT, that I should have made it known I wanted to see it sooner. REALLY? Great way to treat people - real professional. Working with a real estate agent now - but would not rent anything from this joke property management company if we had to. read more

We've been a tenant for a few years now and have had zero problems at all. Quincy, a property manager, made a long drive to help me with a lockout just this morning like it was no big deal. We had some worries when we moved in, since Noah's insists on a ridiculously huge and convoluted lease - it's more than 30 pages! but, we liked the house. They made it very hard to move in, making us drive to their office rather than meeting us at the house. Several of the move-in issues we noted were never resolved: the deck was never repaired, one of the showers always leaked. Moving out, though, is where it got truly special. Their showing agent was very pushy and tried to get us to be out of the house before the end of our lease, and tried to old us accountable for things not on the lease. And when we got the deposit back, we found they'd bilked us for $1500! Including $130 for cleaning the gutters and downspouts we had already cleaned, $600 (!!!) for "hole repair") and $500 for lawn work that we did before we moved out. In short: if you rent with Noah's, expect slow to no response on maintenance issues, an unhelpful staff, and to not get your deposit back no matter what you do. In other words... don't rent with them. There are other properties out there. read more

You will never be able to get hold of your property manager. I've tried contacting one of the staff members to resolve some financial issues, but they never responded. I have emailed, called, and left messages. You will get transferred and transferred on their automated phone service until you reach a voice mailbox of a representative saying they are away and to leave a message. Noah is overseeing and "managing" one of our properties. Recently, we got a notification from Noah stating that our tenant did not pay the rent for the month. Perplexed and concerned we reached out for days. For over a week I could not get in touch with them and I've tried all methods of communication! Finally, a representative answered and said that they did receive the rent for the month, but it wasn't processed because our property manager just kept it to herself. Then, she went on vacation. She received the payment before she left for vacation, but did not take the time to process it before she left. So Noah obviously did not follow up properly because they filed it as not being received. Disorganized would be an understatement. This is not the first issue we've had with them. We will never recommend or seek their services after our term is over. read more

Stay away from this agency! My family and I submitted an application for a house rental managed by Marc Noah. While the application indicated that it takes 2 to 3 business days to get an answer, it took him 5 full business days to get back to our agent with a negative answer. During that time, he didn't bother to keep us posted at all. I had to call him to inquire after 4 days of silence, I guess his time is way more precious than mine. It was a rude and unprofessional behavior, but after reading other Yelp reviews about them, it seems that prospective tenants are the least of their worries. read more

I have been a Realtor for 23 years and have had many dealings with Noah's Preferred Properties over the years and they have been nothing but professional and they do an excellent job. In fact, I have even referred them Landlords/Clients of mine as well as Renters over the years. It is incredibly difficult to reach anyone in the office. The phone system is certainly effective on keeping people from wanting to call. The repairs that we needed were like pulling teeth. Some initial repair people didn't do complete jobs and we had to again have someone dispatched. I have worked with 10 different rental companies and landlords because our job takes us frequently to different areas. Not once have I ever had anyone try to take ANY of our security deposit. This company is, by far, the most difficult and unprofessional rental agency we have ever dealt with. We are not a family that are just upset that we "got caught" - flat out, we were taken advantage of. I have a hard time believing that what we were billed to fix was actually fixed but we are no longer in the area to inquire. BOTTOM LINE - I would rent elsewhere. Moving in the property had sat vacant for a considerable amount of time. The carpet was at least 10 years old and had patches cut out to repair some areas. The grout in all the bathrooms needed to be redone, the place looked like it was 35 years and not 30. We also moved in when there was snow on the property. There could not have been snow when the previous tenant had left but we were charged for EVERYTHING "wrong" with the grounds when we moved out (most was there but wasn't seen because it was under the snow). Document EVERYTHING multiple times upon move in. Dust on fans, windowsills, etc. WRITE EVERYTHING ON INSPECTION REPORT. Every time you call for an issue or repair write it down and who you spoke to. We had electrical issues so instead of continuing to call about it we stopped replacing a few of the bulbs that wanted to always blow out. We were charged for replacing missing bulbs and burnt out bulbs. Some of theses bulbs did in fact work upon move out. Upon move out insist on walking through the property with your property manager. This would be my recommendation if you HAVE to rent from them. I'm surprised more of the negative reviews of this business are not readily available, they do exist. read more

Do not use this company if you are a renter. They collected $80 rental application fee on one of their rentals, asked for work and housing references (2 hours of extra effort), asked if we were willing to pay higher than listed rate for the property and gave the rental to a later applicant willing to pay more. Great if you are a homeowner or rental agency - very sketchy if you are a renter. Do not recommend giving them any business. read more
